Property Ratings at Fountain Plaza
Despite numerous complaints, the management has been negligent in enforcing noise regulations, allowing disturbances to persist and disrupt the peace and comfort of residents. It is disappointing to see such a lack of concern for the well-being of tenants and a disregard for maintaining a peaceful living environment. I strongly advise potential tenants to consider this lack of responsiveness and effectiveness in addressing noise complaints before choosing to reside in this complex. The management’s inaction reflects poorly on their ability to fulfill their responsibilities and ensure the comfort and satisfaction of residents.
I was amazed by amenities such as gym and swimming pool and the fountains. It is a beautiful apartment complex. But it is all about the noises. Late parties held on Friday, Saturday and sometimes Sunday nights. And these parties lasted til 4,5am the next day. Tenants were not courteous enough to respect others. Made numerous complaints to management team but one complaint after another, because it was not just one tenant, next week it was another tenants held late parties. So far, I am not recommending staying at this apartment complex unless you don’t mind those parties noises. But if you need to work for example, Monday morning, probably you need to think twice before booking the stay at this apartment complex.
I was just trying to check this place out. The first time they called and canceled my tour appointment same-day (it was scheduled 3-4 days ahead) because their “system didn’t realize today was a holiday.” The second time they just never called or emailed to cancel, and decided not to show up. Then when I tried to call there was no answer so finally I emailed asking if they had forgotten about me. Michael emailed back saying I should have gotten a call or email to reschedule as the staff were out sick today. I had gotten tons of email reminders before both tour schedules so you would think someone was paying attention aside from computer-generated emails. Clearly this leasing office doesn’t care.

Run for profit maximization at the cost of people living here. You are a number in an investment that must go up at all costs, not a human being. The people running these companies should cry them selves to sleep every night, I know that we do.
Fountain Plaza is a beautiful and welcoming place to call home! I happily pay rent, which is a great deal. It's very pet friendly, there's a great community of people and Fountain Plaza's so conveniently located, right in the heart of Downtown San Jose. You can't go wrong with this place.

Fountain Plaza is a hidden gem when it comes to downtown living here in San Jose. Don't be deceived by the area, once you're in the community you won't even know what is outside. The community provides all the amenities most people are looking for; washer and dryer in unity, a beautiful pool, a fitness room, a common area, secure building and a pet friendly community. The best part is that you're so close to everything; minutes from San Jose Int'l Airport, San Pedro Square, The Almaden, SAP Center and more. As long as the staff continues to be helpful and attentive, we plan to make this our home for a while.
Fountain Plaza is great. The staff is prompt and helpful. The community is up to date and a great place to live. This is my first time living without roommates and I love the space and environment of the neighborhood.

The new management seems to want to keep things cheap so when you ask for a repair they are more worried about their bottom line than actually fixing problems in your apartment.

Dont be fooled. This is not a good living experience here. No security day or night, Car break ins, Garbage piles up, resident are not made accountable to keep their areas, patios, clean. Smoking on property is a every day experience. I have to keep my windows/ slider door closed at times to keep smoke out of my apartment. My lease will be up soon and I will definitely be moving.
Living at Fountain Plaza is like living in a resort. The landscape is beautiful, and it is a great place for young professionals, and young families as well. It is on the edge of downtown which makes it a great hidden gem.
I truly feel like I live in a resort with how beautiful And picturesque the pool area is and how spacious my room is.
Dont move here if your looking for a wholesome/family/ luxury apartment living. Its all a facade, it all appears to be beautiful and resort style, but its not. Its suppose to be a secured gated community, its not! I very rarely security at night, and when I do hes usually in his car, or hiding in a corner on his cell phone. No wonder at all why there are so many car break ins.
The community & management are nice. But a lot of improvements are needed, like the mailroom system & the maintenance system.
Love the Spanish style, really convenient to arrive anywhere since most of the time routes avoid traffic. A little bit noisy if you leave in building 1 or 5, since highway is there.

A friendly environment, conveniently located and well maintained. Nice unit layout and variety of amenities on premise. Good sound isolation, important living downtown next to a railroad track and near the airport. Staff are very friendly, professional and helpful.
Our family has lived here almost 4 years and we love the location. The kids love the park here and everything is in walking distance. The community is great and the people are friendly. The manager has always been responsive and helpful with all of our needs. Fountains make for a peaceful way to wake up in the morning. If you decide to move here find a spot next to a fountain for some relaxing white noise.
I just moved in, although there were some few issues the Maintenance team and management go above and beyond ! Got everything done the very next day after requests. Thank you !

Fountain plaza is in a nice and quite neighborhood, apartment touring and application process was relatively straightforward. Leasing agent Malathy was phenomenal throughout the process to help us find the apartment. Overall, I'm satisfied by the leasing, maintenance staff and their responses. The apartment and the community itself is spacious with all the amenities. I would probably hold back on an excellent rating (would go for a very good) only because of the lack of modern appliances and easy elevator access (very few elevators), but would recommend living here.

With various modern layouts to choose from and lavish amenities it is a place that myself and my family plan to call home for many years to come. If you are looking for a place for your family to grow and enjoy the hidden gem that is Fountain Plaza, look no further. Fountain Plaza is the home you have been searching for without the stress of home ownership!
Experience so far is great with the exception of upstairs neighbor being extremely loud with video games at times and music.
Fountain Plaza is a decent apartment in terms of location (close to downtown SJ and grocery stores) and the apartments are quite spacious, but the apartments themselves arent maintained very well. Expect to file a lot of maintenance requests as things will periodically stop working around the apartment. And expect that you may have to file multiple requests about one problem before its solved.
Don't get attracted by the amenity of this apartment. The management staff is trying to remodel and repair everything inside or outside your home, when you are still living here. For this months alone, they painted the garage so that I cannot park my car in my assigned slot for three days. They sprayed the pesticide inside my home every week while I am still living here. The pesticide caused my cough recently. I am sure they don't care about my health at all. Can you believe that they have cockroach in the apartment. I have never seen cockroach before in other apartments. This place must be really dirty inside. A lot of inconvenience was caused by their pest treatment work. Because I have to clear up the kitchen and closet every week. I need to move things around every week. They just cannot do the pest control in one time. Instead, they came to my place every week. I think right now all I can do is to move all the staff out from the kitchen and closet, don't use the kitchen until they can kill all the cockroach. And I don't know when they can accomplish that. Because they have done that for four weeks, and still cannot finish it.
I was charged for different kinds of money items for their repairing. They rent me an apartment with different issues. I can see coach and different pests running in the kitchen and on the plates. The leasing office manager Armanda is bad attitude. She often threats me with lawsuit if I want to move out due to various issues. In sum, she can sue you with any excuses. I regret to move in here. Wish I should have searched for the reviews about this horrible place.
Don't live here. Even if the lease was signed and move-in date was already defined on the lease. They can change your move-in date at their convenience, without offering any options to accommodate your scheduled move. Save yourself the headache to re-schedule your move, just don't live here. Really rude lady called Patricia in the leasing office. She was nice before I signed the lease. After that, she turned into a rude person who delayed my move-in date, because the apartment will not be available by the date that was clearly printed and signed on the lease. She claimed that she has the right to postpone the move-in date. Simply because I signed the lease that allowed her to do so. She just changed the move in date. And did not offer any options for me to consider. So I have to accept their random change of move-in date?
Rude leasing office manager only knows to extract your money for different reasons. The manager literally said "If you don't this, you will be charged." "If you don't do that, I will do $100 fine or penalty fee each month. " "If I want, I can enter your apartment to do inspection everyday." "I can sue you the law case with whatever the reasons" Also a noisy place. People played very loud music from Friday to Sunday. Also, here is close to the airport. I can clearly hear the airplane's flying noise everyday. Also they have some labors working here from early morning. I have to wake up early every morning because of the big labors noises.
