Property Ratings at Franklin Tower Residences
I was sold on the amenities and premium look of this place when I toured, but then I saw everything they were hiding once I moved here. Heat and A/C constantly break down and the windows were cracking/shattering this summer so they scaffolded the whole place. Windows are super thin so there is no insolation at all, expect to be cold in the winter and hot in the summer. Very uncomfortable living experience overall. Management is very responsive but only implements temporary fixes, nothing that is permanent and actually solves the issues. I actually look forward to going to work, just to get away from the place. Hate coming home at the end of the day. Can't wait until my lease is over...
Location and amenities are great. Units could be a lot better though. Glass windows are super thin so super cold in winter and hot in summer, plus lots of outside noise coming in. Probably won't renew my lease here.
Its just shocking how expensive this place is for what you get. Apartments feel so cheap and you can hear all your neighbors everytime they walk. Building is right next to the highway and windows are cheap and thin so you just hear cars and bikes racing all night.
Older building that got renovated a few years ago. Common areas are nice but builders took a lot of shortcuts with the units themselves. Fairly overpriced for what you get qualitywise.
The only plus are the amenities but they all close at 10pm and you cant bring guests. The apartments are awful low quality. Rooms are built on a slant so you walk uphill in your own living room. Expect electric bill to be $500+ per month (seriously) because windows are paper thin and floor to ceiling. Walls are paper thin, you can hear everyone's conversations who live next to you and can hear them walk around. Waitlist is longer than 9 months for parking so I gave up.
This is a beautiful residential building. However, management does not field the concerns of their residents when voiced. Multiple emails have been sent to express the legitimate concerns that residents have. A Facebook group documents resident concerns that have been submitted, but response from management has been horrible. Multiple air bnb units are rented out (when the lease explicitly states this is not allowed). This results in multiple random people coming in and utilizing and trashing the amenities, and Management's response is to limit guests and set curfews for the entire building. Work orders are a shot in the dark, some are completed, some are not. Trash seems to be cleaned randomly. Packages are often difficult to find. Security is just there to sit there, often sleeping or own their phones. I've had homeless people knocking on my door. Beautiful building though.
Management is unprofessional and not helpful, security is a literal joke, packages constantly stolen, common areas are disgusting and not cleaned, elevators are constantly not working. What a terrible place to live. Don’t do it.
The apartment is nice, but the management treats you like children. They enforce silly rules like only allowing one guest per person on the rooftop, but then they don't enforce important quality of life rules, like keeping apartments smoke free.
Building is new and clean but the management does not listen to complaints. The building is also the loudest place I've ever lived, with residents routinely throwing parties that last all night, including on weeknights. Management doesn't care and the front desk staff care even less. If you don't mind a loud place it's fine here, but I hate it and cannot wait to move out at the end of year.
Overall I like living in here. Good location, good amenities. Unfortunately the management isn't very good. In addition to the rooftop gym, there's a smaller fitness room on the 4th floor that was a very useful alternative, especially during Covid, when we're all trying to avoid crowded spaces. The equipment was basically all stolen back in June or July 2020, and by February 2021 it still hasn't been replaced. I've raised this concern repeatedly with management, but all I get are excuses. Worse yet, I see sales reps giving tours to prospective residents and hear them say, "There's another fitness room on the 4th floor with all the same equipment!" That's a lie.
I moved in about a month ago, and overall I do really like this building aside from a few complains which I'll get to. However, despite all the great amenities and new appliances, the outside of the building is SWARMED with spotted lantern flies. I've never seen anything like it in my life. I haven't left the building in a week because the second you walk out the door you get attacked by hundreds of spotted lantern flies. I've submitted several work orders for the building to bring in an exterminator to no avail. Additionally, the walls in the apartment are paper thin (I hear my neighbor watch TV all day), the package system is horrible (there is just a big room where packages get left and there is no one monitoring it so anyone can take anyones packages). To make this a fair review, I do really love the roof top and the gym and basketball court- those are nice features. BUT if i knew about the bugs I never would have chosen to live here

Please note, we are doing our best to handle the lantern flies. Our exterminator has come out to treat them and our porters are working diligently throughout the day to clear the bugs from the entrances, roof deck, etc. and will continue to do so. We appreciate your patience.
I've lived here for well over 2 years now and this building has gone downhill. Amenities are constantly broken (that lovely Peloton studio they advertise? 1/4 of the bikes function, but are still broken in some way. 3/4+ are unusable). Management does not care and is unresponsive even to maintenance requests. Package situation is a disaster. I cannot wait to move out.

PMC is extremely money-driven, with no care for the type of experience their renters have. They appear to be nice, new apartments, but the quality inside is horrific. We rent an apartment above a basketball court in Franklin Tower, and are woken up several times per night to booming sounds from people shooting at the hoop. We brought this up to management, whose solution was to lock the door with a deadbolt, however this rarely happens. When explaining our situation and requesting either rent reduction (as both they and us were unaware of the situation since we are the first tenants and significantly changes the apartment value) or termination of our lease, they offered to waive a $500 lease breakage fee, but still require us to pay thousands of dollars to move out of the unit. Our property manager refused to connect us with upper management. While the amenities may seem nice from the outside, the company is disinterested and disconnected from issues experiences by tenants. Do not rent from here.
I’ve lived here for over 1 year. Extremely unresponsive management. The building is very dirty and there are always boisterous rooftop parties with drunk college kids, so if you have a family/aren’t trying to get drunk every weekend, it’s really hard to enjoy the amenities. Also the building-wide fire alarm goes off often by mistake and they evacuate the entire building then it turns out to be false alarm. Overall the building management is messy and once you sign the lease and you’re locked in, management couldn’t care less about you.
This building implemented a recent recent change related to package delivery which I deem unacceptable. Management has recently implemented a policy where they are the only ones allowed to move packages to the package room or package concierge. Additionally, management will not use the package concierge to let you know your package has moved to the package room. Unless ALL packages have special instructions to use a package concierge service they will be returned. The building advertises packaging services. This means the building DOES sort through packages. I will NEVER move to a new PMC building with a modern system in place. My old apartment at the Parkway House accepted all packages and they sorted through all the packages. I do not understand why they can do it here. Here is what else I have to say about Franklin Tower. Franklin tower is an ok building to live at. They have a lot of amenities such as a peloton studio, gym, basketball court, and a huge roof deck. They do not maintain this amenities. For example, the Peleton bikes break, and the membership expires, or the rowing machines no longer work. They have someone cleaning these amenities so I don't understand why they would last weeks without getting fixed. You will hear your neighbors as the walls are definitely not sound proof. Security is advertised in the building, but you will not be able to find them if their is a noise complaint. The fob is needed to come upstairs, instead of the front-desk, or somewhere else in philly. It is a decent price for the location, as any building in Center City is a little more money, and that is the ONLY reason I have lived in this building for 2 years. With the recent policy changes regarding packages and the lack of maintenance for many things I am questioning renewing my lease again

The building has recently been renovated and everything is basically brand new. The lobby looks like a 5-Star hotel entrance, manned by staff 24-hours a day for security. I've lived in the building now for about 6 months and have had a great experience. No issues with my 1br/1ba unit, and I've got killer views of the Art Museum and the Comcast buildings on the other side. The building is full of younger professionals, and lots of pets (there is even a dog washing station). It can get busy on the weekends, especially the amenities areas, but despite this it has always been very quiet and peaceful. The management team is attentive and on-top of any issues in the building (Sean is great, as well as the front desk attendants), and they are accessible should you have any questions or concerns. Overall I have been very pleased and would recommend this building based on my experience so far!
