Property Ratings at The Fountains Apartments - Phase I & II
I've lived in a one bedroom apartment here for about four years. The last year at the fountains has been a little rocky but overall a good experience. The office staff is very nice and helpful but if you run into an issue after hours you're on your own. It's important to note that this is not student housing just because it's next to the university. There are a lot of families and older residents living here so it is not a party property. The apartments themselves are in good shape and it is a very safe complex.-Madison
This is a good complex to live in! The prices are very low compared to the other apartments around the UWF area. The apartments are bigger than some of my friend's apartments. I like the office staff and the pool is nice. This is an ideal apartment complex for college kids!
Well kept up infrastructure, one bedrooms are brick and keeps air in very well. Always a new event every MONTH at clubhouse!!! Plenty of trash SCEPTICAL! Friendly staff members!!!! Renewing my lease this year!!!!! EVery thing included but cable, electricity! Brandon York
If you're trying to find a place that is safe, has low prices, and is absolutely beautiful, then the Fountains is your place. I've stayed here for just about a year and I just renewed my lease! I have had a great experience with the office staff and maintenance. Everyone is super helpful and they get things done quickly. I looked for an apartment for so long and finally found my home. The price is great especially considering they include just about everything (except electric and cable). I love my apartment and I couldn't imagine living anywhere else.

I moved in to the Fountains in April of 2016. Since then, the management and staffing has changed a couple of times, but I've always liked everyone who works there, they're very nice and helpful and the current staff are pretty good at knowing you personally and are really helpful. I live in the single bedroom type apartment, which are a bit small, but since I live alone it works fine for me. The laundry facility has been renovated which is nice, but recently the quarter-fed washers and dryers have each been increased to $2.00 per load which sucks but because of the convenience of it being so close I deal with it. The pool is nice, the clubhouse is nice, and everyone living in the area is friendly but usually keep to themselves so I never feel like I have to worry or feel unsafe. Overall I actually really like the Fountains, mostly because the staff are nice and because the price is lower than everywhere else you can find in Pensacola while still being in a nice part of town (directly next to the University of West Florida) and the apartments have what is necessary for basic living, which I'm content with.
No hidden fees, no surprises. There was everything out on the table. They were super helpful there and made sure I had all the right information. Good size for the price.
This place has seriously improved under new management. When I first moved in, yea, it was a bit sketchy to me. But now, everything has been upgraded and renovated! It's super-nice and the price---OMG unbeatable! Staff are friendly and go beyond their way to help. Neighbors are safe and respectful. You won't find and better place in this location for this price! :)
The registration process was a breeze, the grounds itself is kept neat. Love it here! Rooms are decently sized for rent price. Management are easy going and understanding!
THE FOUNTAINS IN PENSACOLA ARE PERFECT FOR COLLEGE STUDENTS. IT IS LESS THAN A MILE FROM UWF AND IS IN WALKING DISTANCE TO THE UNIVERSITY AS WELL AS A TARGET, GROCERY, SOME SANDWICH SHOPS, A UPS STORE, AND MORE.
The Fountains Apartments are perfect for a temporary living space for young college students. I say this because the rooms are nice and fairly spacious, carpeted, and repainted between renters. Maintenance is fairly speedy with repairs inside apartments and the complex has a nice swimming pool with chairs, a reliable office, and a small workout room. However, the complex can be noisy, especially on weekend nights. College parties are frequent and often end in police showing up around 2 am. I have seen people get arrested for noise complaints, underage drinking, and fighting on multiple occasions from my window. I am just glad that these are not dangerous people, such as robbers, but merely kids trying to have fun. It can get annoying, but what do you expect from a complex less than a mile to UWF. Also, exterior upkeep of the buildings is lacking. There are often stains (of who knows what) on the concrete stairs leading up to my platform. The walls of the apartment are very thin and I can often hear my roommates tv from the other room with my door closed. Overall, the fountains are a good place to live if you know that you are not going to be in a mature, luxury, complex. If you are a college student who will be passing few for a couple of years and are looking for a laid back living area, the Fountains are perfect for you.
