Property Ratings at Fountains at Emerald Park
This is NOT a safe apartment complex. My car was easily stolen in broad daylight inside the assigned garage (which has an inner gate, but they leave it open purposely which makes no sense even after several complaints!). The outside gates are ALWAYS broken and anyone can easily access the apartments. They have dud cameras in the entrance and exit only, and no security. They hired security once or twice for a single shift never to be seen again lol. You can search the other reviews and see this isn't the only case of stolen or broken into cars. I always walk across broken glass at parking spots knowing something else has happened to another unfortunate person. The management literally doesn't care, they are mostly unresponsive and require you to physically walk into the office to get anything done; and most of the time they will never escalate these issues for a solution. Beware for your safety of living here and considering these apartments, more and more suspicious individuals are walking around the complex everyday and this is no longer considered a safe area to live in when crime and criminals are completely disregarded & ignored here.
Okay, It’s all my fault! I should listen to my wife. This is worst place for my whole life live in apartment! Unprofessional management Dirty! Dirty! Dirty ( every spots on whole property) Moving in is so hard and hassle ( dishonest management) You need to begging for maintenance You hear people playing piano, trumpet until 1:00am So much more..
We notified management of very slowly draining bathroom sink weeks before it started overflowing with sewage. This created a huge mess that we were responsible for cleaning up. We started showing up at the office at opening daily but the office does not arrive on time. Our floor and ceiling shake from music from neighbors and that has never been resolved. Thankfully we are moving somewhere better.
This is a horrible place to live! They overcharge for everything - The property managers come to work late and do not have any clue how to run the property. You can see that for yourself how clueless they look - when you ask vital questions.
Welcome to the horrible apartment place!!! The apartment they show you initially when you visit is upgraded apartment unit, They will not let you inspect the apartment till the day of moving. Think wisely before you make a decision to move here, Please read all Pros and Cons. Pros: 1. Top rated schools. 2. Close to Hacienda shopping center, Regal movies and emerald glen park 3. 20 mins walk to Dublin Bart station (1 mile) and close by to I-580 FWY. Cons: 1. Gated community but anyone can come inside from the Dublin Blvd side gate, which is open 24x7. 2. Neighbors reported stolen cars from this community. 3. Amazon packages are either Missing/stolen. 4. Noise disturbances especially Kids screams. 5. Old apartments, So expect old appliances. 80’s thermostat 6. Ceilings are not sound proof. 7. Paper thin walls, you can hear people walking and talking from above the unit. 8. Swimming pool is dirty, mostly closed due to covid. 9. You’ll find cameras at the entrance, don’t rely on them it’s dummy. 10. You’ll find lots of spiders and roaches. 11. Management won’t take any action for missing/stolen packages or disturbances caused by kids screams or stomping noise from top unit. 12. Rent is high for all the old stuff you get, So I would recommend to live in a better place where you have peace of mind especially if you’re working from home.
Dishonest staff. Do NOT move here. Carpet was destroyed upon move-in. I had the apartment professionally cleaned upon move out and they still kept my deposit and tried to charge me cleaning fees. Calls and emails left unanswered. There are so many better apartment complexes in this area. Don't waste your time with this place.
I know I'm not the only one with this problem, but these apartments are extremely noisy! The walls are very thin and when the kids in the unit above me are, what Ican only assume is running and jumping off of furniture my entire apartment shakes. Even just walking, I can hear them until very late at night, and it starts around 7am. Unsupervised children are outside screaming at the top of their lungs every single day from about 3 or 4 until at least 7 or 8 at night during school and up till about 10 during the summer. One of the biggest reasons I chose this complex was to be able to use the amenities. I tried to use the pool a few times, and only lasted for s few minutes each time due to kids that weren't being watched or controlled in any way. Nothing like awkwardly sitting in a hot tub with your boyfriend at 9:00 at night while 5 year olds run and scream around you. I typically like kids, and grew up in a big family so I'm used to noise, but this is crazy.

Very very rubbish policies on the move out.. Worst experience.. They just want your money.. This is a legal way of looting money.. Come on.. is this the best of your service?? Don't trust Equity apartments.. Gate is always open.. what's the purpose of the gate then?? Very cranky place.. even if a dog walks on top floor, it will sound like fireworks.. Worst place.. No security.. nothing..
If you live near the inner courtyard LITERALLY every day from about 4-6 (EVERY DAY) you will hear kids yelling and screaming at the top of their lungs. Don't expect to enjoying the pool or courtyard in peace- these were big selling points for me but I rarely go because of the noise at peak hours. The parents of the children who play here do not care AT ALL how their kids act in public and these kids are hardly supervised. Kids constantly zip around on scooters and bikes on the main walkways, sometimes in the parking lots, making it impossible to get to your apartment peacefully if you have to walk through the courtyard. I'm not a scrooge, I love kids, but this place has been a disappointment. Aside from that the apartments are good, not excellent, for what you pay- I guess the best part is the location, and being near BART, which is why I assume they are able to charge so much. If you're considering this place I would highly recommend touring at an hour where kids are not in school so you can get the full "experience"...
This used to be a nice community to live in. Now, it's a very unpleasant, noisy, chaotic environment, because the leasing office doesn't enforce rules about constantly barking dogs, kids running & screaming through buildings, kids racing bikes & scooters around parking lots, etc.. The parents who live here don't seem to care if their kids or dogs are creating an annoyance & nuisance for others. Kids are unsupervised all hours of the day & use the apartment buildings as their playground. If you want a stressful, noisy, out of control neighborhood, this is the place to be. Otherwise, you'll want to find some other place to live.
My fiancé and I have been living here for just under a year now and are pleasantly surprised with how much we like It here. The apartments are very spacious and well laid out, the patio is a great size we even keep 2 full size kayaks on ours and still have room for a table and grill! Parking was a concern in the beginning but we really haven't had trouble and manage fine between our assigned spot and all the guest parking. Our only issue has been noise between the ceilings, we are a ground unit and unfortunately have kids upstairs. The units all also have full size washer/dryer and lots of linen storage.
My apartment is very noisy with a lot of small children. The upstairs neighbor lets their child run and jump in their apartment. Most of the tenants are very inconsiderate.
