About 40 miles north of Dallas and Fort Worth, Denton is an energetic, progressive community in the heart of the DFW Metro. Even by Texas standards, Denton is booming – it is one of the nation’s fastest growing communities. It’s a college town, home to the University of North Texas and Texas Woman’s University, but it’s also a hub for business and tourism, located near Lewisville Lake and only a few minutes south of Ray Roberts Lake.
The 35 Denton Music Festival and Denton Arts and Jazz Festival are both signature events with great tunes and dancing. You’ll find tons of things to experience in this suburban city. Spend your days at nearby Lewisville Lake or shop the stores at Golden Triangle Mall.
Local restaurants thrive in the downtown area, like LSA Burger Co. With its unique burgers, rooftop patio bar, and live bands, this Lone Star Attitude-inspired eatery offers a true Texas atmosphere.

Property Ratings at Gardens of Denton Apartments
The gates do not never close and your car will be broken into and I guarantee you they will tow your vehicle. Any chance they get or any of your friends? It’s all about making money for them. They don’t even have the funds to fix the gates in the system, read all the reviews. This has been a problem for the longest time and they give you just a generic answer.
Property Manager at Gardens of Denton Apartments, Responded To This Review
I'm truly sorry to hear about your experience. The well-being and satisfaction of our residents are top priorities for us, so it's dismaying to learn that you feel this way. Yes, keeping our gates closed continues to be an ongoing battle as vehicles hit the gates often. We take these matters seriously and we do not receive compensation from towed vehicles. If you'd like to discuss your concerns further, please don't hesitate to reach out. Thank you, Megan - Community Manager - (940) 271-0201
This is the worst complex I have ever lived in when it comes to office staff, how issues are handled, and how the property is maintained.
Property Manager at Gardens of Denton Apartments, Responded To This Review
I'm disappointed to see that you aren't fully satisfied. I would appreciate the opportunity to discuss your concerns and make sure they are properly addressed. Please give me a call when you have a moment. Best, Megan - Property Manager - (940) 271-0201
Watch out if you want to have a family member or friend come visit, even elderly people. Very little visitor parking which is poorly marked , signs are faded white and always full, although there are plenty other open spots …..and parking lots are completely dark at night. They will impound your car and have shady impounding companies tow off your car in the dark. I also would not want my daughter walking across these dark spots at night.
Property Manager at Gardens of Denton Apartments, Responded To This Review
This is disappointing feedback to read and I apologize if you or your visitors have had a hard time finding parking. We do have visitor passes available in the office as an alternative. Feel free to swing by anytime during normal business hours to pick this up. In regards to the lights, if there is a light out near your building that has not been addressed, please contact the office so that we may replace this light bulb asap. Thanks so much for your feedback. Megan - Property Manager - (940) 271-0201
Very friendly staff. They listen to your questions and provide honest answers. Also very peaceful and clean property. Totally recommend for small family.
This place is great! So quiet here and great upkeep. Staff is courteous and helpful. They did a good job under COVID restrictions, and always communicated well about whatever was going on. They did their best during a rough time. They respond to maintenance requests quickly. Im overall very pleased. Its a peaceful place to live.
Very polite and friendly staff. Well kept property.
I love living here, all the staff if super helpful and friendly, the community is nice, I love the integration of tech and apps into the community, and the area is super safe.
The maintenance technician was professional, timely and efficient.
Garden of Denton is definitely a place to be, the rent is very conservative and you dont have to worry about them slacking on keeping the place clean. Trust me, Im currently going into property management and they are setting a great example of how I should maintain my properties in the future!!!!
Gardens of Denton is hands-down the most professionally and efficiently run property in Denton. As a property manager myself, I am extremely impressed with the office and maintenance staff.
Apartment complex is horribly maintained and the apartments are incredibly cheap. Thoughts on the property are as follows -First the property has a gate but it hasn’t worked in well over a year and there has not been any visible movement on getting it fixed. -Second at least half of the street lighting/lampposts are out and have been for a long time. -Third not enough parking spaces they clearly want you to spend extra it reserve your own spot. If you try parking in the evening you will not be able to find a spot. -Fourth pray that if you are foolish enough to live here that you have ghosts for neighbors because if not you will hear them. I can hear my upstairs neighbors when they walk around and can clearly hear every word my lower neighbors say when they fight. The floors are paper thin. -Fifth the cabinets make ikea look premium. For example the door knobs keep falling/coming loose in the bathroom even after a maintenance request to fix them. -Sixth the front office is more concerned about making money off their tenants than working with them. I forgot to submit my rent payment by one day for the first time since I lived here (3.5 years) and was given a ˜$100 late fee. Instead of working with me as it was clearly an accident (I was out of town and it just slipped my mind) they made it clear they did not care. You should under no circumstance move here. There are plenty of properties in Denton more well kept for a similar price than this place and I will be moving out as soon as my lease is up.
Outstanding service and friendliness as well. All the questions I had were answered immediately and with great kindness, Thank You very much!
From office staff to maintenance, Gardens of Denton is hands-down the best property Ive ever lived at. Its quiet, clean, and any issues that arise are handled quickly and professionally.
Great apartment complex! -Trey Sansom
The apartment complex has went down.
We love living here, the grounds are always kept very nice and have had no major problems.
Responsive staff, fabulous kitchen and grounds are accessible!
Nice apartments with low quality residents
Overall a reasonable apartment complex. The staff are fairly kind when you speak with them, no complaints in that department. Maintenance is very responsive often getting the job done on the same day of the request if you file early enough in the morning. My only complaint is that the entry gates are always open (for months), admittedly that might be resolved soon they have installed a new key pad at the gate and may reactivate the gates soon. A bit of advice, stay on top of your parking permit the towing company they contract with for parking enforcement is ruthless, I had a bad experience with a rental car once while my car was in the shop. I know I just listed a few bad things but I must insist that the overall experience has been great and I would recommend this complex.
The property is ill kept. These derelict conditions have persisted long before the current Covid-19 crisis. From standing water in walk ways days or weeks after rain events, a "security" gate in name only which has not functioned in well over a year, dog waste littering the common walkways and yards, lack of lighting maintenance, lack of noise insulation (vacuuming upstairs can be heard over the television), abandoned vehicles with broken windows, overall filth and lack of safety. As someone who moves frequently throughout the world this has undoubtedly been the most abhorrent property I have had the misfortune of inhabiting. The time for us to relocate cannot come soon enough.
Worst customer service from office staff once you moved in. Mandatory amenities you get charged for and not getting actual service. Dirty hallway and public areas. Hidden charges just keep showing up every time you turn around. Broken gate that hasn't been fixed almost a year now. Absolutely horrible place to live...
Animals are not picked up after. I am constantly finding animal droppings on the side walk and main stair well. Fast food bags left on the ground. Staff is unprofessional and has no care for their residents. The noise here is also out of control. Animals are always barking and the noise carries far with the design layout of each building and windows left open. The partnered tow truck company is also towing residents very actively. DO NOT LIVE HERE. I have been here for 2 years and currently still here. They do not deserve your business. Will be moving ASAP.
New management is absolutely terrible. You will get the run around, nothing will get done, and you will still owe them a small fortune. Spend your money elsewhere.
Watch out for this apartments as they try to charge you for stuff that is not correct from after taken over from the owner before. They come up with charge that do not make since and charge you for clean up stuff that is their responsibility after a leek happens and did not replace the wood after they fix the leek.
We are new residents here, but have lived here long enough to know that we are pleased with our choice. The property is very pretty and well-maintained. It has a park-line feeling. Surroundings are quiet; it is gated. Our floor plan (2-bedroom/2-bath) is unique and very attractive. Windows are energy-efficient. Garages and reserved covered parking are available in addition to adequate open general parking. Perhaps most important of all are the staff-office and maintenance; all are professional, attentive, pleasant. We feel we have a beautiful new residence which more than fulfills our expectations. Highly recommend.
You are joking right? What are we paying rent for? We are certainly not paying any rent towards: -Parking Enforcement -Maintenance of common amenities (THE LAUNDRY ROOM CARD MACHINE HAS BEEN BROKEN FOR OVER A MONTH!), gates consistently breakdown -Cleaning of the common areas (breezeways are disgusting) -Rule enforcement In the words of office space to management, "So.. what exactly do you do here?" Management happily takes our money and does nothing they promised in the lease or in the initial walk around. Very disappointed in the staff here.
Don't be fooled by the shiny exterior of this complex. The new management sucks. We moved in about 6 months ago and it has got progressively worse. The new team BH management can't get anything together. When you make a request or have any kind of issue they brush you off and say they are too busy. The transition has been HORRENDOUS. They couldn't even fix their website for over a month. Parking is a joke here, there are no rules. You sign a lease stating you'll follow the rules and they don't care. Parking is anarchy. Park anywhere and they don't care because they don't check for the permits. Pool rules? They are listed but not enforced at any time so go ahead and drink and smoke in the pool. And bring your pet into the pool area while you're at it. Management won't care even if it's during office hours. This place sucks because of management that sucks.
Although the place has a shiny new coat, this place is run by a bunch of baboons. The change of management has been a DISASTER. First of all, for first impressions, they refused to extend or alter the July rent timeline as they removed the option for online payment the day rent was due. First, the rules of the lease are NOT enforced whatsoever. For instance, parking is anarchy. You can park in spot even without a permit and your car will never be towed. Even after telling management directly about disabled cars without permits taking up spots there is no action from management. It gets exhausting telling management about the same car over and over again with no results. The pool rules clearly state no alcohol yet people are there drinking and smoking in the pool daily during times when the office is open. Maintenance is a joke. Requests are not filled in a timely manner as it says in the lease and are performed with minimum cost in mind and not the tenant. Next, items are consistently breaking down and not being fixed in a prompt manner. The gate to ENTER the complex works only 50% of the time. After the office closes down at 6 good luck getting ANY help from the emergency line as it just goes to voicemail and no one responds. My recommendation to you would be to stay far away from Gardens of Denton as the management just takes your expensive rent and does NOTHING for the residents. Management here SUCKS!
I've lived here for 18 months. At first everything was great, but then the police knocked on our door and questioned us about our neighbors who were apparently suspects of an armed robbery. That wasn't a big deal since they moved out shortly after. (This was March 2015). However, the following month our apartment was broken into. My wife was home at the time it happened and it freaked her out to the point that we had to buy a security camera and check it every few hours. So far nothing else has happened, but I question the type of people that hang around this complex. As far as living here goes everything is nice for the most part. The appliances are modern, the internet service is fast (400 mbits max), and there is a nice long pathway to walk my dogs. One complaint I have is the water pressure. Our water is barely coming out fast enough to properly wash dishes, and we had to buy a special shower head to get decent pressure. The bath takes about 20 minutes to fill up. The amenities are pretty nice, but I don't really use them. They have a pool, a grill, a volley ball sand court, a workout room, and a laundry room. The management is by far the worst thing about living here. They don't act professionally at all. I've had my mail from amazon delivered to the wrong apartment several times. (The office signs for it and they kept sending it to the wrong apartment). They also just let people walk in and take packages without any proof of identity. We also found a few issues when moving in that aren't a big deal, but they could end up costing us money on the way out so we wrote them down on the inspection sheet. Unfortunately management has lost the sheet, and now there is no record of the issues being there before we moved in. I foresee them trying to charge us for it, and I doubt there is anything I can do about it. Irresponsible. Finally, they changed over to a new management company and took the rent payment website offline the day before rent was due. It was also on a holiday weekend so if you didn't pay rent early you were forced to pay it late. Pretty messed up. Anyhow, if you are good with dealing with incompetent difficult people this place isn't too bad. I really like the apartment itself, but these people running the show make it very hard to enjoy.
I get what I want. Don't you? I wanted comfortable and safe. I wanted something unique and pretty, maybe even a bit impressive with a crystal clear pool. Check. I wanted a place where I could put on something comfortable but fabulous and five minutes later (seriously, five minutes) be in the heart of town. Check. This current, picky renter (really picky) wanted to move into a cool place, with good neighbors and great staff, where I could get to work, get to town, be safe and have fun. I got everything I wanted, as usual. Check.
Gorgeous apartment, very friendly staff, maintenance is prompt, overall a great place to live!
I have lived at the Gardens for two years and I recently signed a lease for another year. Although the management has changed multiple times, I've always felt at home and understood transitions are what makes up much of life. I am very appreciative of the management being up front about recent changes and their willingness to work with me when issues have arisen. I have never had problems with noise issues and maintenance requests never go unnoticed. I highly recommend the Gardens and completely understand how difficult it can be finding a comfortable apartment based on past experiences.
