(1) My apartment was NOT ready when I moved in. They had to change my carpet because it smelled like a dog. I had severe allergies to the point where I had to sleep on the couch for weeks & buy a $600 air filter to breathe until they replaced the carpet. (2) -—The shower was not clean. It had hair. I hope you like hair.] -— (3) [The walls were damaged & needed to be painted. I believe the people who moved out before me kept scraping the walls with their furniture, etc.] —- (4) [8-12 fire alarms in like a 3-5 month period once I moved in. You practically live with people who don’t know how to prevent a fire.] —- (5) [Hope you like the smell of weed in the morning because my neighbors smoke more than snoop dog.] —-- (6) [The maintenance team had ME paint my own wall. They gave me a bucket of paint & asked me to buy my own brush. It gets worse trust me. The paint was the wrong color. They come back & ask me questions like “Did you take pictures of the wall before you painted it” and “Why didn’t you stop painting after you noticed it was the wrong color”. They are trying to pin this on me after the maintenance guy tried to take a shortcut by having me do the labor. If they try & charge me a dime for this, I will take this to a small claims court. It will be an easy win, but that’s beside the point. I shouldn’t have to go through this nonsense.] —-- (7) [The cover for the air vents was in my dishwasher when I moved in. That's right. I had holes in my ceiling when I moved in.] —-- (8) [The kitchen sink was clogged on move-in day.] —-- (9) [The kitchen faucet was also clogged on move-in day.] —- (10) [Dirt particles in my water from the refrigerator.] —- (11) [The garbage disposal air switch was not working on move-in day.] —- (12) [The maintenance team will try & take shortcuts whenever possible.] —- (13) [You can call the leasing office over 10 times a day. They will NOT answer the phone.] —- (14) [My car has been jacked into over 5 times in a 3-5 month period since I moved in.] —-- (15) [Don’t bother having any food delivered to you because you will have to go downstairs to get it because it's almost impossible for the driver to get up.] —- (16) [The people from “Amazon” leave my packages in an unprotected room where anybody can steal them because the leasing office doesn’t make it obvious where to leave the packages.]

DO NOT LIVE HERE. I cannot stress this enough. Ignore the signs saying "luxury". Ignore the community amenities. I am not someone who normally writes reviews but I have to for this place to hopefully save someone else from what I am dealing with. If you are a working professional adult you DO NOT want to live here. It has changed and it is UNSAFE. This used to be a community of working professionals and some older couples. I now currently live under drug dealers and I have DAILY problems. EVERY SINGLE DAY. I am often woken up by loud music, banging, pounding, basketball bouncing, and yelling at all hours of the night - 1am, 2am, 3am, 4am. I am forced to confront this group of boys on my own. As a single woman, it is scary every time - multiple times a week I am forced to choose between getting sleep or feeling safe. As I write this it is 2:54am and I have already been up there twice to ask them to turn music down and it's still going. I am very fearful of them retaliating on my vehicle or my boyfriend's vehicle. This is a decision we discuss at 2am on almost a weekly basis when he is here: do we go up there and risk them retaliating on our vehicles or do we just sit here and endure it and get no sleep? There are nights I have been in tears at 4am because I am so exhausted dealing with this apartment and have gotten ZERO sleep. When I first moved in there used to be a nighttime security officer you could call for noise/security issues and you would see walking around, but now you are completely on your own. The management does nothing. On several occasions I've debated calling the maintenance emergency line in the middle of the night and lying and saying I have water leaking everywhere, just to get a guy from maintenance to come and help me deal with this other apartment. The other day my boyfriend caught them trying to flood the 10th floor bathroom by plugging all the sinks and turning the water on full blast. This is the maturity level of some of the rentership here. The 10th floor reeks like marijuana all the time. It's embarrassing - it feels like you're a freshman in college living in the dorms. It's gotten so bad I've considered hiring an attorney to help get me out of my lease. If you like the location, I would strongly encourage checking out the Village or the other apartments in the Shops that are owned by a different company.
I absolutely love the property and staff. Cody was nothing short of amazing. I relocated out of state and he made the process seamless and nice. Upon arrival, Stephen helped me with picking up my keys. He went above and beyond to help me as it was pretty stressful relocating. Top of the line service and I love our unit.
I moved in over three weeks ago and within hours of moving, there was such a disturbance it was greatly concerning. This disturbance has been an ongoing issue, and the entire leasing office staff knew about this prior to me moving in. This area of the Galleries has been plagued by this disturbance for quite some time. True professionals block or prevent future residents from these occurrences. The Galleries knowing full well of this issue allowed me to move in blindly without any forewarning when other units were available. My first week in my apartment I stayed in the guest suite for a week due to the disturbance. This has impacted my sleep and work performance because this is an ongoing issue. In addition, now I am receiving intimidating and harassing symbols outside my unit. The leasing office has downplayed my concerns with nothing but excesses and no concern for my safety. I have stressed no one can tell what is in another person’s mind, and the unpredictability of this issue escalating into bodily or deadly harm is real. My option was to move to another unit and absorb the cost of moving. This is so unfair and unprofessional. I bared the cost to move in 3 weeks ago and the Galleries have failed to create a safe and conducive living environment and now they want me to pay out of pocket again. Shame on you. You all are failing to keep your residents safe and free from harassment and disturbances. The Galleries are a beautiful and up to date complex. However, I warn everyone of the character and lack of judgement within this property.
It's been a very long time since I have lived in an apartment and I have been pleasantly surprised by the wonderful staff at the Galleries at Park Place. They really do go above and beyond to make you feel welcomed and comfortable at your new home. They answer every question quickly and in a friendly manner. Service requests are always handled very promptly. I love how the staff calls me by my name and I've only been here for 5 months. There are so many social activities each month. There is really something for everyone. Even, if you're not a social butterfly, you can just stop by when they have their 'breakfast on the go" mornings, scavenger hunts, and holiday door decorating contests. When people visit me and see the calendar of events in the elevator, they are always jealous. While the apartment has socials, the apartments are very quiet! Very quiet! I rarely hear my neighbors with their TV or Music. We are next to the Park Lane DART station... I can see it from my north facing balcony. However, I barely hear the train when inside my apartment. I definitely hear it when sitting on the balcony, but for a brief moment. This is as expected with living closer to a busy area. As far as my apartment itself... I love the floor to ceiling windows. The location and the floor to ceiling windows drew me to this location. I really like the open floor plan providing a view out those windows. There's plenty of space in the large fridge and freezer. A washer/dryer provided was a must for me. The walk-in closet is nice and spacious. The bedroom is on the small side, but that is minor compared to the huge list of pros about this apartment. It's great being able to receive package deliveries in the package locker system. Using the dry cleaner lockers has been super convenient for me. I have been able to take advantage of walking to my dentist. Dental Loft is an excellent dentist office located on the street level. I love to run and cycle. From our apartment, I can run east on Park Lane for about a mile and hit the SoPac trail which takes you to White Rock Lake. Run another half mile on Park Lane and you can hit the White Rock Creek Trail which will definitely take you to White Rock Lake. BONUS: You can get to White Rock Lake from here in 3 miles cycling or running. I have been here for 5 months and I have had no regrets of choosing my home at Galleries at Park Lane. I really do enjoy living here. I highly recommend that you make Galleries at Park Lane your new home!
This place is so amazing and pristine the staff is so wonderful especially Hope she was so resourceful and so nice usually when I talk to apartment staff in general they usually have such a monotone attitude and not here and that's another reason i love it they were quick and helpful to answer any inquiries that i had and were so awesome at showcasing me around I am seriously recommending all my friends and family of this place!
I was really excited to move to Galleries at Park Lane from Uptown but soon realized I was in for a “treat”. I lived here for almost 8 months but moved for a new job to another state. First of all, I really appreciate Danny for being such a great leasing agent and helping me through the move in/move out process. The maintenance people are great as well and also very attentive. My biggest gripe with this place is the noise you get from the upstairs and next door neighbors. The walls must have been made of paper mache because I could hear every step my neighbors took. This was so annoying seeing as though I was on the 2nd floor. I really didn’t have any other complaints, while living there, aside from the ridiculous amount of money I had to pay to break my lease due to me taking another job out of state. I paid nearly $5,000 and my apartment was already re-leased before I moved. Such a racket seeing as though they never lost a month of rent even after I moved out. After moving out, I informed the front office that I would like for them to clean the apartment and take the costs out of the deposit. I was told that this was fine and that it is something that they normally do. Fast forward one month and I receive a threatening email from Hope saying that I owe a balance and if it’s not paid by the 1st of August, my account would go into collections. The email gave no detail as to what the charges were for so I emailed Hope back asking for more clarity. I also gave the office a phone call but didn’t get anyone. I get an email reply from Hope saying that I owe $35 but still no clarity as to what the $35 was for. So I called the office again. This time Hope answers, with a less than professional attitude, and I proceed to ask her for more detail around what the charges were for. She gives me the charges that the apartment accessed me for different services/repairs then tells me that she was in the process of sending me an email. I’m perfectly fine with the charges but when I asked her how I could pay the difference, she tells me and then hangs up in my face. Totally disrespectful and that’s no way to do business. This property has gotten a new management team that just got there before I left. If this is the way they treat residents, I’m SO glad I left this place. Although this property is located in a great area, I don’t think it’s worth the price and headache of dealing with the issues I encountered. Rent at your own risk!
I have dealt with enough from this property and am still dealing with it after move out. I had to call several noise complaints on neighbors because they would blast music early in the morning and extremely late at night (I work from home). Street facing unit was riddled with road noise from cars and sirens and DART station. Area didn't feel safe at night. Hot tub was always broken. Animal excrements were found often in elevators and halls. Pool was supposed to be heated but they never followed through on that. Now I'm being charged $292 for carpet replacement 40 months premature due to damage" Please read other reviews as this seems to be happening to everyone who leaves.

I didn’t know much about Dallas before moving and picked the Galleries on a recommendation from my husband’s coworker. It’s in a great area in the shops at Park Lane, near Whole Foods and other shops. The apartments have washer/dryers, they have a nice gym and pool. The hot tub is often not working and we didn’t have much luck negotiating renewal of our lease (ironically, we know one of my husband’s other coworkers is moving in as we move out, and paying less than we pay now, and they wanted to increase our rent quite a bit to stay. We would have even paid more if they gave us a deal on one of the bigger apartments but that also didn’t pan out). If we could have negotiated the rent, I would have loved to stay. It’s a nice place in a cool area.
Every neighbors I talk to can’t wait to move out once their lease is done. For past few months you see nothing but people moving out. Their elevators never work always broken. They have fire drill alarm going off at 4am in the morning. You can save the trouble and move somewhere that has the same amenities or more and pay less amount on rent. Gym equipments need updates on 10th floor. Treadmill is always out of service. Walls are so thin you can hear all the neighbors what they’re doing. I complained about upstairs noises and they told me I have to report it to Dallas police. I did and still nothing being done. I can still hear them Running around all day and night. We can never get good night sleep cause of all the noises. Save all the troubles and move somewhere else.
I’ve lived here for a couple months now and no complaints! Common areas stay super clean, and maintence orders are taken care of within 24 hours. There is also areas where you have to scan in at all major entry’s. Super secure and safe!

Management at Galleries has been an absolute nightmare. We dealt with several issues during our term and we are STILL dealing with them after moving out. We have just received our move-out balance and we are being charged $352.00 for “carpet replacement 44 months premature due to damage”. WHAT DAMAGE?! We had the manager do a preliminary tour to point out of there were any areas of the apartment that needed attention and she mentioned that we needed to do a more thorough clean on the appliances (which we did) and vacuum the carpet (which we already had, BUT did a more thorough job the second time). MOVE - IN: when we chose our apartment, we noticed that there was a significant area that had been affected by mold since there was a leak behind the fridge. This affected the baseboard and two of the cabinets as well as part of the flooring by the stove. This was mentioned to management within 2 days of moving in and they brought a humidifier and “cleaned” the cabinets. It took them 2-3 weeks to send someone to fix the area behind the fridge and LITERALLY 10 months to fix the cabinets. We had black mold for about 2-3 months before that was taken out, no matter how many times we mentioned it to management. I had to reach out to the owners to make them do that, mind you they never actually fixed the cabinets fully (they were swollen and the floor started to come apart). There were SEVERAL noisy neighbors who would play music until late hours, sometimes 2-3 in the morning and several times up until 5 am. The answer from the office: “call our courtesy officer and they’ll make a report” which was a JOKE. I actually had to contact the city to report this because management did not want to deal with it at all. Other major issues were the continuous stench of weed throughout the apartment complex and hallways. I don’t care what people do behind their door but man, when the whole hall stinks of it and it blows into your apartment... - Trash was continuously left by the door leading into the apartment from the garage. - They were numerous break-ins to vehicles on the property (again, security was a joke) and “secure” parking was super limited and you had to walk very far. - Paper thin walls. We could literally hear our neighbors conversations, music, movies. You name it. - the hot tub was ALWAYS broken. - they never paid attention to the machines in the work out area, and even after this was brought up, they never fixed it.

This is the WORST apartment complex I have ever lived in. DO NOT live here or you will regret it like everyone else who lives here. DO NOT be fooled by the new amenities, this place looks good on paper but please ask residents who live here how their living experience has been. (*Coming soon photos and an email so anyone thinking about living here can ask me questions) Everything was broken when I moved in. (Washer not hooked up to dryer, hot water not turned on, water leaking from my roof, then they never even fixed the hole in my ceiling, my closet needed to be fixed on day one) Since then my closet has collapsed twice from just hanging a normal amount of clothes the last time it collapsed the unfinished metal (yes they left uncovered cut wire exposed in my closet it ripped my tuxedo beyond repair and has yet to offer any concessions.

I was looking for an apartment with several "must-haves." This complex had it all. Walk-in shower (this beat my expectations) You have to see the shower to believe how nice it is. Washer/dryer in the apartment. Pets allowed. Easy mobility and great management staff. I highly recommend living here.
