Gables Water Street

This community is quiet and offer convenient access to DFW and Love Field as well as downtown. It offers spectacular views especially during the holiday fireworks by the City of Irving.

Overall, it's very pleasant living here. Maintenance responds to requests quickly (not that we have many issues). It's usually pretty quiet here - we don't hear much noise from neighbors other than occasional stomping upstairs (but that's pretty unavoidable, in my experience). We find parking in the garage without much trouble and haven't had any problems with our cars being messed with. The office staff is helpful if we have questions or issues (usually with the key fob wristband - I wouldn't recommend getting the wristband).

We chose this complex a couple years ago to move to when we downsized. We left for what we thought would be a better living arrangement, well we are back because of our experience here , Strongly recommend

Excellent experience so far. I just moved in last week and I must say this is a truly a luxury apartment complex. I love the building and location, as well as the security features of this complex.

I absolutely love this complex. It’s clean and all the staff is friendly. The location is safe and luxe I couldn’t ask for anything better. Maintenance is also extremely quick and they fix things perfectly. Never have they cut corners to make it the best’s .

Great location with so much to do in Irving. I love the bars and restaurants right onsite too. Bonus - stunning views of Lake Carolyn. Highly recommend!

Love my lakefront view! You definitely get what you pay for here! Community staff is kind and responsive. Property is kept well. Only semi issue is parking on Friday and Saturday nights gets a bit crowded. I do wish residential parking was a little more strictly enforced.

Water street is the best apartment complex I’ve lived in. The location itself is a perk, close to major highways and great restaurants and bar within walking distance. I love the resident mixers held by our leasing staff monthly.

Good Location. Decent Security. High noise levels outside work hours. Maintenance short on parts and staff. Issues sometimes take months to get resolved.

We have enjoyed our 3 years (and counting) here. The apartment itself is well appointed with a perfect layout and fantastic view of Lake Carolyn. Awesome fireworks viewing! The parking availability has never been an issue and the covered aspect gives peace of mind during inclement weather. The maintenance staff has been extremely responsive and our neighbors are friendly. We enjoy the convenience of the location. There are a few instances of noise coming from the retail sector but they are minor occurrences. Truly the best place we have lived thus far!

Well maintained common areas, a responsive office staff with a good level of maintenance requests response are among the pluses. Tall ceilings and great views by Lake Carolyn. Rent increases are the down side. I got in at a special rate and have seen my rent increase about 70 percent over 3 years. They claim it reflects market rate.

Excellent move in experience, staff very professional and helpful. Apartment was clean and I very good condition. I would recommend to anyone looking for a place in Dallas.

Overall an amazing place to live with Lake Carolyn and many restaurants and shops just steps away. Would like to see more prompt attention paid to overall building maintenance (ie fixing broken access doors) but generally has been a clean and safe place to live.

The Gables team continues to be one of the best we have experienced. I see the complaints in social media about so many other complexes in the area and am grateful we picked the right place that is so well managed with a team that cares about the property and their tenants/clients.

Great place to live. Surrounded by a number of amenities. The apartments are spacious. The view is beautiful. The maintenance staff is timely when seeing that your repairs are done

Great apartments, but hallways are warm as if they don't put on the a/c. The maintenance team is great and so are the front lobby leasing agents.

I like this place. The staff are very kind. They will deal with the matter quickly. And also very quick to respond to repairs and maintenance.

I really enjoy my residency at Gables Water Street! The property is so beautiful next to Lake Carolyn and the retail shops are always buzzing! The community staff is attentive, responsive, and professional. This is the best complex in Las Colinas!

Ok. Overall property is not what it used to be. Wish common areas and hallways were better kept, lease rules were enforced, and better incentives for renewal.

Best apartment I’ve ever lived. View is absolutelY beautiful. Neibours are nice. Very well maintained and always up to shape. No garbage ever can be seen around the building. Grass is always cut and meeting rooms smells soo good.

The gables is a great place to live. Very quiet and seem to have pretty good folks living around you. Probably one of the nicest and safest areas I’ve lived all my life. Community is great, eatery, walking, biking and entertainment Al less than a mile away. Management is very helpful and responsive. Good place to hang your hat, chill out and live

There is a reason why the management team is one of the most highly rated teams and properties. Very responsive and caring. We feel very lucky we picked this property.

I have had a 5 star experience with Gables Water Street! The duration of the leasing process was smooth and the communication was exceptional (especially since I was leasing sight unseen). Ed was such a great help and went above and beyond to make my experience enjoyable and easy. The staff is very personable and called me by name while passing in the hall which made me feel welcome. I would 100% recommend leasing at Gables Water Street to anyone I know.

We have renewed our lease for the third year! We love the neighborhood and our apartment is perfect for us. Plenty of open space and a view we adore. Our requests for maintenance are promptly answered and met. Our neighbors are friendly and the environment peaceful. It's my favorite place I have ever lived.

Love being next to the lake and the safety of the neighborhood. There’s so much to do and it’s also a great area for walking leisurely or your dog if you have one.

Love waking up the the view of the lake and everything is so convenient I can just walk anywhere for a relaxing experience. The amenities alone make these apartments the best yet out of all the options I looked at.

Its okay security is very good here. I recommend to everyone to choose Gables if anyone looking for an apartment Always if we have any maintenance issue it gets resolved immediately

Overall, pretty good. Increases really aren't justified. Common areas could be cleaner and there are no incentives to renew, but overall pretty good. Maintenance team is good.

Best place to live in Las Colinas. Walking distance to all the great restaurants and bar with the lake views.... Gingerman, Pacific Table, Hugo, Cork and Pig, Creamestry...you name it....all the great places in the complex ...

Gables at water street is one of the best places to rent an apartment in Irving, Next to Lake Carolyn gives you a peaceful but urban style of living. Staff at the leasing office is supportive and make sure to attend to the Queries/issues raised.

Overall I am new to the community, but I am liking it so far. Everything is kept well maintained and clean. The other tenants also seem respectful and care about the property.

I love living here. Especially- The staff The View from my home The retailers on the WS property The location, from shopping to medical offices There is nothing I could improve ( except the corridors windows, I wish they were kept clean and sparkling) unfortunately they are usually dingy and that bothers me especially when I have visitors. Oh and (sorry). also the garage stairways could be kept a little cleaner And more attractive, sometimes there is litter On the stairs that stays for a week.
