Beautiful building and amenities overall. Amazing location. Living on the 6th floor interior corner unit is quiet, although there is limited views and lack of natural light. The experienced concierges are wonderful Cons: The workout room is basic and lacking in equipment compared to other similar rental buildings. There is a fragrance pumped through the vents in the hallways, elevator and garage entrance that is quite overpowering and nauseating. Management recently quit and now I have no clue if anyone took over. I don’t feel there is a positive sense of community w/ one another, but that’s only been my experience.
The community is great. Everyone here is so kind & the location is even greater. The only feedback I have is that the smoke detectors in the apartments feel like they are too sensitive. My alarm goes off nearly every time that I pan sear anything, but that doesn’t take away from all of the great amenities that come with the apartment. I highly enjoy living here at Gables Old Town North.
We have been here four years now and love our community. As a matter of fact, dear friends have moved in and now live just two floors away. The Gables is our “neighborhood!”
It’s all about the windows. They have never ever been cleaned. We ask all the time, and they just say the same thing…”it’s being discussed”. For years!!!?!!? It ruins the view. Other than that, we love it here.
Good location. Nice amenities. Pool doesn't get to crowded in the summer. Not much noise from neighbors. Lots of dogs, but most owners have them well trained. Would recommend checking this place out.
We have had a great experience here at Gables. Overall, the responses to issues have been fast and effective. Spaces have remained very clean. Even when we were having issues with the fire alarms, management communicated with us and tried to solve the problem asap.
Fantastic choice to live here!!! Love the staff and the ambiance is super classy. Professional employees and clean facility. Amenities are great, love the gym!!
Nora, Snydi, and Nikki made our first day special at Gables Old Town North. It was so easy to do our initial walk through and everyone is so responsive. Glables staff make you feel like family.
So far so good! Been a resident for the last week and change and most of my issues have had timely responses by management so far. the apartment is gorgeous and I love the amenities! only thing that bugs me is it’s taking a bit for my name to be added to the call box.
Friendly staff, beautiful apartment, and outstanding amenities! Everything is clean and well maintained. Great location to shops , restaurants and the heart of Old Town.

We’ve had a few requests to make our apartment better. The response from our property management team has been stellar. They handle the requests immediately. They work hard to keep the property an excellent place to live. Been here three years now, we love it.
Gables old town north appears to be a really nice building, we liked the floor plan and the price of the apartment we got. However shortly after moving in to the 5th floor, we could hear the upstairs neighbor walking very loudly. At first I thought it was construction because the noise was the equivalent of a hammer but realized it’s just the neighbor walking. A nearby neighbor on the 5th floor also commented she experiences this issue with her upstairs neighbor. When I talked to the leasing office they informed me that the 6th floor apartments are the only apartments that do not have any carpet and that they will tell the tenant to perhaps put rugs in. Unsure if that has happened, but I am 7 days into living in this apartment and I hate it because of the noise. I work from home and can hear it constantly throughout the day. I’m now researching co working spaces nearby to join (so much for the den to use as an office)!
The move in process was amazing. The new apartment has been fantastic so far. The furnishings are spectacular. Can't wait to start my residence here

Really beautiful building. It’s close and walkable to a ton of shops and restaurants which is helpful. It also has a capitol bike share right outside and is only a few blocks away from the Mt Vernon trail. Love it here so far

We have had nothing but great things to say about our experience and the enjoyment of this property. The resturants that are close and the amenities are fantastic.
I would recommend Gables Old Town North to anyone - the best location with great amenities (pool, rooftop, gym, outdoor firepits, etc.) and beautiful apartments with hardwood floors, big windows, kitchen islands, etc. Very dog friendly as well! The staff are always smiling.
We love it !!! The leasing office people are very helpful and friendly. I especially love Nikki, the concierge! She makes me laugh and is great! As for our apartment life, we have the best unit in the building and we are never leaving!

This is our home away from home…it is so nice to live and work in the metro area and call Gables “home base.” We love the proximity to everything and the community vibe! We have been here nearly four years!
I have lived here for over two years in two different units. Do not live here. The building management is ineffective and is constantly making up bogus charges. I have made many friends in the building, and upon move out not one of them has gotten their deposit back as the building claws for "damages" that constitute no more than regular wear and tear. Rent is aggressively raised after the first year - in my first unit, it went up ~20% at renewal. The construction was carelessly done with sticky residue, mortar, and paint from both brushes and spray guns on the floors and counters, especially in the bathrooms. I had a neighbor vacuuming in the unit above me for 4 hours a day and was told that there was nothing that management could do to mitigate. I requested a rent abatement for extremely loud 7am - dark construction noise 6 days a week....again, nothing that they could do. The package room door has been broken for over a month and no one has fixed it - it does not shut properly. No wonder there is a package theft issue in this building. There are no cameras in the building, most notably in the parking garage. The front desk is also on the second floor, an absurd security posture. Keep scrolling.
I have lived at the Gables in Old Town for 3 years and I love it. It is convenient to all that Old Town has to offer and has lovely amenities , especially the salt water pool which is wonderful.
We have never had an issue and live the communication and the beauty of the property. The location and all the amenities inside and outside the property have been convenient and useful.

Location is great. Amenities are superb. The fire pit is nice in the winter and the rooftop views are pretty decent as well. You do hear some noise from upstairs neighbors however. The leasing staff and conceirege have been great as well. If given the choice, I'd select to live here again

We have been here for two years. I feel lucky to have the unit we have at the Gables. It's so beautiful and spacious. I love that they have gas stove/ovens and that the fixtures are good quality, incuding the cabinets - which in most places are very cheap. The location could not be better. We walk to everything. It's so close to the airport, you can practically walk. It's worth the price, haveing such an awsome home.
So far living at Gables has been great. The community has been so welcoming. My only complaint is that the office building across the street (on N. St. Asaph Street) has hired someone to blow their leaves and typically this begins around 7-8:30 am every morning which is very early for that much noise. It is extremely loud and uncomfortable in the morning. Other than that, my experience has been great so far.
I leased from Gables in 2021 excited about a new building, but the building does not care about you they care about profit. There are newer building with lower prices blocks away from this building that are more focused on their residents. Upon move-in, I noticed many windows of our corner unit were covered in massive spider webs that ruined the great view we paid for. Over the year there they claimed they were unable to complete window cleanings since the building opened in 2019, an annual service of other buildings in the area. The apartment also has fairly thin walls that don't block noise from neighbors, pets, etc. The biggest complaint was upon move out. After adamantly being told we missed the "Covid deals" for rent in 2021 we expected a flat to moderate price increase. Instead, Gables raised rent several hundred dollars a month, nearly 20%. When we asked to negotiate, they said they don't do that because they have a pricing algorithm that determines the price. We should have expected that as the shocking news came 2 weeks before they needed an answer on move out. There is lack of care for residents that have been there a year and their sole priority was profit. The lack of a negotiation felt disrespectful, especially after telling us we had not received a deal prior. I caution anyone that lives there to get ready to move after a year since there seems to be no limit on how high they'll raise prices if the market calls for it. We moved instead to Platform, a newer building down the street that we love just as much. Newer ammenities, friendly staff, fun community events, and cheaper rent!
This is a nice property. Unfortunately, the stench of weed has become a nearly daily experience in hallways, stairwells, and the parking garage for residents. I'm sure it's difficult to police this issue given that marijuana is legal in VA and DC, and due to the fact that retail employees and patrons also frequent the property. With that being said, I think that it is important for prospective tenants to be informed of this in choosing a comfortable home for their family.

Everything was great until we received our lease renewal offer. A 20% rent increase without the ability to negotiate is disgraceful and insulting. They should have more respect for current residents.

Perfect location--- close to everything with easy access to DC and Old Town. Great amenities with a clean and chic mail room to a perfect rooftop pool to spend the weekends in the summer months.

Bobby from the leasing team was a huge help!! Since the first day I went to the office he was thorough and walked me through the entire application process. He made sure to remind me of paperwork and due dates which took away a lot of the moving stress. The apartments are beautiful and perfectly located. Plus everything you need is a short walk away!

While my time at Gables was somewhat pleasant, I had a horrible end of lease experience. I am a nurse who relocated to DC to respond to Covid needs. I relocated prior to the Covid vaccines being released so the expectation was that I would have at least a year’s worth of work in the area. When the vaccine become unexpectedly available Covid cases dropped (thankfully!) and work became scarce. I asked management for consideration of my circumstances when terminating my lease early and was given no leeway. Everyone can clap for their “healthcare heroes” but when push came to shove Gables demanded $7k from me to terminate my lease early. Meanwhile, most people were not working and didn’t pay rent during the pandemic. I was working overtime and never missed a month. Beware of this company, even if they manage “nice complexes”(water pressure is terrible, fire alarms always going off, elevators consistently out of service, massive rent hikes annually). They do not respect first responders and only want your money.

The property is nice, but the fire alarm goes off about once a month. If you're ok with that (my dog certainly isn't), this is a great property for you.
