Appleton is a charming, green city located about 30 miles southwest of Green Bay. It straddles the Fox River at the north end of Lake Winnebago. In addition to a rolling, lush landscape with mature trees and river views, Appleton is a college town -- home to Lawrence University, a private liberal arts college founded in 1847. You'll find plenty of student traffic on College Avenue, which houses Lawrence University. However, more students live nearer to the University of Wisconsin in Menasha, to the south of Appleton city limits. While looking for apartments in Appleton, be aware that this large city spans three counties: Winnebago County, Outgamie County, and Calumet County.
You might be surprised to learn that Magician Harry Houdini lived in Appleton for a while as a youth.

Property Ratings at French Garden Estates
I have lived at French Garden Estates for a little over a year and I have loved it! The units have everything you need, and the dishwasher and in-unit laundry is a huge bonus. Dawn the property manager is great and very helpful. The very few times I needed something fixed in my unit it was completed within a day or two by maintenance. The location is convenient with great walking trails nearby. I have had a very positive experience and I couldn’t recommend these apartments enough!
nothing but trouble with about everything in this so called apartment what a dump these are sept cannot come soon enough........just beware when looking at pre-3 crap. they even charge to pay your rent.
Been living in an upper corner unit for several months. Conditions have been outstanding, quiet with no noise and no other issues. Everything has been well beyond expectations. I cannot speak for the reviews below, but I have had a very different and positive experience. Highly recommended.
Don't let looks fool you. While the apartments look nice, once you move in you are in for a rude awakening. These apartments were built as cheaply as possible. You WILL hear everything your neighbor does, especially in a lower unit. I have lived here for almost a year and I know my neighbors schedule by heart, even though I've never met them. I can hear their conversations, swear I can hear them buttering their morning toast and have their bathroom schedules memorized. The dishwashers are the loudest I've ever heard. It's bad enough hearing mine but I can hear my neighbors also, causing me to have to blast my TV. Honestly I'm surprised they have never complained. The only saving grace to these apartments is the in unit washer and dryer. Oh, the attached garage is also nice, except for when my neighbors come home and I have to hear theirs open and close. Then hear the door from the garage to the apartment slam shut, rattling the walls causing pictures to hang crooked. I've stopped adjusting them since it's annoying to have to do it multiple times a day. I'll be glad when I move out and won't have to hear people using the bathroom in the middle of the night. If you find yourself pulling in the driveway here, I suggest you pull out and get far away. At this price point you can do much much better.
Two year old buildings nice and spacious, but built as cheap as possible. You can hear everything your neighbor is doing, walking, talking, laundry, even cutting vegetables on the cutting board. Pictures rattle on the wall every time doors slam shut. For the price there are nicer quieter apartments available.

Thank you for bringing this to our attention. I myself have worked for and lived in numerous communities in northeast Wisconsin and have found noise to be an issue on many occasions. As far as the pictures rattling on the walls, this is due to the weight of the garage/apartments door which are required by code to be on spring hinges. This causes them to shut rapidly if not assisted. We built these apartments with attached garages for renters convenience. Thank you again for bringing this to our attention as our goal is to create great tenant relationships.
The location of this building is awesome-as it is very close to the Apple Creek Trail so you have access to running, biking, family walks, etc. Management seems very friendly and prompt if there is an issue. Very close to shopping but out of the way of the noisy and busy city. One thing that I do not like is the noise problem. Overall the complex is quiet but the walls seem to be built so thin you can hear your neighbor flick on a light switch. Makes it difficult to get things done if you work abnormal hours. For the price, I would like to see higher quality construction. Another thing I would like to see is more dumpster sites. Come garbage day, they are overflowing and it is less than appealing to look at and very difficult to get your garbage to fit into the dumpsters. There is often junk piled up on either side of them. It looks like they have built in spots to place more dumpsters but there are just not any there yet.
Living at French Garden Estates has been a good experience. Buildings are set apart from each other, and, amazingly, the complex is very quiet. I enjoy having an attached garage; provides extra storage and when I have to go into work during the night, it is a gift to not walk on an icy driveway. I enjoy having laundry in my master closet. It's very convenient and time saving as well. When I moved into my apartment, it was spotless. Move in ready. the carpets were cleaned the day before, floors scrubbed, bathrooms spotless. I also found some welcoming gifts on the counter - such a nice friendly touch. I would recommend these apartments to anyone. thank you.
