As its name implies, Old Colorado City is a historic neighborhood about three miles west of Downtown Colorado Springs. Old Colorado City is best known for Colorado Avenue, a quaint thoroughfare lined with brick-built 19th-century commercial buildings. These historic establishments contain art galleries, boutiques, restaurants, and more. Old-fashioned architecture combined with a prominence of local owners makes for a friendly, relaxed atmosphere reminiscent of the Old Wild West. Similar to other Colorado Springs neighborhoods, Old Colorado City has very affordable and upscale rental options available.
During the summer, locals flock to Bancroft Park for outdoor concerts and weekly farmers markets. A haven for art aficionados, this vibrant community also hosts monthly art walks involving more than 15 local galleries.

Property Ratings at Gabion Apartments
This apartment building is horrid. No amenities what so ever - which you must pay for. Paint and assembly are cheap. Walls are thin, the parking spaces are a joke and there is no security system. The property management never responds. My toilet was leaking and it took them four hours to have someone head out to take a look and by that time I had already solved the problem myself. If I could rate this complex it would be a Zero.
This building used to be amazing. The land scaping is absolutly terrible. Getting something repaired is impossible. The parking lot in the back is sinking off the mountain. There is dog poop everywhere. The security systems don't work. The apartments have horrible paint. There was/is a spider infestation. The parking spots are trash with horrible labling. I replaced all the lights I'm the rear portion of the building and not all work (it's been 2 years now). This makes security in the rear very risky with the multiple vehicle breakins that have been happening recently. The person was told it was his responsibility to protect his car. The foundation is still shifting and is creating cracks in the doors inside the apartments. Homeless people try to break in all the time (literally have ring cam footage of this). The price of these apartments are overpriced. I will be trying to get them blacklisted when I leave to ensure no other military personnel overpay for amenities that dont exist. Please if you are active duty do not rent from here. You are better off having a mortgage for what you would pay here. If you are a civillian don't waste your money.
I live here! Good views but thats it! Extremely overpriced considering there are ZERO amenities. Additionally, the building and parking lot are falling apart due to foundation problems and poor construction and fixtures. Management is virtually impossible to get ahold of if you have any sort of maintenance issue. Furthermore, crime is terrible here! Multiple homeless people have been observed in our hallways knocking on doors, peeking in cars and in the dumpster. There is no security here! Do not get roped in by the views!
I love the Lay out of the Apartment, and the views, no gym but the YMCA and other gyms are close. Management has been attentive and helpful when problems arose. Great Location.
The views are beautiful and the location is ideal. The apartments are new construction and the layout is nice. One problem with the place being pet friendly is other residents don't pick up after their pets. Since there is pet rent I think a clean up service should be hired to keep the community areas clean. No problems with any appliances, or repairs needed however the amenities are lacking it would be nice to have an onsite gym or outdoor firepit area.
DO NOT RENT HERE! It looks like a great place with great view but the view is the ONLY good thing about the place. Its new but was poorly built, has taken over 2 years to finish building and still has long ways to go and only has 20 units. It has super thin walls, extremely poor management and ownership, and has no extra amenities like a gym, pool etc. There has been issue after issue, problem after problem that either takes 3-4 months to get resolved or doesn't get resolved at all. It should have had great potential but instead is an absolute disaster. Look elsewhere and save yourself the disappointment and a year-long headache.
While I love the layout of the apartments, the noise from neighbors is ridiculous. We can't sleep at night with the neighbor overhead. And the person next door wakes us up with their weekend antics. I was hoping to stay here for a while and now I'm just trying to figure out how to survive six more months on the lease. It's begun to feel like it's just nonstop noise all the time. Our first 4 months here there was a giant mud hole in the middle of the parking lot and a huge pile of trash left right in front of the building. Just left there. I can't imagine winter plowing will be very good. I'm watching trees die because they've not been tended to correctly. If you're gonna rent here go for the 3rd floor or stay away. Oh and really read the last few sections of the lease. The landlord puts an automatic monthly rent increase in your first lease. $60 a month. $720 for the year. He doesn't tell you, he just says be sure to read the lease. Another reason to move.
