I freaking loved my years at Fountain View. After moving from disappointing apartment to disappointing apartment, Fountain View felt like a god send. The 1br I lived in was incredibly spacious, the maintenance staff was insanely helpful and friendly, and the property manager (first Seema, then Jun!) always went above and beyond to make me feel safe and taken care of. First of all, the location is perfect. It’s close enough to walk to all the shops and restaurants on Vermont, but it’s much closer to the highway and therefore you can avoid having to deal with side street traffic. The gated community provides a safe haven and the pools are divine in the summer months. Everyone who lives there is so welcoming and there’s often a sweet birthday party or BBQ hang happening in the middle grass area. If you’re looking to rent an apartment that feels like a home, I could not recommend Fountain View more. I personally recommended friends who then ended up moving into the complex and we all couldn’t believe how lucky we felt to live in such a place. If you end up moving into one of these lovely units, please give everyone a big hello from me!

I have loved living at the Fountain View apartments! The units are so spacious, come with great amenities, are in a fantastic location and are a part of a wonderful community. I would highly recommend renting here, particularly if you're partial to Griffith Park or Los Feliz/Silverlake. You won't be disappointed.
I've lived in this apartment for almost 5 years. The management team is amazing. When we have problems, Seema the manager makes sure someone comes to fix it as soon as possible. I'm going to missing walking 5 minutes to the Griffith Park trailhead. Thanks for having us.
I have lived in 10 different places in the last ten years, traveling and going to school. I can hands down say that out of everywhere, this is my favorite. And I'm pretty picky. The manager, Seema is absolutely amazing. So caring and there if you need her. Bruce and Carlos are rockstars, they are the management team and feel like family at this point. The community feels tight knit. We were immediately welcomed by neighbors and have done the same for other neighbors. I'm beyond grateful daily for this home and recommend it to friends and family to move in
I just showed up today, I'm looking for a home, I like it here. The energy is positive and the apartment is washed in natural light and fresh air. I hope they accept me. ;)
I have been living here for over 12 years and do not have a single complaint regarding anything. The management knows how to do their job and keeps their tenants happy. We have two great maintenance guys who are on-site Monday-Friday and even come on Weekends if an issue needs to be addressed immediately. Our on-site manager is wonderful and makes you feel so welcomed and I have honestly never seen her upset. She always has a smile on her face and has an extremely friendly personality! Her and the way the owner keeps the building always looking so beautiful is the reason I stuck around so long. This is a great building to live in whether you are single, or have a family. I totally disagree with the review above. The walls are not that thin that you can hear a full conversation, they are moderate and bearable. Yes, there is a homeless shelter that has been built close to the building, but how is that managements fault? That has to do with the mayor. As far as pool, I think that it is only fair that only residents should be allowed because it is not a public pool. Also, I know of friends living in different buildings in LA who are having the same trouble with packages missing. This is not the manager's fault, it is out of our hands and people need to keep track of their packages. I am looking forward to continue living here for many more years. Keep up the great work Fountain View team!!
So grateful to call Fountainview home. I saw sooo many apts in LA before finding Fountainview, and didn't find anything even remotely this nice. A few things I really love: no extra monthly fee for a pupper (just the $500 added deposit), rent controlled (!), incredible/friendly maintenance team (for ex, we lost hot water this summer and in less than 24hrs, they had installed a brand new water heater), and surrounded by nature so you don't feel like you're in a city, per se. This is more personal taste, but I also love the original built-in cabinets in the kitchen and bathroom, and the vintage-feel of the bathroom tiles (pink in our unit!) and kitchen. Location is wonderful: you're right by Griffith Park, and beautiful Mulholland Fountain, and walkable (20 min) to cafes and shops on Hillhurst. Turning left onto LFB is hellish, but it's a busy six-lane blvd so. The property itself is incredibly homey— roses everywhere, shaded pathways, hummingbirds all over. You also have freeway access in just a few minutes to the 5. Many of the residents have lived here forever (like decades), which tells you a lot right there about what a solid situation it is. The management is caring, communicative, and, above all, treats the residents like human beings. 2020 has been such a difficult year for so many, and Fountainview has gone above and beyond to make sure we all feel safe; they have been incredibly compassionate about rent to accommodate challenges that have arisen from the pandemic. So many of my NYC and LA friends have not been so lucky to have compassionate landlords, and I feel so grateful to call this place home.
We are very happy here at Fountain View. This is a fur kid (my dog is my kid not a pet) friendly complex. The deposit is $500 per but all of the other buildings I looked at around here that “allow” dogs/ cats have a monthly fee. We haven’t used the pools or bbq areas yet, probably never will. There are 2 laundry rooms- one east (larger room) and one west (smaller with 3 washers/ 3 dryers). There are 3 trash dumpster locations - 2 of them have recycling as well. Complex is gated. Mailboxes are inside the gates. If any repairs are needed they are addressed and taken care of right away. Seema, Bruce and Carlos are friendly, fast and efficient and all around great people. Love our balcony and the huge windows. The gardening team is here twice a week and the trees are trimmed back around this time of the year. Dogs are not allowed on the grass inside the complex but outside the gates are fine. This block has a lot of shade because of the huge trees that line the parkway. Very walkable area! Entrance to Griffith Park is across the street. LA River bike path is too. Lake Hollywood / Bronson is about 12-15 mins away. Elysian Park about 10 mins. So if you hike and adventure this is a great location. There are a lot of dogs here which is wonderful. A few apartments have kitties at the windows saying hello as you walk by. There are tenants have been here for decades. I’m really lucky I have great immediate neighbors across the hall and below. It’s a pretty quiet complex.
The property is well kept but the management team is extremely rude when it comes to repairs, if they do not flat out refuse to fix issues. The walls are thin so expect to hear your neighbors frequently. Parking is an extra fee, laundry is expensive ($3.50 per load) and there is a homeless shelter less than 1000 feet away. There is mail theft that the management team notes via email but does not prevent. The neighbors are friendly. The pool area is nice in the summer but can only be used by residents.

We have owned this complex for over 25 years and not had these kinds of complaints. We have 2 full time maintenance staff and tenant issues are our top priority. Most tenants who live at Fountain View are very happy. With regard to specific issues mentioned, parking is an option for tenants and the fee varies with the type of parking, as is only fair. This is clearly shown on our website and discussed with tenants. The walls are not thin; the building is an old building with good foundations and the few noise complaints we’ve received in the past were due to disruptive tenants. Community laundry is provided by large Wash machines; the washer cost is $2.00 and dryer is $1.75.. Generally package deliveries are left at unit doorsteps. We cannot prevent mail theft and can only urge tenants to close the gates when they enter the complex. There is A Bridge Home around the corner from the complex; this is not a typical homeless shelter but rather short-term permanent housing and onsite services aimed to help end homelessness. This Los Feliz Bridge Home is temporary and will be turned into a Community Center in 2023. With respect to the pool, we have had to follow county guidelines regarding the pandemic and have to restrict pool usage to residents only.
