Nice and friendly place but the staff is impossible to reach to on phone and email. This has been the issue for very long time. Also maintenance requests are severely delayed. Imagine having a infant baby and there is nobody to reach out directly. It’s sad! The white paint you see in the pictures for one of the apartments for room and restroom comes off easily and getting it repainted is also impossible even though you make 1000s of requests. They will close the requests without doing any work or letting you know. As I said, lack of communication !! Also, one strange think is you can use heat and gas all day or not use it, you will still be be charged the same. It’s very unfair but they are good at shutting you by saying “ it’s our new policy, we can’t do anything”

This place is terrible the water pressure is always low I can barely take a shower. I can hear everything my neighbor upstairs does even her phone vibrate. Office never answers the phone. The price for this apartment is definitely unjustified.

Management and maintenance are extremely unprofessional. My roof has been leaking for 2 days and maintenance has yet to come check it out. Previously my kitchen sink was overflowing and it took them 4 days. The list goes on and on why I hate living here. Stay away!

Your apartment will almost definitely have mice and the complex will ignore this issue. Trash is left out in front of buildings all day long because of their shoddy trash policy. This place looks like it is never mowed. Potholes all over the driveway. The irrigation is so bad, this place is constantly flooded and draining everywhere around the property. No insulation in the windows.

My bathroom has been flooding from upstairs unit for over a year. Today I stopped in to learn when the repair would occur, and Melissa said she didn’t know and then made an unrelated phone call in middle of a conversation. I’m confident there is mold behind the walls. While most neighbors are good, some aren’t. 5 people living above me. No soundproof.

Do not move here!! They do not care about their current tenants. The only job the girls in the leasing office have is to sucker people into signing a lease while hiding known issues. I am now the third tenant to complain about the urine smell seeping through the walls from the apartment above me. They told me the same thing they tell every other tenant that has lived in this apartment…they are “working on the issue”. I have not had a working oven in the month I’ve been living there. The tub is also disgusting. I was told on the day I moved in it would be fixed. The community is dirty with trash all over the place. The pet waste stations are also always overflowing. Read all of the other bad reviews. This is not a place you want to live. Save your money and rent somewhere else.

Lease office people are ridiculous and the maintenance team will not fix your repairs. Swampy outdoors and no proper sewage disposal.

Gave it 1 star because it needed a star. I give it 0 stars Current resident of the place. The upstairs apartment leaked and then broke my ceiling in the bathroom. They tell me it’s going to take a week to repair. When it leaked last night and they say call the emergency number it took over an hour to get to us. By that time the water broke our ceiling. Management won’t reduce our monthly bill at all for NOT HAVING A BATHROOM TO USE!!!! Also one of our friend have 20 bees in his apartment and they said to him they don’t see the hive so there’s nothing they can do. You just got to live with 20 bees!!
I have lived in this community since 2014. I have personally referred 3 people but now i regret. I had small roof leak for 3 years , every time i complained they response was they are going to have the roof contractor look at it . Due to last night rain that small leak is now a big hole. I addition to this i have 2 big leaks. I was shocked by the response given my the manager when i asked if they could do some temporary fix until the roof could be fixed. “ we are not going to waste time by coming in twice and i have to wait till the roof contractor comes in “. This is after i told her i have kids at home. I wish i could post pictures of the apartment here

If I could love a minus 1 I would. STAY AWAY FROM THIS OVERPRICED MIS-MANGED DUMP. The walls are thin, you can hear everything. I was with out heat for 4 days in the dead of winter. I put in multiple work orders, and was told they had to get an expert in and gave me a tiny space heater for the whole apartment. Then is summer I was with out A/C for several days. I told management and was told "that work order was closed" NOW.. I can only use limited electricity otherwise the electrics will short circuit and blow the whole unit. The also make you pay for things you don't want. Also some of the neighbors are not 100% right in the head and will chase you around the lawn yelling and cursing. Stay far away from this dump. Save your money and move to a location that cares about the residents.

I am thrilled with my experience with this staff. The office staff is incredibly helpful and genuine. Especially Brianna. She went Above and beyond to make sure I had everything I needed for my move in. The maintenance staff is polite and helpful when needed. The apartment it’s self is tidy, cozy and very fresh looking. I lived there for an year. While I was staying at Franklin Commons, every time you raise a maintenance request, it takes ages for the work to be done and people will hardly respond to your mails. But the worst was after we left Franklin Commons, they deducted 100$ against carpet cleaning, while I had personally vacuumed the carpets and cleaned the entire house before leaving. They simply want to make money out of your security deposit as well. And the management doesn't even bother to reply to your emails or calls. I'm extremely disappointed.

I've been living here for about 3 years now. The place was fine at first but this past year the place got bought out by new management. There was horrible communication between new management and residents. Maintenance orders got completely backed up by their new system that it takes sometimes 1-2 weeks to get something done, when before it was 24-48 hours. A lot of these apartments were built in the 60s so every couple of months you have to put in a new work order because you'll notice something wrong. Ceiling/floor pretty thin so you can hear your neighbors walking around. But new management just added in a lot of new renovations (like the fire pit & grills) so it will be really expensive to live here but not worth it. Planning on moving out once my lease is up. Nice place for the first few years but no more than that. Also give it some time for new management to figure out what they're doing first before moving in.
Frequent management changes in the past six months. Poor communication regarding these changes and always around the time when rent is due. Latest change told us that we should "estimate or round up" what we THINK we owe for the month. If we're off, we'll get charged a late fee. Which isn't even legal. It is their responsibility to provide the consumer with the amount due and if they are not able to do that then how can they charge a late fee? They market their newly renovated apartments but that's not the norm. My apartment is extremely outdated and I am sure that I am paying as much as or more than new renters. They will refer to lease agreements for everything but will never enforce the rules when it is inconvenient for them. There have been NUMEROUS complaints about people not cleaning up after their dogs but nothing is ever done. They don't enforce either how many dogs you can have or the size of the dogs. Parking is awful and again not enforced. People park illegally. People take up more than one spot. Abandoned cars taking up spots. People park numerous work vehicles also. They charge you (shocking) for valet trash service whether you use it or not. I don't use it because I don't like the front of where I live looking like the projects. Trash everywhere which attracts animals and bugs. The dumpster area is always completed overloaded with bag outside of the dumpster. I feel sorry for anyone who has an apartment anywhere near this area because it is disgusting and reeks. If you happen to have a smoker living in an adjoining apartment you will always smell the smoke in your own apartment. You'd think if they were going to allow smoking then they would have smoking and non-smoking buildings. Maintenance workers are the only positive. They are quick to respond, friendly and overall helpful. I don't interact with the rest of the office staff because in the past I have found them to be rude and condescending.
Please don't ever come here, there are plenty of apts in bensalem. These guys are cheaters especially new management company. Rent you are asked to pay is just basic. In addition to that they will manage to collect extra $200-$400 every month in the name of electricity, water, gas, swear, maintenance fee, trash, energy fee etc.. Every time you renew lease they will increase it by $100-$200.
Moved in here about a month ago and very pleased. Grounds are very clean and maintained. Got lucky with great neighbors all around me. One of the nicer apartments in the whole bucks area in my opinion. Very family friendly. Dave and Amanda in the office are amazing people. Maintenance comes within minutes of calling. For the people who complain about noise--you have to understand where you live. You have families/kids all around you. Kids play outside and are loud but that's what kids do. If you have a noise problem, talk directly to your neighbors. This shouldn't reflect on the apartments themselves and cause bad reviews. If noise will be an issue than I don't suggest apartment living for you! This is my 2nd time living here from 2013 to now and plan on staying for awhile. Grounds are clean, gym is good. playground is on the small side but there's a huge one right up the street in walking distance. The pool is big and I love it here in the summer, great vibes. You have a sense of security here.
Not that it was ever great to begin with but this place has gone downhill lately. Parking is awful and it's made even worse by people who park taking up two spaces and people parking their work vehicles here. Several apartments have multiple people living in them. Kids everywhere. Trash collection is a joke. No one cleans up after their dog.
It is the worst apartment I have ever seen. Lots of issue. Even they are charging for maintainace. they are using very very cheap material. Once you write a service request. It will take forever to complete. Also big part - It is not safe. I heard many incident saying that someone knock the door badly. I got scared. I said that I will call cop the person ran away.
I always say anyone can deliver a product, service or solution at a competitive price. The theory is you pay for what you get. I don't believe that happens to be a good moto for this community. I'll tell you why, cause your paying too little for what you get in return. If your thinking of renting in the burbs, this is the spot. The apartment layouts are open, simple and large. The club house has just enough amenities, pool table, small gym and a coffee bar. If you have a small family or are just starting out like we happened to be, the first floor apartments are amazing, access to a large court yard for the kids to play, walk the dog and entertain guests. The large swimming pool, volley ball court and tennis courts offer places for you and all your friends and family to play. What really separates Franklin Commons from the competition???? An outstanding office Staff, Amanda, Dave and Elise truly care about you and your family, they help you with leasing, work orders and ? you may have, oh and they make sure the cookies and coffee bar is stocked. The maintenance staff is another great group of guys, they make sure the property is kept clean, safe and your apartment is kept in great order, I had a leak I discovered on a Saturday at 2pm-ish, by 225pm the leak was fixed. After calling Franklin Commons our home for the last 4 years, me and my family are really going to miss them. I hope this review helps...
we are currently looking for a new residence preferably a rent town house 2-3 bedrooms .our current apartment is ok but seems like everyday the facility gets worse.
Best place I have lived! This has it all, it has great employees that care for there tenants. They are quick to get issues resolved for maintenance and they remember who you are. I walk into the office and they ask me how my day is by name it's a very welcoming community. It's very animal friendly and the neighbors are really nice. The space is awesome, my one bedroom apartment is 850 sq feet! It's awesome and my dog loves it here too. I am perfectly happy, the pool is an Olympic size pool, it is close to 3 different malls and a ton of places to eat. A movie theater is near by at one of the malls too. It is great, a 5 minuet drive and you will be where all the shopping centers are!
Have been living here for more than 3 years now, and I have wonderful experience. Friendly staff (Amanda is awesome), maintenance done within an hour or two from the request time, plenty of parking spaces, big living rooms etc are some highlights. Although not big fan of paying for Valet trash but not a deal breaker. I opted-in for regular non-upgraded apartment so appliances were little worn out even from the beginning. I like this place so I will try to move to upgraded model for next year. Gym is awesome addition but some additional equipments and little more cleanliness could make experience even better. Not having Verizon option for Comcast is the my only complaint. I highly recommend this apartment for anyone looking for a good apartment package as a whole. I don't know why people have bad reviews.
For being in the suburbs, franklin commons rent is super affordable and a great deal of space for the money. Plenty of closets n they keep the grounds tidy n clean. Also a plus is your private entrance and the patio/balcony. If I could redo I would have taken apartment with the w/d only because I hate dragging my clothes across the parking lot to do it.
This Beautiful Town home style living is ideal, for all. Do you enjoy a quiet friendly Environment? Then this is the place for you! the staff is equipped with incredibly friendly and helpful people. Each building has a large green courtyard. The pool is within walking distance, with plenty of lounge chairs and dining tables for outdoor fun. Overall you will enjoy this large close-nit community!
Franklin commons is a beautiful apartment complex in Bensalem pa. It is clean and perfect for your family. The community is friendly and welcoming. The spacious apartments are full of natural light from the front living room to the patio doors in the kitchen. There is plenty of storage and living space. The master bed is spacious along with the 2nd bedroom if you choose. Wether on the top or bottom floor your outside space has a beautiful view of fields and trees all around. Overall this is the ideal community to rent and raise a family!
Pros: 1. Easy access to major transportation routes, I-95, PA Turnpike, Route 1 2. Large rooms 3. The grounds are well maintained and expansive 4. Maintenance responds to request in a timely manner. 5. Dave and Amanda are very helpful Cons: 1. Some utilities are not based on actual usage 2. The sound insulation is poor. 3. Rate increase for long-time residents is extreme.
I absolutely love my apartment at Franklin Commons! The 4 years I have lived here have been great. I love all the people and how are complex is set up and my cute apartment. I wish to spend many more years here as long as I can afford it!!
I love this apartment. It is almost like living in a house. There is a window in every room. The view from my back patio is a huge yard. The neighborhood kids play football out there. The windows are nice and big. My cats love to sit in the window and look at the birds. Another good thing about this apartment is that there is a gym that I can go to anytime. There is a beautiful pool where me and my guests can swim. I was looking at condos and my apartment is just as nice, even nicer than some. I decided to rent because I don't like to shovel snow and am not good at maintaining the grounds like they do at my apartment. If something breaks down, they come to fix it right away and if it can't be fixed, they replace it right away. I live on the 1st floor so there are bugs sometimes when the weather gets cold. The exterminator comes at the exact time he says he will. There is no long wait. Another good thing about this apartment is that it is at a good location. It is near all the fast food and chain restaurants. I 95 and the Turnpike are also close by. I plan on staying here until I die or have to go to a nursing home. Whichever comes first. This is the greatest place to live.
I just moved to the area and Amanda was absolutely wonderful from before we signed the lease thru move in day. I had a couple items I wanted fixed & maintenance was there in a flash! I love my new apartment. Nice grounds for my dog Georgie & easy access to Philadelphia! Couldn't have been a better choice.
Really great place to live. Very clean and the staff are super nice and helpful. On-site pool, tennis court, play ground. The apartments are very clean and spacious. Love this place!
Frankin Commons is awesome. The staff is very helpful and friendly! Dave showed me two apartments, both which were in my budget range. We went back to the office and within 24 hours I had an approval and he was very efficient and helpful. They were even flexible with my move in date, knowing my old apartment lease was coming to an end. They were very quick with my maintenance request too, I had 3 major issues when I moved in and they came out right away to fix all the issues. The best part is that they are dog friendly, I couldn't find a place that accepted big dogs, but Franklin Commons does! They are all over and it is awesome to see such a pet friendly community! I love it here, it's also very quiet and the neighbors are friendly as well! I am very happy to call Franklin Commons my home.
This is the best apartment . The office staff especially Elisa go above and beyond to help you and resolve any issues. The maintence staff is quick and very efficient . They come out promptly and work very hard to fix the promptly . My Ac unit needed to be replaced and of course it's the hottest week it breaks down too . Jose and coworker ( I wish I knew his name) worked from early in the morning till the end of their work day to make sure that I had air . I can't give the staff enough praise

I've been a renter for 30+ years and have been in Franklin Commons for four of them. The first 2.5 years were great - the grounds were well-kept and the neighbors terrific. Since January of 2013, however, there have been ongoing problems. There was a major water-main leak that took until the fall to be properly fixed; pools of standing water and mud everywhere. I also noted that there were several drainage grates in grassy areas of the property that were completely grown in and blocked. This resulted in areas of standing water - not so great during mosquito/West Nile virus season and despite being reported four times, they were still never fixed. According to pet policy (and I have a dog, so I'm familiar with it#, dogs are to be walked in the perimeter areas of the complex and droppings are to be promptly picked up. This is disregarded by large number of residents, and some areas are completely unusable because of the feces buildup. Management is disinterested in whether their residents are happy; as noted earlier, I've been a renter for more than 30 years, and this is the first place I've ever lived where I've had to complain about my neighbors. The young couple downstairs from me moved in in 11/13; since then #it's now 3/14#, I've had to complain to management eight times about them, and had to call the police once because of noise. They allow their dogs to urinate on other peoples' property and let them defecate anywhere without picking up after them. They have three dogs #only two are allowed, and these aren't even registered on the lease, so they aren't paying monthly pet fees#, one of which is an un-neutered pit mix . . . one of the breeds strictly prohibited in the community. He's extremely aggressive, barks and howls constantly, and the woman who walks him can't weigh much more than he does. It's distressing, but more so because management is fully aware of the situation and has done absolutely nothing about it. Management also employs a number of "stealth policies"; they won't tell you, and it isn't published anywhere, but tenants are entitled to one free carpet cleaning at the time of renewal. They also offer a senior discount for those over 62, which is nice, but they don't tell you about it - I only found out by accident. When I requested it #I'm 63#, I was told that they wouldn't apply it until my next lease renewal, despite the fact that I was 62 at the time of my last renewal. As I said, it isn't published anywhere, so how are you supposed to request it at the appropriate time. Finally, in addition to rent, pet fees and utilities, I'm also paying more that $60 a month in additional administration that include base energy and gas administration fees #these are not utilities#; we also pay for sewer #$21.95/mo# and trash collection #$5 now, but going up to $25 at renewal time#. I also pay $2.75 a month for the privilege of having a third party handle all the billing for the complex.
Elisa in the office is excellent to work with. I can't praise her enough. The move in was smooth. I needed things looked at and maintience was there the next day. Plenty of parking as well.
I have lived in Franklin Commons for the past 2.5 years. The apartments are great in size! The kitchen is huge compared to most apartments. I recommend getting a unit with the washer and dryer, its very nice not having to leave the apartment. There is tons of storage space throughout the apartment! My biggest issue is the maintenance of the apartment. In the past year I have had the roof of my bathroom removed and replaced 6 times for a leak that never seems to be fixed. They rip out the ceiling to find no leak. The ceiling gets repaired then in a month or so needs to be fixed again. Various other small items seem to continuously go bad as well. Also, my first lease had water and sewer included in the price of rent. After I signed my second year least, no amenities were included. So not only did my rent increase (which is expected), but my entire bill went up about $100-150 each month with no amenities included. As long as you are prepared for the price jump each year and can tolerate the possibility of severe maintenance issues (more than usually expected in a rental), the apartment is great size for the price. Parking has never been an issue and the location is very convenient.
The leasing staff was so helpful and knowledgeable to answer my questions. The apartments are cleaned and repaired between tenants . The grounds are beautiful . Additional activity entities are available that were not in place when I lived here before.
