Property Ratings at Gables City Vista
Maintenance and the people have been nice.The units have not been updated to match design and color standards of today but overall they are fine. I will say the building has a constant humming frequency sound that could drive someone crazy as the noise can be heard from your unit so I would warn people off of that. Also the windows do not seem to get cleaned. I think if you are willing to pay the price for this building it’s probably better to keep looking around
The Gables building is a perfectly nice place to live (although likely overpriced even for the area), and maintenance is always speedy. Dealing with the leasing office is a nightmare. For our first lease, despite our multiple follow ups, they did not send us a lease to sign until the day before we were supposed to move in. No one in the office ever responded to our emails. This happened again when we renewed the lease. We told the office we wanted to renew 2 months before the lease was up. They waited weeks to tell us we had to reapply. They admitted to us they forgot for weeks to process our application. We called & emailed weekly to try to get updates. They either did not respond or did not take any action. When we still hadn't received a new lease 4 days before our lease was over, we looped in the regional manager and finally got a new lease to sign 2 days before our current lease expired. Even then, Gables did not seem very sympathetic about the whole stressful experience.
Leasing office is terrible. Amenities need to actually exist. Only a gym and a small part room. Repairs work very well. Safety in the area is an issue.
My husband and I have been verbally assaulted multiple times in this building( 460 L Street NW)by people sneaking into the building. We have witness drug deals, assaults, roaches, alarms, you name it, Gables City Vista has it. ROACHES ROACHES ROACHES We have attempted to work with the building to deal with roaches as new people moved in around us and suddenly we had a problem. Management won't do a thing.
The location is great and the people in reception are friendly and always ready to offer help. It’s been a great experience for me these first six months.
It’s a clean environment, the people are very polite a not all up in each others business. When you put a tick n in for maintenance the fix it right away. You can buy extra storage. There’s a garage to park. It rental office friendly. The hold special events for dogs and residents.
Pros: concierge always on duty, usually friendly, good location, maintenance guys are nice. Cons: far too expensive, elevators rarely all working but always slow if busy, leasing office unhelpful at the best of times, more concerned with advertising to residents than solving recurring pest issues (seriously had roaches in my fridge before they'd call an exterminator early), currently being sued by the city for price fixing, amenities are mediocre, access control is lax (have walked in on a man off the street using hard drugs in the stairwell more than once) and they will nickel and dime you for every possible thing and hidden charge they can.
I love living at Gables City Vista. It's the best place I've lived in. The office and concierges are very nice and helpful. I would recommend living here to family and friends.
The unit itself is nice, minus the washer/dryer and outdated heating/cooling system, but the building needs some updates. There are few amenities and they don’t always work. Management has been an issue, but the new property manager seems good, so hopefully she stays. There are no community events or forums.
This apartment complex has really gone downhill in the last 3 years. we have lived here for 15 years and never have we seen this place in such poor conditions
It used to be a much better place to live, getting worse due to increasing safety concerns in the building. Management doesn’t do anything about it
Safety is becoming a huge concern in the building. Cameras are not working. Management does not seem to care much. No amenities. No community events. A lot of staff rotation.
Leasing was so easy thanks to Kayla. My neighbors like to yell in the hallways though, but thats apartment life. It is in a great location for commuting and restaurants.

Leasing office made me wait over an hour when I scheduled a tour because they forgot and booked a meeting during my confirmed appointment time. My move in was ok but discovering on move in day that the freight elevator has been broken for over a month was not a fun thing
I love the apartment the security is 100/10 and the staffs are ?? it’s also close to my workplace making it more accessible! I love that it is pet friendly
The units themselves are pretty nice, but could use some updating — especially the washer/dryer. The management here is TERRIBLE and turnover is insane among the staff. They can’t figure the most basic things out… for example, people have been illegally parked in the guest parking spots for months, leaving no room for residents, and they’ve done nothing about it.
Welcoming environment, smooth move in process, and the building is in incredible condition. Everything is constantly cleaned and kept tidy. Would recommend the community to anyone.

MAINTENANCE team is exceptional. Always prompt, courteous, professional and efficient. LEASING OFFICE- There are 3 staff members who are extremely helpful and courteous. CLEANLINESS- The building is kept very clean Mon-Fri. ISSUES: 1) high turnover of management. 2)Concierge does not contact you when perishable items are received so you have to go downstairs numerous times to check or wait until the box is taken to the warm storage which can be a few hours after it has been delivered. 3) The gym is set at 75 degrees and there are no fans in the gym. You notice immediately how much warmer the gym is the second you open the door.
Not well managed. Elevators broken for weeks, they fired the only friendly front desk person, broken garage door and car break-ins in the parking garage. Often the elevators are a mess--including spills and dog pee. Loud if your windows face the street or alley (in which case you get to hear trucks at 6am and smell dumpsters). I feel safe most of the time but the building has really fallen off since I moved in.
Gables city vista is a great place to be, perfect location, with all kind of shops and restaurants within a walking distance. Totally recommend it!
Management is 100% unresponsive. Counting down the days until I move out. Community areas reek of weed. Rent prices are through the roof.

Have had a great time in this building. Front desk staff is always friendly and helpful. Only complaint is that no heads up is given when they do repairs or test fire alarms, they only tell you about it after they have happened. I had drilling on my roof for the entire day and the front office never told me, I had to go work remote somewhere else because it was so loud.
Very friendly environment to live ! An easy access for fun restaurants, bars and grocery store. I love the fun activities the apartment offers for some holiday’s. Peaceful and friendly neighborhood!
I love my unit and the desk workers are nice, but the management is a mess. Signing our lease and moving in was a huge headache, but now that that is out of the way, I don’t really have to deal with them. Also, there are things around the building that have been broken forever and just aren’t getting fixed, like the “free printing” and missing dumbbells in the gym. There’s also technology for a dial-up doorbell system at the front door but apparently nobody that works here now knows how to set it up, so they just don’t use it. I will say, the rent here is very competitive for the area. Note that this is because the building doesn’t have the bells and whistles of all the surrounding buildings, which in my case, is fine. We don’t have common areas, green space, a rooftop or pool, etc. There are also no community events, which is a big of a bummer. That is just due to current management, so that could change in the future.

While I have really enjoyed living here, as it is getting to the time of renewal, the leasing office has been very unresponsive. They take days to respond, require multiple emails to get a response and appear to be winding down the clock to force a tenant to make a decision. Meanwhile they don't appear to interested in keeping current tenants in good standing, given how much they want to raise rents. This is on top of some tenants who meanwhile, let their pets pee and poop in public spaces and elevators for everyone else in the building to deal with. I don't see management addressing this issue.
I have been a resident for almost 2 years and have thoroughly enjoyed how helpful and accommodating the staff has been. The neighborhood is very quiet and safe as well.
This apartment is only good for the location. It would have only been a 1 star review without it. The leasing office doesn’t respond to emails. It’s like once you’ve been here for a year or two you are no longer important to them. Which is why I’m leaving. I’m not being dramatic when I say the fire alarm is tested every couple weeks without notice to the residents. For example the alarm starts going off this morning at 6:30AM. We just got an email at 10:15 (it’s 10:30) apologizing for not letting us know. Their excuse is it’s miscommunication. I’ve never seen a buildings alarm system be tested so much! & it’s not supposed to end until 5:00PM tonight. LOL! Forget about the people who work from home, or are off & idk, would like to not hear the fire alarm going off for 12hrs???? This building has practically nothing for its residents. There is only a little courtyard & a tiny gym. If you are looking for upgraded apartments worth your money look at all of the ones around here & avoid gables on L st!
There's a resident here in cable City Vista I enjoy living here other residents are very friendly I wouldn't want to live any other place but here it's awesome
Leasing office and manager have a lot of opportunities. Amenities need to be enhanced. No pool. No coffee station, no events, no perks, discounts.basically no resident care.
I enjoy living here. This year is my fourth year anniversary. Staff turnover is quite often. The new assistant manager is very nice, helpful, and response to your request quickly. I hope she works here for a long time. One issue is the printer is not working for a very long time as well as the business center is no chairs now.
Since my last renewal all went well. No complains about the building or the facilities. It's my fourth year here in the building and would leave only when I buy something.
Love living here - the best staff and very clean building. I feel safe and love the Mount Vernon Triangle neighborhood. I would recommend considering Gables City Vista.

WORST MANAGEMENT! My husband and I have been living in Gables City Vista (460 L St NW DC) for more than four years, and currently, we are experiencing the worst management. Stefanie is not friendly and she doesn’t feel she is obligated to answer residents' questions and concerns. The building is not safe anymore. People from outside easily enter through the elevators and stairs and park their cars for days and months in the garage, and no one supervises and monitors the entrances . We used to receive updated emails about breakthroughs and emergencies before and have an idea about what is going on in our community from previous managements. Unfortunately, Stefanie is not a responsible manager and the residents are not happy at all.
The location was the prime draw for me at first, and it really is a great location - right next to really good restaurants, bars, and cafes (with new things constantly opening) and it's also close to 2 metros and a host of bus lines that can really take you anywhere in the city. On top of that, the building itself is really great, and I specifically really enjoy the courtyard (it's huge and a nice place to both relax and hang out with friends). The concierges are all really nice and help contribute to a welcoming environment! Overall, great place to live!

I had a horrible experience with roaches. Upon move-in, I noticed a few dead roaches in the apartment. But, sometimes bugs creep in between residents. So I pressed on. Not a day later, I noticed live ones crawling up the wall. Perhaps it was an isolated incident? It wasn't. I spoke with a neighbor and they noticed roaches in their apartment a month prior. I contacted the leasing office--all of whom were apparently unaware and subsequently sent pest control. However, it remained a chronic issue. I saw a roach in every space of the apartment: in the kitchen, living room, bedroom, bathroom, including a few that crawled out of the bathtub drain. But what was the final straw was the roach that crawled out of the microwave. I was completely mortified. I never even unpacked because I was afraid roaches would crawl into my belongings and procreate. I terminated my lease 3 weeks later. I scoured apartment reviews, as I always do, prior to my move-in and saw no mention of a rodent or insect issue. I don't write this to deter anyone's move, but to be informative. I wish I had known before making the regrettable decision to sign a lease.

I moved into my unit in June 2017. I was looking forward to experiencing Gables quality. I always need a building with a concierge service because I'm very busy. I have most things delivered. Galley food, grub hub, uber eats, etc. Amazon Prime Now. You name it. Oh, and I occasionally have guests visit. That's why I need a concierge to help make my life easier. BUT - that is NOT offered at this property. Their concierge service is explicitly told to ONLY accept packages from the delivery services (UPS, etc.). Want to use Galley to deliver your food to the front desk for pickup when you get in? Nope. Have a guest? You better coordinate in advance to meet them downstairs because the concierge is told not to help. Sure, you can buzz them through the front door. But then you have to go down and meet them. The concierge tells your guest to call you to come down and meet them. This is AFTER the concierge has checked their id and made them sign in. They are pretty useless; especially given the number of times that are not at their desk. Which is often. Management has said that there are many reasons why the desk is unmanned. I feel like I am living in a Motel 6. I do not look forward to coming home. I have simple expectations from ANY concierge: 1. Accept packages for me. 2. If I have a guest, delivery, etc., call me before letting them up (after you've done any verification you need). I think most any person living in a city with a concierge would expect this basic service. There aren't too many definitions for it. This is NOT what you get at this property. They are obviously skimping on cost, likely making up for this old property. I have no idea. I just know that living here has been a most unpleasant experience. It had made my life more complicated and certainly does not save me time. I would NEVER live in a Gable property every again after this experience.
Living at Gables has been wonderful for the last 2 years. That's why I renewed my lease last year. I love the conveniences of the highway and the 24 hour Safeway right below my residence. I sometimes go shopping at midnight when no one is there. I also love the concierge KC. She is always very helpful and answer all of my emails in a timely manner. The only complaint I would have is about the street parking. I know Gables can't control the street parking rules in DC but as a resident you are almost forced to buy parking for $200 a month or get your car towed every week. DC likes to change to street parking rules every day. One day you can park somewhere for free, then the next day its all of a sudden metered parking. But over all I love my apartment and all of my amenities. Love, love, love Gables.
I moved from a very college area in Boston for a job in DC and wound up renting at Gables City Vista. I've been here for about five months now and I'm still in love. The location is fabulous, near a bunch of restaurants, above a Safeway and a gym, and a ten minute walk to my office or metro. I live in a one bed and pay for parking; I watched rents for a bit and jumped when the prices were lower, so I know for the location and quality I got an absolute steal. Parking is a little steep but standard for the area, and I love knowing that my car is safe and that Ill never have to worry about finding a space on the street (much unlike Boston). My apartment itself is more than enough room for me and my boyfriend, the finishes are all high quality, and the floor plan itself makes a lot of sense - not so with a lot of luxury apartments in the neighboring communities. A/C works great, apartment was spotless when we moved in, and I have not seen so much as an ant anywhere in the building. The facilities - gym, courtyard, business center and lounge - are all top notch. I love catching some sun in the courtyard or grabbing free coffee before work in the lounge. I didn't need to purchase a gym membership at VIDA (though I did for the classes) because the gym in the building is perfectly sufficient with free weights and machines and never gets too crowded. I was concerned about management companies trying to take you for all you've got in DC, but I've always found management here responsive, helpful and reliable. They never enter your apartment for no reason, and if there are any maintenance concerns in your unit or in the building as a whole, they always leave letters or at the very least email to inform you of anything going on. Overall, I'm so glad I rented here and would recommend it to anyone in the area!

Walking to metro if you want, grocery store, sweet green, chipotle, ace hardware, and about 4-5 more restaurants, vida gym (more coming). Grounds are always clean and kept up, staff is attentive and helpful quickly when a problem arises. Tahrima is the best. Parking available and also a one acre courtyard that is quiet, manicured, and relaxing. LOVE the building
