Make sure when you’re moving out the apartment you have to remodel it and it might cost you a couple thousands dollars, that’s what actually happened to me, no maintenance, the second day i moved in I sent emails and did request through the app , call the office, went to the office No one showed up for maintenance for the whole year

I’ve been a resident here for a couple of years now and it really seems the longer I’ve stayed the more bs they try to get past you. They take a lifetime to process a maintenance request. Seriously. I’ve waited over a month for a lightbulb to be changed. One whole side of my kitchens electrical wiring does not work. Most of the staff is rude when you call and ask for an update. Wouldn’t recommend. Can’t wait until my lease is up!
I put a service request in 2 months ago and have not had anyone out. Called the office because my 2nd restroom had water leaking from ceiling and spoke with Ashley who was rude and did not seem to care that not only I had a leak but didn’t care or wasn’t her problem that no one had responded to my requests make two months ago!

Don’t believe the high ratings, everyone that lives here really knows. It’s overpriced with terrible service. Nonexistent maintenance department that takes close to a month in response time. Anything they can do to up charge your rent, they’ll do it
Franciscan has really good location and apartment plants but they have the worst management. Do not believe when they show you models and give you promises. I have referred two of my friends to move here a month after we move here. Now I felt so bad about this because they did not give referral to us which i have promised to give it to them. When i asked about it, they said we do not know why you did not get it. its been a year now! Second, i have a not working dishwasher for a year. I have request maintenance for 10 times and ask for a fix or replace. They did nothing. It is not picking up detergent and i have attached pictures to show them. One time they said they are waiting for a part, but result is same! We are washing our dishes by hand. So if you do not want to disappointed, do not believe the promises they give
[PART 1 OF 2] We lived at the Franciscan Apartments for two years. We made some rookie mistakes that will never be made again. When you move in AND more importantly move out, make sure you take very detailed pictures and videos. Have a walk through with a staff member or better yet manager, with their signature on what you will be charged for. With this being said, the Franciscan charged us a month after we moved out. There were some things on there that were fair game, like the drip pans needing to be replaced. However, the other charges on there were outrageous. We deep cleaned our apartment, leaving it spotless. But we were charged a cleaning fee. The manager said we had to hire a professional cleaner with a receipt. We went back and read our contract; it never once stated that we had to hire a professional cleaner. Same thing with the carpet, the charge was carpet replacement. The manager said we needed to hire a professional carpet cleaner, but then the next time I called they said they were going to replace the carpet regardless? I called a number of times to see if I could speak with the manager, and was always deflected. They would tell me that someone would call me back. I had another promise me he would call me back. Crickets. I then got a call from the debt collector. Not knowing if this was a scam or not, I called the Franciscan to see what was going on. I was genuinely trying to work this out with the apartment calling several times a week to get this resolved before this happened. The Franciscan was happy to tell me this debt collector was legit and this matter was now out of their hands. It has been and back and forth battle, and absolute nightmare to say the least. These agencies prey on the fact that you have no other choice besides paying the false charges or they hit your credit. I asked for pictures from the Franciscans end to prove the charges, they said they were unable to give them to me. But then came back and said the debt collector could provide them to me. The debt collector said they have no such photos. The Franciscan lied about many things from the beginning. They have now put my family in a financial bind and added a lot of stress and worries to our life. They are unable to provide any justifications as to why they have charged me for the line items on the paper. It is extremely unethical what they are doing.

I have lived in the apartment complex for over 10 years and for the most part things have been okay, but for the last two times I have gone through a renewal it has been a nightmare. The last time I wanted to sign a new lease it took may attempts for them to get it right, each time I would report an issue, such as them leaving off the garage, or getting the price wrong, they would tell me they would fix it and call me back, but I would never get a call back. I would eventually have to call them back and I would get the run around. Even after contacting the Property Management company (Atlantic Pacific Management) the best I would get was the promise of a call back, which they did that time, but I ended up having to come into the office and work them with face to face to get anything done. After almost 3 months they finally finish the lease. Fast forward to the end of that lease and now I mistakenly decided to sign another lease, thinking the previous time was a fluke. Obviously, it was not. It starts with the renewal offer they sent me. I signed that offer and turned it into the office and they said they would send me the lease, several days later I had not heard back so I called to remind them, they then sent the new lease, but not the amount on the renewal offer. I called and they told me they would correct it and get back to me. Another several days pass without any contact so I call again. This time I'm told the amount on the renewal offer was wrong and they would need to contact upper management and would get back to me the next day. The next day comes and goes so I call back and I'm given a new contact who is supposed to be a higher person in charge (regional manager?) and they tell me the same, the renewal off was the wrong amount. What I don't understand was why no one had said anything to me until the time before last or why they didn't send me another offer letter with the correct amount. Or why it was wrong in the first place? This person told me they would call me back and never did, several days later still not response and they no longer answer the number I was given to them. So now I'm going back to try and talk to people in the office, with promises of calls backs I'll probably never get.

Pros: Alicia, Heather and Andy are all wonderful. Maintenance was quick. Cons: NOT luxury living, but the prices are. Appliances are old, flooring comes up, sinks are shallow, sloppy painting, old, stained carpet. When cleaning a black splotch on my wall the paint came off. Gate breaks all the time, 2 months once without being fixed. Don't be fooled by their pictures, everything is cheap and made to break. Parking absolutely sucks. Lucky to get a parking spot inside the gate, unless you pay. What is the point of having a gate if half the time I'm unable to park inside of it? 2nd time my AC went out, my house was 90 degrees. Maintenance said AC was blown and put a temporary window unit in. He said “they gave you an old broken AC unit”. Tube thing kept falling out, had to duct tape it together. My house was still 89 degrees. Several days later they fixed it, but when I went to my bedroom I saw my personal towel wet on my bed. There was a coat of dirt all over, black watermarks all in the tub, black stains the cabinets, personal shower items on the counter. Spent my night bleaching my bathroom. They excused it all with “trying to access my fur down above the tub”. Several days after they asked if I wanted them to clean it, not helpful then. How did fixing my AC turn into that mess? Took days for them to respond to me and when they finally did they were very unapologetic, and NEVER explained the dark marks all in my tub. Most likely was the moldy water from the temp AC unit dumped in my shower. Sent in a request to change out my fire alarm batteries. They wrote in their written report they fixed it but it was still broken. I emailed Franciscan and they said I needed to supply the batteries or they wouldn't fix it. Why lie and say they fixed it? Most of staff are SO RUDE. I went into the office a spoke with Matthew about renewing my lease. 2 minutes into speaking with him, another potential resident walked in. Apparently new people took precedence to their current resident - He told me to come back another time. SO NOISY NOT SAFE. Staying up (screaming/banging on doors) until 4am on a Tuesday evening was not unusual. Cops/ambulance around at least every other week or so. They spend lots of money putting up new photos on their website, renovating the pool/patio to get people IN, but once you sign those papers, they stop caring. LEAVE.

We strive to do our best and be as helpful to each of our residents as possible. The summer months can definitely be hard especially when the A/C doesn’t function as it should. It sounds as though we did our best to make you comfortable until the new A/C arrived by providing you some relief with the window unit. Unfortunately we have to rely on other businesses and contractors when things break and the timing is not always ideal in getting our resident the relief and comfort we want them to have. The Franciscan is currently undergoing a beautiful renovation process that provides new appliances, flooring, lighting, plumbing fixtures and paint in all the new homes we are turning around for upcoming residents. We would have loved the opportunity to transfer you into one of these new homes and have also offered current residents some of these benefits as well upon renewal. We wish you the best in your new home and hope that one day you might give us another try. Again we truly appreciate your feedback.
If you are looking for the worst managed apartment complex you have succeeded. I would give negative or zero stars if possible. If you're lucky you have the opportunity to work with Andy, who is the only member of the staff that is courteous and helpful. I have lived here less than 2 years and cannot wait until my lease ends. The resident turnover is significant, multiple of my neighbors in my building have moved out because it is unsafe and the horrendous management. Don't forget to look at the trailer park that is in the back of the apartment complex too. On many occasions random people have tried walking into my apartment as opportunistic thieves. My air conditioner has broken 19 times since I've lived here and maintenance suggested "why don't you just buy a fan", keep in mind it's 80 degrees inside my apartment. The garage door has not been painted in over 5-6 months, which is a nice eye sore and shows the struggling management. Management is now having to bring in other employees from other complexes to attempt to half way maintain the complex. All the trash outside the entrances of the apartment buildings is never picked up and I've seen razor blades, needles, drugs, you name it. Don't forget to check out the busted out mailbox pictures. I'll post some pictures and the rest will explain itself of why you shouldn't waste your time even looking into living here. I've reported all these issues and management told me they will fix it later, which they never did. The majority of them is how my apartment looked when I moved in. Good luck in your apartment search and it is a big mistake that you will regret if you choose to live here.
When I first moved in this property was nice, and I felt safe walking my dog in the evenings. After a few months I started noticing the smell of people smoking pot around a lot of the buildings. People also seemed to think it was a race between speed bumps and would hardly move over for people or pets walking so I stopped being able to walk my dog there. The pot smell was also a problem at my apartment. I liked to have my patio door open but someone must have moved in that liked to smoke pot as it always would blow in my door if I left it open. Pot has a very distinctive smell that I think is disgusting but if you don't mind it you could live here.

I'm on my second upstairs neighbor here. The first was nothing but stomping around and dropping heavy stuff on the floor at 5 or 6 in the morning all the time. The property manager said it is just apartment noise. My new upstairs neighbors decided 11 pm on a Friday night was a good time to move in and woke me up wearing ear plugs, by dropping stuff on the floor. Apparently any time is fine for moving in here. I even asked them if they could keep it down at midnight, but the stomping around and dropping stuff on the floor continued until at least 3 am. That's when I went out to my truck to try and get some sleep. I called the front office to leave them a message about it that night and there is an option to leave a message for a courtesy officer. I left several from midnight to 3 and never heard back. I also never got a response to my messages I left for the front office. Now I have spent my one Sunday off this month trying to relax but having to listen to constant thuds and stomping. Also multiple times I have been woken up by my next door neighbor yelling in the middle of the night. I do not recommend this apartment for anyone that likes peace and quiet.
If you have ever wanted to know when your upstairs neighbor is peeing because you can hear it, then this is the place for you. No sound buffering between ceiling and floor, everything your upstairs neighbor does you will hear. The "luxury" should be taken out of their name. Kitchen and bathroom cabinets are cheap, with the laminate coating peeling up at the corners. The new kitchen appliances are not that great, and the microwave was to big for the space so the door could only open 1/3 of the way. Patio space is a joke for most units, can barely fit a lawn chair on some. Air conditioner units outside are old and have a high pitched squeal and even with multiple reports of which ones are doing it, they do nothing to fix them. Maintenance is slow to respond to any issues. Once they have your lease signed they could care less about you. Thank god I am out of there!

It appears beautiful, but my husband and I have lived here a year and will not be resigning our lease. We have had nothing but issues with getting maintenance done in our apartment and on things such as the "security" gate at the entrances. The office staff is also very unhelpful and have given us false information many times. The apartment itself was just fine, but for the money it isn't worth it!

Great local easy access to major roadways. Also very close to schools, malls, and a hospital. As well as a fun upscale spot for nightlife close by. The property is setback a little - to enter you have to cross a bridge - the exterior is medieval. The grounds well maintained and attractive. Moved in 2015, since I have been a resident - they have completed three major maintenance projects. The unit is very clean, updated, modern. All repairs are addressed and corrected promptly. There are scheduled events a few times a month for residents-the office staff is nice and friendly. I did a lot looking before leasing here. I am well acquainted with what is out there. And the disappointment of seeing the photos online, reading the reviews and then the letdown of walking thru the unit. This property is really different. Come see one the units - you will be as pleased as I am with my apartment home.
The Complex is currently remodeling and giving the exterior new paint, new roof, garages re-painted, etc. The staff is very friendly and takes care of any issues or concerns immediately. A great place to live.
