Located about seven miles southeast of Downtown Washington, DC, Congress Heights is a historic neighborhood experiencing revitalization. The neighborhood is home to the historic Saint Elizabeth’s Hospital and the US Coast Guard headquarters. Property Ratings at Friendship Crossing
I’ve been living here for years and things just get worst and worst. They raise the rent and don’t fix anything. Everything is patch work, outdated and needs real repairs. Any time you’re inconvenienced due to something out of the tenants control they don’t accommodate anyone. Don’t waste your time moving here. Spend a little more money for better quality elsewhere.

I am a tenant that just moved out from Apt 102 89 Galveston they do not fix anything just cover up . I had been making them aware as I should of the rental infested with bugs mold and other issues which had been ignored . They then charged me twice a rent increase for reporting them . Don't believe the hype for the free heating - Heating does not work I had to buy my own heater . I am currently in court trying to fight them now they tried to charge me rent while not currently living there pathetic people working here - I am giving nothing but the truth - I haven't been behind on any payments and never miss a payment but they just take your money and leave you with a trashy unit.
My experience with this company since day one has been very pleasant. Ms. Riggins was very professional! They welcomed me with open arms and answered any question I had no matter what day. I would go through it all again just to work with her. Very clean and safe place to live.
I am a current resident and by the looks of it I am here to stay. Management is wonderful. Ms Riggins has been with me from start to finish, she professionally showed me the apartment, presented my lease and any issue, problem or complaint she is right on it. The buildings are older and has a fifties style to them. The appliances are older but they are in great condition. There aren't bugs or rodents and preventative spraying is performed on a quarterly basis. The bedrooms are a decent size for DC. The neighbors are friendly hardworking individuals and families who really look out for each other. Electricity is not included and pets are not permitted are my only complaints but you won't find this price in DC for what you receive.
I am so blessed to have somewhere to lay my head every night, I can protect my daughter and keep he in a safe environment. I am close to the metro, great schools, as well as local stores. My job as well as my daughters school is all convenient I couldn't ask for anything better. Nice and cozy for my family, the neighbors and the neighborhood is so friendly. I feel safe in my area.
This apartment complex was alot better than I expected. First off, the management is very professional. If there is a concern or problem, they get right on it. The buildings are old, but they are kept clean and secured. There are no rodents and pest, but they do have an exterminator when needed, because there are alot of spiders and things of that nature. The parking is on the street. It can be very hard to find a parking space at night, but during the day, its fine. I rent a two bedroom apartment for me and my two children. I stay at the top floor with a great view, and floors carpeted with concrete underneath, so thats a plus, since the kids like to run and jump around. On the negative side, you can hear noise in the hall while in the apartment, and vice versa. The two bedroom is very spacious, and the closets are standard (a little small for my taste). The kitchen and bathroom are also small. There are parks, schools, highways, and retail stores in close proximity. If you you are not from the area, the crime rate may be a major concern. I had forgotten to lock my car door and had items stolen several times. But the gates and front doors to the buildings are always locked. The features in the apartment definately need to be updated, but for the price in this expensive city, these are probably the best overall.
