So there were some significant issues with the apartment when I moved in. Ones that should have been disclosed (there was no way to miss them). This apparently is common, as I have spoken to other residents who have moved in to find issues that also should have been mentioned. That said, once I spoke to the manager Isabel, she made sure the ones that could be were addressed and she really listened to me. Isabel gets 5 stars. She's great. That said, there were things she couldn't do; like change the floorplan. The floorplan I was given when I moved had significant deviations from the one I moved into. I was told that was common. As they did not allow me to see the actual unit prior to move in (though I asked repeatedly, in person), this was an unpleasant surprise. And the issues that were able to be addressed caused me significant difficulties (at one point I had to move everything out of a room I had just moved into) and a lot of stress. This apartment itself is significantly overpriced compared to similar ones in the area. There are a long list of fees they nickel and dime you for that should frankly be included in the rent ($9.00 pest control fee? Really???) And it bills itself as a luxury community. Since I have lived in many luxury apartments I can assure you... this is not the case. The appliances are the cheapest out there. The washing machine is brand new, cheap and is terrible. The stove is the most basic you can buy. And everything in the apartment from the very cheap flooring to the old toilets and old sinks are just 'economy' grade. The trash valet only takes one bag, and not even every day. Nothing in the actual apartment is luxury. Seriously. Nothing. Even the tile backsplash and counters, which are newer, are very outdated in style and were probably the cheapest available as a result. That said, there were very few apartments with the things I wanted available in the area on the date I needed to move in. And Sarah, the leasing consultant, is very good at selling the community. And the community itself is quite nice. The grounds are well maintained the maintenance staff is friendly, responsible and competent. So I moved in. Finally, there is a huge pest control issue. However, its endemic to the area an not limited to this property. I have friends in nearby communities that also have to deal with it. That said, most of them don't get charged a separate pest control fee. That service is included in their rent.

Disappointed to say the least! I lived at the Franciscan for two and a half years. I paid my bills on time and left my apartment spotless. When I left in March of this year.. I was promised a part of my deposit within two weeks of leaving. I never received the deposit back. I have called multiple times and they never got back to me. This complex changes management often…maybe my information slid between the cracks, but still EXTREMELY DISAPPOINTED

*there is no parking. In order to secure parking you have to rent a carport or garage. Neither are cheap and likely not close to your unit. Unless you rent a space there’s no guaranty that you’ll find parking at all. *the units have ants, the stairwells and hallways have spiders *the trash at the dumpster piles up and spills over into the parking lot *my unit had not been cleaned before I moved in and there was dried food splattered in the microwave and on the stove, stains all over the carpets *the A/C was not working in my unit and it took 6 days to have it repaired not including all the days leading up to the complete breakdown

Lived here for 2+ years and my experience since day 1 has always been great! The units and complex are clean and gated, staff is friendly, helpful, professional, maintenance requests are done in a timely manner, and location is safe and convenient to everything. And a bonus- you have access to the park from the apt, great to de-stress and my pets love it. Check this place out, won't disappoint, great option to add to your search, well priced.

I contacted to property by email and quickly received a response back I was able to set an appointment to view the apartment that day. When I arrived Jarommy greeted me and quickly I gave her name and she new exactly who I was and had all my information that we had gone over on the phone. It was very refreshing and made me feel right at home. The property was amazing and I look forward to being a resident.
I love the Euless area! There's a lot of shopping centers within a 10 minute drive from the complex. The community itself is quiet and I always see Maintenance in the mornings cleaning the grounds. The lead maintenance Craig is also very friendly when taking care of my work orders. Everything is fairly priced considering the area (near the airport). Overall, I would recommend this property to any of my friends. :)
Apartments are nice, great location, but there are issues 1)Parking 2)Trash dumpster 3)Dog poop 4) Can be noisy if children are screaming or bouncing their balls in the hall ways 5)Price 6)Gates are continuously broken (I moved there because it was gated...lol). 7)They can enter when ever they want...they do give you a heads-up most of the time. Just know it's their property and they can get in. Staff is good and repairs are done it a timely manner. I lived there for two years but glad to be back in a house.

I will be moving soon, however, I've lived here for about 2-1/2 years. Pros - I've found mgmt, office personnel, and maintenance to be great. Especially when mgmt changed over about a year ago. Newer maintenance people are very friendly and courteous; whenever I've had issues, which was maybe 3 times since I've been here, they've been fixed very quickly. I have found mgmt very accommodating and helpful. Property is very well-lit, so I feel safe walking my dogs at night. The unit itself is open-concept and a good size, but lacking aesthetics. Flooring, fixtures, etc could stand some upgrading, especially since the rent continues to soar. They continue to raise the price for rent, parking, trash, pet rent, etc w/no visible improvement. Parking is insanely difficult. Ironically, the DFW plane noise isn't as bad as the tenant noise. If someone sneezes outside your building, you hear it (even on the third floor); if someone comes home across the breezeway, you hear their door slam like it's your own; the sound of screaming children vibrates in the corridors. Some people hammer on their walls very late (midnight), leave trashbags in the breezeways on non-trash days, and some drive into and around the complex at all hours booming their bass. Not to mention the inability to even hear the TV when motorcycles & souped up cars drive through, since the complex literally echoes and amplifies noise. The caliber of tenants continues to decline also; neighborhood, as a whole, appears to be deteriorating. There are many other nice, centrally located, areas like Grapevine, North Richland Hills, and Keller that offer comparable (or lower) rent with way nicer apt interiors and better quality materials, which is why I'm moving. So, really, bottom-line, it depends on your expectations & what's important to you.
There isn't anywhere close to enough parking; unless you pay for a covered spot and they charge about twice as much as any other complex in the area. Being forced to park outside of the gated area, up by the front office, isn't uncommon at all; especially if you work late or go out on the weekends. The gate remotes, like the covered parking, run about twice as much as every other complex in the area and are non-refundable payments, unlike every other complex in this area which charge refundable deposits where the cost or the remote is returned to you upon move out. The quality of the units, while nice, is totally overshadowed by the constant nickel-and-dine nonsense that management pulls. I would recommend people looking for an apartment in this area to look at other community. There are plenty right around here, with comparable quality units, that don't resort to unethical hidden costs and headaches.
The Franciscan at Bear Creek are wonderful apartments. The units are spacious and updated. The maintenance is up to par and gets work orders finished in a timely manner. The neighborhood is quiet and tenants are friendly. The complex is close to an amphitheater so you get the luxury of listening to concerts when they have them from the balcony. The parking leaves something to be desired for tenants who choose not to pay for covered spaces. When you have people visit, they spend almost 30 minutes just looking for a space to park. Same goes for people who live there. I spent almost an hour looking for a place to park and ended up parking on the other side of the complex because parking is bad. I also find some people don't know how to live in apartments. I had a problem with a past tenant in the unit above me walking so hard, I knew every step he made. The same with the current tenants. They walk so hard and their child runs all over the place. Other than the parking being totally unreasonable and tenants not being courteous of the people below them, the complex is truly a nice place to live.
have leaved here for almost 3 years. apartment units are very nice and clean and maintenance people are super cool ! cool only if ice them up and keep complaining about the matters and if you are to be lucky enough your complaint may be ..may be fulfilled in couple of months and on top of that the employees will show us how to use the appliance in a special way to be used and if you don't use it in the same way they teach you, we are dumb and we don't know how to use the appliances. . very very poor management and managing skills dont think they are an equal housing members too as they don't treat everybody the same. managemnet has to learn a lot on how to manage a property and manage residence i would say property owners need to rethink on all the hired employees . please rethink !!
I have lived at the Franciscan Apartments for just over 3 years. The outside of the apartments are very well maintained and the maintenance guys work hard and are very nice. I was in the smallest apartment they offer, for the first 3 years and have recently moved into a two bedroom with a friend. The inside of the apartments are pretty generic. They have white cabinetry (which I prefer), tan carpeting (which is now being replaced), and very good sized rooms and bathrooms. However, I do not believe the cost of rent matches the apartment. They are pretty pricey for the size and the fact that the kitchen and bathroom hardware leave a lot to be desired. The apartments are also very well insulated, I only hear my neighbor when I am in the bathroom and they they turn on a shower or flush a toilet. They neighborhood has changed a little over the three years. Most of the neighbors I have had are great, however I have had a few run ins with some questionable people. There has also been a time in car break ins. If you are looking for a decent apartment that is close to the airport, major freeways and half-way between Dallas and Fort Worth, I would say these apartments would be fine. My biggest problem with the apartments is the management, every time I have had to deal with them, it has been a major pain and usually ends up costing me some type of fee. I had to pay for new carpet, even though I had lived there three years and it wasn't new when I moved in, I was told I could transfer with no problem, and then was told when I was signing the papers that there was a $250.00 fee. If you don't ever have to deal with the management then these apartments will be fine for you.
This apartment has a great location. You are a 6 minute drive from DFW International Airport, yet the plane noise is not bad at all, most of the time I don't even hear them. Right out the park gate are tons of walking trails and its only a 10 minute walk to the neighborhood dog park. It is also only 25 minutes from both downtown Dallas and Fort Worth. The apartment has a great pool and hot tub with plenty of lounge chairs and umbrellas, which you will need in the Texas heat. The apartments look nice and updated with great landscaping, lots of trees and grass. The inside of the apartments have a lot of light and nice light features, which help them to appear bigger. I have lived here for over three years and have never had any major issues, if things break the maintenance guys will usually fix it in less than 24 hours. The only thing that people may have a problem with is parking, if you know you are going to be out late a lot, its worth it to upgrade to a covered spot. Its extremely difficult to find parking at night.
Loving my little place called home. I get to enjoy the scenic park, 24 fitness center, and a gorgeous swimming pool! Employees are like hotel personel. They are always willing to help with a great attitude!
