Originally named Howell's Crossing after a cotton merchant named Evan Howell, Duluth was renamed in 1871 after a flowery speech given in Congress by Rep. J. Proctor Knott condemning the expansion of the railroad to Duluth, Minnesota as wasteful. The over-the-top, tongue-in-cheek description of the northern city inspired residents of the Georgia town to rename their community Duluth. Today, Downtown Duluth is a busy, attractive suburb of Atlanta, offering a variety of shops, restaurants, and entertainment.
Downtown Duluth has a town green, located along Main Street on the southwest side of City Hall. Historic Downtown Duluth features a variety of businesses, theaters, gift stores, art galleries, and cafes. Some favorite downtown destinations include the Maple Street Biscuit Company, the Good Word Brewing & Public House, and the Red Clay Music Foundry.

My experience has been amazing! The only thing that I can’t wrap my head around is the roaches. I am a very clean person and the fact that german roaches and baby roaches keep coming is really grossing me out about my apartment. I’ve never experienced roaches in any of my previous places.
Love it!! Always quiet, clean, and safe. Zero issues or complaints since I’ve been here for two years. Everything is always handled in a timely manner. I am so glad that I chose Gables!
It’s been ok .. the rent is extremely too high … it’s dog poop all over the grass , you have to bring your own printer paper for the business center which I think is crazy
I love theses apartments! They’re very quiet, everyone is to themselves. I love how the pool looks! That’s the best part and also, the amenities.
Any there is a repair issue, the management is on top of it. Their response is top notch and don’t half way do their job. They have community events. Although I wish they had more.
So far I am very happy to have chosen to move here. The community is clean and calm, office staff is prompt with anything needed, and maintenance fixes problems fairly quickly.
I enjoy living here. The staff especially the maintenance team usually take care of any issues right away. The whole community is nice, everyone is friendly and quiet.

Nice and quiet community. Staff is always friendly and take the time to hear your concerns or answer any questions. Parking is always available so I don't have to worry about walking too far from the building.
It feels like this apartment complex has gone downhill. The amenities haven’t been improved or even really maintained since we moved in 5 years ago. Every week someone damages the resident gate, so we're paying the premium for a gated community that literally anyone can get into! The staff has changed significantly as well, with the leasing office being hard to reach and the maintenance team now having nasty attitudes. Besides that, the neighborhood is always dirty and constantly smells like weed. All things considered, it wasn't worth it to us to renew our lease, so we opted to get a house instead.
I have been a resident at Gables Sugarloaf for the past 2 years and I have had a wonderful experience. The apartment homes are beautiful and spacious, the management team is courteous and friendly and if any minor problems arise, the team is there quickly and effectively to assist. I Like the neighborhood, I enjoy how quiet it is. I have a very busy schedule, and it’s nice to be able to come home to peaceful environment. My kids love it!
My experience here is really good that I renewed for another 15 months. Great Community, safe environment , clean and efficient service from everyone.
I’ve enjoyed my time here so far. Very safe environment and the grounds are kept clean on daily basis! Other residents are friendly and courteous.
Me and my wife stayed here for almost 2 years, it was good for most of the part. However, when we had a leak in our bedroom it took more than 4 months to fix it. Communication is terrible, we would send emails and call the office but we didn't get any help with our issue until we started demanding to see the manager. Even when we finally reached the manager, it took more than a week to repair the leak. We had to sleep in the living room on an air mattress for 4 months due to mold growth in the bedroom. Other than that, when there are no problems with the apartment it's nice to stay here.
Staff was very Welcoming and Professional. Andeija was very helpful and gave me all the information I needed, and was very patient with me. Janet was very nice and knew alot about the area and the units. The neighborhood is clean and quiet.

I love it here! The balcony is the perfect size for relaxing and unwinding after a long day. There's plenty of parking so we never have to worry about being far away from the building when loading and unloading the little ones. The office staff are warm and friendly, as are the maintenance men. They always greet with a smile. The grounds are well kept and the landscaping is beautiful. Although we don't have any pets, it's nice to know that the community is pet-friendly, in the event we decide to get one.
Coming up on three years here! The community is always quiet and so are my neighbors. It’s always clean and we love the amenities. The pool area is beautiful and a great place to hang out with friends and family.
Love community location and my actual apartment. Do not like the noise of breezeways and hallways . Neighbors are so loud . Many people with dogs do not clean up after their dogs
Absolutely satisfied with the neighborhood and the peace surrounding this beautiful area. The homes are beautiful and management really makes you feel like you belong. Although, communication with leasing office could improve. Everyone is super friendly and helpful!
Amazing staff. The front office is nice and caring. The maintenance crew does a fantastic job and is quick to any repairs I need. The amenities are well kept and the pool is beautiful, especially right now in the summer.

5 Stars!! Great place to live. Conveniently located, close to highway 85, banks, gas stations, grocery stores, malls, restaurants and parks. Staff, very pleasant and attentive. Grounds are clean and nicely manicured.
Truly they try their best.. of course it’s pricey because of the location but units are decent and maintenance is always ahead of the game..
For the most part, It's a nice place, kinda quiet, there is a small park, gym, dog park and pool. Plenty of parking and you can even get a garage if you want one. Just wish there was At&t Fiber internet here.

This is my 4th year living at the gables sugarloaf. I don’t have many complaints, I have enjoyed staying here. I love the location, my large bedroom and bathroom. My pup loves the dog park and the grills by the dog park are great for impromptu bbq’s.
I’ve enjoyed my 2 years here for the most part. The staff was a little bit more responsive before but I love Adrienne! The grounds are kept descent.

These are nice apartments, very clean and modern. I have been here for a while, looking to maybe eventually upgrade to a bigger unit; would recommend to friends and family.

5 stars--I've been a renter since 2020. Excellent service, always prioritize tenants and are truly understanding and professional. The staff are always reachable and willing to go above and beyond to ensure you have a safe, clean, comfortable place to live. I feel so lucky to live here! I've always felt safe and enjoyed the quiet neighborhood.
It’s a place to live not love. Negatives are as follow: We had mice until they added a new seal. We also have cracks in the walls . Trash pick up has been inconsistent to say the least
Going on my 3rd year living in the community. I am very satisfied with amenities at this property and thinking about transferring to one of the Gables Florida communities within the next two years.
Apartments are cozy, community is nice, pretty quiet. The leasing office sucks, everyone in there. They say things to you that they think you want to hear, but never actually follow up or deliver in any of the things they state they will do for you.haven’t had good experiences with the leasing office but i like the community. Some of the amenities like the gym are no cleaned frequently. Residents use it and leave trash all over and it sits there for weeks at a time before someone cleans it up. They could do a better job a upkeeping the community and amenities, since we pay so much money a month for these things. They should be taken care of
I love living here so far maintenance comes quick. The neighborhood is safe and the gate always work so far no complaints.I’m hoping it stays this way

Great experience living here.. No complaints or anything, I’ve been living in peace and harmony. No bug problem, quick maintenance, good neighbors, safe environment.
I would say overall fair good updates possible a better fitness center note up to date equipment but nice neighborhood everybody minds this or her business just wish amenities would be upgraded
It's been 2 years since we moved to Gables. Living here is great but neighbors can get really inconsiderate (mostly loud) But that is not a reflection on Property Management. The Trash Compactor keeps breaking down so Valet Trash does not pick up Trash for days.
