Property Ratings at Gables Mill
Ended up having to have my bank reverse the charges after like 4 or so month of arguing as despite having no evidence to support their claims, they continued to claim I owed them money. The property manager is incredibly incompetent in my opinion and can’t seem to answer emails regarding the refund process in any sort of timely fashion. I don’t think it’s coincidental that 41 reviews talk about roaches, is all I’m saying.
I have been here for 5 months and I love it! Super pet-friendly and great community! Management is super nice and I haven't had any problems for the most part! Would definitely recommend!
I love it here .. Quiet community... Respectful neighbors awesome management... Quick response maintenance team.. Always clean.. No loitering.. I couldn't ask for a better place to live..
I really like the property. The trails and tranquility are very nice. The property management team could be better with communication, answering the phone and returning messages. But in general it’s a nice place to live
Love the location and how close it is to the interstate. I love that it’s a gated community as well. The maintenance is really good at responding here. I wish we could upgrade the cabinets and kitchen appliances but it’s not bad at all, just a little outdated.
Overall, I think the community is great. My experiences with the staff and maintenance has been quite pleasent. I live in a 1 bedroom with my fiance' and the kitchen is a bit small. the counter tends to fill up quite quickly when you're cooking. On the other hand, I feel like the community is safe, generally quiet and the upkeep is great as well.
I’ve lived here for almost 5 years. The complex is mostly quiet and I love that it’s nestled in the trees. The trail behind the complex is nice to stay active and the complex is walking distance from the Battery/ Braves Stadium.
This apartment community has potential to be great but there are a lot of things that need improvement. For example there is a pest problem that I have been experiencing since I’ve moved into my unit in May 2023. This has been an ongoing issue that I have had to deal with and likely will cause me to seek different housing down the road if not resolved. I’m a very clean and organized person, so the only explanation is that there is some access point by which they are entering the unit. I have made maintenance and the leasing staff about this but they only send pest control to treat the unit with pesticide instead of tracking down the access point.
I love the location and the actual neighborhood but management could be more communicative and responsive. Don't always get the feeling that they feel care about my living experience.
I have very much enjoyed living here. The complex is quiet, clean, and close to my work and things that are important to me. I have been a resident for over 5 years and have not had any problems with my neighbors or others.
Overall community its great, communication with maintenance is top. Only down side is that for some reason the management office hasn’t get back to me in a couple of pending matters.
It’s been pretty good. I will say the apartment has this weird smell no matter how much you clean it and it think it is because of the mold issue that keeps occurring.
The best home that I've lived in yet... Peaceful.... Respectful residents and a clean environment. Near to just about any store you would want to shop at.. Great amenities... Quick response management team. I encourage anyone looking for a nice community to join should try Gables Mill first.
This community had improved so much over the past few months! Submitting maintenance request is easy and although they can take their time, they are effective. Very happy with my experience so far and will recommend in the future.
I Love it here!!! Such a wonderful location . The maintenance team is excellent as well as the front office. We have a cool deer family living amongst us.
Great place to live! It has a gym, pool and tennis courts, that is a plus for the residents. Good environment for family or solo. I highly recommend it.
It’s been great here. Staff is really good and no problems from neighbors. Definitely recommend to anyone who wants somewhere quiet to live but also close to everything in Atlanta
The buildings are a little old but it seems like they’re starting to try and modernize. There are a lot of trails around for hiking and running.
I really enjoy Gables Mill. I’ve only lived here 3 weeks and it already feels like home. The maintenance and leasing staff are extremely helpful.
The gate is often broken and when it is, crime is rampant. Aside from that, this is a really beautiful place to live. Also, convenient location.
Excellent location with great amenities. Private entrance to the chattahoochee. Close to the Braves stadium. Always something fun to do and alot of restaurants to choose from.
Overall good and love access to National Forest, Chattahoochee River, and Cumberland trails. Not without issues, but no apartment complex is.
The new management team here at Gables Mill is great. It’s been needed and well overdue. They are making our community better. The service and response to customer issues have been quick. They are trying to bring updates as well.
it’s been okay so far. the office people were difficult to get a hold of sometimes and there were some issues in their end. the apartment wasn’t ready on our move in date.
Everything besides maintenance is good it’s taken months to handle situations and my patio door supposed to replace and still haven’t. I had to go to the office a couple times to get things taken care of. If maintenance was better then everything would be okay I ask them to check for mildew but they didn’t check it and I feel it’s important to do that so my family and I don’t get sick.
Sooo many bugs. Generally though it's a nice community to live in with a mix of young singles, couples, and families. Location is fantastic and cost is acceptable even if it's higher than I'd like.
I love living here. I am going to my second year here and I love it. I think there is a lot to improve, like the dog restriction, I have seeing dogs on the tennis court, and also the trash control, lots of people put their trash out side in the wrong hours resulting in animals destroying the trash bags.

wonderful Experiencia, and no complaints, my neighbors are wonderful. the office staff is very professional and dedicated to helping all the residents.
Lived here for 4 years and definitely seems to have gone downhill since moving in. Water is shutoff at least once every month over the last year for repairs somewhere in the complex. Petty crime has gone up with two mail thefts at the mail center within a week of each other earlier this year. Rent is also the cheapest in the area and the apartments are not modern so not terrible for what it is.
I have lived here for 5 years and most of that time has been a great experience. The price has been right and I have been able to call this apartment home.
I love where i live! I love the deers that are in the yard in the morning! I’ve been here 8 months and so far no issues! Neighbors have been very nice!
Some of the leasing office people are good, tenants don’t really follow a lot of the property guidelines and rules. Other than that it’s ok.
Beautiful area, amazing neighbors! Lots of active community members doing their own thing, but having a blast in general it’s awesome. Lovely apartment area but it does come with a few draw backs. The buildings are old so some of the units have mishaps here and there. Maintenance is alright.
Smooth move-in process and attentive staff. Large community with valet trash and a nice pool, work out area, courts, grill area etc. Happy to be here for the next year

Overall, a really good experience so far. Neighbors can be noisy, but tend to be reasonable. Maintenance can be slow but nothing surprising there. Office staff are nice but can be disorganized.

A forced paid Amenify service as part of monthly rent is a joke. Not worth the money and Amenify has horrible customer reviews. Parking is so bad that, without assigned spots, often times I am forced to park more than three buildings away. Way too many non-residents abuse parking privileges. Broken down cars with flat tires and such are allowed to degrade the property without penalty. Muddy water flows regularly to our building drain and causes nasty accumulation for all parking. The complex would rather be concerned with chopping down trees than adding more parking areas or, more importantly, create much needed concrete walk slabs in front of each building. Cabinetry and toilets are from the 70's. Ceiling leaks cause problems and bad stains that are never fixed properly. Even the contractors tell us that Gables Mill is too cheap to allow them to fix things properly and update to the 21st century. The bug problem is awful here. Buildings need power-washed monthly. Do better!
Beautiful area to live in near the Chattahoochee River. Lots of lovely trails for walking your dog! Unfortunately lots of problems with water being turned off for repairs regularly and low water pressure. New property manager is trying to improve the experience with the office, but communication is still a problem. Calls are rarely answered or returned.
Many trees have been taken off out of necesity I guess. One of the great advantages of living here is the excellent location, far away from noisy highways, they offer a tranquil environment with scenic trails.
I been living here a week today and im loving it. Had a problem they got right on it. It’s so quiet and peaceful in the community. I just love it here already.
I enjoy how quiet and secluded the neighborhood is. It is also a great location convenient to all that is happening around Atlanta. Will recommend.
This is a pretty good complex. The neighbors are kind and quiet. Diverse demographic. The best thing about living here is the access to the Chatahoochie park. My fiance and I love going on hikes and taking a picnic down the the river. Had to call the emergency maintenance phone once and they were super quick and responsive. If you're young and like to be near the city, near hiking tails, and near The Battery this is a good place to live.
Happy with facilities. Year round pool, tennis courts are all well maintained. Management team is difficult to deal with, though maintenance crew is good.
Love being here. The neighborhood is quite and we have our own entrance to the natural trail. Me and my pups enjoy living here. We're close to the battery amwhich always has something going on. Amenities are great! Tennis court, Paddleball court, gym and a beautiful pool!
I really do enjoy the location and they do a pretty good job of maintaining comfortability. There are a couple hiccups here and there, but nothing abnormal from a typical apartment experience.
Close to a lot of areas. Renovations have improved the complex. The rent is decent for the area. The leasing office is hard to get in touch with.
Generally a good experience. The management office is helpful. Some buildings are better than others - one I had was very noisy and kept their trash cans out all the time, so animals would get into it. But my current building is quiet and clean. Actually ensuring residents only put their trash out during pickup times would go a long way.
