Love the amenities! Pool is the best in town! Gym is awesome! Staff is super friendly! Maintenance is super quick and nice.
Living at Gainesville Place Apartments for the has been an absolute blast! The pool is amazing - definitely an oasis! I love lounging by the water, soaking up the sun and seeing what events they have going on . The 24-hour gym is amazing, fully equipped has been a blessing to my vision board. My apartment is super spacious and the full sized washer and dryer are a huge plus. The front office staff is super friendly and always ready to help with a smile. The Maintenace team is top-notch with same-day service that's suppppperrr reliable! There's always something exciting happening here which was a great way for me to meet my neighbors and new friends. Gainesville Place Apartments truly offered me the perfect mix of fun and convenience and I'm so sad to be leaving. Highly recommend!
I've lived here for 2 years now and don't have a bad thing to say. maintenance is quick, the office staff is super helpful, and the amenities are top tier. They host a lot of events so it's a great way to meet new people or just get some free stuff. highly recommend if you're looking for an affordable place that's still nice
They really have no sense of proper management. Will start any kind of renovation in your apartment or near your apartment as they feel like with no regard to the residents.
The office staff is often changed and not responsible. Some services incur costs and you are not told in advance and then billed directly. I often see tenants in the office arguing with the office staff or the manager. It seems that the office staff will only soften up if the tenant is assertive. But I don't want to get into a fight. This place is a nightmare for me and I will never rent when my lease is up and I will tell everyone I know about the real situation here. Highly discourage UF students from living here, crap service!
Absolutely no respect for tenants. Don't expect to have privacy, or peace in your own home. And don't expect management to be of any help. I've been talking with them for over 2 months about the same problem that has yet to be fixed, though they'll claim they have. Anyone that can actually help you is impossible to get ahold of. Not to mention the constant inspections and maintenance workers entering without notice or permission at any given hour of the day, and near constant noise from construction, maintenance, or lawn services. Gainesville Place Apartments is great at SEEMING like a good place to live. Don't be fooled.
Maintenance doesn't make repairs, they overcharge for electric and keep the overpayments, its moldy and bugs are in rooms, pool is rarely available/open. All that it seems, is not :(

We have a great team that strives to make Gainesville Place your home away from home and if there are any problems, we would like to know so that we can resolve them in a timely manner. We have quarterly inspections and quarterly pest control to make sure that we are taking care of any issues that may arise, and also respray if notified by any resident that there is an issue. The utility bill that is posted on all resident's portals can be printed out and are not produced by Gainesville Place Apartments. I am sorry if that was miscommunicated to anyone. Our pool and all other amenities are always open to residents, as it's truly one of our greatest amenities! We love our community and would like to correct any issues that may reflect anything different. Save yourself the headache and live literally anywhere else. The people at the office could not care less about the residents. They lie to your face regarding any issue because they simply do not know the answer and make things up. They don't take responsibility for errors made on behalf of the company and they belittle you in their correspondences in the process. They are deceitful and disrespectful. They also don't clean before you move in yet charge a cleaning fee when you sublease, and they literally expect you to not use your AC otherwise you can't complain about ridiculous utility bills. $80 a month while keeping the air on 76 in FLORIDA!!! but we are told its our own fault for keeping the air so cold and if we have a problem we can keep it higher. The absolute worst. One time they gave me a key that didn't work and I had to stand there for two minutes every day jiggling it and pushing it and when they came to look at it they told me "it does work just try a little harder".... Im not going to stand outside my door every day multiple times a day struggling with the key to get into MY OWN APARTMENT. I spent four days and a dozen conversations with management before they decided to fix it. Our fridge unit wasnt working and all of our food both freezer and fridge was being ruined time and time again and half a dozen times we were told that it was fine. How is it fine if our icecream is liquid???? "I'm not sure ma'am, everything looks fine to me". A MONTH LATER they finally replace it and they put in one ? the size in a four bedroom apartment so now we still cant have food because it doesnt fit. These are just off the top of my head, I have countless stories like this.
It's not for students only!!! They just put a nindtudent in with my daughter!! 200 dollars was stolen out of my daughters bedroom!! They don't change the locks and maintenance people can come in any time of day!!! Parents keep your kids out of here. We had to pays 200 electric bill for Xmas break!!! Because AC broke

By far my worst apartment and move in experience to date. Our unit was never cleaned before moved in day. My roomies and I arrived to our new home to be greeted by piles of trash at the front door, stains on all walls, dirty cabinets, fire damage to outlets, broken windows, broken dryer, rips, tears and missing screws in our furniture. We immediately contacted the office to complain, and took photographic evidence of everything,yet management NEVER apologized, sent anyone to clean it, or compensated us or our friends for the 2 full days we spent cleaning to get it to an acceptable livabale condition.

Gainsville Place Apartments have a rude culture towards tenants. Very poor communication, and fees for everything. They communicate by leaving a paper at the door, which is not good because it can get lost or the tenant may be traveling. You may believe that setting "auto pay" will take care of the late fees, but NO, they will charge fines in-spite of "auto pay". As a visitor, visiting the main office feels like a fine resort, as a tenant, visiting the main office feels like going to a court room. You will hate this place, it will stress you out.
Do NOT move in here. This complex will rob you blind. I've lived here almost a year and I can't wait to move out. I've had countless problems with this complex. For starters, they said that electric is included in rent as long as the bill doesn't go over a certain amount. They claim that overages rarely occur. I've had power bills they claim are $400. I've had to pay overages of $40, $70, and $80. The only months I've had no overages were when we did not have the ac on. I had one office person tell that me that that was a mistake, the computer separated the bill wrong, it wasn't actually that high, after I had GRU come over and do an energy audit and say nothing was wrong. I was told a credit would be added to my account. I asked about it the next month and got looked at like I was stupid. And the person I had worked with no longer worked there so no one had any idea what I was talking about. They also claim to do roommate matching. They have you fill out a form with your age, do you drink, have friends over alot or not, early riser or night owl. What a crock. I am 26 years old, I wake up early and I don't drink. I was the in the apartment first and they placed 2, 20 year olds with me who are up all hours of the night and have filled the fridge with alcohol. They're the complete opposite of what my form says. So they must not take those into consideration at all. And God forbid there's a maintenance issue. My ac stopped working last summer, I had to call 3 times over the course of 2 days to get my ac fixed. It was 91° in my apartment. I've never gotten anything fixed without having to call twice. And lastly, I signed a 12 month lease starting May 1. Apparently if you start a 12 month lease here in any month other then August it's actually 13 months. But if you sign in Aug you move in on the 18th but have to be out by Aug 3 of the next year. So less then 12 full months. This complex is definitely meant for young, dumb college kids who don't any better and won't complain. Don't be fooled by their friendly staff and nice pool. They're betting that it's your first time living on your own and will take advantage of your inexperience any chance they get. Definitely go elsewhere. I would also like to mention that this property is a Collier Company. I have many friends who live/have lived in other complexes owned by Collier and have never heard anything good. Beware of Collier Companies.

In regards to your utility overages, please keep in mind that all utility bills are calculated by GRU and read off the individual meter for your apartment. Overages are completely reliant on usage in each individual apartment, and while it is rare for individuals at our community to have excessive overages, it is also dependent on each unit and how they choose to use their electricity. Gainesville Place does not make money off charging utility overages—we are simply billing back costs that were billed to us directly from GRU—and all bills for the time you’ve lived here are available in the office for your convenience. As for roommate matching, we apologize that it was not a perfect match in your apartment—we do our best, but seeing that you moved in in May, we have less availability, and per Fair Housing, we are unable to match based off age. However, we encourage you to bring any specific roommate concerns to the attention of management so they can be addressed in a timely manner. We apologize again that your experience has been less than excellent as customer service is our top priority. The office has lack of organization and lack of communication with the tenants. The administration of Gainesville Place pulls hidden charges to tenants with out notice. There is a major problem at this location. The people working at the office justify their mistakes by lying and giving the problem to the tenants. It looks nice on the outside but there are a lot of issues from within.
