Property Ratings at Gables Turtle Creek Cityplace
I really enjoy the residence. It’s is relatively quiet and very spacious. The prime location in the heart of West Village is unrivaled at this cost for a townhouse.
Excellent location close to restaurants, bars and the Katy trail. Apartments are slightly older than other apartment complexes in the neighborhood, but the design is unique and I've never experienced any issues. Staff follows up quickly on maintenance requests.
We have loved living at Gables Turtle Creek over the past four years. It is extremely hard to find this much square footage (and a 2-floor apartment) in Dallas. We love that it feels like a townhome rather than a traditional apartment. Definitely recommend!!
The best location in Dallas to live! We have been here 15 years and would not consider leaving. The management and staff are exemplary. We highly recommend!
Gables is a nice place to live. The apartment itself feels a bit outdated, specifically the kitchen, appliances, and just general construction of the unit. However, the location and the size of the unit really outweigh those downsides. It feels safe and rent is fair. We are happy with our choice.
Love how responsive the team is especially with maintenance requests!! They care about the residents here and listen to our feedback, would recommend.
Love the residence and the staff here is amazing. The townhouse are a little bit old but very well maintained and the location in WestVillage is prime.
The location is perfect with a ton of good restaurants and shops right out my front door. I love the layouts of the apartment and each room is very spacious.
Great place to live with many amazing shops and restaurants that are all near by! Added bonus is that we’re only a block away from an entrance to the Katy Trail!
The apartment is ok. It is very cozy. It is an older building so there are often maintenance problems. The appliances have not been updated in a long time but they do the job. A big issue is the bug problem. Tons and tons of cockroaches. Maintenance guys always come when we submit a request and are very nice, but the bug/roach problem has continued. The biggest issue is that we have a significant amount of mold in our air vents (we had it professionally lab tested) and staff has not listened to us about it.
Great experience at the Gables Turtle Creek. Property Management team has been so helpful and nice every step of the way. Very safe place near West Village.
I have lived at the Gables for over a decade and have been overall happy with my experience. The location, which is in walking distance to a variety of restaurants, bars and shops, can't be beat. The property is quiet and the maintenance staff is wonderful. The appliances could use an update and it can be hard to find parking at times but those would be my only complaints.
My experience here has been okay. Have had some issues with A/C since it doesn’t reach desired levels of temperature (70-73). Also with trash and recycling. Balcony doors aren’t sealed properly as well.
Have loved living here so far! Did have a small incident but it was handled quickly and professionally. We love the maintenance staff and the small community! Great location and definitely recommend.
The location is great, and maintenance responds promptly. The interior garage and the large balcony patio (on my one-bedroom floor plan) are uncommon in this price range.
Ideal location and awesome layouts, especially if you have a roommate. A block away from the Katy Trail and across the street from tons of restaurants is hard to beat!
It is a great location and the maintenance staff are wonderful. The apartments are pretty quiet, however, there are lots of bugs. Pest control is included in rent, it just needs to be stepped up.
Comfortable units, great location, good management and helpful maintenance staff. Having a garage is a really great feature and the neighborhood is very walkable and safe.
Beautiful property. Older interior but excellent management, and cannot beat the location. Prices are fair for location but definitely on the higher end considering the age of the interior and applicances. Overall, if in your budget, worth it.
This community has been great. I appreciate the garage accesses while the apartment is undergoing construction. I look forward to the remainder of my lease.
Location is superb, right across West Village and very near Katy Trail. However the units are older compared to other apartment complexes in the area, thus a lot of maintenance issues. Good thing maintenance team are very good and prompt. The mailboxes have been broken into several times as well, and it took them very long before they could arrange for replacement, so I did not receive my mail for about 6 months. Also fire alarm goes off every now and then, in the middle of the night. Loved living here but had to move out because of the rent increase and considering all these issues.
Fantastic Apartment complex. Clean apartments, kind management, great neighbors. In some cases their repairmen work FAST... 24hr fixes for cosmetic things sometimes. Other times it will take months to get things fixed.
Location is beautiful, maintenance staff is wonderful. We’ve had a few hiccups while here like our fireplace was on when we first moved in and we didn’t know it. Got stuck with the bill, and left me feeling dizzy. My car got towed because I didn’t have a parking pass, no warning or heads up. My fault, but wish there was a notification or some kind of courtesy call since I am a resident here.
So far so good! great location to experience downtown, a lot to do as far as food and entertainment!I would recommend Gables to anyone that interested in renting!
Great apartment layouts with plenty of space. Best of all is the location-- close to tons of restaurants and bars and a block away from the Katy Trail.
Great staff and community! Walking distance to many restaurants in the area. Great pool area with hot tub. Recommend for those looking in the West Village area.
We have loved living here! Great staff, environment, and location. We have had a couple maintenance issues (not the property’s fault) that were fixed quickly and with minor inconvenience. Would definitely recommend living here!
Great place to live, awesome location and great staff…especially the maintenance team! Has the usual amenities and west village is right across the street…again location is superb!
I have lived here for two years and the neighborhood is always clean and quiet! I feel safe and the staff is always friendly!! The neighbors are also friendly. It’s also walking distances to shops, parks, and restaurants!
I have been a resident for almost 3 years now, I love the neighborhood, but the mailboxes are always broken into and no extra security measures (security cameras etc) have been set up even with the recurring issue. The repairs are taking longer as well, I have not received any mail for about 2 months now because of miscommunication with postal office. Still paying full (expensive) rent even if I’m not getting one of the most basic amenities!
Lived here 3 years. Just renewed my leave for the 4 th time. The apartments could use some updating. Not a fan of the carpet or old appliances. Great location and maintenance staff.
Decent place to live mainly the best part is location and price. Lived there for over 3 years. Had a bad bug problem persist towards the end of my stay. Told management, they seemed to shrug it off for the most part. Sent someone out to look, he did nothing and the bugs got worse. They didn't really care until we moved out and then they tried to charge us for their bug problem. Wouldn't budge at all and tried to place all the blame for the bugs on us.

Thank you for sharing your review as a former resident. We are glad that you enjoyed our location and sincerely apologize for any problems you faced with pests. We work hard to ensure that our residents have a clean, pest-free home, so we are surprised by your comments. If you wish to discuss this further, please email us at TurtleCreekCityplace@GABLES.com. We appreciate your time and wish you all the best in your new home.
Good location, but the apartment complex is outdated including appliances. Their office hours make zero sense for people who are attempting to pick packages up after work (they claimed they would update to 24-hour pick up over a year ago). The parking lot has been full multiple times if you are getting home late during the week. Also, you will hear sirens at least 4 times a week here. They pass by on Blackburn and it is extremely loud.
Property Manager at Gables Turtle Creek Cityplace, Responded To This Review
Thank you for your feedback. We are sorry to hear that our parking situation and package service have been an inconvenience to you. Hearing from our residents is critical for delivering a fantastic experience to our residents, and we would appreciate the opportunity to speak with you on any suggestions you may have. We look forward to a productive conversation about these concerns and any others you may have.
The location is amazing. However, the great location is countered by extreme noise at night from people yelling, cars honking/showing off, and the trolley horns. Crime is a problem. Several mailboxes were broken into during my 1.5 year duration here and thieves often target the homes on Cole and Blackburn by checking to see if anyone is home. I have visualized people on the roof and this is concerning as upper level balconies/sundecks are easily accessible from all other sundecks. The roof also has many openings in it for squirrels, rats, and other creatures to make their nests. This translates to a foul odor which could last for 3 weeks (in our case). The maintenance guys are good, however they are unable to do anything about it if an animal dies in the walls/attic. Thurs-Sat nights often involve car accidents. It is common for residents and/or their guests whose cars are parked along Cole & Blackburn to be damaged. The move-out process is deceptive and unlawful. I have never witnessed a tenant having to pay for changing light bulbs. Worse, the front desk will push you into using their "preferred cleaner". After receiving a bill for several hundred dollars it is obvious that this service should be avoided. It is worth mentioning that a vote to rezone the area may jeopardize your long-term plans for living here should you choose to accept. This apartment doesn't care if you are serving your country on active duty military or are a veteran (both of us were)they will still do all they can to keep your deposit and take your money upon ending lease. I do not recommend this location.
The location of this complex is fantastic, but the experience is not. Unfortunately in my time there, I was always doing all the maintenance myself or it would've never been accomplished. I asked for a door to be fixed twice. Both times I was told it was fixed when it wasn't. The roof leaked - never addressed. The lights on the vaulted ceiling that were 'fixed', were not. I bought a ladder and did that myself, too. Perhaps the most concerning issue (if possible mold from leaking isn't enough) is that one of the maintenance people decided they needed to be in my bedroom at some point when fixing a light fixture in the kitchen?? I've never written a bad review before today, but the charges I received on my moveout report were insulting considering all of the time I should've charged them for my handy work, the ladder, and the waiting time when the assistant manager and manager couldn't be bothered to get up from their desks to help people who walked in with questions. So I guess if you're handy and don't want them to fix anything, you probably won't have many issues. Be forewarned, however, that as one of the older properties in the area, you'll be putting a lot of time in.
I love my apartment! It's big, it has a garage (which my boyfriend requires), and it's right in the heart of everything. I wish I could buy it!
Given the housing boom in Uptown/West Village, new properties are rising daily, however Gables Turtle Creek Cityplace continues to be one of the most-sought after properties, despite being one of the oldest. I attribute 65% of this to its location, which cannot be beat. GTCC is directly across from Starbucks, the indy Magnolia Theater, and a wide variety of shops and restaurants ranging from J Crew to Massage Envy. Additionally, it is a 5 minute walk to access the Katy Trail, a 30 minute walk to Knox St, and directly located on the free trolley line. The additional 20% I attribute to it being one of the only complexes in West Village to feature townhouse-style living, with each apartment featuring a one car garage and most featuring separate floors. The last 15% I attribute to it being one of the more affordable complexes. The cons, however, do require thought. The complex is sorely in need of updating, as the majority have carpet throughout and Formica countertops, with white appliances. The pool is small, and often in the shade, and parking can be a challenge if you are the roommate/spouse stuck parking your car outside of the garage. Overall, I have found the office staff and maintenance staff to be pleasant and helpful, and I would recommend GTCC as an excellent West Village/Uptown option.
