I have been a resident here at the 6809 Mayfield Rd Gatesmills Place since September 2020 when I relocated back from Arizona. Although my first two years I was not as satisfied as I am today, and it is all due to the New Leasing office, Customer Service person Judy, and Maintenance personnel. I am retired and spend a lot of time home, therefore, I easily notice that the halls are vacuum a couple times a week, the laundry room is kept much cleaner with the new machines being a welcome. Our Customer Service person Judy is absolutely great with taking the time to assist everyone with their needs, or issues, and most importantly she is extremely easy to communicate with, and very friendly. My first couple of years here, I seriously considered moving out, but then we got this new team of people that actually do their very best to keep everything working. Therefore, I am very comfortable here, I love my space, and for now I am content.

Do NOT move here! I've lived here almost 2 years. I'll be moving out as soon as my lease is up. They make it seem so wonderful in the beginning. Where do I begin? Let's start with the elevators. Those janky things are constantly broken down. Or you get stuck in them. Everything my leasing guy told me was basically a lie. When it comes to maintenance he advised me unless the apartment was on fire or the the toilet was overflowing to NOT call the emergency maintenance line. I had an issue with my my freezer not working on a Friday. So I put in a maintenance request for it early in the day. NO ONE showed up. The next day my entire refrigerator quit working. So I put in another maintenance request. The maintenance guy shows up a few hours later. By this point as you can image ALL the food in my refrigerator and freezer I had to throw away. I lost about $200 worth of food. The maintenance guy advised me to email his boss Carol (Property Manager) to see what she could for me. So I emailed her. The outcome of that situation was she advised me to either file a Renter's Insurance claim. She also advised no credits or compensation would be given and next time call the emergency maintenance line. During the summer time the A/C is a joke. The A/C is old and unless you're sitting right next to it you won't feel it. MORAL OF EVERYTHING DO NOT MOVE HERE!!!!

It is very disappointing to read that you had a less than positive experience with our community. Our staff has an obligation to our tenants to provide them with a pleasant living environment and when emergencies arise during non-conventional times, we have emergency staff who will assist 24/7. We have recently invested millions of dollars on our elevator modification and work in part with one of the largest elevator companies in the world to maintain our systems. Our frustration rivals yours when there are mechanical breakdowns, however, many times we find that passenger abuse is the most common cause of interrupted service. We have many residents who have called Gates Mills Place home for many years and have enjoyed the service, location, and value we offer. If you would like to discuss your concerns further, please feel free to contact our property manager at our onsite management office.
I've been here for about three months now. I haven't had a functioning dishwasher for two. You can file maintenance requests through their online renters portal. All of my requests were getting cancelled with no explanation. So I finally sent an email to the leasing office complaining about this. They said I would get a new dishwasher installed on a specific date at a specific time. That time has since come and gone with no dishwasher. I have had nothing but issues with this place since I moved in. There is little to no communication. The fitness center equipment is broken and run down. The laundry center smells awful and is expensive at 2 dollars per load in small units. You'll need two for a basic load of laundry. The only positive experience I had was the leasing process. And even then, there were a lot of false promises. If you don't mind this stuff and think the price is fair for that, then by all means. Otherwise, keep looking. "Awarding winning K&D"... yeah, right.

We are disappointed in your negative experience because of those work orders. Our maintenance staff works tirelessly on a daily basis to resolve any and all work orders as they receive them. Unfortunately, during times of high demand, we are unable to respond to all work orders on the same day and if a specific item or appliance needs to be ordered, there can be delays with those items. We apologize that the communication was less than acceptable and will continue to work to keep this process smoother. We ask that if you have any concerns or questions to contact the onsite Property Manager at any time if you feel an item of your concern is being mismanaged.
I've only been living here 5 days. My experience renting here was seamless and easy. Monecka was professional, and efficient. I absolutely love living here! The place is great and the access to the freeway when going to work is fantastic. Very quiet. Would highly recommend. A

I lived here for 3 years in the West building. I can say the first 2 years were pretty great, just had minor hiccups with maintenance issues. However during the third year beginning January 2017 we had major bug issues. Our apartment had ants, cockroaches, and bed bugs. From what I could tell the ants infested the whole building because I saw them all over the laundry room. They also had to treat at least three floors for the cockroaches and bed bugs. They treated once and they kept coming back. I would advise to not move here. We were clean residents and have never had these issues. I had to throw much of my stuff out and do crazy amounts of cleaning/laundry when we moved in December 2017 to not take these bugs with me. And the bug exterminator told me that the North and South buildings are even worse. Please consider some place else.

We take any sort pest control complaint very seriously and keep a very proactive and aggressive stance with it at all times. Unfortunately, you were affected by an area neighbor who did not have the same standards of living that you nor K&D have. This is something that can happen at any community large or small. We sincerely apologize for your inconvenience during this ordeal. Once we were made aware, we were aggressive in resolving the issue and promptly removed the neighbor who had brought this on.
Barbie, the leasing Agent was great!! The appointments were all booked for Saturday, but due to a prospective tenant running late, Barbie was able to show a couple of apt's.....she was very welcoming & professional. I loved the apt.,nice and roomy with lots of closet space (win), eat in kitchen and a large balcony with an awesome view. I signed the same day & I really think I'll enjoy living here. Thanks Barbie for making my transition from a home to an apt., a little easier!!!

The staff at 6807 Gates Mills Place are hard-working individuals who try to please, even working up to the last hour (and after hours, as well). I know because I've called them at "all possible hours" (including the wee hours of the morning). I appreciate that they are always friendly, and maintain their professional demeanor even when you can see they are dogged tired. Kevin (Maintenance Manager) is great. His is a "thankless job" since he and those he supervises only get called when there are problems (urgent or non-urgent). He is always professional, and so are his subordinates (Nate, Ken, and others whose names I forget, I've not met one who was rude). They all do try to resolve issues as quickly as they can. Our building's cleaning staff also tries to keep our place pristine. Unfortunately, we don't all seem to appreciate their hard work. (Also, a thankless job.) I really really appreciate the efficient manner in which our resident representative (front desk) Cindy is always always spot on. I put in a request and I KNOW it's going to be forwarded without reservation. I've even seen her in very trying circumstances, attempt to maintain her professionalism while being berated and not losing her composure, I couldn't ask for anyone better. All of these things mean a lot to me as a professional myself, and as one who has worked for World-Renown Property Management Companies as the assistant to the entire staff. I know what it is like first hand. To see this staff maintain their status quo under every possible kind of pressure is amazing. I would not have renewed my lease this year otherwise, believe me.
This place SUCKS! They have the worse customer service ever. We literally have to beg them to do anything at this place. Carol is a horrible property manager. She does not help in any way at all. The only decent person they had in their office was Heather. They lie to you about the service. If you don't have to stay here, don't! K&D are snakes. They will take you for everything if you let them.

Without knowing your specific issues and why you are dissatisfied with Gates Mills Place, we would like to discuss changes we have made within the Property to better service our tenants since this review was posted. First, we receive several compliments regarding Carol the Property Manager and the service she provides our tenants, so your opinion of her is surprising. She is always in her office with an open door ready and willing to help anyone at anytime. We have rebuilt our Leasing Team who focus heavily on not only Prospect and Applicant services but also customer service questions/concerns from our residents. Our team at the property is seasoned and professional and taking care of our residents is their top priority at all times. We offer a modernized and clean living environment for our residents and their guests to enjoy and we are currently in the process of upgrading our entry systems within each building to offer a more secure environment for our tenants. We would love the opportunity to speak with you and see what issues you were experiencing that resulted in this poor review. Thank you.
Worst customer service, I have been staying here for some time The Garage Parking is leaking, Rust droplets on the car. No body cares. I made payments on time every time. Payed 1 day late because of the long weekend for July 4th and they charged late payment. I called the customer care and they are not helpful. The mail pickup does not maintain timings, When called the customer care they wouldn't care. The Gym which is advertised is HORRIBLE! none of the equipments work. Laundry is bad. Some one stole all my friend's Cloths from the laundry.

We appreciate your feedback and would like to address your concerns mentioned in this review. Without knowing what building you reside in, we will do our best to update you. The gym equipment in the North Tower is the most outdated at the Property currently. Since we have had several complaints regarding the age of the equipment, we are currently pricing out bids to have the equipment replaced and updated in 2018. All underground garages do have some degree of water leakage, however we will be assessing the garages this year and seeing what repairs are needed in order to better the conditions for our tenants. Due to the garage parking being unassigned, you are able to park in any of the open spots at anytime. If you do know of a spot that is causing damage to your vehicle please let Management know right away so that spot can be decommissioned and reviewed by our maintenance team. The more information we have from our tenants the better so that we can narrow down the areas that need reviewed. Customer Service has also been revamped and have new and improved business hours in order to better service the tenants needs during the hours that work best for them. Since this review was made, we are hoping you have noticed a huge improvement in the level of service you have been provided by our Customer Service Team. We are not sure what you mean by "Laundry is bad." Our laundry rooms have ample washers/dryers for each building and are cleaned/serviced routinely. If you have a specific issue regarding the laundry room in your building, please let Customer Service or the Property Manager know so that it can be addressed. Thank you for your feedback and we will continue to improve on the areas you mentioned.
Long term is an under statement. I have lived at Gates Mills Place for over 40 yrs. That should tell you all you need to know. My Reasons are based on practicality and value. The location was ideal for my business travels prior to retirement. I also find the location a fine place to live (shopping, restaurants, health care, etc.) The buildings and grounds are attractive and well maintained. The staff values your residency and maintenance is excellent. I have looked at other apartments in the area but feel GMP is the place to live.
STAY AWAY FROM THIS PLACE. Poor maintenance, Rude and DISHONEST staff. Business practices of Gates Mills Place or K&D Group is HORRIBLE and not TRUSTWORTHY. Their BBB rating is poor, D- on a scale of A to F. A few interesting facts to mention: 1. Poor Maintenance: I had no heat from February 2016 in spite of reporting 4-5 times, Maintenance visits within 24 hours but NEVER FIX ISSUE. 2. Worst Customer Service: Customer service responsiveness is absolutely poor, they never reply to emails, calls ALTHOUGH THEY REPLY IF YOU POST THEIR REVIEWS. They will deliberately misguide and charge for their negligence. 3. Rude and Dishonest Staff: They will try their best to not to return your deposit and charge you for any other fake amount. I gave them notice on July 23 and on August 04 I receive a backdated and forged lease renewal letter of July 22. They never reply on emails and whatever they say is an absolute lie.

Gates Mills Place utilizes auto renewing leases. Upon signing your lease, you acknowledge that you will need to provide 60 day written notice to vacate, if you do not, you will auto renew for an additional year with a 2% increase of the last years market rent. Since 60 day written notice was not given. On July 22nd we sent a letter to your door thanking you for auto renewing for another year. Around that time the occupant added to your lease was calling asking question about the lease. We informed your occupant that we could not discuss the lease with her, if she would please have you call the office we would be happy to discuss anything you may need. We cannot legally discuss your contract with someone listed as an occupant, on the lease. Any work orders that are reported to the office we respond to as soon as possible, our goal is within 24 hours, unless it is an emergency. We do see that you placed 3 work orders while residing at Gates Mills Place. At that time each one was assigned to a Maintenance Technician and completed. One for heat that was completed within 24 hours of the request submission. One for a tub where the water would not fully shut off that was completed within 24 hours. And finally one for the smoke detector battery replacement that was also completed within 24 hours. Our staff is trained from day one to respond to any request received immediately. We take great pride in our property. It is always our intention to be as accommodating as possible within our restrictions meaning what can be discussed with whomever is listed on the lease, based on their role, within the lease document.
Okay, time for real talk. I thought living in Gates Mills Place would mean that "I Have Arrived". Well the Mayfield Heights location, community, freeway access, police presence and shopping are wonderful. However, Gates Mills Place Towers leaves much to be desired. False expectations: Gated, secured community, not! Yes there's a gate around the property which is wide open and yes there is a security booth with no security, never ever! Central Air, not! Out of three buildings only one has central air and heating that you can "control" NORTH building! They will tell you each does, it's not true! Forced air and being able to turn heat on and off but not being able to set/control temperature is not the same!! Yes there's a lovely indoor pool. Also outdoor pool for additional $10 per residence in each household. Yes there's onsite laundry, which is infested with ants! All units have ants, so much that pest control has regular schedule of every Friday. Ants in cabinets, they seem to live in the wood! Ants in cereal containers! Ants in boxes! Yes there is a fitness center or more accurately called a room with two treadmills, one bike and one Elypitical. The property is old, tired, and rundown! The garages are literally falling apart. The covered parking grounds have such large potholes you'd think you were in East Cleveland! The balconies all need repairs and painting. The units themselves are decent but could used modernizing! Fridges are small and old! Kitchen cabinets old and painted over many times! Now the neighbors, lovely people, staff, not so lovely! Other comments are prohibited by "terms of use" so I'll just conclude by saying, Keep searching.......
This is great place to live, it's friendly melting pot, many nice families of different nationalities, lot's to do, we have indoor/outdoor pools, libraries, exercise rooms, lounging areas, party rooms. It's in a beautiful wooded area surrounded by an array of restaurants, stores and entertainment! The property is so well kept with a great management as well!

I love my two bedroom apartment it is cozy and has just the right amount of space for me, they have an indoor and outdoor pool, sauna, store, exercise room and spacious parking it is located in a great area near Walmart, target and lots of other stores including a movie theater and has kind and friendly neighbors including great staff
Located in the middle of everything, and has some good amenities for the building. There is some work out equipment in each building and covered parking that is free for some of the buildings as well. Overall happy with the building. Maintenance is quick and efficient.
Have a corner unit and love it. Quiet for the most part, I never hear my neighbors above, below or even next to me which is awesome. Maintenance is timely with repairs and the online payment portal is ideal for me. Most of the building personell are friendly but there is a noticeable attitude on a few. Rent priced a bit high but is probably justified with the amenities that are here. Within walking distance of target, walmart, Hillcrest hospital and other stores which is ideal. So far I like it here and would like to continue to stay in these apartments.
Perfect for a single person. The floor plan is really good. You enter to a spacious entry hall. It has a large closet on the left and to the right a full bathroom and linen closet. As you walk through the entry hall you can go straight into the bedroom or turn to the left and enter the main living quarters. The bedroom is good sized with a large closet. Plenty of room for my clithes. I have a queen sized bed, dresser and storage chest. Plenty of room to move about all this. I have the main living quarters set up as a living room and work area. I have a full couch and chair,TV, and entertainment area with many DVD's within easy reach. The kitchen is a perfect size. It has a refrigerator., stove and a good sized sink and drying area. It also has a breakfast nook which I put an extra storage and counter area. Makes cooking very easy. Off the living room is a spacious balcony I love relaxing on. I've lived in other apartments but none as comfortable as this one. I have wonderful neighbors and management who care, and take care of requests guickly. I LOVE it here.
Overall the exterior of the building is well maintained. So are the hallways and common areas. However the units need windows replaced ASAP! Very cold in the winter. The lonely weak AC unit is no good for the summers. The middle building doesn't have central AC.

Apartment, it's an ethnic melting pot of friendly families and singles, and seniors, we enjoy indoor and outdoor swimming ?? computer ?? room,exercise rooms, updated laundry facilities, covered and underground parking ??,concierge services,the apartment is so spacious,neat and clean,the property is extremely well taken care of,security on site,it's a fun,safe place to live in a great neighborhood with plenty of shopping and fun places and things to do??.

You can swim,exercise,use the computers,library, laundry on site, well kept premises with great management,security,concierge services, my apartment is comfy and roomy,eat in kitchen,dining area,living room, big bedroom,den,I love it here, the area has a lot to offer as well ??.
Rent is pricey for the apartment and services you receive. The outdoor pool that they advertise with the apartment is an additional fee. Apartment is very loud at all hours of the night. Garbage is changed on Saturday mornings at 8am which is very loud and obnoxious. In the West building only one treadmill out of three works, as well as one out of two bikes work. Parking lot is not kept clean during winter months, ice and snow everywhere. A positive is that maintenance does respond to requests timely and the customer service employee in the building is friendly and timely as well.
I love living in this apartment. They are very responsive with any maintenance request and are accommodating in all other request. It is in a great location it is very well maintained, both inside and out.
I currently live in Gates Mills place. I love my apartment. It is located in a very safe community. My apartment is very spacious and the layout is perfect. I have a one bedroom and it is just enough room for my daughter and myself. We live in a step down unit which seperates the living room from the dining room. I really love this because it gives you a condo feel. I love everything about my apartment.
Don't waste your money. Elevators work 20% of the time which is more than I can say for the staff. Utterly incompetent is the only way to describe the property management team. There is not one request these people can't botch. The lobby smells like hot garbage and the common areas look like they haven't been cleaned ever. Oh then there are the ants and the weekly fire alarms at all hours of the night. These "luxury apartments" remind me of the projects except the rent is triple what you would pay there. Stay far far away.
