Property Ratings at Fruitdale Station Apartments
If I could give this place zero stars, I would. Our year at Fruitdale Station was one of the worst rental experiences we’ve ever had. The building is poorly maintained—elevators were down for weeks at a time, the water was turned off six times during our lease, and fire alarms went off in the middle of the night at least four times, disrupting everyone’s sleep. The noise levels in the building were constant, making it nearly impossible to enjoy any quiet time at home. When it came time to move out, we were shocked by the charges they imposed. They billed us to resurface and repaint entire walls for a single nail hole—charges that go far beyond normal wear and tear. It felt like they were looking for every excuse to nickel-and-dime us on the way out. For the steep rent they charge, this place is wildly mediocre. Save yourself the stress and look elsewhere. Fruitdale Station is not worth the frustration or the expense.
Lived here for about 2 years. 3 Bed / 3 Bath. If I were you I would look somewhere else. You will be charged a lot of money when you are moving out no matter what. During the final inspection I was told they were "doing us a favor" by going easy on us. Sure buddy. A thousand dollar favor. Aside from the terrible office staff the people that live here are LOUD. I had to complain about loud music multiple times per week. The rating is low for a reason. RUN
Highway robbery! They make you pay at least 2K when you move out, doesn't matter how long you live. This place is close to 280 and Willow Glen but is neither safe or luxurious! No parking unless you pay for extra spot. I lived here almost three years and witness on the streets or in the garage, cars still get broken into and things get stolen often. Appliances are not new and have visible dents. Thin walls and loud street noises. Staff and security is a joke! They don't care about residents whatsoever. All staff care about is leaving work early, even if you call or walk into office for anything half an hour before they close, they will ask you to come back the next day. The pool is always noisy when weather is nice and no one monitors it after 10pm. Elevator breaks down every other week. Oh yea, the leaf blower guys starts up at 8am 6 days a week. What friggin genius made that call! On top of everything, whatever the contract says is BS, you will pay at least 2,000 once you move out. They will charge you for EVERYTHING, even if you already paid for cleaning they will make something up and charge you for cleaning on their terms.
I have live there for years 4br then 2br. The manager in the office is rule and raised rent $100 every year. The trucks in front of the supermarket are extremely loud starting at 6:30am. Sent many emails complain about the unbearable noise but no response. Yet they continue to raise rent every year. They don’t care if you are leaving because they charge you cleaning fee when you leave. They charged $600 additional cleaning fee when I was leaving in the 4 bedroom. Very bad management there.
Warning: Do Not Live Here. I've lived here for 3.5 years in 3 different apartments: a 3-bed/2-bath, a 1-bed/2-bath, and a 2-bed/2-bath. Pros: Maintenance (5/5): Maintenance is excellent. Every time I've had a problem, they've been fast and reliable. Pool (4/5): The pool is really good and clean most of the time. Cons: Deposit (0/5): They won't return your deposit and will charge you more. Regardless of how you keep your apartment, they'll find reasons to charge you extra. Noise (0/5): Noise levels depend on your neighbor. While I didn't have a big problem in my first two apartments, my last apartment had noisy neighbors. They had loud parties and were noisy until 1-2 AM on weekdays and 3-4 AM on weekends. The leasing office can't do anything about it (I have about 10 emails to prove it). Despite numerous complaints, they even won't let you break the lease and move out without penalties. Security (0/5): Security is a big joke. While I never had a problem in my first two apartments, my last one was different. My Amazon package was stolen from my door almost 5 times in 2 weeks. Despite reaching out to the leasing office, they couldn't prevent further thefts. Even worse, when noisy neighbors kept me up until the early hours and I called security, They knocked on the door, but the tenant refused to keep it down. They claimed they couldn't intervene due to legal restrictions and the final response was to tell me to call the police(I have all my communication with securities to prove this). They did not even try to solve it by contacting the police, I needed to contact the police. what's the purpose of security after hours? In general, my experience here was tolerable until the last unit. If you're lucky with quiet neighbors, you might be okay. But if not, be prepared for sleepless nights and ineffective assistance from the leasing office and security. They're quick to remind you of your lease obligations but offer little help when resolving issues. I'm willing to share my communications with the leasing office and security to support my claims.
Blinds have been broken for one month no one is responding. The garage remote and critical access for the gym is not working correctly. They will trap with more than a one-year lease agreement that's no one comes to take care of service requests
Apartments are in good condition, we like the time we live in there and decently maintained. Giving a one-star review just because of their business model. They take your whole security deposit completely for the most basic charges and cleaning, even if the apartment is in excellent condition. It is just something they will charge you regardless. They stated that they do it differently because they are a private company, so most of the apartment complex in the area are so their reasoning just doesn't make sense. We looked at reviews like this before moving in, but we got a great deal that just made us prepared for this to happen on move out. Anyway, we tried and failed like the other reviews. They charged extra fees + our whole security deposit for basics. My suggestion for everyone considering renting here is, if you get a great great deal then go ahead, because they will take all your security + extra charges for the most basic stuff which are unavoidable no matter what you do. If you try to speak with them for a fair amount is a waste of time. Another thing is, that there is little parking, and you can only park on your designated spot, if you have 2 or more cars be prepared to pay additional fees monthly or be prepared to get towed.
Been living here for nearly 3 years, Initially it was okay - nowadays you are not even guaranteed to get clean water from faucets, Twice in 1 week I have muddy , dirty water coming out of bathroom faucets and in toilets. Upon being told Mona the property manager said it is not an emergency because I have 2 bathrooms and could use the other one if I have dirty water coming out of the main bathroom. There is no guarantee that you will get clean water here. Stay away from this place
We lived here only for 6 months, we moved in November bcoz our parents were coming for 2 months. We had no damages, carpet was neat and clean still they charged us $1800 at the time of move out Saying painting and cleaning chargers. This was paid apart from our leasing breaking penalty. If your rich stay here. Don’t ever go by their hospitality when you go for tour.
We were limited on time to find an apartment. Val was extremely accommodating, had a good idea as to what we were looking for, and was flexible with our search needs. If you're going to rent from an apartment, it makes sense that staff and management are friendly and responsive. We would recommend Fruitdale Station and working with Val to find your new home in the San Jose area.
DO NOT LIVE HERE. Slow to respond to work orders/queries, completely unhelpful with receiving packages if you are not home, multiple packages stolen from our apartment and they did nothing about it, severe lack of parking and way too happy to tow cars parked in timed spaces, unnecessarily strict rules in common areas, the list goes on. Plus, they overcharged us on our security deposit for cleaning costs that were unfairly assessed and that were not even quoted at move-out. When I pushed back multiple times they didn't address my queries and then they said they would not be responding any further.
We have no proper parking, even if you park outside items will be stolen from your car. The staff is really lazy, they don't help you in anything!! First of all the office staff doesn't like anyone to approach them, they just want to relax. Check with the apartment members, bike was stolen, many cars were broken in, no proper surveillance. Even if something happens, the staff is totally useless, they don't even care to help to resolve. I will never again recommend these apartments to any of my friends.
The buildings are pretty new, the staff is fairly responsive, but the neighborhood isn't so great. Bike stolen, car broken into, packages stolen...similar stories from neighbors. Watch yourself.
They don’t assign you enough garage parking and most of the parking spots are strictly provided to the restaurant and retail stores. We only allowed to park from 10 p.m to 7 a.m, except a few of the street parkings. It is really hard to find a parking spot when you get home. We got towed Friday night at 9p.m. and after we found that Saturday morning, it cost us 500. Even though there were only a few of customers were parking, they don’t even allow us park on those emty spots. Yes, maybe you were following “the rule”, but how come a office will tow a bunch of the residents’ car at 9 p.m Friday night besides there were enough parking for the restaurant’s customers? We can do nothing but only accept this. But we will never live here and will never recommend others to live here.
Poor management, a lot of maintenance issues that are unresolved when the office goes home. You will call and report it and they will go ohh we had no idea yet you know someone else has reported the issue. Hot Water has been out for 24 hours at a time lately. Terrible parking. Changes need to be made so Tennent’s feel heard and aware.
But appliances could be newer. The staffseems to be friendly, the community itself is nice and calm, but the finishings and appliances inside of the apartment could be better.
