Argentine is a small neighborhood about six miles south of Downtown Kansas City, KS. The neighborhood is also seven miles southwest of Downtown Kansas City, MO, so it’s a great option for commuters. Major roadways like Interstate 635 and 35 and Route 69 make traveling outside of Argentine easy. Argentine is primarily residential, but there are several parks and a few restaurants and stores in the neighborhood. Similar to many areas in Kansas, Argentine has affordable options for rentals and most of the mid-rise apartments and charming single-family houses are spread out over the neighborhood thanks to winding streets.

Property Ratings at Fox Creek Apartments
The photos are very misleading. Moved in sometime in the spring, so it was in the rainy season. Living room carpet flooded every time it would rain, maintenance came and removed the padding to prevent molding & provided a fan to dry out the carpet. Every time they’d come to check on it, the carpet was still wet. Pretty sure it’s a foundation issue. Nearing fall, and never got new carpet padding. Enter the building and you’ll be hit with a smell of wet carpet, cigarette, burning food, or pot. Air fresheners can’t save your stuff from smelling like cigarettes or burnt food. You’ll hear any neighbors entering or exiting the building. Had my bathroom flood because my ceiling fan started leaking 3 times, first time it happened called the emergency maintenance line, no answer. Called the office, no answer, called both multiple times during a weekday during office hours, no answer. Went online to put in the request, someone stopped by next day. Didn’t even look at it, just said they’d be back and never came back. No response the next two times. One of my closet doors does not open, and the carpet randomly has flooded. My freezer has never had a rack, garbage disposal has never worked, one of the stovetop burners has never worked. A bunch of random switches that control nothing. Definitely a bug problem, no matter how clean you keep it. There’s always trash around the buildings, some has been there at least 6 months. Took a week after signing our lease to get our keys, took months after that to get our mail keys. The only thing this place really has to offer is cheaper housing.
Flooding, roaches coming through the ceiling, constant smell of pot, heat has never worked. They constantly make promises to fix things but never follow through. Many residents have resorted to fixing things on their own since management wouldn't.
This is actually the worst apartment I have ever lived in. I cannot get a hold of anyone at the office ever. My apartment has flooded four times and the last time it took them 5 days to address. lighting fixtures are out and my air conditioner just went out. Is it due to the flooding? I am on the lower floor so opening the windows is not an option. Will be contacting the BBB today. I wasn't planning on moving till next spring. Guess that plan has changed.
Our apartment has flooded, not once, not twice, not three times, not four times, but LITERALLY ALMOST A DOZEN TIMES! This is not some "small puddle" flooding let me mind you, but ENTIRE hallway carpet soaked, ENTIRE kitchen flooded with water, bathroom backed up (both toilet and shower), and the bathroom flooded... Let me remind you that this has happened MULTIPLE times, and not always to this degree, but it has happened to this degree more than three times! THAT IS UNACCEPTABLE. This apartment is a piece of trash, and stay as far away as you can! YOU HAVE BEEN WARNED!
I have a few problems but I would love to move somewhere else and win this prize.
Falls at cottonwood creek is a well kept, well staffed apartment complex. They have a wonderful dog park for all your furry friends, as well as dog treats in the office and plenty of space for your furry friends to run around! Plus a pool and playground for kids or yourself. Inside...The bedrooms and living area are quite large and the management actually installed brand new carpet for us prior to our move in. The kitchens are smaller but manageable. The closets are WONDERFULLY huge though. Overall it's a wonderful place for me and my roommates. And a lot of our neighbors are small families, couples, and older folks...so it's perfect for everyone really.
