Property Ratings at Foxridge Apartment Homes
Amenities are better than all the new buildings in town, its a nice park like setting which is a reprieve from all the student communities on the north side of town. Maintenance service is attentive and my apartment is spacious and upgraded! Bus to campus runs all the time and takes about 15 minutes.

We're so glad to hear you're enjoying your spacious apartment and the amenities we offer! Our team works hard to maintain an environment that everyone can enjoy. We appreciate your positive feedback and are happy you chose our community as your home. Thank you!
I love the location of Foxridge because it is more isolated than other complexes. The trails around the area are a very nice addition. Maintenance is also very responsive.

We are so happy that you're pleased with our community. Our priority is to provide excellent customer service, so thank you for taking the time to share your experience!
Through almost a year living at Foxridge Apartments my room mate and I had no issue at all with the management. This changed when we indicated that we were interested in resigning our lease early into the school year (around October). Foxridge didn't present a new lease to us until after winter break and increased our rent without any notification besides that on the lease. It seems very unprofessional for a company to surprise good tenants (who are also students without a notable income) by sneaking in price increases late into the apartment hunting season, which severely limited any other option.

We regret that you have had a disappointing experience. Resident satisfaction is extremely important to us. Please give us the opportunity to rectify your concerns. Please feel free to give us a call at the Welcome Center, 540.951.1221 to discuss your situation in particular.
First of all the office is extremely unhelpful and rude. They have hung up on me and rarely answer the phones at all. Maybe they technically have a security, but nothing is done. I have seen cars keyed, ive been hit by a car on the sidewalk outside my building, and parked cars hit and run. Our entire building had many packages stolen (I lived on the third floor) and even laundry taken from washing machines. Their only response was to send a letter out informing people. We already knew packages were getting stolen. They made no actual effort to make their residences feel more safe. The thefts never stopped. The maintenance workers are super nice and helpful, which are the only people who care about you. Ive lived there for two and a half years. Even though Virginia law states they are not allowed to charge for normal wear and tear, they consider only scratches on the wall to be normal wear and tear. They dont consider light bulbs to be wear and tear, which legally it is (trust me I checked.) But we are students and obviously cant take them to court. The carpet second year, my dog chewed up in the corner. Totally needed to be changed and I accepted that charge. But expect to lose your entire deposit and possible even pay them more. Both apartments I lived in had rats and bats in the walls. I could hear them moving around in the ceiling often, even after they use their exterminator. They recently changed the washing machines by letting you pay on your phone. They didn't change the actual machines that have put holes in lots of clothes. They then made it .75 more to use each machine, even if you use quarters. Now its 1.50 for each machine. Year one, they charged us to change the carpets even though they hadnt been changed in years and nothing was done to them besides walking on it. They charged us for the carpet because they hadnt been changed in years and were changing them in every unit. They will charge you at any chance they can and still have the nerve to treat you badly. They dont care about their tenants just money. Its so unfortunate that its run by these people because the building, property, and bus system was great. But because of who its run by, the quality of living is crappy. No matter how much you clean, no matter how long/ how much effort you put to reach their standards; it wont matter. They will charge you anyways. I spent hours bleaching and scrubbing the bathroom and still was charged. Choose more wisely then I did.

Thank you for taking the time to speak with a member of our team regarding your move out charges. Our experienced team of professionals are available to provide quality service to our residents and potential customers at the will of both parties. As we shared in our conversation, we make significant efforts to communicate the expectations and inspection process with our residents. From the initial lease signing, move-in, and at the signing of the notice to vacate, we provide to residents the Standard Vacating Checklist, which outlines the residents’ responsibility upon move out. We regret you feel there was a discrepancy in the final evaluation of the apartment against the checklist. We do make every effort to document our findings to avoid any discrepancy. As you acknowledged, your carpet was damaged by your dog and regrettably, flooring damage is costly to both parties. Our practice, which was applied to your situation, is to invoice a prorated cost for the replacement and not the full cost that was incurred by Foxridge. If we can assist in providing you with a better understanding of the charges and associated costs, through our extensive records, please call or visit the Welcome Center.
I lived in this apartment community for 19 months and I moved out on Sunday and they did not do inspection while I was there because it's a holiday and then I was surprised to see some the charges they deducted and they will politely deny everything you say to encounter the charges and they do not keep any proofs of apartment condition when you move in apart from the inspection sheet that you fill up when you move in. So, I am sure lot of students will be moving into this apartment but be aware and keep note of following, - Do not move in or move out on holidays. (they expect you to move out on weekdays if you want to have the inspection even though they will charge you for weekends or holidays if your move-out falls in that). So, best bet for you is to have move-out date on lease agreement as one of the week days. - Make sure to take pictures of apartments (each and every single stuff) and also when you move out. This is very helpful when you are dealing with this kind people. - Fill out move-in inspection sheet in detail assuming you are moving into a brand new apartment (even though it's over 40 years old apartment community). There will be lots of things which may not be available as checklist but do write them all. (e.g. use finger to see if air vent is clean, use hand to see if bathtub, wash basin, kitchen basin, kitchen floor, etc are not sticky and write them if it's, make sure to write even if there is a single spot in carpet). These carpets are freaking at least 10 years old, but they will charge you if you have not written anything on inspection sheet. Management is pathetic, rude. I will never ever live in this community if I happen to come to Blacksburg again and even won't recommend. "Dollar Tree will return your dollar even if you lose your receipts but Foxridge/Heathwood management won't. Leasing office people are so terrible."
Becareful about which building you tour...your parking spot may not always be available and non residents can register with the office to use the parking lot it seems. Lived here for years and management doesn't care enough to make sure us paying residents have spaces for ourselves or guests. You have been warned.
This is the perfect complex if you're looking for a quiet environment and that "home feeling". The maintenance staff is always looking out for you and always quick with repairs or issues. Your rent includes water and heat which is awesome come winter time in Blacksburg, VA. Also the buses come every 15 minutes and the walk is short to every stop.
Bus stops are in weird places and it's more expensive than it should be, but the places are nice.
Good bus route access, a little pricey. Has a pool and a gym and all that. Floors are a little thin so if you're on the bottom floor you can easily hear the people above you. But the apartments themselves are pretty nice and mostly roomy. Living area is large and bedrooms are a good size. A little out of the way from downtown and campus but we'll worth it.
Hethwood and Foxridge are really great apartments to live in. It is a bit pricey, but being in a college town, the prices are worth it for the perks! Maintenance is great and we can always count on the staff to take care of anything we need in a very timely manner. The neighborhood is awesome and everyone is very friendly. I highly recommend Foxridge/Hethwood!
this apartment complex has the best amenities! I enjoy the pools and fitness center. The walking trail is right behind my house which is great for exercising. The management is great too so helpful and concerned. Great place!!!!
