Property Ratings at Galvan at Twinbrook
Galvan is in a convenient location, and I've lived here for about four years. However, the building is starting to show its age. There are issues with unpleasant odors in the hallways, as well as problems with cockroaches and ants.
Property Manager at Galvan at Twinbrook, Responded To This Review
Thank you for your feedback and for being a resident for four years. We apologize for any inconvenience you have been experiencing. Please reach out to leasing office to address your concerns.
We enjoy most things at Galvan, but the daily life noises from our upstairs have been disturbing our comfort and health for a really long time and the management didn’t help as they consider it as “daily activities”. The residential events have got some improvement with new manager on site which is definitely a positive change. There were a couple security breaches in the building but hopefully they will work on a better security plan.

Excellent community! Great residences! We loved how clean the apartment building is and the safety/security it brought due to fob access. Having safeway right there is truly a blessing!

While the location is amazing and staff are generally great, we’ve had reoccurring issues with both maintenance tickets that get fixed only to break again. General communication to residents could be better. Used to have 2 fire evacuations / month at least.
Property Manager at Galvan at Twinbrook, Responded To This Review
We apologize for the recurring maintenance issues. Please feel free to stop by the office and we can discuss more. We are also happy the fire evacuations or false fire alarms have stopped.
Galvan is located just in front of the metro station, which is very convenient. Neighbors here are so kind and warm. I like living at galvan.

Feeling complicated. Pros: good location and pretty convenient in general. Cons: upstairs neighbors can’t be quiet on the floor. I thought it had to be their problem as we never had issues with former upstairs in the building. Can’t tell any more since we tried to communicate so many times and no improvements at all. Maybe the floor is thinner than I thought. If not to avoid the hassle of moving, I wouldn’t stay. If you are looking to move in, I wouldn’t recommend any lower floors. Only the 4th floor gets all the perks I guess. Or pray to be lucky like our first year here.

The proximity to metro is great. I wish the street light in the back was brighter because it looks really dangerous because of abandoned buildings as well as loiterers attracted from Safeway and the metro.
Property Manager at Galvan at Twinbrook, Responded To This Review
Thank you for taking the time to share your experience. We apologize for any inconvenience you may have experienced due to the lighting and we will take your feedback into consideration.
Was a resident since 2021. I use to love living here. Left a 5 star review in the past. But now this is no longer a luxury property. The kind of noise we have to deal with is so uncomfortable and concerning. The domestic violence, objects thrown around, and the cursing occurs 2-3 a week. Staff are friendly and maintenance is great. But no sleep will rid of all the pleasant feeling I had for this place. Renewal will most likely not happen for the third time.
Property Manager at Galvan at Twinbrook, Responded To This Review
Thank you for your review! I'm truly sorry for the noise issues you have been having with your neighbors. Please email the office for specifics on what we are doing to address your neighbor. We do have a few open issues we have sent over to our lawyers for lease violations.
Nice staff members and good location. It is a great opportunity to live in this lovely community. Maintanece team in this apartment is also fantastic.

Thank you for your review! Being on top of a safeway and across the street from a metro make the location amazing.
Great location in Rockville and it’s next to a metro station with other public transportation nearby. There are many shops and restaurants in close proximity as well.
Property Manager at Galvan at Twinbrook, Responded To This Review
Thank you for your review! We are happy to hear you have been enjoying all the amenities The Galvan has to offer here in Rockville, MD.
The building is clean and quiet. There are frequent power outages and fire alarms in the middle of the night. The biggest problem is that you pay $70 a month for a parking spot. If you get home after 8pm, there is no parking for you. You pay for nothing.
If you are considering renting an apartment form Galvan, make sure you are seriously considering before applying. Two months ago I submitted an application to hold a unit and they withdrew the 400$ amenity fee a day earlier than the final decision was due without my consent. At the time, I decided to withdraw the application because I found an alternative apartment to rent and contacted the Galvan to rescind my application. I have yet to receive the 400$ back from the Galvan even though they claim that my check would be delivered in 45 days of the termination of my application. It has since been two months and I have attempted multiple times to contact the Galvan and corporate leasing office and they have been unresponsive after their initial claim that they would address the problem immediately.
I moved here to be closer to the metro, and while it is great for that, the majority of its benefits end there. Every month since I have been here, there has been a fire drill. Sometimes from the stores below, and sometimes because people cause fires. On the coldest day of the year, in January, we had two fire drills in a day because there was a legitimate fire in a first floor apartment. They began demolition of that apartment several months later, without providing any notice to the first-floor residents nor the second-floor residents. Usually they are pretty good with notifying the residents but not drilling and hammering at 9:30 in the morning, shaking the floors, and causing panic as we tried to figure out what was happening. Noise is a MAJOR issue in this building. Several times we have brought this issue to the attention of the staff but they cannot do anything. They can't do anything because they built the building incorrectly. They didn't reinforce the walls or floors so you absolutely will hear talking and music in the apartments next door. And from upstairs... you will hear every footstep. Every single time a person upstairs walks, you will hear it because there is no concrete in between the floors to shut off the sound. The staff here is very nice, but the daily, hourly, constant annoyance of hearing every sound that is in the hallways, next door, above you, and below you is too much. You can play music every single time you're at home or wear earplugs, but in my opinion, I should be able to enjoy silence for more than 10 minutes in my own home. Beyond the apartment building noise, you will hear honking from 355 and DEFINITELY will hear firetrucks because they are across the street and use 355 when traveling. The noise does not stop until about 2 or 3 am. But then it starts again at about 6 am with honking and trash trucks. If you value a quiet home, this is not the place for you. If you value privacy, this is not the place for you. If you value sleep or relaxation, this is not the place for you.
My fiance and I lived in for one year. During this year, there were 3 fires that destroyed several apartments. They also had multiple fire alarms testing literally every few weeks. We finally moved out. But this is not the end of the story. I have given them my Intent to Vacate 2 months ahead per contract. When it was time to move, everything was ok. However, a few months afterward, they sent a Collection Agency after me because I did not notify them ahead of time. I have submitted all the documentation that we luckily saved. Even worse, the collection agency, that they decided to work with (Fair Collection & Outsourcing), is notoriously rude and have not removed the hard inquiry they placed on my credit report, thus hurting my credit report despite no wrongdoing. Imaging how frustrated that is if you are trying to apply for credit line, mortgage, or just looking for a credit card. I truly regret living here. I really do. I hope if any of you contemplate on living here, please avoid at all cost. The management team has changed over one year and now is impossible to work/deal with. There is no professionalism, competence or any customer service (with exception of Manny, the concierge, and Yvonne Mai, former Assistant Manager) P.S: During my move, I have reserved the freight elevator ahead of time. One of the leasing consultant used the freight WHILE i was moving without telling me. I had to walk around trying to find where all my belongings ended up. This tells you that they do not really care about you. Apt 100 tenant
Me and my husband have lived here for two years and are finally glad that we are leaving. We’ve had plenty of issues with management and their lack of communication and their rude attitude. Firstly, we had been overcharged rent for over a year and were back owed well over a few thousand dollars despite us contacting them over and over again to fix it, it took us almost a year for them to finally give us a credit back. There have been plenty of false fire alarms that have gone off in the middle of the night and an unannounced fire Marshall showing up and entering my bedroom while I was undressed and sleeping. Immediately I went down and complained to the front office and said that they would forward my complaint to the manager Yvonne and they didn’t, so my husband had to directly go down there to talk to her. Along with leaving messages with the concierge to let leasing office know that nobody showed up on the day of our pre move inspection and when we complained about it, the rude staff Claudia said that maintenance probably came in while I was away and did it, but I informed her that there was no letter let saying that they showed up or had even been there and if that was how protocol is, just having people show up to your apartment unannounced AGAIN. As bad as the management is and how they are rude and have poor communication, the only person that makes this company look good is Manny. He is the nicest and most friendly staff member. He is very accommodating and we enjoyed seeing him while we lived here.
We went for a tour on Saturday but were told that the leasing office only accept walk-ins on Sundays. We asked the front desk before leaving if we’d better make an appointment for Sunday, he insisted we don’t need to. We came back on Sunday, the same guy told us in an indifferent attitude that there are many appointments so we are not getting a tour and have to come back on Monday again. We are definitely not going back.
The location is very convenient for commuting and shopping. The finishes are very good and so are the appliances. The floor plans are great with lots of storage and double vanities. The common areas are all really nice. The party room is super cool and you can book it for events. My three gripes are (1) that the loading dock is too hard to book and use so that makes deliveries and moving excessively difficult; (2) the fire alarms sound for tests/false alarms too often, sometimes the middle of the night; (3) there has been a history of theft and vandalism in the garage and common areas that left me feeling uneasy about property and personal security here. Overall, I would live here again but I know there is room for improvement.
I was weary about moving in because the apartment seemed too good to be true and some of the reviews from various websites worried me. With that being said, I have loved living here for the past few months. The amenities are great and the people who work downstairs are always helpful. Whenever I've put a request in, they have been done the day after. I love how bright and airy my space is and everyone I've talked to seemed pleased with their living situation here at Galvan. It also is a huge plus that it's right across from the Twinbrook station and it makes going out to DC so easy!
My bike along with other residents bikes were recently stolen from the secure building bike room, which has cameras that are not positioned correctly nor are they even functionally working. The management fixed the fence that the burglar bolt cut to get into this room and NEVER TOLD ANYONE THAT THIS HAD OCCURRED. The scary part of all this is that this is not the first theft to have occurred in the building...there have been various incidents. JBG and the management of the Galvan do not inform the residents of these incidents. Had I known sooner of all of these incidents I would have taken better pre-caution. I have contacted the police and filed a report. I know of other residents that have been violated as well and have done the same. The Galvan management stated "this is not their problem" and they will not be doing anything about it. There was also an incident of various car thefts in the under ground parking lot that belongs to the building which you pay a monthly fee to park there. There was one resident that had all 4 of his rims and tires stolen. If you do not care about your safety, or your families safety then move to this the Galvan. Unfortunately my lease does not end until March of 2018 and I can't move until then. I am constantly looking over my shoulder and hoping for the best. I do not feel safe. On a positive note the maintenance staff is excellent! Always keeping the building clean.
I called the leasing office to ask few question. 1) the leasing office do not know about their availability and the price 2) he just hung up on me trying to fake it as if it was an accident
Having a working fire alarm system in an apartment building is a good thing, but (a) this should be tested BEFORE residences move in and (b) there have been 3 or 4 official tests and 3 false alarms (one at 3am on Sunday morning) during the 3 months I have lived here - yes that's once every other week !! The apartment itself is great, but this fire testing has gone beyond ridiculous.
