I moved out of this complex after 3 years, this property just isn’t worth it! Yes, the location is convenient to everything, but there are rats, bugs, and foundation issues! While living here the only things they did was to change light fixtures and most recently added security systems. What about the cracks in the walls coming down the floor? The holes found under cabinets? The electrical and plumbing issues? This complex needs a complete renovation and not just a few patches here and there. I wouldn’t recommend anyone living here unless you had no other place to go

Update: im currently in my last month of my lease and my opinions have changed on this property. These apartments are infested with little rollie pollie bugs, there are many openings in my bathroom between the floor and the wall so there are many ants, rollie pollies and such coming into my unit. The paint around the walls, cabinets, and doors literally peels off so when I clean the walls everything peels right off. The laundry unit is always being taken up by people who leave their clothes in the washers and dryers for hours and dont bother come get them or switch over. Management has been friendly but I tried to give a 30 day notice which I'd say about 90% of apartments accept, and apparently i have to do a 60 day notice which is weird but ok i guesssssss. The AC in this unit doesnt go lower than 73 degress and its pretty humid in this part of texas so thats kinda a sucky thing. The maintenence guys are somewhat rude, so I usually just dont put in work orders and try to have my husband fix things around the apartment. I got yelled at by maintence management because a cat was outside killing squirrels, just for it to be the neighbors cat from across my door. The amount of ants coming in after it rains is crazy, pest control never came and sprayed inside my unit so i had to Raid my rooms myself. Neighbors are decent. Mostly mind their business but can be so rude for no reason, so Its just easier to keep to yourself when you're here. This unit is falling apart from the inside, we've notcied cracks going up the walls as if the ground is shifting and the floor is warped in the living room like tree trunks were growing right under the floor. The counters are not level so if you spill something, its gonna make its way off the counter on to the floor. Aside from moving back to my home town, I just wouldnt continue living here. For as much as you pay in rent, you can find something a little more convenient and comfortable somewhere else, or even find a small house for rent for the same price and just live in that.

Maintance request not being full filled it has been almost 15 days now after opening small request for changing led light in sealing as I cannot do myself. Called multiple times and leasing officers and staff has given false assurance all the time.

This is a beautiful apartment complex and office staff was amazing. The manager Kassidy was very helpful. It just wasn’t as close as I need it to be for my new job as I am new to the area. But I would definitely lease here.

We have sent in a request for what we thought was a broken AC unit. Took them almost 2 weeks for them to bring anyone to check it out. Turns out the only answer we got was “AC works fine u just have to set it at 72 and it will help. Seems like the insulation is very bad in this building and it can’t keep cool.” Well here I am with it at 72 and the apartment still gets to around 79-81 almost everyday. And we are not even in the hottest part of summer yet. Our electric bill has almost DOUBLED just to keep the apartment SOMEWHAT comfortable and I had to buy 2 large fans to even help. The amount of times we have called the front office for even an UPDATE is ridiculous. Nobody seems to know what’s happening and it’s very hard to get answers. We have only been here for around 2 months and I have NEVER had this much issues with any of our other apartments. Half the time they don’t even answer the phone or call back when we ask. Very frustrated.

Worst apartment complex ever!!!!!! They promise and promise and never do anything right. They promised me a $500 gift card when I signed the lease and never got it. I have submitted maintenance request online and never got them on time. My wife had to walk all the way to the leasing center to ask why maintenance haven't solve the maintenance issue and then after that they just send somebody right away, so what's the point of having an online feature for maintenance request? Well everything is wrong in this apartments. They just give excuses and more excuses. I don't even know how this management is still operating, is horrible!! If they offer you anything for moving-in is a completely LIE. Stay away from Gardens of Valley Ranch!!!!

I’ve lived in many different apartments throughout college, grad school, and the 7 years I’ve moved around in my corporate career and I’ve never come across such a corrupt, unresponsive, and inept property management team. I still live here today but I have terminated my lease and cannot wait to leave. The property management team does not take care of issues (such as broken air conditioner units) in a timely manner, they never answer the phone when you call with issues and you have to email them multiple times, and then follow up on those emails by going to visit them in person during their inconvenient Monday - Friday hours before they will even talk to you about any maintenance issues. DO NOT LIVE HERE!

I do not recommend that you live here. They nickel and dime you on everything. Parking is terrible. I lived here 5 years ago and it was wonderful. It has actually been mostly pleasant for July of 2018-July of 2019. They recently were purchased by a new company and things went downhill FAST. Neighbors are noisy. They enter your apartment without notice. Some of the women in the office are nice and I have known them for years, but otherwise, nothing nice I can say. They charged me $26 for trash valet service that they don't actually provide and you can't opt-out of the service. Let me say that again, we walk our trash to our dumpster and pay $26 every month to do so. The water bills are very high for our 1 bedroom apartment because it's a shared bill and I think something is wrong with the apartments to make it this high. $9 a month for pest control that we don't use. It is now $2 to pay your bill online. Very dishonest company. These are all new charges that we didn't have on our last lease and while it is our responsibility to read our lease in full, good business is to let your residents know that their bill will now have new monthly charges of $37 every month (or $444 a year) We will NOT be renewing our lease and do not recommend this place.

Good location, and central to DFW. I lived there for 5 years, they stopped giving me little upgrades for staying 2 years in. Things like replacing the $5 blinds on the windows or giving you a ceiling fan. I wouldn't really trust packages being delivered to the office as they just lay them around the lobby for them to be picked up (hopefully by you). -They had to replace the toilet because it was leaking under the vinyl and put in a smaller size that doesnt fit and now had to have a piece of PVC behind it to brace it so it doesnt break if you lean back a little. -There is sidewalk to the apartment that is lower than the ground so when it rains its a large muddy puddle. -The SHADY thing was half way though my last year there they said they LOST my contract and were going to put me on Month to Month rate, but they found it shortly after I showed them I had my side of the contract. -Everything else worked as you hope it would.
On January 5, 2018 I had been waiting on lost luggage from the airline to be delivered for 4 days. I receive a call from the courier that they will be delivering my bags and would need my presence at the apartment. I am at work and unable to leave so he suggests that he leave them in the office. Thinking this happens all the time with package deliveries, I agree to this and instruct him to proceed. Roughly 15 minutes later, the courier calls me back and says there has been a problem. He tells me the apartment manager is on a "power trip" and she implied that there is something illegal in the bags and that she cannot accept them into the office. He asks me to give her a call. I immediately call her and ask her what is going on. At first, she says her policy is that she cannot accept these bags because they have been on a plane. I then ask what is the difference between this and any other package being delivered to the residence? She then corrects her policy to these bags could have bed bugs and could contaminate the office and therefore will need to be left outside. I then ask how can you prevent these from being stolen? She said that is not the apartment management's problem, it is the courier. I then ask to speak with her management and she arrogantly responds with "I am the manager, I make all the decisions". I then ask if she owns the apartment and she says she does not. I then ask to speak with that person and she quickly denies that. I ask several more times and she says, "I am not going to tell you that and you will not call them. Goodbye" and hangs up on me. Knowing by bags with more than $1000 of Christmas presents are outside unattended, I quickly leave my work which my boss isn't happy about, and speed to the apartment complex. She is then waiting outside for me with 2 large men I am assuming to try and intimidate me. I calmly grab my bags and ask her what her bed bug cleaning fee is, because I am about to cost her a lot more than that with my reviews on BBB, Yelp, etc. She then says she will call my boss and tell him that I was threatening her (she was obviously bluffing and growing more aggressive). I ask her who my boss is and what company I work for. She said it is on the application (my company is, my boss is not). I diffused this situation by calmly walking away with my bags back to my apartment, bewildered by what just happened. The manager was so rude, inconsiderate, and aggressive.
I moved into this apartment, which was originally not in great condition. warning to anyone who plans to live and later leave these apartments; they sent a charge to collections in the amount of 799, which means that they charged me an additional amount of $350, my deposit, for a total 1149.00. I was not concerned about my deposit because I figured that I didn't leave the carpet in good condition, btw I had a one bedroom with study. There is no way that damages could amount to 1149. The bottom of the sink was leaking at a point while I was living there, which they were notified with a work order about but tried to rig it to avoid actually paying for it and fixing it correctly while I lived there. I have saved all of my work order receipts, and was told that I would not be charged by the office. The cabinet under the sink had welting even worse than before and continued crumbling (which I have before and after pictures), which show that it already had this problem when I moved in; hence the reason I took pictures when I moved into this apartment because I originally read reviews that people had been accused and charged for damages that they didn't not make. I do not agree to the charges and i have never been charged for damages beyond my deposit from any apartment. I was rushed out and even called because they wanted me to move out so they could rent to the new tenant asap. I was even poliet enough to tell them since they were pressed for time that they could look at what needed to be fixed prior to me leaving. Will never under any circumstances rent from this apartment again.
I've lived here for 2 years now, and have recently transferred to a bigger apartment. They have charged me $593 in "damages" to my previous apartment, claiming $100 of that just for cleaning even though I cleaned up before moving. When I went to pay my rent, which had this bill tacked on, I noticed they snuck in an additional $99.12 without informing me at all. I also had a problem with bed bugs in the previous apartment which has been treated, and my new apartment is being treated as well. My first week in the new apartment, I used the dishwasher one time, and noticed it didn't fully drain. I put in a maintenance request immediately and waited. I checked the status of the request and it showed they said it was completed which was a lie because no one ever came. So I put in a second request and told them that it was not fixed. When I went to check the second request it said cancelled. I called and spoke to the manager and she said she would send someone that day, but no one ever came. Two weeks pass with me calling several times and speaking with four different people till I finally got the answer why I was being refused my maintenance request. They claimed that until the exterminator came to do a second evaluation on our apartment and said we were definitely cleared of bed bugs, they weren't going to fix it. Even though it shouldn't have been broken to begin with. Now it's growing mold and just sitting there for past two months. When I asked when the exterminator was coming back it took another 3 weeks to get answer that wasn't even true. These apartments are not worth the rent they charge and all management cares about is money. They are very rude, and will gossip about tenants to other tenants. Also the maintenance staff has been caught sleeping in vacant apartments, which wouldn't surprise me if they also do it in occupied apartments since they reserve the right to enter your home anytime they please. It's even in the lease that they can come into your apartment without your permission anytime they want. This place is just shady and I wouldn't recommend living here to anyone.
Living here in this community since almost 14 months now. I would really say, this is one of the best apartment community in VALLEY RANCH area. We went almost all apartment community in this area but only and only this community is the best out of hundreds. I really appreciate the management further recently investment in this apartment community. Its really amazing that this management has very well organised, and experienced people working here. I would appreciate the really high level of customer services focus apartment community, as specially ALLEN, MARYANNE & KAREN, including all staff people. I would recommended to everyone. Most welcome to live your life here in awesome apartment community at GARDENS OF VALLEY RANCH.
Lived here for 3 years, other than raising rent and some minor maintenance issues, had no problems. The staff was kind and helpful during our time there. However, upon moving out, the complex charged us for things we were not responsible for and had already fixed. When trying to resolve the issue, we were given a run-around and promised resolution - but it was never given. It was a very disappointing end to our stay.
From a breathtaking view of scenery to vast nature trails and three pools for enjoyment,these apartments are the examples of posh.
I moved into my apartment in May, so it's only been 2 months. I used the apartments.com app, and it was the best deal in this area for my budget. Everyone in the office was helpful and patient when I hit a snag during the approval process. They worked with me so I could get approved and into my new place. I've submitted two requests, one for a wasp nest right outside my door and one for the fridge not cooling enough. Both were answered the next day and completely resolved. They even called to check that I was happy. It's a fairly quiet neighborhood with friendly kids and neighbors. I don't feel threatened or frustrated living here. It's close to shopping centers and major freeways. The pools and gym are awesome. I visit regularly. It's a great place for the price. I've enjoyed it so far. Oh and the layout of my apartment was my favorite when looking through the apartment.con floor plans. 10/10 would recommend.
