I spoke with Ms.Kemp a few days ago about leasing and the experience was amazing. She was very informative and provided detailed information for me.
I never have had a complaint with my apartment and the staff is friendly. I LOVE LIVING HERE
Staff is great and so helpful with getting me approved. I stay in a 1 bedroom the one that’s less than 700sqf. I will say the apartment is bigger than you think once you put furniture in. There is a lot of cosmetic work that needs to be done. The bedroom is a good size, the closest is small the bathroom is small and has no storage. there is really no storage space bedside the small storage closet by the front door. The sunroom is really the selling point of the apartment. I’ve had a few maintenance issues such as replacing a leaking water heater, constant power outage, pest control issues, all in the 1st month of me moving in. They all got resolved in a timely matter. The community is pretty quiet surprisingly. There is a smell that smells like someone is smoking that comes and goes which is interesting cause this is a no smoking community. Plenty of parking, dog friendly, there is a small gym. The apartment is a decent definitely not worth the rent especially since there is no washer and dryer in the unit.
Jaden and Jenella are very professional and excellent in getting you an apartment. The staff is very friendly, insightful, and delightful. The process was very easy and smooth, top 10 recommendation if you need a new place to call home.
You honestly won’t get a nicer nor larger apartment on the Southside. With that being said, some work still needs to be done here. Mainly the bathroom and kitchen. Cabinets need to be updated and Bathroom windows and tubs need to be cleaned when new tenants move in. Not just painted over. I really enjoyed living in Gardenwood until Covid happened. People moved in on vouchers, one tenant didn’t pay her rent for 6 months and it just became overly ghetto and dysfunctional that I moved. Still it’s a nice place to live. They really keep the maintenance up which was the highlight of my stay. Every time people came over they always complemented the way it looked. Gate doesn’t always work. They change management and staff often. For the most part, management and staff is always kind and understanding if you communicate with them. I had many neighbors that I enjoyed. Kids do play in the summer and are loud so try not to move by the “picnic/dog park” area. I lived right there and it was horrid! I was pregnant during the time and barely got any rest. They was there sun up, to sun down. The floors are paper then so you will hear your neighbors walking upstairs and your neighbors talking/watching Tv/ playing music from downstairs. Pros Roommate style Hard wood floors Community activities Large space Sun room Safe environment Gate Con Overpriced for Southside Some rude neighbors Thin floors Mold on windows and bath tub (I lived in two different units and had a friend in another one. They all are just painted over and you can still see it)
Great office everyone was accessible. Made it quick and easy. Office was clean everyone was wearing a mask that were very helpful. TOP 10 recommendations. Alice was AWESOME made everything understandable and easy definitely a great multitasker!
I absolutely love my new apartment! The process was a breeze and they made sure to take very good care of all my needs! The apartment complex is hidden and gated so safety will never be an issue it’s also very quiet. Please ask for Ms Alice. (That’s who assisted me with everything).
Destiny at Gardenwood was amazing in helping me move during these crazy times. I told her I was in a bit of a rush to move and she got me in , in no time such a good personality and very helpful even though I might’ve gotten on her nerves lol she still acted very professional! If your in the college park area and need a new apartment Destiny is your girl !!!
Just moved in a couple of months ago and so far my experience with Gardenwood Apartments has been exceptional! Not only is the staff amazing and professional but these are great apartments in a great area- perfect for my little family of four. I also appreciate that when I do need them for anything, they are always friendly and quick to respond. I would definitely recommend these apartments!
I just want to say I love gardenwood apts! The apartments are very nice and so cozy! The staff is great and so is the new property manager! She is so awesome and so very attentive and she seems to really care about us residents! If you come to garden wood and you’re thinking about making this your home, don’t think about it, just move in! I promise you, you will love it here! And hey maybe we can be neighbors :)
I’ll miss Gardenwood. I had small issues in my apartment when I moved in. One of my bedroom windows didn’t have a screen when I moved in but now they don’t offer screens. The gate works...sometimes but I did notice security cameras going up a few days ago. Grounds are well kept minus people throwing trash out in the woods because they can’t walk all the way to the back of the complex to the chute. The apartment has been painted over the previous renter so over the year the paint in the bathroom shower has peeled. Heat/A/C worked well. I had a bug Issue but the exterminator does come and it has been resolved. Bedrooms and living spaces are a good size but you sacrifice bathroom and closet spaces(1Bd) . Sunrooms are a plus. Management is generally nice and welcoming as well give or take a few times when I went in right before the closed for the day. Overall decent community and affordable.
The gate hasn’t worked since I’ve moved here and it’s been a YEAR !! They have a huge spider infestation problem and everytime my packages get delivered to the front desk they somehow never received them.Theres always a different property manager ever month. Then its to overpriced for the area. There’s little to no space in the 1&2 bedroom apartments and no washer and dryer hook up ,or fitness center. THERES A TERRIBLE blind spot when exiting out of the apartments which has caused me nearly TEN car accidents . The price is so ridiculously high for what your getting .It was a urgent move for me but I will not make the same mistake twice .Ill NEVER EVER stay at these apartments again !!
This place is awful. The maintenance staff is disrespectful and lazy, my kitchen has been soaking in sewage water for a month, the laundry room is always broken, and the apartment is infested with bugs no matter how much I spray. Don't waste your money with these people. It looks nice on the outside but once you start living here, you'll regret it.
Excellent customer service by Ms Lashaun I've checked out a two bed and two bath and really love the space and the upgraded look new and the look of the landscape well kept. thanks for making us feel at home.
My husband and I been living here for 8months these apartments are great to live in .from the leasing office and the mantiance team Ms Lashon is great she will work with you.Ms Lashon help me and my husband out, overall this is a great community to live.
My husband and I have been tenants at Gardenwood a little over seven months. I must admit it start off a little rocky the first week we moved in, however those issues were quickly handled in the most professional way. LaShaun one of the leasing agents is great to work with, she always has a very pleasant and welcoming demeanor whenever I'm in the leasing office. We haven't had any problems with sercurity or just feeling uncomfortable. We plan on being residents for a while as long as LaShaun is here??...
Unless, you need to live in that area just because of convenience, it is not worth it. The staff do not care about the well being of their residents, nor do they care about making an effort to perform the functions of their job. My daughter is a millennial and I have had to go to this complex several times to correct their non professionalism towards her. She has lived their since 2016, she stays because of the convenience of travelling to her place of business. Well, she moved into a new apartment first of the year, they did not give her her keys till 2nd at 11:30am, at which she had no electricity on the coldest day of the year, because she had anticipated in being in her new apartment. Also, when she went into the apartment there was no smoke detector, no shower head and roaches and bugs dead in the corner, not to mention and unsafe front door that looked as if someone broke into it. Since January 2nd she has yet to receive her mailbox key and they have not repaired her door. Concerned mother!! They need a more attentive staff / owners that care. She is always on time with her rent and if they expect to be paid on time, then she should expect service from this complex on time as well. So for peace of mind I do not recommend this apartment complex.
I live here, its been good and quiet, beautiful and nice. i was welcomed in with open arms and with a professional attitude as family by Mrs. Lashon. Lashon is what you would call family friendly, willing to work any problem that may occur and get to the bottom of it as pleasently, professionally and respectfully as possible. I love her and she's so nice, Lashon have always been the same since day one and im going on two years if it wasnt for her . I enjoy being out here. ask for Lashon
They took our application fee and deposit only to tell us when we drove 4 hours that they didn't have any knowledge of us or our application fee so when we asked for our money back they stated they already processed it. The property mgr was very rude and unprofessional Ms. Sharon, and acted as if she didn't care that we drove up here to move in. We both work for a billion dollar airline and customer service is everything and this company and there Leasing office is horrible. Be careful they are holding our money hostage and its not ethical, and for this to be going on since Sept 30th is an even bigger problem. So if you want to take your chances please be careful.
They have made the outsides nice. The gates are down often allowing anyone to enter. The gate will stay open allowing as many cars to enter behind someone. There is a big hole in the gate in the back next to another complex where folk are seen coming in and out and cars are tampered with. They will say they serviced your apartment but never came in. They misplace your apartment key and wont tell you which is part of lying they came to service and is a security issue. They have outdated countertops that are roach breeding grounds. They dont accept walk-in card payment. They allow outside service to come in and dont oversee them in your apartment. Neighbor apartment was broken into and it took days to replace his window with a lower grade glass. Friend of mine who was promised one type of apartment was given one that was outdated and ran down on his move in date causing him to have no choice but to accept it. BUT THE PRO'S ARE THAT THE GROUNDS ARE WELL TAKEN CARE OF, NEW CHILDRENS PARK, NEW GARBAGE COVER WITH FLOWERS AROUND DUMPSTER, AND IT IS LOCATED ON THE BUS LINE IS THE BEST I COULD COME UP WITH. OH THE STAFF ISNT BAD AND THE APARTMENTS ARE SPACIOUS. But its your call. Always ask tenants about where they stay in both front entrance and back phase 2 area about it.
I have live in the Juniper Floor Plan for over three plus years without major issues in my unit. The New Staff are doing a great job keeping the grounds, public areas and buildings looking fresh and clean. The maintenance/repair men are polite, respectful and get the job done right on the first visit. The Ladies in the Office are also friendly, polite and respectful. The truth is no Apartment Complex is perfect but GWA is very close. If you maintain a good rentals and full coverage car insurances will give you a more sense of security and peace of mind.
I'm leaving because: Neighbors leave trash outside others' doors. People stand around in the parking lot in the middle of the night. One of my neighbors had their window smashed by a brick. People who do not live here drive in and out as they please. The gate is broken 80% of the time. When it's working, cars either drive into the complex behind you, or they drive through the exit gate as a car is leaving. People sit at the call box dialing multiple numbers, hoping someone will open the gate---then they turn around when no one will. My mailbox was once broken into. Maintenance is horrible---I submitted my last request over a month before someone came to fix my stuff. He showed up for 10 minutes, then told me he'd come the next day to fix my disposal because he was about to get off. He didn't come back.
I stopped by to view the apartment because my sister and I are looking and I love the pool but was told qualifying for the rent times amount, had to be done separately and of course the credit and background check...I just handed the lady the brochure back and left because it felt more like she just didn't want to show me an apartment, I make enough, we both do with clean backgrounds but didn't like her body language, I'll go back and just hopefully get someone else
Gardenwood Apartments is one of the more Affordable Newly Renovated Properties in South Atlanta. Just minutes from the airport, Literally a 5 minute drive straight down the block. Also located near all the daily necessities down S.R 85 (i.e Fast Food, Restaraunts, Auto Mechanics, Walmart, FootLocker, I-75, I-285) Fell In love from the minute I first saw it.
