The community is fantastic. It's always clean and the staff is extremely friendly. The people you run into are all so kind and it feels very safe!
Staff is amazing!! And the community is perfect. Love the spyglass trail connected to the property! It’s also a family friendly community. The mall is just across the highway with an AMC theater and great food court. I like going to Cheesecake Factory before a movie showing.
I have had a great experience overall, the staff is very understanding and quick to assist with any needs. The transition into my new home was an easy process and I look forward to extending my lease!
We've lived here for a year and a half and we absolutely love it. The amenities, rooms, and location are fantastic. We can't recommend it enough!
Since moving here the apartment is clean quiet the neighbors are friendly the amenities are just what I'm looking for I would recommend this for anybody the only thing I would like would be more windows
This complex is so nice and price is very reasonable for all that we have here. Office staff & maintenance are wonderful. Amenities are beautiful & well maintained throughout the year. You definately want to live here!!
Terrace is the best! I would recommend this apartment to anyone. I already do! The staff is awesome! The views are great. The residents are very laid back.
I’m particularly enjoying the private trails at the back of the apartment. It’s a gem in the middle of the city and I’m blessed to be able to explore the area close to home.
I appreciate how responsive management is to issues, and I like how the main office hosts resident events. I wish that there was more parking and that the treadmills at the gym were always functional.
I LOVE it here after two years and planning on renewing for a third. So dog friendly! Staff are extremely kind and maintenance is always timely.

So far so good! Everything was friendly, smooth, and easy. The apartment was clean and smelled amazing. Everything smells like new. The community environment feels so welcoming. :) The only thing I find an issue with is the quantity of parking spaces available

To be honest, we’ve had multiple issues with our apartment since move in. Maintenance takes quite a while to come by to fix (took a whole week for ac issues during tx heat…) Everything has finally been resolved so hopefully the remainder of my lease is positive.
I've been a fan of Gables at the Terrace! The location is fantastic, and the units are very well laid out. Staff is friendly and has remained intact throughout my entire 2-year stay... something you can't say for every apartment complex! I don't have many complaints, but parking spots can be a crunch sometimes if you don't pay for a reserved space or garage.
Everything about this place is great! The front office staff, the maintenance staff, the people in the community! Highly recommend this apartment complex to anyone who is looking!
The apartments are nice here and reasonably priced. Quite expensive if you have an animal. Maintenance is slow, it takes about 2 weeks for a simple request to be completed.
This is such a wonderful place to live. Weekly resident events and food trucks, 2 pools and a hot tub, lots of trees, walking trails, direct access to mulitple greenbelt trails, 2 spacious dog parks, 5 min to zilker and 7 to downtown, fantastic and attentive mgmt and maint...I could go on and on and on! 10/10 recommend!!!
So far I have loved everything from the application process to moving in. I haven’t found anything I dislike about the apartment or the community yet.

Great home; move in was super easy. Dina and Cheyenne in the leasing office are fantastic and super helpful. Everything is exactly as expected.
Management has been very kind and helpful so far! Location is also great. Any issues we’ve had with maintenance have been solved timely and every single person has been nice!
Move-in went smooth and everything has met my expectations. Really happy with the carports - they are extra large. I don’t worry about being too close or how long the parking space might be.
Location, quiet and great neighbors. The swimming pools are great and especially being close to the hiking trails, which we love. We actually became birders because of the diversity of the song birds.
Gables at the Terrace has proven to be a wonderful place to live. My roommate and I have made good use of the amenities, from grilling with our friends by the pool on the 4th of July, to working off all those hotdogs off the next day at the gym. There was some miscommunication between us and the staff here at the beginning of our lease, but those issues were resolved in due time. Overall I love the complex; it is quiet and clean and beginning to feel like home!
Great community to live with best maintenance service. Ample of amenities available. The swimming pool and jacuzzi are also awesome. I have a downtown view so would definitely recommend this to anyone.
Love this place! I have been living here for 3 years now and wouldn’t have thought about another place. The location is unbeatable! Stuff is great and friendly, especially Dina and Morgan. Highly recommend!
I just got here. Seems nice and quiet, I actually see people using the amenities. Staff love the dogs. Grounds back up to amazing parks and trails.
Love the area and the walking trails behind the apartment. The pool is always kept clean and maintenance people are timely for the the most part with regards to our requests.

Honestly, this place has made me realize why I never Want to live in an apartment complex again. Horrible communication, lack of respect, and never listens to your problems or issues or fixes them in a timely manner.
I love the proximity to Zilker and the highway. I like the amount of greenery around the property. I really like how apartment-wide events are held outside 5-9 working hours. However, I wish that entrance gates functioned more consistently, the water pressure can be on-and-off terrible in showers and sinks, and the valet trash pickup is inconsistent. For how much I pay for rent, I wish these problems didn't exist.
love the hot tub and how close i am to everything and the gym is so convenient with being open 24/7 cause midnight is my favorite time to go when i cant sleep

Decent apartments/complex, Staff are friendly and very Quick work order fixes. But unfortunately back to back cockroach/other bug citing in my apartment even after regular pest controls
The apartments are clean, I love that it backs up to the green belt, and the complex is super helpful. One of our neighbors complains that we make noise when we really aren’t, yet they are stomping above us and making tons of noise.
Other than the rent raising amazing place! Love the location and view. Pool is wonderful too. Apartment is pretty big too which is nice def recommend if you can afford
The apartment location is absolutely perfect for me and my significant other. No complaints whatsoever. When there is a maintenance issue we are helped almost immediately.

This place was very friendly and peaceful. I loved the community events that were hosted on various holidays. The amenities were also very useful. I loved the pool and hot tub. The leasing office staff were friendly!

I was surprised to see how long some simple repairs have taken and how many requests they require. Offering resident gatherings and food is thoughtful, but doing so during hours that most people are working is less appreciated.
I really enjoy living at Gables at the Terrace! The apartment is in great condition, and maintenance is on top of all repairs! HOWEVER I wish that they would fix the machines in the fitness room. Some have been nonfunctional for months. Some of the dumbbells have been missing for a while as well. I enjoy the complex-wide activities and events that management puts on, and I really appreciate that they send out reminder notices in advance. But I wish the events would take place outside regular 9-5PM working hours so that people with jobs could participate. But overall I really recommend living here!
Been here a while, always loved it! Property always clean, friendly staff, cool neighbors, work downtown, easy access to Austin, keep it up. Lot of locals here holding on, love living here!
