I lived here recently and it is such a great deal, especially being adjacent to the Village of Hamburg! The property is excellently run, and I had zero issues in the time I was there. Maintenance is extremely quick to respond and management as well.

These apartments have a fresh coat of paint but don't let that fool you. Poor maintenance and failure to make much needed repairs results in problems all winter long and well into the spring. Water leaks and problems with the roofs are way too common at this complex. Maintenance is friendly but ultimately clueless and doesn't have the resources needed to make corrections. Lots of bugs inside and out. The single entrance into the complex on Southwestern is extremely difficult (and dangerous) to get in and out with traffic, and is on an incline which causes many issues in the winter. Area is not well lit. Units are not well insulated and windows are drafty. Expect ridiculous $200 /month electric bills as all heat is electric. There are far better options in Hamburg even at lower prices so keep looking before you consider Fox Brook.
No amenities, rent rose every year, repairs were not done per request. Maintenance came but did not know what he was doing (only 1 person on staff). Owner turn over every year. Snow removal upon request. Bugs in apartments from leaky roofs over winter, that were never repaired. Eves off the whole winter& part of spring, buildings need painting. Landscaping & landscapers terrible. Cigarette butts all over and smoking while working.
I have had nothing but great experience at fox brook. Pros: -We were fortunate enough to get a 1 bedroom towards the back of the property, so we can't hear the traffic on Southwestern Blvd. -The open concept kitchen/living room is ideal. -full size H.E. washer and dryer is very convenient. there is also shelving provided above for linens/detergent/etc. -the appliances in the kitchen all worked, no problems. Ample cupboard space and microwave included. -bedroom comfortably fit a queen size bed, 2 end tables, two dressers -the size is just right. for a first apartment, this is great. not too big, not too small. its not HUGE, but that means less cleaning! -I've had to call the maintenance staff about 4 times. each time they were there to fix the problem within 30 minutes. Also, very friendly and always say if there's any more problems, don't hesitate to call, even if it's at 10pm -great little patio area for a grill and outdoor seats -NOBODY ABOVE YOU!!! nobody stomping around or creaky floors above you -although you CAN have dogs, I rarely hear any resident's dogs barking -location is great. If you forget something while grocery shopping, it only takes a few minutes to get to walmart. Wegmans, tops, aldi, and the mall are within 5-10 min as well -another thing I love - You randomly get $10 off a $10 purchase at Kohls! We got one when we first moved in, and I thought it was a welcome thing, but we got at least 4 more throughout our time there..didn't have to sign up for anything! -there are enough parking spaces where I have a general "spot" for my car, and it's pretty much always open. When I viewed this apartment the first time, it was during the day, so I thought there were a lot of spaces because people were at work, but that's not true. I find that there are always enough spaces available Cons: Of course there have to be some cons -if you do get an apartment close to the road, there is going to be traffic noise -it IS heated all by electric, so bills will be higher than if it were gas -the closet in the hallway could be bigger Overall I would definitely recommend these town homes
I am very impressed with the team running Foxbrook as well as the value. Full sized appliances (including washer and dryer), wooded setting, pet friendly --- I feel fortunate that I will be moving in.
