Property Ratings at Franklin Park Apartments
Before you rent: Management company finds new ways to add additional fees each year for a 40+ year old property that is poorly maintained and falling apart. For being a “valued tenant” for 4 years, I found out that in addition to my rent going up “only” $75/month, the following fees would be added: $50/month to rent the washer/dryer, $35/month for landscaping and maintenance (surprisingly landscaping is not included at this “luxury” apartment), $350 lease renewal fee, $30/month to park in the pothole filled parking lot, added monthly charge for water, a $6.50/ month (?)fee (because why not?). I’m sure there will be new fees next year for the valued tenants. Additional facts: windows leak and freeze, walls are thin, balcony is rotting and unsafe, mgmt decided to reduce the number of dumpsters from 6 to 2 (they are constantly overflowing with trash and filth), potholes everywhere, bad snow removal/landscaping and apathetic management.
I moved here because it was unfortunately the only availability I could find at the time and was in a time crunch to establish residency before the school year started. We rented under both the previous and current property owners from August 2022 to September 2023 (13 month lease was cheaper). Both companies were basically trash but at least the maintenance and price was better with the previous one. Our downstairs neighbors below us had a mice infestation that neither company chose to do anything about. Upon talking to other tenants, we found out it was a problem all over throughout the complex. There is something seriously wrong with the electrical like one of the other reviews mentioned. The lighting goes out periodically and all maintenance does is tell us that it’s just due to being old and outdated. The electric baseboard heat barely works either and somehow costs a fortune it was about $300 a month for our electricity bill during the winter!! We had a problem with one of our toilets constantly running that happened when the new company took over and when they finally came out to look at it they were unable to fix it so just ended up turning it off and going without one of the bathrooms until we were finally able to move! It was literally the most awful experience I’ve had to endure living anywhere in my entire life. I’m so thankful to have found a new place nearby and have such a deep appreciation for living where we are at now.
I am a current resident and I cannot wait until my lease is up. These buildings need major electrical repairs. Plugs and heat don’t work! I repeat DO NOT RENT HERE. The renovations are not done by professionals. It’s very sloppy and not worth the price. They’re now using some type of 3D AI enhancements for the pics they show on here to trick people.. apartment looks NOTHING like it. There is an infestation of bugs that they refuse to do anything about! The doors to the building don’t lock and neither do the patio doors. Save yourself the headache and look elsewhere.
I loved living there until we got new owners. My lease will be up in October and they are increasing my rent by over $150 plus now charging more for heating and requiring additional parking fees. These changes caused me to find another apartment. This new place will still require me to pay what Franklin Park Apartments will be charging but I will have access to an outdoor pool and fitness center free of charge. At the time of writing this, they currently have 21 unit available in the next 2 months. Shocking and now I understand why.
It's a nice area, but the apartments are poor. They advertise this huge remodel, but all it is new paint and floors due to wear and tear, now they raised the prices in rent to make up for the expenses that there realizing these apartments need, but don't fix. electrical outlets are old, don't hold a plug in, or spark. No storage, most basements are in no conditions to store anything, all my property I put down there has been damaged due to heavy mold. Really bad conditions down there, moved here to give my children a better life, but at these new prices this place definitely is not worth it. I've had broken outlets, broken bathroom tile floors, and broken venting fans in kitchen and bathrooms, that have not worked since I moved here, still not fixed, I wonder if there gonna try to make me use my renters insurance to pay fixing it, and I heard from other tenants that they give you a hard time to get your deposit back. rent keeps going up but nothing major gets fixed, these new owners fixed my kitchen light fixture that had been out for the last five years, when the maintenance came to look at it, it was not even connected ,wires were hanging out of where a light build was supposed to go. place has been sold like for times since I moved in seven years ago. Something's going on here. Waiting for some kind of change, or for them to the consider changing unit prices, definitely not worth what they are asking for. That must be why people move in and then move out. No one last here.
My husband and I moved in on April. The apartment unit itself is spacious, beautiful, and mostly clean. By “mostly” the wall are painted but they painted over holes and dust. Not a big deal. By the looks the lace is 10/10. Once you get to know the unit, there’s many safety issues. None of our electrical outlets work with our light switches. Our sliding door and main entrance don’t lock. So good luck with that. Luckily our dog is on guard. There’s mold is the showers and sinks. Our sink water is omitting a sulfur odor. So don’t drink it. Our electricity short circuits and some outlets spark. The best of all, our dryer barely works and most likely will start a fire. It smokes and smells like something is burning. We’ve been living here for 3 months and we’ve requested service several times. They came once, it was to fix the mold issue. The rest of the safety issues are canceled and set aside by maintenance and management. Their excuse is that our schedule doesn’t match with the maintenance’s schedule. We told them they can come in whenever, they just need to let us know before entering so we can put our dog in her crate. Valid enough, right? Another problem thing too, maintenance did come over to our apartment but at 8pm. Who comes at 8pm to fix a major issue? They have no consideration for something very serious. Maintenance lacks here. It’s really a shame. They’re going to hold off a serious isssue until someone gets hurt. I don’t recommend starting a family here. Safety is taken lightly.
Overall rating: 5/10 Parking Lot Cleanness: 4/10(Not enough trash cans) Apartment Cleanness: 10/10 Apartment Hallway Cleanness: 2/10 (Weed Smoking in none smoking apartment) Appliance: 8/10 (No Bedroom AC, Dryer and Washer old models) Overall this is a great place if management does something about the weed smoking and appliance issues.
You are only able to do a self-guided tour or virtual. When I did the self-guided tour, we were instructed to pick up a key in a lock box. When we did, the key did not open to both of the show apartments. I tried calling about this problem, and no one got back to me. Seems lazy and irresponsible. The building doors were also unlocked for anyone to come into your apartment building. Thanks for nothing.

Don’t waste your time applying and touring, we applied for a unit and the leasing office tried to tell us our pay stubs were fake??? Insinuating we made too much money? I’m not sure but a waste of time, too much hassle, uncooperative/unhelpful leasing office.
