Constructed around 1830, Indianapolis' Central Canal brings an old-world charm to Downtown Indy. The neighborhood that surrounds this historic waterway is simply referred to as "the Canal." The Canal offers great shops, restaurants, the Downtown Canal Walk, and a lively scene that includes gondolas, pedal boats, and surreys. The neighborhood is close to Butler University, providing a student vibe to the community as well. Other nearby attractions include White River State Park, the Indianapolis Museum of Art, and the Indiana Historical Society.
In the early 1800s, the residents of Indiana -- who up to this point relied on horses to transport goods -- were inspired by the construction of the Erie Canal in New York. When construction started in 1836, the plan was to extend the canal 296 miles. Three years later, the state faced bankruptcy and the project was halted.

Property Ratings at Gardens of Canal Court
To start with, the management in the leasing office is extremely unorganized and was barely helpful to us in times of need. Went months without both a washer and dryer and the property never compensated us for our losses. Overcharged for damages at the end (upwards of $2000 for minor damages/normal wear and tear). Half the properties are renovated and others are not, but you pay the same price even if you live in an apartment that is not renovated. And if your appliances are old and stop working it would be months before they would fix it no matter how often we checked in and gave them a stern nudge. Would never in my life recommend someone to live here. Absolutely disappointed all around.
Gardens of Canal Court continues to let my roommate & I down. We have asked for a new fridge because the freezer stopped working one day & blamed us for breaking it because we turned the temperature up 1 notch. 1 NOTCH PEOPLE! Took WEEKS to get a proper working fridge & had to live out of a 5’2 fridge, which upped our electric bill. We also asked for a new sink & countertops because we were due for an upgrade on our sink & our countertop was damaged when the repair guys came to install a new stove. We were told that we would receive a phone call to schedule getting our countertops done but on a random day @ 9am, maintence was pounding on our door & telling us to get out, when we were A) NOT INFORMED WHATSOEVER & B) gave us 5 min to get out of the apartment. It continues to get better … whenever Amazon Packages get delivered it’s a hit or miss on if it actually gets delivered to your correct apartment, so if you are missing a package “that’s on you”, Gardens will NOT help you no matter how many times they say “we will keep an eye out”. You could walk around the Earth before Garden’s of Canal Court takes initiative in finding your packages. It took us MONTHS to convince Gardens to get us a new washer & dryer. We would have to run our dryer 2-3 times just to have our clothes dry. Might I add, when they came to fix it, Maintenance left dirt & leaves ALL OVER our carpet & kitchen & bathroom (yes, they used our bathroom). & we had to purchase stain remover & clean our carpet after that. There was also a resident that was reserving parking spots when in the contract it says “parking spots are first come first serve, no saving or reserving.” This person was violating the contract & was reported to Gardens & they did NOTHING. They claimed they talked to the person & that it wouldn’t be happening any more but it continues happening to this day. This property is immature, rude, inconsiderate, & quite frankly do not care at all about you. You can find 100% fine someplace that will care for you and your apartments needs. Pick someplace else.
Never rent here, the leasing office continues to treat us like crap and the do not have good customer service. They do not listen to any requests and everything is a huge hassle with them. Do yourself a favor and pick another apartment complex, you can find apartments with way better customer service for an equivalent price.
I love the Gardens of Canal. The maintenance team and the leasing office members have always been very responsive and helpful! They really care about tenants. Also, the location is amazing with access to the canal! Overall great experience!
BEWARE they will never fix any thing or claim responsibility for any utility fixes. DO NOT COME HERE IF YOU ARE A STUDENT OR WORKING PROFESSIONAL. If there was a zero star that is what they would get. Been without internet for 10 days now. AT&T has been more than helpful to come 3 times; all the times Gardens has failed to help. It is Gardens responsibility to provide its tenants with the phone, cable and internet lines in the walls by hiring contractors. The building needs a new cable and Gardens is not hiring a contractor to provide its tenants with phone, cable and internet. First it was Spectrums fault (it was not, Gardens want others to fix it); then the building manager was on a day off (on Wednesday!); then we have to ask the neighbors permission (which we have now); we have done everything Gardens wants yet they still do not provide us with a utility. Also there are animals (rats or mice) in the attic - courtesy of the AT&T tech and our neighbors. Mrs. Sexton (owner) if you are reading this we desperately need internet for student and work!!! Either hire a contractor and wire us in to AT&T or pay for us to switch to a service that is available. We need internet!
As an IUPUI student moving from out of town, this seemed like the most convenient place to live. Convenient distance, sure. However my experience with the Sexton staff and management of this complex has been largely negative. If you're renting any apartment anywhere, things are bound to break; I won't fault Gardens for that. But once repair time comes, the lack of communication and general indifference demonstrated by the staff is actually quite alarming. I was accommodating to them when they needed repeated (and destructive) access to my unit to fix their building, and they ghosted me when it came time for them to fix their mess. Entirely disrespectful, as I and my colleagues are kind, clean tenants who try to raise minimal fuss over anything. They also don't allocate their parking appropriately, so I hope you enjoy roaming up and down Fayette street at 1AM if you happen to work late. Avoid avoid avoid.
This apartment community truly feels like home. I have lived here over 20 years. When I tell my friends everything that is in my apartment and included with the rent they can't believe it. This apartment is finished on the interior with trims and baseboards that make it look like a house, not a typical downtown apartment. 4 walk in closets? Check! Pantry? Check! Linen closet? Check! Spacious rooms? Check! Private garages at a reasonable cost? Check! Friendly helpful maintenance and office staff? Check! I highly recommend this community. I have been very happy here.
Parking. What makes these apartment more afford is they do not charge for parking. What they do not tell you is they do not charge because they do not have enough parking for all the residents. It is a first come-first serve, meaning if you come home after 6 pm, or if you have a night on the town, you have to park four blocks away, in a open city lot, and walk home. Downtown Indy? You might have some safety issues, not to mention the security of your car. Park in a non-spot and your vehicle is towed to Plainfield with a $150 tow bill. Not worth the hassle.
After 4 years, I can say that it is a nice place to stay. Floor plans are huge and rent is acceptable. Although there is a delay in all maintenance works due to have not enough personnel.
