Property Ratings at Gables Park Plaza
Great location, but problems are mounting! At least one elevator (of three) has not been fully operational in 6 months. Another elevator trapped a resident inside it for an hour. And the third elevator is often out of service for people moving out. On the plus side, the stairs are a great workout. This coming week, we will lose power for part of one day, and water for another. "Valet" trash pickup service, which residents pay $30 an additional monthly fee for, changed vendors in October and then recently failed to pickup trash over the past week. Everyone had left their trash in the hallway outside their apartment, smelling up the place. No refunds were offered residents. Security is laughable. It requires 4 keycode-locked entrances in order to get from the parking garage to your apartment. On the plus side, rents have dropped on 2 bedroom units below the 1 bedroom unit renewal rate from just a few months ago.
I like Gables Park Plaza, the location is amazing. I would like to see a little more investment into upgrading certain parts of the building, like our theater room, and some security so our bikes don’t keep getting stolen and our cars broken into. Other than that, great place to live! The staff here is really great and I enjoy that it’s a very pet friendly community.
Office staff are friendly and professional and maintenance is prompt when needed. Gym equipment is fairly new with great view of pedestrian bridge/lake. Fantastic neighborhood.
We’ve lived here for about a year now and have really enjoyed It. Great space in the apartment and great community. Only downside is the barking at random times in the courtyard. Other than that, it’s a great place!
I am new here and everyone has been so helpful with getting me acquainted here! I love the building and how it is set up. There are so many useful perks here that I have been loving and enjoying. So excited for my time here!
Having an amazing time living here. The location is top notch, the residents are friendly and inviting, and the staff is extremely helpful. Plus the pool and gym are extremely well maintained
The Staff is so friendly here and whenever I put an order in the maintenance always comes in a timely manner and resolves the issue before they leave.
I like it but there are issues. The elevator constantly has issues. Also, people’s cars get broken into even though there’s a second layer of gate going up into the garage.
Gables is a great place to live, excellent location, gym, amenities. Close to the trail and lake, as well as to all major streets and highway.
Everything except the shower is great so far. Love the dog community. The leasing office is nice and easy to work with however whenever you receive a package you have to wait for the concierge to sort out your package prior to picking up which takes a while
Best location in Austin! Conveniently close to the Town Lake trail, Whole Foods, and Trader Jo's. Safe (no recent security concerns or break-ins in the parking garage). Rent (and especially the inflated rent renewal rates) are not commensurate with this aging property whose elevators are frequently failing and have trapped the occasional resident for an hour. One (of three) elevator has not been fully fixed in months. Additionally, the recent exterior door entrances have been replaced with a non-hygenic key code entry system. You would think in the time of COVID that a touchless system would be the standard.
The gables is clean and staff is very friendly. My only complaint is the elevators always being down, but that comes with living in an apartment.
Living at Gables Park Plaza is amazing… The amenities, the service, the location, and holy crap. That view is insane. The management staff is incredibly friendly and always ready to be helpful… I feel super blessed to be a part of this community
Mailroom hours are terrible, elevators all have issues. No one is on property to help if things come up (ex alarm going off, power outage, helping get critical mail during off hours)
The railroad runs right behind the building and it is deafening. The elevators rarely work. The doors sometimes will unlock with the key fob. Lots of unhoused that camp in the empty lot in front and behind the building. Cars have been broken into in the garage yet they refuse to hire security. Overall worst place I’ve ever lived, while also being the most expensive place I’ve ever rented.
This is my favorite apartment in Austin. The building is well-run, the amenities are top notch, and the units give you a great bang for your buck. Located on the outskirts of downtown, you're still close to everything while also feeling perfectly removed. I love being near the trail, whole foods, and more. 10/10

We love it here! It’s the perfect location- right on the edge of downtown, idyllic access to the hike and hike trail, so close to Trader Joe’s and Whole Foods, and just a short drive to the new Lake Austin Blvd HEB. Easy walks to just about everything! Couldn’t be happier.
We have lived here for many years but over the last one it has gone extremely down hill due to lack of quality management. Noise is horrible, pool is often dirty, gym machines are broken and no community rules are enforced (dog poop all over, and dogs off leash, smoking, etc). For the amount of money I highly recommend looking nearby for a better experience.
Crazy neighbor (had to call the cops 3x in one week) that bangs on our door nightly and yells in the hall but wasn’t evicted (???), elevators never work, package room broken into monthly, fire alarms go off multiple times per day, cars broken into almost weekly and one car was even stolen… but prioritizing renovating the leasing office to give a falsified representation of how “luxurious” the building is instead of the safety and security of current residents.
The apartment is nice. I enjoy the space in my apartment however it is the management and overall building that concern me. Let me give a few examples: -the elevators consistently do not work and they take days, sometimes weeks to repair -the fire alarms go off at least once a month either at random points of the work day, or in the middle of the night - there are some tenants allowed to be a public nuisance without repercussion. We pay for a nice area and a high rent- we should feel like it. - security gates often don’t work in the garage which leads to people entering/stealing cars There are some other smaller problems but the most important thing to note is that they are renovating the leasing office. All the while, we have elevators that don’t work, pipes in the garage that consistently break, security gates that don’t keep people out. Many other priorities but they are choosing to fix an already nice leasing office instead of fix them
Still one of the best locations in Austin, close to Trader Jo's, Whole Foods and the Town Lake trail! Local retail is filling in nicely, with Manana (a coffee bar) opening next door and Mellow Johnny's (a cycling shop) coming this Summer 2023. Staff is competent and sufficiently stable in tenure. Safe area - have not personally experienced any crime nor theft from the parking garage in a couple years. On the downside, it's been a few weeks and one of three elevators is still out of service, which follows years of it breaking down; the other two are hit and miss, with one occasionally being out of service or used for move-outs (a bit more frequent given the high rent increases for renewals) and the third elevator occasionally trapping people inside it for over an hour! As a multi-year resident, I am still overall positive about this apartment complex but the maintenance issues, nearby train noise, and rent renewal rate increases do somewhat tarnish the luster of this property.
Gables is a great place to live, perfect location, gym, and good pool with a view. One block away from the trail if you like to be outside.
Maintenance is FAST so that is great. Frustrating that the building alarm goes off often and there is frequently no one around to help if something goes wrong in the building.
Great location, friendly and helpful staff, and great rooftop pool/grilling/hang out area. Only complaint is that there have been elevator issues and lots of random fire alarm testing
Great location - community is generally very friendly and peaceful. Unit interiors can definitely use an upgrade in terms of design and modernity of appliances. There have been a lot of issues with the fire alarms and elevators recently as well.
Everything great except security matters! Bike warehouse 0, parking car 0, anda one time I got an issue at the concierge with one of my packages!
I like living in Gables Park Plaza but I think there is a lot of updates that can be done to it. For example the theater room is amazing but it’s useless since all of its tech is outdated and you can’t stream anything on there except cable TV. I’ve gone to other friends apts complex and there theater room streams anything you can possibly think off. Next, I really wish they would add a security guard. Rent keeps going up every year yet, 75% of the residents I’ve met have had their bikes stolen form the rack room or cars broken into right from the garage throughout the entire year, which means, they are aware of it but have taken no action to prevent this. The Valet trash is another issue. A lot of residents leave their trays out for days before the valet come and picks it up that the hallways smell like death. Other than that, management is very friendly, Pool is always clean, and gym is great!
Good location. Large hallways in which elevator location weren’t planned well and depending on your unit you’ll have to walk quite a ways to take your dog out, above unit neighbor noise, Lamar and train are pretty loud but could be prevented with better quality windows.
Great apartments but only decent management. Fire alarm go off at random times of the day. The mail room gets robbed and they don’t tell us. Garage doors are left unlocked. Overall the people in the leasing office are awesome and the apartments themselves are great, but some things could be better. Not to mention the terrible rewards lol. It’s 250/20,000 points to refer a friend (and the 20,000 points get you a $10 gift card)
We are (for a second time) in the midst of a months long construction project in the retail space within the building which has produced exorbinant amounts of noise. Loud enough to not be able to watch TV or take meetings during the day. There has been nothing done to rectify the situation, essentially leaving us to pay a significant amount of money for what amounts to an almost unlivable space during the day. I'd advise prospective tenants to secure some sort of guarantee against this and/or seek an apartment with a more separated retail space to avoid this issue.
We love living here so far! You can't beat the location being close to the lake and downtown. Also, for being in downtown, it's fairly quiet other than the train tracks and occasional loud car engines. We love that our unit has high ceilings and a ton of natural light. The only issue we had was a week of random fire alarms although after raising the issue with the staff, it appears to be resolved.
The location is FANTASTIC! You are between Trader Joe’s, Whole Foods and close to so much more! If you have a dog, even better. The location is close to several dog parks and plenty of walking! It is right across from the pedestrian bridge! Yep, perfect location!
The location is not worth the bad experience you will have living here. My apartment faces the street on Sandra Muraida Way and I am woken up super early almost every morning by trash trucks or people gathering at The Loop Running store. The fire alarms go off ALL the time. I work from home and it has interrupted very important meetings multiple times. The elevators and gates are broken all the time as well. We pay for parking and think it’s “safe” but because of the gates breaking, people who don’t live here just come on in and steal from other cars. We recently just had another burglary in the storage room. Additionally, the management team increased my renewal rent by $700+ which is INSANE. Park Plaza does not care about the community experience, they are looking to make $$$. There are no building events and rarely any communication from management. I wish I knew this info before I moved in so I hope the next person evaluating Park Plaza sees this.
Well, the location can’t be beat a lot of the amenities and the quality of the apartment itself is not worth the price. I also feel like I’m constantly having to have maintenance come in because something else is broken.
Generally pleasant experience here at Gables Park Plaza as a multi-year resident. Location with Town Lake, Whole Foods, Trader Joe's, and Mopac, are huge bonuses. The elevators regularly breaking down, combined with the occasional car break-ins in the parking garage, and the noise (expected from the train, unexpected from the recent 1st floor construction), are downsides. Staffing stability has been mixed (concierge is a constant, but the rest of the staff have been through a revolving door with their responsibilities being slowly stripped off and sent to third parties or overseas).
Gables Park Plaza is an amazing place to live with a spectacular location. Staff is friendly and helpful and has accommodated the majority of my needs.
Everything is great, maintenance is fast. Mailroom hours are too limited u fortunately. The amenities (pool, gym, lounge) are great and clean.

Great, maintenance here is very fast it’s awesome. They have fixed everything for me, very fast and I really appreciate that. I do wish everything worked when I moved in, but that’s fine it’s all been fixed
I lived at this residence complex for 23 months, all in all good experiences, until I had to move out, they decided to charge me for the carpeted bedroom (remember I lived here for 2 years about, should be replaced as part of normal wear and tear) and the big one a total replacement of the wooden floors a cost of over $4000. Instead of replacing pieces that needed replacement as per the Lease, (which there were a few) they replaced the entire floor and want me to pay for it...not going to happen

NOT A SAFE PROPERTY! TWO bikes were stolen from the bike room. With the initial $1500 bike stolen and reported in November the management team would not even review the supposed "security camera footage." Multiple bikes and equipment, bike bags, helmets, etc. were stolen at that time. We demanded management put out a notice to other tenants about the theft and they put out a letter stating "...thefts in the area" vs. "ongoing thefts in our bike room/on OUR PROPERTY!" TODAY a second $1500 bike of ours was stolen and the bike room is in TOTAL disarray - this time we'll get an attorney involved.

I have enjoyed living at Gables. The stuff is always so friendly and ready to help in whatever we need. I like that they are consistan with reinforcing the rules too. Makes it easier to live in a place like Gables.
Mold grows in this building like no place I’ve ever seen. And they charge you for everything & constantly add extra charges. Whatever you are quoted for monthly rent, add $250. For NOTHING!! Worst place I’ve ever lived. Management is working hard to get as much money from you as possible. Do not live here. Spend more to live in a truly luxurious place, this place sucks. I never write negative reviews.

The first couple months I lived there, it was great - great location, great staff. However, in the time since, this place has turned into a an exorbitantly priced DUMP. I honestly cannot believe anyone would pay the prices they are asking for this crappy of a facility plus an ineffective, unhelpful staff. Maintenance requests were never fulfilled in a timely manner or effectively. The cleanliness of the amenities and hallways, ect, was abominable. I understood at the beginning of COVID such things might take a hit (although in some way I would argue they should have been more clean at that time) but in the most recent months, the place has become SO CRAPPY. I became embarrassed to even have friends over. Honestly, with this new management, I would NEVER consider resigning a lease here and am so disappointed by how downhill it went in such a short amount of time. Save your money

I love this environment. The natural trees and the birds singing make it feel more like nature (which helps ease my mind). The apartment is amazing. Great staff that is friendly and supportive. Very cool neighbors and calm neighborhood that is close to everything. The amenities are stellar (pool, community area, gym and inner theater). Perfect location in Austin.

I have never lived in such a poorly managed building. Gables is a money hungry, insensitive, awful place to live. They literally will do anything to get more money from you. They do not care about safety when it comes to the Global Pandemic and do not care about anyone's specific or unique situation due to COVID. They are rude also. Seriously dont live here.

Ever since they changed their management and outsourced the Concierge to a third party this place has gone so downhill. From never responding to emails and being by far the least helpful person on the planet, why she chose to go into hospitality is beyond me. She disgusts me and hopefully will be fired soon

One of the best locations to live in downtown Austin! ^my review 6 months ago before the new management was brought in... The WORST apartment experience I have ever had. During the last 6 months of my lease I was in a unit directly above the construction on the corner of the building. The noise starting at 7 am woke me up every morning and vibrated the entire apartment. Gables did nothing and said it was not there problem since they did not own that part of the building. Due to the construction I was over charged on my electricity bill $150 extra each month for the last 3 months. Gables did nothing about it. I ended my lease and had them do a walkthrough to make sure everything was in order. The manager of the building did the walkthrough and said everything was fine. Two weeks later we received a $1000 bill in the mail saying they had to replace the carpets? The entire unit floors were made of bamboo besides the two bedrooms. Worst experience at an apartment I've ever had. Management could care less about fighting for their residents. DO NOT sign here.
