I just moved, only because I needed a bigger place. But the maintenance is outstanding! Johnny on the spot for any repairs that you may need. The office team is great, I highly recommend these apartments, close to literally anything you may need.
I am so happy to have found Fredrick gardens! so glad I renewed after my first year. It was nice when I moved in and things are constantly improving. all the staff do an excellent job on top of being friendly, Ana has changed my mind completely about property managers! super approachable, very understanding just totally firm, fair and consistent
I have been here for just over a week and I am absolutely miserable. First when I moved in they had removed the smoke alarm. That took a few days to get installed. I have killed at least two bugs in the apartment every day I have been here. The air conditioners are poorly placed wall units next to the door and it is almost impossible to cool the rooms. They are pressure cleaning the walls today so they can repaint. The existing paint was carelessly sprayed everywhere including all over my new welcome mat. Finally this is the worst part. As I said I have only been here for one week. On Saturday night my front door locked stopped working. I called the offsite help and they informed me I needed to call a locksmith. After being locked outside for a hour they finally came, entered through my window and unlocked the door. After disassembling the lock and inspecting I was told the lock needed to be replaced. I paid the $74 to let me in but Out of courtesy for allowing Frederick Gardens to perform their own repairs I opened a maintenance request for them to replace the lock. Even though the lock clearly malfunctioned I was told I can not be reimbursed for the locksmith because they can't reproduce the failure!!!! Apparently Frederick gardens are expert lock makers so clearly just because the one time they tried the lock after the locksmith cleaned and reassembled it means nothing was ever wrong. I am in disbelief this is how I am being treated after a single week. Michael, the community manager, said he has the ability to refund me but he chooses not to because he can't reproduce the failure. Do yourself a favor and move into any other complex in Gainesville.

Dear Salvatore, we are sorry to hear about your experience. I see that the work order for your apartment was placed the day after you moved in and resolved the day after. If there were any lingering maintenance issues please reach out to the front office and we would be happy to help resolve them. Similarly, I see that you have not placed any pest control requests. We do provide pest control and would be happy to schedule for them to go to your apartment. While we are re-painting we are striving to keep any mess contained as much as possible and are sorry that some debris got on your welcome mat. It is paint chipping and should sweep off but if it does not when you stop by the office please let them know and we will see what we can do for you. Unfortunately, lockouts are not covered by our emergency maintenance and you are correct, any after hour lockouts do need a locksmith. From the note that was provided to the office it stated your lock would not work at all but from our records, both you and our maintenance team were able to use the lock normally. I also see that your lock was changed at your request out of courtesy. We are sorry that you needed assistance entering your apartment and if you have any further questions about lockout or our 24-hour emergency maintenance policies again please contact the office and we will be happy to work with you further. -Frederick Gardens Management

I've lived here for a few years and I used to really like it here. Unfortunately, in the last year or so, it's gotten pretty bad. The neighbors are always fighting and screaming, loud music is constantly blasting from both apartments and cars, dogs bark constantly and crap everywhere, and it's become unsafe. There have been violent fights, gunshots, and a lot theft lately. one of my neighbors has had multiple bikes stolen in just the last month, I had my car broken into, someone smashed an apartment window with a brick, a dumpster was set on fire, and aggressive homeless people camp out in the laundry rooms. the police are out here constantly. On top of that, rent has increased to the point where it is absurd. there is no way we should be charged the price that we pay.

Usually apartments this close to campus are really expensive. But the one bedroom was a good size and the neighbors aren't bad. Plenty of space for my dog to run around.

I lived here for quite some time now and I must say A LOT has changed but definitely NOT for the best ! New management in my opinion is NOT THE BEST !! She doesn’t really care for her residents she’s only there because it’s her job and she wants to cash a check at the end of pay period. She doesn’t acknowledge any of her residents unless they are in the office and sometimes not even that . And I’m n top of her and all her flaws The new maintenance team is slow and cheap ! They Never get the job done..they just do a quick cheap fix. Fredderick Gardens use to feel like more than just an apartment it felt like a home. I will be moving once my lease is up. I have mold in my bathroom and MY SON has began to get sick.. something I have asked time and time again to pleased be fixed... but all they do is spray bleach on it and paint over it. I wish Ashley (the old complex manager) was still here ! And the old maintenance team. On a positive note it is a cheap and quiet place to stay !

Only reason I left is because I had to leave the state for a business opportunity. Had a few issues with my apartment, like any others I have been at previously. The office staff and maintenance resolved the issues in a very prompt and professional manner. Moving away from my hometown was nerve wracking but was quickly welcomed and felt like home. Would definitely recommend this for anyone going to school, it is real close and you won't get a better experience.

I love it here simply because the office people are the coolest I've ever met. I love Ashley and Genny they're the best and always in a good mood and greet everyone as soon as they walk in. Sometimes I stop by just to say hey and see how they're doing.
Some apartments are better than others. Mine isn't so great! I think a few renovations would make it better! No central air or heat. Bedroom is fairly spacious.
I just recently moved to Fredrick Gardens going on a month ago and so far so good. It's a very convenient neighborhood if you don't have transportation to a lot of things such as the grocery store, restaurants, and school. The staff are what I would call on hand the Three Musketeers because if you need them they're there!
