Fans of HGTV's "Fixer Upper" are already familiar with Waco, a fast-growing city along the Brazos River in central Texas. But long before Chip and Joanna Gaines began remodeling the city one fixer-upper at a time, Waco was attracting savvy residents looking for a home deep in the heart of Texas. Downtown Waco is where the city began, growing around the iconic Waco Suspension Bridge, completed in 1870. The bridge is located in downtown's Indian Spring Park, with Doris D. Miller Park on the other side of the bridge. Indian Spring Park is the site of Waco's original settlement. Today, in addition to the bridge, the park contains the "Branding the Brazos" Sculpture and a riverwalk.
In addition to Magnolia Market at the Silos, Waco is home to the Dr. Pepper Museum, the Earle-Napier-Kinnard House, Cameron Park Zoo, and Baylor University. The soft drink Dr. Pepper was invented in Waco in 1906, and the museum is a popular tourist destination.

Property Ratings at Franklin Place
I love my apartment! Management has worked very hard to correct issues with the gated parking, and people parking where they shouldn't. Communication has been great! They text us if there's an issue. Maintenance and housekeeping are amazing! (Say hi to Angie.) I feel very safe.
I have lived in this complex for several years. The reason I have not moved is because I love my individual apartment. However, management has been horrible. We have been through 5 managers since move in, and promises have been made and never kept. I signed here thinking I would have amenities at this complex, which is definitely not the case. The pool is closed most of the year, the gym is laughable. Things are constantly broken around the complex (pedestrian doors, gates) and do not get fixed in a timely manner. The walls are thin, so you can hear everyone above or below or to either side of you. The upside is the location. You cannot beat the location. We just got a new manager, and fingers crossed he can make some improvements, but not hopeful as corporate seems to be terrible.
If you're a Baylor student looking to move here run as far away as possible. The secured gates have been broken for months allowing all sorts of unsavory characters to enter the place. There are zero amenities. Management refuses to fix things and then gets vindictive when you point them out. There are so many other places to choose from ....I would not recommend.
I lived there for 7 months, what an AWFUL experience. The management team will tell you ANYTHING to get someone to sign and move in. The walls are extremely thin, so you will here everything! The neighbors, people above/below you, and anyone who walks in the halls. Extremely poor construction, no soundproofing WHAT SO EVER! The train tracks are a football throw away, which you will hear at least 1 train almost every hour (6am through 3am). In the 7 months I lived at Franklin Place, they went through 5 property managers. So don't expect to have anything done in a timely manner. You have to pay for a gated parking spot, which is alright with me, but when someone parks in your spot, the management team says "there's nothing we can do about it, just park on the street". If you for whatever reason still decide to rent an apartment there for reasons beyond me, MAKE SURE EVERYTHING YOU ASK FOR OR DISGUSS IS IN WRITING!!!! As I said before, they will do ANYTHING to get someone to sign a lease. I have moved all over the country and have rented apartments, town homes, duplexes, and houses from all sources, this was by far the worst experience and company EVER! My advise to you, KEEP LOOKING, don't sign and be miserable after day 3.
