Life in Downtown New Orleans is pretty sweet, especially when you reside at the heart of its music culture and food scene. This historic city began in 1718 and went through French rule, Spanish rule, and then back to French rule until it became a U.S. territory from the Louisiana Purchase. These cultural influences can be seen today in French-style cooking or Spanish architecture throughout the French Quarter.
Just like its past, Downtown New Orleans is ever-changing with the resurgence of art galleries, jazz lounges, and restaurants. The community is comprised of many neighborhoods, like the Central Business District. Its business center is made up of large office spaces, the Superdome, and upscale shops at Canal Place.
The oldest, most historic neighborhood in Downtown New Orleans is the French Quarter. In addition to being incredibly haunted, its colorful buildings are home to some of the city’s best nightlife.

BEWARE..Roach problem and they will find anything to Not give you your full deposit back at the end of your leasing term. Plus, The weed smoking is terrible it comes into your apt vents and management tells you there is nothing that can be done. The staff is In and Out of your apt. for different reasons each month it's ridiculous. I was so happy to move out.
Kassandra and the staff went above and beyond any & all expectations. I could write 1000 words and not say enough about the AMAZING service I received. The property is beautiful and VERY SAFE. I could gush forever. Just know they are 5 stars and top shelf!
I've lived at the Four Winds for over two years and am a current resident. It's the best place to live downtown for a few reasons. First, the management and staff are always friendly and go out of their way to help with issues. This has been especially true during COVID. I've had a great experience with the management and staff and would highly recommend each of them. Second, the maintenance crew is always responsive and quick to fix issues (which have only been minor such as a lightbulb burning out). Third, the rooms and amenities are stellar and the best in the CBD. The rooftop view is awesome and a great place to meet friends or kick back by the pool. The location is great and convenient; whether you are walking to your office or going out for a bite to eat, it's all within walking distance. Last, I've always felt safe and secure during my time here.
I really enjoyed my time living at the Four Winds. It was kind of a whirlwind when I moved in. There was a slight staff adjustment, but Travis who just joined was a pleasure to work with. He went above and beyond to help me out as I left in the same fashion I moved in with. Popping in with questions about rent, random issues, parking questions etc. was easy and convenient. My emails were always answered in a timely fashion and I can't tell you how much I appreciate that. It seems simple, but it makes all the difference. I wanted to make a special note about the Valets - I did the option to valet my car and I really enjoyed all the men who worked the floor. They were always happy to help - and I took out and parked my car at the strangest hours. Because of the constraints and limitations of my job, the Four Winds was easy and convenient in all the right ways. If I'm lucky enough to find myself back in New Orleans, on another job, I would absolutely consider living here again.
Besides the fact that its in the middle of everything, the staff goes above and beyond to make sure you're comfortable. That was the most important thing to me coming from another state. Would move back if job would let me!!!!
Was a resident here for 2years and recently moved out. The units aren’t that bad but the staffing is horrible. Upon touring and moving in I worked with the gentleman name Tyronne, who was absolutely great not only as a potential resident but also once I became a resident. He always went above and beyond to help me with whatever I may have needed. Always friendly, energetic, and well groomed and dress. But the other office staff was horrible, especially the manager who was always rude with an attitude. I didn’t deal with them much but when I did it was never pleasant. Her having a bad attitude and rudeness, is what you get about her around the building. Once I did move out recently and found that Tyronne was no long there it really hurt me because I felt as if he was the personality of the building from a company/management stand point. I looked at him as a big lost to the building and I’m glad I won’t be here to see the direction it’s going in. Living somewhere is much more than just inside an apartment, it’s also the staff and how they deal with me as well and FourWinds suck at that. I DO NOT recommend anyone to live here. BAD MANAGEMENT/STAFFING!

Great property in the CBD. Price is very reasonable. Love the access to everything nearby and amazing amenities. Rooftop pool and gym are the best. Security and maintenance staff very friendly as well!
I love my apartment here at Four winds. The location is great, the amenities are great and the staff is also great. When you go in the office ask for Tyrone, he is amazing and will give you all the information you’ll need before making your decision to move !
I usually don't write reviews on pretty much anything, much less apartments but I have had a good enough experience here that I think people should know this place. I toured just about every apartment building in downtown New Orleans before I moved into the Four Winds last month and there really is no comparison. The residents here are friendly and I don't feel like it's spring break when I use the common areas like some other places downtown. I can actual relax on the the rooftop, which is the biggest I've seen with clear views of the actual bend in the Mississippi river so you can see the ships coming by. The pool has a tanning ledge and is big enough to swim short laps. There are two large BBQ grills that are clean (unlike other buildings). The movie room here has a huge 4k screen with more than 30 seats...which I plan to use during football season. They have an aerobics gym with a water rower and a separate free weights center downstairs. The office center has a printer residents can use (I don't have one). I could go on.. Like some other apartments downtown these have 24/7 guard service, full sized/front load laundry machines, granite counter tops, walk in closets, all stainless steel appliances, water filters on the fridge for that Nola tap water, alarm systems, WiFi thermostats, etc. What I liked a lot about Four Winds is all the hallways are historic and restored from 1927, all the apartments have the original pine wood floors, and the showers are actually giant pieces of marble (not tiles) so it's way easier to clean and looks fancier. The building just has a very rich feel to it. When you walk in the lobby, all you see is giant chandeliers and stone walls. I'm not sure what the other reviewers did to the staff but I've always been treated extremely well. They change my air filters, water my plants when I leave town, hold deliveries I can't be home for, and do other little things most places won't do and stuff that's just outside of their normal job functions.
This is a historic building that was renovated into beautiful, upscale apartments that are located next to everything in the city. The amenities are the best they offer for apartments in New Orleans and the price for rent is reasonable considering everything included. I can not thank the staff enough for making the move-in process seamless and easy. Particularly, the Leasing Manager, Nicole went above and beyond for us to make sure we had everything we needed from day one. I have seen her in the building weekends and very late at night on numerous occasions making sure everyone is happy. She really goes above and beyond for the tenants and my family and I are very grateful that she was there to assist us during this transition to a new city. Great place to live!
My friend lives here and had to pay $250.00 to use the community room for 2 hours. After the party, we helped her clean up and found a plate of food from a party that looked at least 3 weeks old. That seems crazy that the room wasn't even cleaned but someone that LIVES there has to pay that much money. She showed me an email from the leasing manger, Nicole. Nicole told her, via email, that she was an "inconvenience" because Nicole neglected to tell her where the mailboxes were when she moved in (there were actually no mailboxes at the time because the building just opened but they didn’t let her know). My friend also has a audio recording where you can hear the leasing manager screaming at her. It seems crazy that a leasing manager would scream at someone that pays money to live in a place like that (or any place at all). I was there when the security guard tried to kick her out of the pool area because she did not want to wear a wristband to prove she lived there, although her rent and lease should be enough proof. I knew we shouldn't have the party there, after I saw how my friend was treated at the pool but we did and it's crazy that they expect so much but couldn't even bother to clean the room for a paying party. Beware of this place!
Everything about The Four Winds is perfect! I would've loved to stay here and rent with my boyfriend of 3 years but it's so hard to get in, even if you have good credit, good pay but according to them "not enough" and a '"who we thought was an acceptable" guarantor but come to find out, wasn't... please, don't get your hopes up too fast.

Four Winds has the same criteria for each applicant. We need to see proof of income that is at least 3x the monthly rental amount. That criteria is the same for an applicant or their guarantor. Please contact the management office should you have any questions regarding the rental criteria.
Great location, great views of the city. Awesome pool and amenities. Property management is juvenile and does not manage the property well. Dumb rules for luxury apartments. Fit and finish within the apartments is lacking. Apartments are below standard for the price but location is awesome.

Thank you for your review. We are very fortunate to have a community of great tenants at Four Winds. While we do have rules for the safety of our tenants, we are lucky to have a community of people who care about the well-being of their neighbors and maintaining the building so that it clean and safe for everyone to enjoy. Our finishes are also above average for our market and include: stainless steel appliances, 100 year old heart-of-pine wood floors, real marble and granite counters and baths, Delta faucets and showers, hand-blown glass pendants, real crown molding, the largest rooftop pool downtown and oh yeah - our location is hands down the best in the city.
The owner's are still putting the finishing touches on the Four Winds apartments but it is already a great place to live. From the gorgeous view from the roof patio with gas grills to the breathtaking chandeliers in the lobby, this is a beautiful place. The staff are the most friendly I have ever encountered in apartment living. My unit is quiet and elegant with all the amenities. And to top it off... you are only 2 blocks from the renowned French Quarter. I love it here and you will too.. I gar-on-tee!
