Nick and the whole leasing team assisted with a lot of questions and concerns prior to move-in. We came from out of state and were not able to tour prior. Our questions were always answered in a timely manner, and everyone was very professional. Any concerns during our move-in were addressed immediately and fixed upon request. My time at Four Lakes at Clearwater has been relatively peaceful. Issues are fixed when they arise and it’s overall a nice place. I’ve been here for 2 years and I plan to stay for at least a little while more.

Bat issues and NOT responsive. Called at 9:35 this morning to report a bat in apartment, called again at 10:05. It is now 11:05 and still no response. This is not the 1s time with bat issues. Move in July of 2022, reported bat issues right away and nothing was ever taken care of. December of 2023 had to be emergency moved to another apartment because the INFESTATION was now inside of the walls of apartment. Now living in new apartment and have another bat in new apartment, with completely unresponsive staff. Calling our own exterminator to remove!!! Good luck if you move here!!!!!!!!!!!

Although the rent is affordable, they always shut off the water to repair their old pipes. Although they put in the lease that no aggressive breeds are permitted, there are lots of aggressive breed dogs in the complex (Pitbull, Doberman Pinscher, Rottweiler, Presa Canario, Cane Corso, German Shepherd) and some of them are not even leashed.

So first let me say WOW to this place. My sons and I moved in on 12/4 and I waited a while before doing a review just in case because I’m picky and I don’t like to be played with. I love it here. It’s quiet, I have a lake view with turtles in it. My kids are legit safe here. I don’t have to worry about walking my dog at night because I actually feel safe. Is it confusing because the buildings are either A or AA? At first yeah, but you get used to it. I have no bug issues and literally I emailed the leasing agent Marc on Saturday about my washer not running water (it was my mistake for hitting the wrong thing) and Monday morning at 843 am before the office even opened at 9 HE HAD A MAINTENANCE TICKET OPENED! Like if that’s not service I don’t know what is. AND SPEAKING OF MARC! If you plan to visit or tour, please request him. That man is amazing, he is friendly, funny and everything in between. I popped up randomly on a Saturday with my sister and our 6 kids and by Wednesday I was signing a lease. I cried. He did everything to make sure I not only was approved, but got the best move in rate I could. Please consider giving him a call, you won’t be disappointed!

My girlfriends car was broken into twice, while living here. The front office ignored it. Did not even acknowledge the break in. While living here, my washer broke. Maintenance completed my request for a new washer or to come get it fixed. When it was never fixed. I put in multiple more requests for this to be fixed. Never was fixed. I had to call maintenance 4 times, in order to get them out to do their job. Do not live here. Pest control does not come out. Mold in the apartments not getting taken care of. Almost every morning I woke up, we found cockroaches. I talked to one of the maintenance men about it, and he said it would get taken care of. Never was taken care of. Obviously it was never taken seriously. It is also silly that a resident is not allowed to smoke on property, not even vape, but the maintenance men have cigarettes hanging out of their mouth every hour they drive by on their golf cart. Seek elsewhere! Spend your money on something worth it. They keep your deposit too!!!! And try to charge you to repair their nasty apartments, when it was given to you in that same condition!!!

Highly recommend living somewhere else. So many things have happened within my 1 year of living here. They provide many appliances that never work. When you put in requests. They do not get fulfilled. I went 4 months without a microwave. Had to buy my own. Then f when my microwave came in, I had to pick it up. And get rid of the old one. Because the property is that lazy. And just don’t care about their residents. Not to mention the cockroach problem. I called and called to have taken care of. But nobody came out to take care of it. Despite my many calls and emails. It got so bad I woke up to multiple cockroaches on the wall and floor. Do not live here. Nothing will get taken care of, if needed. Might as well buy a place and take care of your own requests ti get things taken care of. Let’s not forget they won’t return your deposit when you leave!

If I could rate this place a no stars that’s what it would get. The review below me only scratches the surface on how shady this place is. Management has turned over along with employees here several times, you can call the office and they will purposely not answer the phone, if you report something to maintenance don’t even think it will get done, we have had exposed drywall in our bathroom for over 6 months and when we have asked for a follow up or status maintenance blames the management and management blames corporate and nobody takes responsibility and the problems do not get fixed. This is common around. Many fellow neighbors in the area will also agree. There have been shootings, break ins (even to my own vehicle) and deaths on property and no matter how much you beg and plead with the front office about how you feel your safety is in jeopardy they do nothing about the issues. There might be a gates at the entrances but there is definitely no sense of security here. No one on property at night to walk the grounds even with all that has happened here. There are several openings in the fence throughout the property where fence pieces and the front gates stay open for weeks so anyone is just welcomed where you sleep at night right off of a busy highway. The fences and gates have been a problem for as long as we have lived here but the front desk will insist “they have ordered the parts”. While being here I have witnessed homeless people enter the property and use the pool and pool shower as their personal bathroom. Even take their clothes off to enter the pool to do this. The front office has been broken into and robbed two times since I have lived here. Please, I am telling you. Do. Not. Move. Here. You will be faced with headache after headache and nobody will care to help you out.

Rents will NEVER be what you think. They're always raising concessions and adding new fees. They CHARGE their tenants for the common area electricity. So what's your benefit to living here? Absolutely nothing. Old complex l, rental rates are equal to the luxury near by apartment, but you'll get cheaply done upgrades. Landscaping is terrible.

moved in with roaches, called in mutliple times to get resolved they only do the sprayer on tuesdays took off from work to see what they do... guess they never even submit the request no one ever came. they do send someone quarterly i believe, his review was you have roaches and just walked out.... no follow up ever from management. i leave messages for call backs i have to call back to get them to respond which hardly gets taken care of. had a roof caving in for months and they kept putting "completed" on the work order online but was never done had to resubmit that request multiple times. such bad management and little follow up and care. plus the infestation of bugs they do nothing about. moving out this month of march 2020 beyond excited to end this lease. i've stayed in what would be considered worse places but with better management thus a better experience. parking is plentiful and pool entities are nice. gym is new and clean. also safer neighborhood within the walls/fence. crackheads/homeless in the surrounding area but that's just location not apartments fault. hope this review helps someone. there is worse but there is significantly better places for just a few extra bucks.

Where to start? Moved in to no ac. They fixed but left door open so dirt flew all over the new bed and linens. Moved out and paid in full, which included Duke Energy. Less than 40 days later I get a letter from a collection agency for the same amount. Called Four Lakes 6 times and left messages. No returned call. Yesterday they answered and I was told I never had an account with Duke Energy. I called Duke Energy and confirmed that I did. Plus now would a collection agency come after me if I didn’t have an account? Stay away. Place is dark, dirty. Area is very questionable. Gates don’t lock.

The place is nice enough for the cost but maintenance and the management is sub par. I’ve lived here a year and let them know about my mailbox being broken on day one. After insisting it was fixed several times and then giving me the run around, here we are 13 months later and IT STILL IS NOT FIXED. There’s a group of people that smoke and drink in the pool during the summer months especially and blare their music. Once passing around a glass bottle next to a party of several young kids. After alerting the office, nothing was seemingly done. It took 2 plus weeks for anyone to come out and look to fix my kitchen light that I reported twice. Now the gates to the complex that we pay for have been broken and wide open forever and it doesn’t appear that they will be fixed any time soon. My neighbor has had several issues with maintenance as well. If you don’t mind spending a little more, there are many better options where management cares and maintenance is competent

I'm not renewing my lease. The updated kitchen is a worthless waste of space. I can't even fit cereal into the cupboard or my silverware holder in the drawer. The updated bathroom makes it impossible to shave my legs without giving the floor a shower as well. I also face 19. Unless you can sleep through all the sirens, auto accidents, street bikes, loud mufflers, Anna diesel trucks this place might not be for you. Make sure you know where they're going to move you because if you're facing 19 the next year of your life will be difficult.

Complex is average. I had a “semi” upgraded apartment with cherry “wood” (aka cheap laminate) cabinetry. Everything was put together cheaply, broke frequently and the counter tops were just painted, so the paint would chip off all the time (kitchen & bathroom). I had a SUPER old thermostat in my apartment with a dial, so it was hard to keep a steady temp, causing my electric bill to be on average $150/month. (I kept my a/c up except at night and barely used anything else electric wise, cause I was never home). Mind you, my apartment size was 550 sq ft. Windows are ALL OLD and BROKEN. The dumpster/trash guys are super loud and since the windows suck you can hear everything going on outside. Lawn people come super early in the morning and stay all day, so leave for the day if you don’t wanna hear weed wackers and blowers all day. People are always coming and going through the wrong gates which is really aggravating. The leasing office put “no exit” and “no entry” signs on gates, but no one abides by it. It’s not the complex’s fault, it’s just annoying. Water, sewer, trash, pest and “admin fee” are NOT included in the rent. There’s also an additional “pet rent” if you have a animal. My RENT was $820/month but after all the other fees applied it was roughly TOATLED $950 sometimes higher (I didn’t have an animal). On the PLUS side, the gym is awesome, it’s upgraded and nice. The leasing office sends out text message updates and email updates on things happening in the complex which is convenient. Maintence is always friendly, but sometimes takes a while for them to come out and fix anything. I guess it depends on the severity of what you need repaired. I’ve waited a week on them before, but it wasn’t an emergency. Over all, if the TOTAL monthly costs/rent was cheaper, I’d say it’s a decent complex for the price, but I personally think it’s overpriced for what you get.
Dog poop everywhere. A/C does not cool apartment. Ants running wild despite a million treatments. Doors and windows are not sealed so dont put anything important by the windows. Old apartments with barely new appliances and call the place renovated. Not your average angry resident. More of a fed up resident who has gave this apartment a million attempts to get there act together.
To start, I have lived here 4 years and paid my rent on time EVERY month. I been here through 2 management companies, Milestone and now Weller. For starters. I was moving from a studio to a 1 bedroom. I had everything scheduled to transfer , scheduled movers and was packed. 1 week before I was to move, I get a call from the office telling me that the person living there was going to be staying a while longer and that they FORGOT to record her calling and canceling her notice to vacate. 2 months later I finally get to move in. The place was filthy and just about everything was broken. The previous tenant's hair was stuck in the glue that they used to lay new flooring in the bathroom. Then the dishwasher was making an awful sound and leaking all over the floor when I used it. These moron's sent a deaf person to listen to the noise and tried arguing with me that it wasn't making any sounds or leaking until I recorded the sound and showed them pictures. Then this past June, a woman died in the apartment next to me and wasn't found for 2 weeks. Once they removed her they put a Bio Ozone machine in there for 4 days then left it untouched for a month. The flies from the magggots came back along with the smell of decay. Per ServPro, who is licensed for unattended death clean up stated they should have gutted the apartment. All they did was clean, paint and replace the carpet. Since June I have had a serious problem with ants in my bathroom, I clean up hundreds a day. They crawl on me while I use the facilities. I have to rinse them down the drain before I take a shower and 30 minutes later they are back. They use a lackluster exterminator who obviously doesn't keep records of what they have done and doesn't have a clue how to get rid of them. Had Weller stuck with the same company Milestone used this issue would have been taken care of with in 2 treatments and now I have flying ants also. FL law states the apartments MUST be pest free. They were supposed to do some caulking involving my towel bar...they still have not done this. I told them the drywall that I saw behind it will get moldy and they tried telling me drywall doesn't mold!!! Chinese drywall!! Ever hear of it???!!! In September, I get a Notice of Non-Renewal and have to be out Dec. 30. But people who are chronically late on their rent EVERY month are getting renewed. I have no where to go and will end up in my car as rents are ridiculous and I have no money to move as I just started a new job.
Our building on the north side has a roach infestation that they cover up and never address. The roof has been leaking since June and the office is aware but has yet to fix. My neighbors are all moving out. I would not recommend this apartment company!
I have lived here for just over a year. Initially, when the new management took over, it seemed like it was going to be a good thing. But since they took over, water on the property gets turned off for hours frequently. TODAY, they notified water would be off from 1-3pm. And conveniently, they notify by email at 4:45 that water would remain off til 8pm! 6hours? With an "apology for the inconvenience"... How does that help the fact that you can't flush your toilet for 6 hours? Also, they are upgrading vacant units. This is great for potential new residents but ridiculous for residents who CURRENTLY live here. I have a 2month old newborn and since he was born, he frequently gets awakened because they have had workers on 3 sides of my unit drilling through the ceiling, banging on walls, throwing things over the rails from upstairs, hollering and foul language for hours, parking all across resident parking spaces. It took over a month to "upgrade" the 550sq ft unit upstairs, with horrific noise and disturbance. I guess they assume NO ONE is home during the day so they can be as loud as they want. And bringing to management attention multiple times was useless. It seemed they were more irritated that I still was in my unit and they couldn't upgrade it. Ive had to take my baby out to my car and sit in the ac in the car for an hour and a half just to keep my son from waking from the noise and drilling. That,.... is pretty sad and the management staff should be ashamed of themselves for making the upgrades that unpleasant and inconvenient for CURRENT residents. If you move here, you may get an "upgraded unit" but once youre in, dont expect management to care about your comfort in that unit. They will hire the slowest, most ignorant workers to complete construction (the Wawa on the corner was built in less time than it takes them to upgrade a studio).
We have lived at The Reserve at Clearwater for 3 years and plan to renew our lease this year. It is close to everything you need. It is very quiet, has lots of parking and two clean pools and gyms. The new management is renovating outdated apartments and the landscaping is being improved with flowering bushes. The office staff has always been polite and helpful. We have found maintenance requests to be handled quickly and properly. We have had a new a/c installed as well as a water heater and had our washer dryer updated. Come take a look. I'm sure you will be as happy as we are.
I moved in to a 2bed/2bath Grande floor plan about a month ago. The bedrooms are on the small side, but still enough room for a queen size bed and a couple of dressers. Both rooms have a walk in closet, which is a plus. With the smaller bedrooms, this floor plan gets a huge living/dining room, which can fit a table for six, next to a full size sofa and loveseat. The kitchen is also a decent size with plenty of storage. The appliances are a bit old, but still functional. Many of the units in this complex have modern appliances, but you will pay about $50 more per month for them. The walls are thick, so I never hear the neighbors at all. The electric bill only cost about $100 for August, which is really good for summer in Florida. However, water, sewer and trash aren't included in the rent, unlike many other complexes in the area. The only high speed internet is from Bright House, and is only about 50% reliable. But that's what I've come to expect from a cable company. Some complexes nearby have Verizon FiOS, but it does not seem to be available here. A new management company bought the complex a few weeks before I moved in. The previous owners did not keep up with maintenance, but the new company has been working hard to catch up. There were several problems with my apartment when I moved in, but they have either been fixed or are promised to be soon. This apartment is in an excellent location. It's only a block from Walmart and Publix, with a Costco about 3.5 miles away. There are many other stores and restaurants nearby. Overall, I think it is worth the price, $915/month, which is on the low end for this area.
These were just bought out by a new company who are working to fix the many problems they were left with. The old company was neglectful and in personable. The new staff is pleasant and communicable. Looking forward to more improvements!

Never accept from a representative a 'it is not available to view' when looking for an apartment. They will show the 'upgraded' version, even though you cannot afford the upgraded one. The pictures they posted on the Apratments.com web site were NOT the apartment I had contracted- sight unseen. The management has changed hands and I am hoping for a better experience. I was scheduled to move in on July 6th and the unit was not ready- movers were coming on the 7th and I was extremely upset. The condition of the cabinets- water damaged. They are obviously the lowest builder grade possible and they were not taken care of by anyone. One positive- new carpet in LR/DR combo and bedrooms- although I would have preferred wood laminate! I am on Florida's sun coast and that is the one thing I hold on to when realizing I am stuck here for 13 months!
