Property Ratings at Fusion
I moved in shortly after Fusion opened in 2020 and lived here for 2.5 years. The first year of living here was amazing. Zero complaints. After I re-signed my lease in 2021, the drop off felt prominent. A constant rotating front desk to the point of never recognizing anyone, some maintenance members being unfamiliar with their own systems, a lack of upkeep for the pool and amenities, and many events and cool features cut. They will occasionally hold an outing for residents, but be prepared for 75% of them to be free donut day starting at 10:30 AM on a Thursday or their food trucks twice a week. The sense of community used to be strong, but with the lack of supervision and countless amounts of Airbnb rentals, this feels more like a poorly run hotel than a place to live. The Airbnb people do not care about the rules or amenities and treated the area like trash and no one stopped them. Residents complained about the amount of Airbnbs and the staff told us to kick rocks. Holiday weekends the grills would have no propane in the tanks the entire time with no one to refill. The list goes on. There was a time where it felt like I was a valued resident and they tried to accommodate or understand me and others who lived there, but that time is long gone. Hearing back from emails or calls took days (if you ever get one) and they whack you on “professional cleaning” fee with other costs on top on the way out the door with very little reasoning or proof. It feels like fort family stopped caring about this property after about a year and a half and rode on the coattails of awards it’s received. Yes, the rooms and amenities are very nice. But for the price, it’s not worth it.
I tried to lease here for a week and could barely get a response from the leasing office to followup with me on the application. I called about 6 times. Not off to a great start. Posting bc the reviews were a helpful warning.
I must agree with the prior reviews. I hate it here. It should be called Fusion Airbnb Hotel Rentals. They have over 50 listings in Airbnb which means it's like living in a hotel with constant guests that trash the property, loud, obnoxious, and don't care since they are there for only a few days. Police have been called out for noise complaints and more. Management will tell you they "are reducing Airbnb problem guests" - well they only remove them after their stay. They are not doing away with Airbnb rentals and don't believe the lies like I did from the front office. They hardly do anything for the tenants. There is no sense of community other than a hotel community. Trust me when I say there are several other better comparable apartment communities that you should chose over the Fort Family (9 properties) group. The amenities listed are not available to tenant so don't expect to get to use them - they get over ran by the Airbnb hotel guests and push tenants out. TVs all just run ads so they are not for use. And please don't think this is family friendly for kids - it's NOT!!!!! Again, you will not be able to use the amenities lists and with all the Airbnb it's really unsafe for kids. Parties all hours of the night and the property tells tenants to call the police, even with a courtesy line that no one responds to - you might get a call back the next week if you're lucky. They are not very responsive to tenants. I know management will respond with how they screen - blah blah bs because they only spout lies to make themselves to look better - DO NOT FALL FOR IT! I did and regret this lengthy ridiculous lease I signed up for - I really wish I went with with the other 2 properties I was considering instead.
Management fails to offer any meaningful after-hours enforcement of noise and other rules-compliance matters. Eg, it’s now 11:30pm and I’d like to get some sleep. However, right outside my window is a noisy pool party, hours after when the rules say they must leave the pool area. This late-night noise has become a NIGHTLY occurrence around the pool/grill, as management is AWOL. So I called the Fusion “courtesy officer” number, and received an instant message that the “courtesy officer is unavailable” and to “phone the Jacksonville Sheriff’s Office.” No, compliance issues are the rightful responsibility of management - NOT of the residents, or the sheriff. In fact, I was told last year by Fusion staff that you would be hiring your own after-hours officer beginning last January 1, but that was nearly 6 months ago. What happened? Please do your jobs, so we can all get some sleep around here.

From the second we moved in they have been dismissive of the cleanliness of the unit including paint all over the unit and construction dust everywhere. Our shower head had so much debris there was low pressure. That’s really gross. Their maintenance managers are horrible and have no idea how to treat people. The guy basically told me the issues were from their contractor except I didn’t rent from your contractor. I will hate every second we live here.
