When I moved here in 2020, I couldn't have been happier or more impressed with the management, the maintenance, and my neighbors. The owners brought in a new management team end of last year and now the place is falling apart. The gate has been broken since January 2024. They've made no attempt to fix it. I pay a premium to live in a gated community, but new management doesn't seem to have the tenants safety in mind. The fountain in out courtyard has been broken for months. It used to look so nice. Now it's just a dirty, nasty, mosquito magnet. Ceasar was our friendly long-time property maintenance guy. Everyone loved having him around and he could fix anything. He had been here for years. I recently found out that this new management let him go. Now, nothing gets fixed. On top of all of that, they have the audacity to raise rent prices. I'm moving out as soon as my lease is up. Don't even bother moving here. You'll end up paying way more than it's worth.

The new property manager promised to call me back with some information about an apartment I was very interested in. She told me on what day she'll call me with the answer. Her call is 8 days overdue as of today. Since then I called once and my referral agency called three times to see what's going and each time she's unavailable to talk, while the staff has no idea of what's going on with the situation. This set me back, since I stopped looking for an apartment - I was ready to move into the one I had a question on. Kind of glad it happened before I paid or signed anything, because they promised me a lot of work on the apartment. So don't let those honest eyes fool you - take what they promise you with a grain of salt. I mean, if a scheduled call back is a problem for them, do you really think they'll address other issues that will invariably come up during the lease term?

I lived at this location for over 3 years and it has been a good experience for the most part great location friendly neighbors and the ladies that use to manage the property we're amazing. There is a new management team and they have made changes that are not in the best interest of tenant's. The office no longer accepts packages in the office so if you have an important package the will not accept it. Very disappointing. The owners raised the rent twice since they took over the property in 2020. They have not done any updates on the apartments. They just recently painted the front of the building to make it have curb appeal but beyond the front they have done nothing. The new office team took out the mail holding to make room for a chair and plant to make the office look nice but at no convenience to the tenant's. They have washer and dryer units outside downstairs and they are out of service alot of the times and owner have raised the prices on the machines.

This is the best place live. The office staff will work for you in anyway possible to get all settled in. After you moved in the they make sure you are comfortable. With fast repair service if anything should go wrong to delivering any packages if you can’t make it to the ofc on time to pick them up.

I lived here for2 years and loved it. The complex is maintained really well. Sarah and Gail are on top of everything and are always so friendly. I’ve recommended this place to several friends and I would recommend it to anyone looking for a great place to live in a great location.
Long time resident, this is a convenient location to anything or place west of the 610 loop. The management and staff provide a safe and comfortable environment to live. Plus it is the most affordable in this area. Highly recommend.
I lived in this apartment complex from January 2014 to Feb 2017 (unit 151). This place was spectacular and especially the management, specifically Gail and Sarah, have been extremely helpful, have always fixed anything that needed attention and kept this pace up really well. Had I not moved out of state, I would've stayed longer. The location is very central, and the camraderie with the people in this apartment complex was great. I can only recommend taking a look at this place when you search for your next apartment in Central Houston specifically The Uptown/Galleria area. Alex
I cannot begin to tell you what a wonderful property Three Fountains III is. The apartments are beautiful with built-ins and brick walls. The grounds are well cared for. The location is one of the best in Houston ...... very central. Finally, the property is safe which is very important for me and my sisters. We want our sister to live in the best home possible and Three Fountains III is it! All of this is nice but what makes Three Fountains III extra special is the caring staff, Sara, Gail, Ceasar and Maria. THey are attentive and responsive. And while I do not live there, I personally have had a first-hand, life-saving experience with this team. This group cares about their tenants; they treat them like family. We consider them a part of our family. We are all so happy.

If you want to live somewhere that is quiet without a lot of drama and low crime then this is the place for you. Neighbors are nice here. The management knows everyone by name. They have people that live here for retirement. Rent is a good price for this area. Washer and dryers on site. Three pools so you can always go swimming.

We have lived in the Galleria area for about 7 years in various all bills paid apartments. This may have seemed appealing, but you get what you pay for and we dealt with crime, vandalism, water, a/c, mold, and pest issues. If you live in Houston, Texas in the summer and have no control over your a/c you realize that all bills is not worth it..either that or you may a beeline for Alaska! lol :) Fortunately we did not have to move north. We found quiet, friendly, and quite reasonable apartments close to work. There is even a HPD officer that resides here which makes us both sleep better at night. Wouldn't you? I see my wife and i raising a little bundle of joy in these apartments and we're glad we finally found a place we can call home. :)

These apartments are quiet, friendly, and safe. The parking is assigned and covered which makes parking a breeze. Shopping , great restaurants, and movie theatres are only a short Metro ride, walk, or bike away. There is even a huge grocery store right across the street! Convenient, if you forgot the milk when you went grocery shopping. Hey, It happens to all of us. lol :)
