Property Ratings at Gables Cityscape
Damage was done to my personal property some time ago. After reporting the incident to management it was quite clear the attitude was "it's not my problem!" I can honestly say I shall disregard any other possibility of resolution and simply move at the end of my lease. Renters beware because you will encounter this attitude. lack of empathy and will consistently permeate throughout the duration of your lease.
In the middle of the road to be honest. It's not the worst property I have rented and surely not the best. It's quiet and that's certainly rare to find. If you are not concerned with the age/condition of the property you will probably be ok. The gate system is the worst I have ever encountered I joist say.
Great, small complex at a great location near lots of shopping, restaurants and activities. Lived here for 9 years. The noise levels have increased recently and they nickel and dime you even for services you don't use, like Fetch! Overall a good complex and complex.
Juan maintenance mgr. and his staff are excellent. They address items quickly and are great to deal with. Quiet property, mature trees, Private car garage is very useful. Easy access to freeways, food, restaurants, churches, retail etc. Location, Location... Best value for the money.
Love living here! The community is gated with decently available parking. The pool area is nice and usually not busy. It is kept clean, and there are frequent events that the community hosts. The maintenance men are incredibly helpful and friendly, as well as the leasing office team. Overall, my experience living here for the past two years has been great.
Worst place that I have lived. I’m writing this review to help potential renters because if someone else has been honest in reviews then I never would have moved here. You get what you pay for. Neighbors party all night constantly and nothing is done about it. The building sounds like the ceiling is going to cave in and it is constant noise. If you do move here, don’t rent on the first floor. Apartment is ok for age and money. The biggest thing is the constant noise which means no peace when at home and no sleeping ever. Parking is ok. Gym is too small. Dog poop is everywhere and no one picks it up.
New to cityscape. Resident for 2 weeks. I like being close to mail, office and pool. Nece view from my patio. Very diverse community. Office staff is very friendly and helpful. I can walk to work. I'm very happy so far
Overall it is a solid place to live at but the gate is still not working with our codes. Its been over a month since it was last working. Other than that all good
Good place for renting the apartment at gables cityscape. Friendly staff and safe place. Location of the apartment is the USP. Near by places like COSTCO, Edwards cinema etc..

lots of parking, and a good pool, a dog area, a lot of patios, really nice residents, super helpful staff members, quick utility requests, nice big rooms.
Just moved in a few days ago and I feel relaxed. My environment is quiet and it gives me a family oriented complex. It’s close to the galleria and downtown, the freeway is close so it makes it easier and faster to get to work.
Maintenance is very slow. Takes them over a week to get to the issue. Gate doors never work. Half the garages don’t work. The pool is never cold.
I was very excited to move in here in 2022, but now, I'm not sure I'll renew my lease. The buildings and units are old and no one seems to bother with maintaining them. The staircases and landings in my block are filthy. I was told last year that they would be power washed and to date, nothing has happened. Too bad
The maintenance team is always super responsive to any issues I have ever had. All staff is kind, polite & helpful! It is a quiet & respectful community.
I've really enjoyed living at gables cityscape, great location and all staff is always kind and respectful. The only issue we had was non-residents parking in resident parking, however they have addressed the situation.
Did not have a very good experience living here. Our garage got flooded due to poor foundation, bugs we could not get rid of despite being extremely clean people. The trash outside by the trash was always overflowing. The pool is about the only nice perk because it was very close to our unit. The gym is also into maintained and missing all the weights.
My apartment had an infestation of cockroaches, the complex needs better up-keep (paint, etc.), and the apartments are not energy efficient.
This apartment is located at a really convenience location. The building itself and the common area/facilities are also great which makes here great to live in.
A few ups and downs, but I’ve enjoyed it! I look forward to renewing my lease again. The staff is very helpful, and kind. Thank you, to all of the staff.
It's been lovely living here so far, everyone is friendly. I don't fear walking through the complex at night. The pool and other areas are kept nice and tidy as well! :)
Not perfect, but very good, especially considering the value and how pricey the surrounding apartment complexes are. I wouldn't quite so the apartment is no frills, but very limited frills as far as amenities go. Not complaining, just being real. The gym is split into two areas, and neither are big. The area is safe, I haven't had any issues or really even heard much happen around here. I love the location because I can get just about anywhere in the city that I need within 25-30 (that's headed to the outer fringes of Houston, most stuff is 10-20 minutes). I have had some trouble with my AC at times living here, and sometimes it takes longer than I'd like considering how hot it is. But the people in the front office are very helpful. Ultimately, I chose to extend my lease when I had other options available in the city, so I feel like that should speak a lot to how I feel about the place. Would recommend if you're looking for a relatively affordable, lowkey spot in the city.
Nice and safe place to reside. Friendly and Supportive staff who are always available to help. Happy with the amenities provided at the property.
We have been here since June 2020 and have renewed for another 15 months. We enjoy the area and the community. Janie from the office is wonderful
The front office along with the maintenance people are extremely helpful!! They have wonderful events through out the year! If I could change 2 things, I would say to get better bathtubs and new a.c. thermostats. They are also extremely safe too!! Thank y'all for a wonderful year!
Overall have had a nice time here. The price and location are amazing but the complex could use better pest control. Besides that the amenities and layout are ideal
We have been here 14 years and have had an over all good experience. The office employees are great and so is the maintenance crew. Victoria is a great manager.
Moved in and I’m loving the experience. A lot of parking spots for residents and visitors. Pool area has a lot of tables and chairs. Pet friendly with dog stations around property.
My experience has been the best this is our first apartment and we love it so far. So clean and so many plants and so green. The security at these apartments is awesome I love that the gated actually works.
The Gables has consistently gone downhill. I have lived here for over 10 years and never had any painting or replaced carpet. In order to do that you must complete a thousand little activities online to gain points which people would normally use to get a small gift card, but now you must use those same points to get any apartment upgrades, or refreshers. I do however like the management, and the maintenance people. They seem like very nice people and some of these poor decisions come from the top.
I lived in the community for a little over a year. While it's a hard location to beat (close to grocery stores, easy to get to highways, etc.), it seems that location is the only thing that keeps people here. Maintenance is easy enough to get taken care of, if they deem it an issue worth fixing. I've had to submit multiple requests to get the same issue looked at repeatedly in the past, but it seems like they eventually get to the root of the issue versus what's cheapest to fix. This included an upstairs neighbor flooding my bathroom. Twice. The amenities seemed passable while touring (with someone who no longer works for the complex, mind you. There seems to be a high turnaround rate for leasing office staff.), but after living here it's clear that these amenities aren't well maintained or really enough of a draw for new residents, as they're really too small to be useful. Be warned that there is dog poop constantly around the complex. Nobody picks it up, and it's been a persistent issue. Parking was ok, there are marked resident spots, though often saw many cars without stickers in those spots. There was an incident while I lived there where multiple people had their cars broken into. If I had to guess, it would be from a gate that is timed to stay open for a long time, and/or pedestrian gates that are often broken and do not fully lock. Upon move out, I was charged for a carpet replacement that was not warranted. After some back and forth with the customer care center (and radio silence from the leasing office), I was left feeling frustrated and yet not surprised. Considering other residents have been charged for the same issue I was while other residents were not charged for the same carpet replacement? I'm very wary of living in any Gables managed building in the future, much less this one. Overall, you're better off spending a little more each month to live elsewhere, and take any overwhelmingly positive reviews with a grain of salt.
Great atmosphere, wonderful location, nice and quiet. It’s in a great location, close to downtown, galleria, not far from the medical center. Not much street traffic. You can walk to different restaurants. Love it!!!!
The apartment is spacious and very well-priced for the area. The downside is maintenance isn't very good. I have had to put 2 tickets in for the same issue and they keep saying they have fixed the issue but haven't. Don't have very good amenities. They have 2 gyms but they are both the size of a broom closet. I am usually not able to find parking near my apartment and have to park far away. When I saw the model I was told the apartment I got would be the same as the model, but with carpet instead, but when I moved in the master bathroom was different and was an outdated standing shower instead of the bathtub as seen in the model.
I think for this price point general services are lacking tremendously compared to other Gables properties. The walk-in gates are not operational so if you don't have a vehicle you can't gain access to the property. The entrance gate call box was broken for MONTHS and still doesn't work properly. Dog waste all around the grounds to top it all off. Just not what you would expect.
Maintenance crew is great - they take excellent care of the property & any maintenance requests I have are resolved quickly. And very nice people as well.
I love it here but management doesn’t give notice when new monetary things arise via email or in our lease contracts. New trash fines are new and never told to us.
Very friendly staff. Also very friendly maintenance and knowledgeable too! I do wish they had newer tubs. I also wish that they had a playground with swings for all the children I see.
Anytime there’s an problem or issue Gables is quick to address it! Wish I would renew my lease but I am buying a house! I had a great time here!
Coming up on 3 years at the 'Scape! I've decided to call it that and am assuming it'll catch on. It's been a wonderful experience so far. Great community, staff, neighborhood, and complex. The only lasting complaints are things outside of the complex's control (construction, noise coming from outside the complex, etc.). Excited to stay here for a long time to come!
I chose Gables Cityscape as I have been familiar with the area. It's a cozy place to live. The buildings are old but clean and maintained well including the whole property such as the pool area and outdoor space. I also love the layout of my 1-bedroom unit (749 sq/f) because of the decent size of waking closet and bathroom with the full-sized washer and dryer. Only is the downside that the noise of the trash pickup bothered me at the first couple of nights. But I'm a night person and no longer mind the noise. The management office is nice and helpful. As well, the maintenance guys greet and smile at me whenever running into them. That makes me feel being at home.
Gables cityscape location is the USP. Ample of parking space and well maintained property. Trash pickup services, facilities maintenance, swimming pool, Gym and friendly staff are aspects to consider at Gables cityscape.
Everyone in the office is extremely helpful and friendly. Anytime I call, I get a friendly person on the other end. Everyone has been so helpful and patient with me while I move into the area. It’s been a great experience so far.
Thank you to Victoria and Janie for making my move so easy. The community is well kept and quiet. I love it so far! The floorplans are spacious and with tons of storage space.
Quiet community but the gym is awful. People took the weights out in 2020 and they still have not been replaced. Pool is relaxing and it’s a 5 min walk to central market

This is our third year living in Gables Cityscape. We have enjoyed great location, quiet neighborhood, and good rental price. Will still consider residing here next year.
I am in year 3 here and generally couldn't be happier. The staff is always very nice, and generally receptive and fast to respond to concerns, etc. The amenities are good. The pool is the star amenity, and though the 2 gyms are both tiny, I workout from home anyway. The location is perfect. Lots of good places within walking distance, close to Levy Park, and centrally located inside the loop. The constant construction on the street we're on is a bother, but it's outside of the complex's control.
Love living here, the location is great. Love the leasing office. Especially love the maintenance team they always help me out with anything I need.
I don’t why they charge extra money for package delivery while they don’t have to do anything with it. Plus, my packages are usually sent back because they can’t reach my apt. The apartment charges the delivery fee and it’s getting worse. During 2 years of living here, my car was broken in twice. Not just my car, like 1/4 of the resident’s car was broken in one night. When I ask the office if they can do any about the loss of my property inside the car and the cost to replace the windshield. No, they said it’s just an unfortunate event. When I moved in, the carpet was in a fair condition (quite old actually). After a year, the carpet just normally wears out as it should be. Nothing damaged. But the office and management still try their best to push the replacement cost to us. This is ridiculous. PLEASE AVOID THIS APARTMENT IF YOU CAN.
