Franklin Hill Apartments is a seventy-five (75) unit, five (5) story (elevator serviced) upscale residential apartment complex located at 44 Hill Street, Morristown, New Jersey (the “Property”). The Property is situated on approximately one and one-half (1½) acres of impeccably landscaped grounds with on-site parking and twenty (20) detached garages. The Property is ideally located on a residential street one block from the NJ Transit train station (direct service to Manhattan), exclusive South Street shopping and restaurants, as well as the Town Square (i.e. “The Green”). The Property is comprised of an excellent mix of forty-four (44) one bedroom units with one bathroom each; thirty (30) two bedroom units with two full bathrooms each, and one on-site manager’s apartment. These units are some of the best maintained and largest apartment units available in the Town of Morristown. All units feature beautiful parquet hardwood flooring. Property Ratings at Franklin Hill Apartments
I lived in a renovated apartment so it was very comfortable. Perks are the utilities included except electric and internet. I paid additionally for a garage. Maintenance is prompt. Very safe location especially for a single woman. Prime location close to NJ Transit and other downtown restaurants. Good club room and laundry on site has good machines. Secure mail/post.
The building is great, and I would’ve stayed longer if I didn’t need to move for work. The building is tucked away on a quiet side road, but it’s also within walking distance to the train station/downtown. My apartment was big compared to what you’d typically find in Morristown. Parking is easy (and there are free options too). The laundry room is clean and updated as well. Absolutely zero complaints.
I lived at Franklin Hill apartments for 4 years and had a phenomenal experience. Zack, the building manager, is exceptional. He is friendly, always available and resolved any issues (minimal) I had with the apartment. The grounds and property are immaculately maintained. The building is safe and neighbors are friendly. The location is within walking distance to all downtown Morristown has to offer, which I took advantages of during my 4 years. The only reason I left is because I transferred to another state with my job. I highly recommend.
Amazing location and a quiet apartment/street overall. The process was a breeze and the staff are so friendly. Building maintenance and requests by tenants are taken care of immediately. Large apartments with ample space to make it your own. Overall, an awesome experience living here!
LuAnn in the leasing office made the whole process super easy and was very helpful in answering all of our questions in a timely manner. She was always very accessible and quick to respond both over email and text. We're looking forward to moving into the unit and really like the location as well as the space of the unit we're moving into.
It has been great living at Franklin Hill. The building and grounds are well-maintained, the building manager is attentive to issues and is pleasant to talk to, and the management has been nice to work with over the course of my time here. They have also recently renovated the lobby and added a new community room, both of which are very nice. An overall positive experience.
I was very pleased with the rental experience at 44 Hill Street. Zach, the property manager, is extremely helpful and always in a good mood. Minor work orders that I had submitted throughout my lease were attended to within a day. The property is always clean and looked neat. The basement/laundry was the one thing that I had always wished would get a face lift, and without even saying anything, it was completely redone. New paint, washers, dryers, payment system, etc. I highly recommend this rental property.
It used to be a good place to live when Mark, Property Manager, was here. He was very responsive and the property was well-kept. Ever since he left, the property management went downhills. Washing machines broken all the times and one of them still hasn’t been fixed (for several months now). Plus the management team at the office is very rude. My friends who just left told me that the management didn’t care to give advance notice when they tried to show the vacating unit. They would just called 15min prior and expected you to open your door to strangers. I am looking for a new place. Don’t come here.
Until April 1st, 2016, I lived here for over 10 years. While all my friends living in luxury residences in the Manhattan area always complaining about their management, I found my management here to be super responsive --> partly because the building supervisor lives on premises and never seems to be off duty. As a simple example of their responsiveness, a couple of times in those ten years, I put in a work request for a slow drain right before I headed off to work. They always had it fixed before 10:30 AM, even though I always put down, "no rush". They get things done quickly! Also, when I finally left (due to a bigger family), I did find them very generous on the security deposit return; (I was expecting to at least dinged for a cleaning fee since I merely swept up and nothing more; but they gave me back 100%. :-) ) The other reason I stayed so long is that it is a stones-throw away from the Morristown train station (~ 6 minute walk) and I was commuting into Manhattan for most of my 10 years. Weekday & weekend, there is a train directly to Manhattan at least every hour, and more often during rush hour. All & all, if you like what you see, you will like it. I don't see that there would be any unpleasant hidden surprises for people like I have had at my new place. Alexander Collins
