At the heart of Missouri, Columbia is truly one of America’s greatest college towns. The University of Missouri sits right at the center of the city, and generally serves as the cultural hub for the wider community. Locals, whether connected directly to the university or not, regularly visit campus for sporting events, concerts, gallery exhibitions, lectures, and more. Just north of campus, Downtown Columbia features a thriving mix of coffee shops, restaurants, nightclubs, taverns, and performance venues, largely catering to the huge numbers of students from Mizzou, as well as the smaller Stephens College and Columbia College.
Of course, the community extends well beyond the collegiate environment at the city center. The University of Missouri Health Care system is the second-biggest employer in town, so the community of healthcare professionals in town is quite extensive. The cost of living is quite affordable, and there are numerous apartments and rental homes to fit any budget.

Property Ratings at Four Winds
Four Winds Villages is a great place to work and live! I currently do maintenance at Four winds and love the tenants, property and my co-workers! It's a great place for anyone looking to find a new place to call home!
We have a 2 yr old and rented a 3 bdrm basement unit! It’s the perfect size and very clean! The walk through was very thorough and documented everything very well! I would 100% suggest them!
Four winds! Oh my, what a breath of fresh air! Both Tim and Gale are so helpful and polite. As well as welcoming and communicative. They are a great team! Both helped me with any questions and also do what they can to make it easier for you on your end. I can truly say that even though I’ve only been in contact with them this week about prices, tours and applying, I already feel at home! Thank you Tim and Gale for being so patient and caring! As well as taking your time to get to know your tenants!!
My family and i have been here since mid July and so far have no complaints. The staff communicates frequently about everything community related, whichc is great because i work during the day. If i have questions i can always reach them via txt msg and they respond very quickly. Great place for families.
Going on living here three years, love the new management team they've brought in this past year. Everything gets taken care of timely.
We really enjoy our apartment at the Four Winds in Columbia. We live in a quiet, peaceful neighborhood. The area is clean and the apartments are well maintained. If we have any issues or questions the property managers are always ready to assist. The location is within walking distance of a beautiful park the Cosmo Park and a hop, skip and a jump to the Columbia Mall and other stores.
I love living at four winds! The neighborhood is quiet and conveniently located in Columbia. The staff is very friendly and helpful. It's a great community to be apart of.
I would like to first start off by saying Four Winds is a great place to live. I have lived here for a little less then a year, I haven't had any problems with management and or maintenance staff, all of my neighbors are friendly the children are well behaved and respectful the property is well maintained so NO complaints from (Apt 1729). BTW I will be renewing my least for 2018 ??
My husband and I have enjoyed living here for the past 1.5 years. It was exactly what we were looking for in a place to rent!
I have been here for 14 months and I really enjoy the cleanliness of the property and the loving friendliness of the management! It's a great place too live!
I have been living here for 2 and 6 months. Nice apartment and nice neighborhood. Thanks
As a tenant, I love the neighborhood. It's safe, clean, and great landlords! -Austin
Maintenance always comes right away when needed and we are always emailed or texted if something is happening in the neighborhood like suspicious activities.
My family and I have lived here since April of this year and we love it. The staff is very helpful and friendly. The maintenance crew is great and we love the neighborhood.
I’ve lived here over a year now and I’m so glad I chose this complex. It has a family vibe so there are always kids outside for my son to play with. The staff is so friendly and knows your name. They do community building activities periodically and contests to decorate your door. I’ve only had a couple maintenances issues and they were promptly fixed without hassle. The place I rent is very practical with so many closets for storage that we played some great hide and seek. They feel modern and nice compared to places that are just a little cheaper and older, so I feel it’s way worth upgrading to live here.
Have lived at this location for nearly three years in two different units and have had zero issues. Quiet neighborhood with lots of families. Maintenance staff has been quick to respond to any issues. We have recommended this property to others and will continue to do so in the future.
Best place I've lived in Columbia. Kind, helpful office staff. Large bedrooms and lots of storage room. Love having a porch. Close to the mall and lots of restaurants. Tons of parking.
We came down to Missouri 3 and a half years ago and we've been at four winds villages for a year and a half. The place is really nice, with ample parking, and reliable on site maintenance. And to top it off, Cosmo park and the mall are just 5 minute walk away.
Definitely a wonderful community!! First time renting in awhile and it was the smoothest transition for my family. Tim and Gale the property management are so nice and made sure we felt so welcome. We are very happy to be here!
This is a super nice place. Quiet and cheap. The manager is very responsive
My husband and I have loved living here for the past two years. Our place is spacious, had brand new and up to date appliances, and we have never had any problems except for a minor issue with our shower which was fixed within an hour of us calling maintenance! It is a very family friendly neighborhood and we are very happy to live here! We also love how close it is to everything in Columbia. Being located right off highway 70, right by the mall, and only a few minutes from the downtown area makes getting anywhere we want to go so convenient!
Great management and helpful staff. Always friendly and easy to request maintenance! -Harper S.
I've been renting here since May. They handle any maintenance issues quickly. Management is fantastic. They really care about the assistance of the community, and the safety and securityof the residents. Would highly recommend if you're looking for a place to live in Columbia.
Having lived at Four Winds Villages for a little over two years, it's been a great place to live. The layout of my place is comfortable and the location in Columbia, near lots of shopping and I-70, is very convenient.
? Very well maintained townhomes with great amenities in perfect location. The staff is also very easy to work With.
Staff very polite and friendly. Very clean and quiet neighborhood. Great place for families.
We love living at Four Winds! The staff is super friendly and helpful!! The neighborhood is quiet!
I have been here since July and am very happy I chose this place over others. The office & maintenance staff treat me more like a friend than a tenant. Any questions or issues I've had (which has been just a couple) were taken care of immediately. All the neighbors seem great too! I love the online portal payment system!! I set it to automatic and never have to worry about forgetting to pay!
Four Winds Villages has been very accommodating to my roommate and I. We love the basement style, and love having a porch. The maintenance team is very responsive when you put in an online request. It is so easy to pay rent and access any information you need online. Very happy with our decision to rent at Four Winds Villages!
Very easy to deal with. Fastest move in and check in I've ever experienced. Nice place and very clean.
The photos don't do this place justice, I thought it was so cute once I finally saw it in person. They took time to sit down and get to know us before showing us options that fit our budget which was great. I was a little scared after I signed my lease because that was when I decided to start reading reviews (yeah I'm stupid) but all the people mentioned in those old reviews are gone and have been replace by professional and considerate property managers. The place was very clean when we moved in, they communicate well with their community, their online portal is easy to use, and from my experience maintenance requests are completed quickly. Happy to have signed a lease with four winds.
Do not rent from this company. Their rentals are cheaply maintained and highly overpriced. Maintenance takes forever to fix things when needed. Management will do everything they can to make sure you don't get your deposit back at move out time. And if they can will change more than your deposit to get even more money out of you.
10 months after moving out of this place I received a call from a collection agency that I owe nearly $2,000! What?? Really? Everything was finalized and signed off when I moved out. They claim the apartment was not clean when I left although the walk through had been done after a professional company had cleaned and shampooed carpets and all was well at move out time. When I got the collection call I went back to the apartment complex to have a face to face conversation regarding this issue. They didn't seem to know anything.....sketchy! I expressed my concerns and provided them all information in a very professional manner (although I wanted to lose my cool with them). They said they didn't have any phone numbers or an address for me from when I moved out. Once again, sketchy! On the application is my permanent address but they could not refer back to that.....hmmmm. I called again after about 2 weeks because nobody got back to me. The manager has to contact her manager to call me but cannot give me a number to contact him....? He doesn't have a number? She said he does not have a number, all she can do is request for someone to contact me. This whole operation is not what you want to deal with! Very frustrating! Would not suggest anyone to deal with this kind of place, you may get a surprise $2,000 bill nearly a year after moving out with the all clear previously!
Where should I start, we'll start with the staff unfriendly, rude, inconsiderate, slow, never in office, no respect for the renters I think that says it. The corporate office is the same way you call them and leave a message they ignore you also, they never return calls. The only reason I'm still at this location is because they force you to resign your contract 6 months into your lease for next year or they raise your rent 100 bucks, also I'm in a custody case for my girlfriends kids and if we move it won't look good to the courts. If you want to be treated like a person and not trash this isn't the place to live. They are poorly insulated my utility bill runs from 200 to 350 a month and that is keeping the house at 75 during the summer and 71 during the winter. The pest problem I thought when they had it in the contract if an issue arises not there is an issue and we will only handle it once then you pay to keep the ants out of your apartment even though we know you are going to have a problem with them. They write you a ticket for having trash in your yard, but if you look at their upkeep skills very lacking, every trash area is poorly kept, look nasty. The apartment manager try's to adjust and change contract agreements in the middle of a contract and she gets an attitude with you when you show her your right, she calls the cops on you when your not breaking any laws, I was very embarassed to have cops show up at my door to ask me to move my truck out of a legal parking area, she has harassed me and my family over every little thing that isn't even in our contract. In our contract it states you can pay money order, check or a electronic payment and she gets mad when she has to process my rent check manually. She threatens me every time I take it to her, I'm not going to take it next time, she has to it's in the contract. They need new management and more respect for their renter and this place isn't worth what they ask you to pay much less the increase every year. I wouldn't recommend this place to anyone.
I lived at Four Winds in 2012 and had no issues. I rented there again in 2015 and the entire experience was absolutely awful. I believe it has had new management take over in the past few years. We had a leaking ceiling that was never fixed entirely, no gutters on the home so our back door would leak when it rained, mice in the lower floor of the unit. We were charged for a cracked microwave upon move-out, and did not have all of our mail transferred to our new address. We visited the new tenant, who had all of our mail and informed us that Four Winds did not replace the microwave that they charged us almost $200 for. I had called Four Winds management 3 times asking for my mail to come pick it up, and each time they said there was no mail and that they had even asked the new tenant. They obviously never asked the tenant, as the new tenant was extremely nice and gave the mail to us when we visited. It's saddening to know that Four Winds Villages treats their clients, new and past tenants, with terrible customer service. We were excellent tenants, paid rent on time each month, and left the unit in pristine condition upon move-out, and still received absolutely terrible customer service.
This apartment is two floors with 2 bed 1 bath upstairs and 1 master bed 1 bath downstairs(ground level) with a living room and kitchen also on ground level. The apartment complex provides 2 parking spots right out front but is problematic when the apartments are meant for 3 people who all have cars. The walls appear to have no blemishes, the carpets have no stains, the apartment doesn't have a musk to it at all. Windows are in every room which provides a nice and homey feel. The kitchen has plenty of cabinet space but is a little narrow at times. The cabinets do no have handles on them, which I found a little odd. Truly a great neighborhood and apartment to live at.
I moved from Four Winds Villages about 4 months ago after buying our first home. In the beginning I was weary of the management but then the property went under new management and everything got so much better. Office staff was polite and always determined to help. Maintenance staff always fixed any issues we had in a timely manner. There is a good mix of demographics at Four Winds, including students and still is a quiet, safe community. I would definitely recommend Four Winds Villages to others.
