Property Ratings at French Villa
If you would like to have a Lakefront view from your apartment door or your patio door if you would like to Wade through a foot of water just to get inside your own apartment everytime it rains this is the place for you
Have been a resident for 4 months and we have had several leaks that caused our ceiling to cave in and has not been fixed after weeks of false promises. They assure us it will be fixed. Holes in our bathroom from leaks and gets moldy. Have had no water or heat for the past month and a half, but the wood floors and apartments are beautiful. You have to walk your dog behind the apartments.
I have lived in French Villa for almost 8 years. This place has progressively gotten worse. Water leaks from the A/C which is SUPER OLD and is really just some type of water boiler thing that always breaks every year. Water stains and there is mold in the apartments. I discovered the AC was leaking yesterday in my closet and part of my clothes were soaked. I called immediately and the woman answered and said she'd send someone right over but did not. I called back an hour later (5:30 pm) and I got a text telling me to put a bucket under the dripping water. I had already done that. They told me they would come the next day and repair and they would vac up the water from the closet. Now my closet is still wet carpet still soaked and smells of chlorine. Just outside my upstairs door is an attic stair that hangs from the ceiling and just about 2 weeks ago the hot water heater had to be replaced and I had to heat water on the kitchen stove to bathe and do dishes in. That makes the second time it went out. The ceiling fell completely through the first time. Now there is an opening in the ceiling beside the ladder hanging from the ceiling. It has been that way since around 07/17/2019 and today is 08/02/2019. I am also missing some items from my apartment. I am currently missing a pearl necklace that was given to me many years ago and a silver necklace with a blue stone and earrings to match. They come into your apartment without any notice so they can rummage around. It is very hot on the second floor because the attic ladder hangs open and the heat fills the upstairs . It is so hot in the winter I do not use my heat. This is also supposed to be a smoke free appartment but people still smoke and throw their cig butts where ever they choose and there's always trash and pet droppings all around. People do not clean up after their pets. They don't enforce their rules. The people who do the grass and maintenance always leave messes inside and outside wherever they work. This used to be a nice place.
We gave a deposit one month before our move, with the understanding that the premises would be completely updated. On the day of our move, with movers ready, we found that carpet had been laid the night before, but nothing else had been done. We moved in with the leasing agent's guarantee that cleaning (the kitchen was disgusting), painting, water leaks, and upgrades would be done in an expedient manner, or we could void our lease. We even received a note from the property manager apologizing for dropping the ball. (she has since moved on to a new job; her sister has taken her place) We wrote our concerns to the management, included pictures of the conditions, received a reply that our "demands" could not be met. Having never unpacked, we moved once we found a new place. These apartments have a boiler/cooler system that has never been upgraded. We were told ours would be new, but it wasn't. There are ugly pieces of plywood nailed loosely to the kitchen and upstairs bathroom ceilings because maintenance needs ready access to the faulty system. Leaks from the upstairs ran through the floor, down the dining walls. We never had hot water in the downstairs bath, water from the kitchen sink ran into the back room. The clincher was prevalent black mold in both bathrooms. This place is a toxic hazard and management has no desire to rectify the living conditions. Full disclosure: We asked for reimbursement of our deposit and second moving costs from Weigand-Omega Management in Wichita, KS. but they have chosen to ignore our request. We are now going to small claims court.
I used to live here with my grandmother we always had fun our apartment was on the first floor with 2 rooms it was soo amazing there I'm definitely gonna move back with my best friend hopefully we get my old apartment!

I am not satisfied with my current apartment, and will be taking it as a lesson learned in apartment living. I am a college student attending Tulsa Community College for Respiratory Care. My apartment seems to give me more stress then my schooling. I live at French Villa which sounds nice, and looks nice on the outside. But, the big mistake I made was rushing into the apartment before realizing how old it was, and how many things were just not right about it. I am stuck here with the huge roaches outside in the summer nights and with the one maintence man who does not fix anything! Once you sign a lease, you are in it to rent it for that amount of time! If you are not comfortable, it will feel like a lot longer than your lease actually is. Always look at everything carefully, and make sure your home is worth what you are paying for it.
