Loved the team and the location! Everyone is so nice, the community is clean, the apartments well kept. I recommend them 100%

I lived there for two years, and never once had any issues. Maintenance were awesome and very friendly, management was always a help and very kind. I’d recommend them to anyone. I personally thought the studio layout very nice if you have the sliding doors, and the outside is gorgeous and peaceful for an affordable community.

Staff was very informative about the property. Both people in the office were very nice and Answered all of my questions! Definitely take pride in their property.

I love the way these are shaped. It’s very different than an average apartment. Very spacious and comfortable!!!

The staff is very friendly. Rooms are bigger than they look in pictures. Very peaceful. They made the whole process easy and stress free. Great location, I would highly recommend. No breed restrictions on pets which was a god send for us.

Ever since I moved in they’ve helped out so much. Especially maintenance. They’ve fixed everything I needed in less than day. Also very clean when I moved in.

I enjoy living here and the maintenance staff is on time if I have a problem. They are always quick to resolve any issues. I recommend all my friends to live here.

Listen!!!! hit the back button and look else elsewhere this place is ROACH infested and MOLD as well. They don’t care about anything you’ll find better trust me! RUNNN YOU WILL THANK ME LATER!

I moved in a week ago and have never been happier or felt more at home at any other apartment complex I've lived in. The grounds are perfectly manicured, the people are friendly and quiet, and the staff & maintenance are very courteous and helpful! Everything is clean here, too. No trash laying around, and the laundry room is wonderful - you use your credit/debit card so there's no hassle of loading money on a special card (and it's very clean, NICE!) I've heard that people complain about the trains, but honestly, I only hear the whistle. Nothing else. I strongly encourage people to check it out, they have every kind of apartment you could want. My only regret? That I didn't move here years ago! Jimi

I moved to Tallahassee, sight unseen, without ever visiting the city before, & I count myself lucky to have found Franklin Pointe. Great location, beautiful greenery, lovely staff & cozy layouts: you couldn't ask for a better place to settle.

Pro: cheap, pool, Cascades Park, and great surrounding area. I think it's within walking distance to a lot of things but my friends don't. It's affordable and what I need for now. My neighbors are pretty quiet. Everyone is pretty nice in my building. Con: where to start? Smoking Smokeing Smoking. When I first moved in to my "Redbud" it smelled like cigarettes so bad. I was told these were non-smoking apartments but they're not. I had to buy an air purifier and leave it running so that my clothing doesn't smell like it. Parking isn't great when school is in session. I get off work late and sometimes it's hard to find a spot. You will hear the train. You won't be able to get back to your apartment when certain events are happing; like the marathon or Springtime Tally. The Office won't stop bugging me. I pay my rent on time and don't complain but still "would you like to resign your lease?" " come get your pool passes" etc. they've had a lot of plumbing problems the last 2 months and they've turned off the water at least once a week for a few hours. One weekend we went without water. They like to enter the apartment a bit too much. Twice they were "just checking for damages" and every two months they enter for pest control. There is no central AC it's a window unit. Great for utilities but sucks for the area not near the window. I do get a few other residents asking for change or a ride to the store. Laundry is pricey I did enjoy living here and if I didn't get a job located on the west side of town I may have stayed. I love seeing all the dogs in the courtyard. They're very leaneant on pets here just pay the fees. They'll repair things and good time, I love the maintenance staff. It does take patience for traffic if you drive. During school session you'll smell and hear a few things you'd rather not but otherwise no one else is home! Food delivery is super fast!

Bottom line it is true that these apartments are older but they are very well priced and have a great administration. I've been moved in for about 2 weeks and in that time the maintenance crew has fixed everything I have asked for. They are timely and helpful at times even recommending to fix some things I hadn't even noticed could be improved. The layout of the apartments is very smart and it is a very calm quiet place. Great for a law student like myself.

We just love the location, so close to downtown but yet in a quiet area. It is near several bus-stops and the pool is well-maintained. You can get fancier (for a lot more money), but this is quiet and nice. Daysis is great. She has worked to fix any complaints we have had!

The location is absolutely perfect and it's so quiet. The staff is friendly and maintenance is very swift. I called the emergency maintenance people and they showed up in 15 minutes.

Franklin Pointe Apts. is ideally located mid-town, close to everything. I enjoy how quiet it is, and the Staff is always very helpful and friendly. There have been upgrades in recent years, such as new tile in the hallways. Anytime there is a concern, management is right on top of getting it taken care of. I enjoy my stay at Franklin Pointe.

I am a long time resident of Franklin Pointe Apartments, since 2002. I have always enjoyed living there. It is quiet, the location can't be beat (midtown), and the new management has gone out of their way to make improvements to my apartment. Just this past week they gave me all new floors to replace old musty carpet! The new floors are really cool and add a sense of luxury to the apartment. Daysis, the Apartment Manager, has gone out of her way to make me feel welcome at Franlin Pointe and is always available to take care of any issue. I strongly recommend these apartments. Affordable, too, if you are on a fixed budget.

When I first moved in I was pretty excited and about a month in I started to get unexcited pretty fast. There was a flea problem that never went away. I had it sprayed 3 times and the fleas still lived. There was a mold problem that only got worse and worse as it rained in FL. Mold got on EVERYTHING, and it cost a lot to constantly wash our clothes and shoes and wipe down walls, counters, and equipment. Bugs were a problem too. They always found a way in. We had roaches and jumping spiders and gnats that constantly got into the garabage so that we had to stop using our garbage can. I got a unit on the bottom floor. Maybe the upper levels arent as bad. All I can say is I wish I hadnt signed up for a long lease and could leave asap.

I wish I knew then what I know now, I would NEVER have moved into this apartment.Your apartment will not look like the model in the photos. First off: Don’t listen to the sales people in the office, they will tell you anything you want to hear to get you to sign the lease. I inquired about my fiancé visiting with his dogs every other weekend or so, and I was told that it would not be a problem, and there would be no additional cost for the dogs visiting. A couple of weeks after I moved in, I was told that I would have to pay a NON REFUNDABLE pet deposit, and additional money to my monthly rent for the dogs to visit with my fiancé. There was no screen on the window when I moved in and I put in a request to get a screen, which by the way took well over 1 month. I still have yet to have someone come in and tack the carpeting back down which has lifted anywhere the carpet meets tile. Second: They painted counter tops in the bathroom and kitchen. Yet they have you sign a “lead paint” disclosure in the lease WHY ON EARTH would you PAINT KITCHEN COUNTERS??? I had to buy contact paper and line the kitchen counters with contact paper, just so they would be cleanable without peeling all the paint off of them. The kitchen cabinets were disgusting and tacky; they felt as though they were never cleaned. Third: The door frame to the front door looks as though it had been kicked in or pried open with a crowbar at one point. They put a brass bracket around the lock itself, but the door barely closes I pointed this out to the office along with other issues, and to date no one has come to fix anything. Be careful when someone from maintenance does come to your apartment, they don’t knock before entering the apartment, and if you just got out of the shower, they are in for a nice treat! Fourth: The walls are paper thin and I can hear the conversations between the people next to me on either side. Then there are the constant trains that go by all day/night. My unit isn’t one by the tracks but it sure sounds like it is when a train runs through. When the neighbors blast music at 12:00am the police will show up an hour and a half later. The office staff told me before I rented that noise like that is “Not tolerated” but when I reported the incident, they could care less. The only positive thing that I can say about this place is that I am glad that I didn’t take out a long lease and can move out soon!
