I would not recommend moving here they are extremely unprofessional and do not care whatsoever about you or the condition of your apartment as long as you pay the over priced rent and utilities they are happy. Please look somewhere else I wish I would’ve looked at the reviews before I made the decision to move in here.
Please do not give your money away at this complex! The manager, Rosey, took our $150 application fee for 3 applicants, never processed the applications, ran backgrounds, or checked credit or work history, then called less than 2 days after we applied and said they cancelled the application due to us not responding to their phone calls. WE NEVER RECEVED A CALL FROM THEM UNTIL THEY CALLED SAYING THEY WERE CANCELING THE APPLICATION! We called right after receiving the message, and were told they would reinstate our application. After MULTIPLE follow ups, then were told they wouldn't reinstate and we would have to reapply. They basically stole the $150. After contacting management and their corporate office, Rosey lied about what happened. We have proof that she was lying, but the management chose not to respond. Their handling of applications is completely unethical. Read the multiple reviews about this complex. They are terrible for a reason.

Cockroaches. Lots of’em. We were in the middle floor. So, we had the pleasure of marijuana smell from downstairs and constant running and thumping noise from kids upstairs. What did the management do about it? Nothing. Good luck if you are planning on “living” here. We HAD to move out after two and a half months (lease was for a year).

The apartments are not good quality and management is terrible. I lived there for 2 (long) years. I dealt with a few issues the entire time despite maintenance tries to fix issues. 1. Mice- dirty, nasty annoying creatures. They live in the walls and get inside through multiple holes behind dishwasher, closets, baseboards, mechanical closet door. The holes were never fixed- maintenance sent exterminator who placed sticky traps everywhere but the problem was never solved. 2. Windows were super drafty. You could actually see holes in the frame with windows/sliding doors closed. Not energy efficient at all. 3. The swimming pool was closed entire summer even though it was an amenity I paid for. 4. Maintenance would use a “bandaid” approach- never really fixing anything just barely making things better for a bit. Not sure if it was lack of knowledge, training, or staff. 5. Office staff is very unpleasant and unhelpful. Always on defensive and just they only seem to care to sign on new tenants and the they stop caring. 6. I was nervous about what would happen with my security deposit after reading online reviews. Never in my renting history I had my deposit reduced or not returned as I left apartments cleaner than I found them. This time I hired a team of professional cleaners to clean after I moved out and guess what- I was still charged a cleaning fee. I know they were changing cabinets after I moved and did other repairs to the apartment so I think they just decided to use my deposit to offset their costs. Nasty! karma will come back! 7. Their billing is very unclear- you don’t know what you are paying for. I feel like we also paid for new roof and other repairs -they just called in utilities. I don’t trust them!!! 8. The office staff are unprofessional and illiterate-the notices they send are always full or style and grammar errors and written in a condescending tone. 9. The advertisement for the apartments is totally different from reality and while you can change the buildings easily and make the apartments look good. The front office staff could and should be changed. Good customer service would make other issues be bearable. So so happy I left.

do not move here. trust me. They dont fix anything. my A/C has not worked in 3 days. They are now making us pay for parking and you only can have 1 car. I have 2, so what am i gonna do.

I moved in my apartment in February 2020. The place looked nice when I originally signed my lease Friday night after work. After getting off of work and moving in all of my belongings, I decided to sleep somewhere else because I was so exhausted and everything was all over the place. I left my things at the apartment and came back the next morning to organize my things and start to put my house in order. I walked into the kitchen and see a whole bunch of little bugs scatter across the floor (roaches). All I can think was what have I gotten myself and children into. From that day on, that’s when the lies began, went to the rental office immediately, and was told that they weren’t aware that they had roaches on site. I spent February-August 2020 at a relative house because it had gotten so bad. I couldn’t sleep there knowing that there was so many roaches. It was nights where my kids woke up screaming that they felt bugs crawling on them. As a mother I felt like I let my children down, spent multiple nights without sleeping, constantly checking to ensure my children were okay. When I returned in August, woke up on the 10th, and saw a little black spot on my kitchen stove. OMG, I hope this is not what I think it is... mice poop! For a few months I would not wash my clothes after dark because I fount a bunch of mice poop by the washing machine. Two dead mice was found in my presence, and after seeing those two I was terrified. Long story short, do not move here, it’s not worth the headache and anxiety!!! Still seeing roaches until this day after multiple visits from the exterminator. They cannot get rid of them and they will stay as long as the people around you and building looks trashy. This complex does not care about appearance, TRASH IS ALWAYS KEPT EVERYWHERE. No matter how many times I’ve called to complain about it, they never kept or continued to keep this building clean. I honestly see why the roaches and mice feel comfortable here. This place needs to be reconstructed it’s infested or even better management. At least, the next family who lives here will have a brand new front door, because I did fight for that.
I considered moving into this complex for awhile until some friends of mine told me their horror stories when they moved OUT, all being the same experiences so the leasing office can't say it's not true. Apparently they charge you for 2 months rent when you move out and any other fees that are unjust. So I decided to avoid that altogether by not considering them anymore.
Mice, ants, and leaks. Customer service is horrible!!!
No rules for sound/noise disturbances. No one shows up for repairs for service requests and despite online status becomes completed. Except for a few management people, no one is really helpful. Believe me its the worst place to live. I have noisy neighbor who plays mumbling rap every weekend till night. I made several complaints to the office and they don't care to take any action. Fully infested through Roches. The worst place to live with family. Please think 100 times before renting.
I was show an old and filthy apartment. Nothing like the pics they post online. Big disappointment!!! That apartment looked like ame out of horror movie! What a wasted of my time!

The apartment looked great when I first moved in. It is a relatively low rate, in-unit washer and drier, close to the highway. But then I started to experience what it was like living in this community. It is like a banana with brown spots. When you first see it, it looks like it's OK and good to eat, but then you take your first couple of bights and realize that it is soft and starchy, the mouth feel is all wrong, and you give up about a third of the way through, wrap it in its own peel, and toss it in the garbage. That is what this place is like. It does not take much time after you move in for you to notice all the brown spots. For starters, they recently removed all the garbage disposals from the sink, so that's a huge inconvenience (they still lie that their units come with disposals.) There's a train that comes by every night and blares its horn constantly. The fitness center is only open when the office is open, so you can forget ever using it if you work normal business hours. The drawers do not have tracks, so they are constantly sagging into each other from the force of gravity. The bathroom has no bathroom drawers at all. The staff acts like they are attentive and responsive, but most problems will never get fixed. My drapes were damaged since before I moved in and they assured me that the bad segments would be replaced before I moved in, they were not and all requests for them to be replaced were ignored. My hot water and AC never worked right and they never fixed them either. I was looking for a recycling dumpster when I first moved in and I asked a faculty member for help. His response to me was, "I ain't got time for you, boy!" Finally, after moving out, they charged me a FULL MONTH'S RENT for breaking the lease. I never broke the lease, I just did not renew it. I told them when I first moved in I would not be renewing the lease. I replied to their letter about renewing my lease that I would not be renewing it, I told them 6 months before I moved out that I would be moving to Virginia. I told two other office staff members about my move out plans weeks in advance and they still lied and told me I did not tell them I was moving out until the last day. Stay far away from these people.
The gateway is a nice place, staff is friendly, John from Maintaince has been extremely helpful with issues. Natural gas for hot water lastest forever.
Everyone in the office was very polite and happy to see us, I dealt with Vera and she made sure and obstacles we came across we go through them with ease! She went above and beyond for us and I will forever be grateful for that!
i want to start out by saying how impressed I am with Travis and John. Every time I have a service request they respond to my needs very professional and if it was the place they live in. They are very knowledgeable in all aspects of maintenance and I always heard good things about them from the other residents here. This is a great place to live.

The host is flexible and the location is perfect if you want to stay and ecploring the city. I love to go to the gym in the Apartment. The place is close to everywhere, like school, shopping center, and etc.
its just an OK place to live, one of the best things is its close to some stores & the schools in the area are GREAT!!! Its nothing like it used to be back in 2010, seems it has gone downhill the good thing is if u have fair/bad credit, they will get you approved with a low security deposit the rental office never answers the phone, you literally have to call repeatedly to get an answer or just go in there is no drop box SMH the website to pay online, SUCKS!!!! you can only pay whats due. You can not make a partial payment. I feel like you should be able to go on the website & make a partial payment! the fitness center is only open business hours, when mot normal people are at work. I feel like it should be open after hours the apartments in my opinion are a little over priced & the parking by some of the buildings are RIDICULOUS!!! some buildings have way too much commercial parking & not enough regular parking Some of the tenants when it comes to the trash, they are DIRTY!!! the reserved parking spaces they charge way too much for them & don't lose your pass its almost $100, which is a bit much some people in the rental office have little to no knowledge as to whats going on the 2 best people in the rental office I would recommend is Cindy & Dan. They are great, very OVERWORKED but they will get it done!!! the rental office manager seems as if shes trying to get a handle on things, but I will say its a VERY SLOW process I don't think I will stay for too much longer, mainly staying for the schools & its convenient to grocery stores & 270. Definitely looking for something else They need to do so much to improve the community! They need to update the window and patio door fixtures to sum it all up, if you have a choice to move somewhere else, DO IT!!!!
Nice apartments for the price in this area and so close to everything I need. The staff in the leasing office are good, especially Patsy is a nice lady and more compassionate to tenants needs. It’s better choice if you take the MARC to work. Overall, gateway is a great community to live.

This place is terrible. Im a clean freak and I still manage to see 2 roaches a week. I’ve managed the pest problem with boric acid and advion. In the winter I have to let the water run for 10 - 15 minutes in order for it to get hot. I’m spending nearly $400 in utilities for an 1100 sq ft apartment. They need to update the window and patio door fixtures as they let out a majority of the heat. Don’t let the good looking leasing office fool you. Maintenance is joke and so is pest control.

The nicest apartment are the once they show if you don’t get one of those don’t move in they are old and falling apart and they don’t answer the phone maintance sucks people smoke it was a terrible place to live.

Maintenance is the worst. Don't waste your time trying to call because you will usually get a voicemail 99% of the time and they won't return your call. I've been without A/C for days now and no one has even come out to look at it yet. Their "policy" is the outdoor temperature has to be 85 degrees or warmer regardless if it's 90 degrees in your apartment. Don't get me started on the mice and insect problems are the horrible parking situations. Pay more money and look elsewhere. This place is getting worse and worse regardless of Harbor Group Management taking over. They have even more horrible reviews than Gateway somehow.

I have only been here a week and sp far I wpuld give it a fair. The office put in a work prder for me a week ago and still no response, so for now I am just waiting to see how long it takes. My apartment is okay for me but my wash machine only fills up about a quarter of the way. So I can only wash 3 to 4 items at a time. I pray it heys better.

Worst apartment I have ever lived in! (I'm including my crappy college apartments too) The management here is the worst you will ever come across. They never answer phones so you have to go in person and waste 30 minutes waiting to talk to someone for them to not be able to help at all. The consistently get your ledger balance wrong or "misfile" your check. There apartments are bug infested. Luckily I didn't have a rat problem like many others. Maintenance is also slow and often miss your requests until you go into the office to complain. I'm currently attempting to get my deposit back after moving out. They say I owe money for all my bills for the past 5 months....wish me luck!

Think twice before you sign your lease here. The harbour group bought the Jeffershon at Orchard pond and it's now called the gateway apartments, I think the name of this property should've been GET AWAY!!! Not sure where to start I'll name u few issues mouse in the apartments , police gets calls from this property at least twice a week ( that's a quiet week) the property will advertise a $300 referral that you will never receive ( false advertisement) they removed the party room with no notice or an alternative for the residents and a lot people were upset but the office answer sorry no party room even though it was part of the amenities offered, it gets better when the harbour took over they changed the gym hours from 9-5 so can only use it when their office is open before this lousy management company took over the gym use to be open until 11:30 pm, basically if you are working you can't use the gym. If you try to reach the management company they never respond and if they do you will get a customer service that's below zero. Rent at a place that will appreaciate you and doesn't give you a headache . This place isn't worth the money, don't let the site brushed pictures or the few chairs and pillows in their office or the model fool you . Horrible !!! There's a million

I don't even know where to start with this place. They are slow to respond. You need to call daily, go down and wait to speak to someone in person, or give up. Last summer renovations began. This was months of contractors in and out of the apartment. The contractors broke a few things in our apartment. When I talked to the Gateway about it, they said they would reimburse me. I tried to get them to make good on that promise for months (sent in the requested statement and pictures) and gave up. In the winter, the hot water is not reliable. Do not bother trying to get them to fix it. The water will take a few minutes to get warm and would stay warm for a quick three-minute shower. I am not exaggerating. We got used to taking half a shower at a time. The best instance was when there was no hot water at all for a few days (which we did receive an email about). Most recently, we are trying to get the Gateway to remove a service charge from our utility bills that we do not owe. They switched companies and had us send paperwork so they could set up new accounts. For some reason or other (we got a few different stories on this one), they didn't set up accounts. This resulted in a service charge on our bills for the past few months. We finally were told our building had to set up our own accounts, which we did, but now we are waiting to make sure we aren't overcharged again. They did not take the service charge off last month. They overcharged our bank account. Another time, they did not submit our lease renewal and charged us month-to-month rent, which was an extra $200 from our bank account. I'd be shocked if they haven't over-drafted someone's bank account by now. They had our renewal paperwork for at least two months before then. One of the outlets was sparking and we called emergency maintenance. After they left, we realized they messed up our electricity. It didn't work in our bathroom, hallway, bedroom, and closet. It took three days to fix. I talked to someone who said they would put in a request (they didn't) and called again the next day. The woman I spoke to the next day couldn't care less either. The recycling bin is always full of garbage. I've had times in the middle of the day where we have no water for a few hours. Our bathroom mirror wasn't installed properly and fell. We had a storage closet on the balcony that they took away for the new water heater. There's not much storage in the apartment. Look elsewhere.

My apartment is perfect for my needs. It's very spacious and everything has worked as it should. The few times I have sent a maintenance request, they have responded promptly. The staff is always friendly and they make sure they complete every task that I have requested. Parking is an issue if you come home after a certain time, but you will only have to park a short walk away, can be annoying but not impossible. The environment is very family friendly. Location is central, there's a shopping center nearby with a grocery store,restaurants, liquor store, etc. Very convenient.
From the first week I moved in, I've had issues with no response regarding maintenance issues and now there is an issue with mice infestation. If I could afford to break my lease and move I would do it tomorrow. Senior management in the office does not respond to calls or emails unless I threaten to call the housing authorities. This is by far the worse management and apartment complex I've ever lived in

We been here less then 6 months and cant wait to move. Slow maintenance and horrible job. During A /C replacment the contractor cut the main water line, all over my laundry room, working in and out the apartment with wet and dirty sneakers. When we first move in the blinds was half way broken and backwards. Also the major bigest problem is PEST! I never leave trash or open food in the housr. All of certain these roaches in the bedroom, kitchen, bathroom. Know my daughters never seen roaches in there life till not. My apartment have these open holes uncover. Started to smell like mold. It's horrible here. If you ask anyone who lives here will say its the worst apartment you can live in. On top of that the leasing office are very rude and unhelpful.
Run for the hills. Do not allow the new facade fool you, they have spent all of their time and effort covering up old problems. At first, this appears to be a diamond in the rough, but beware of what you will actually face upon making the decision to reside here. Worst. Decision. Ever.
Before you lease this apartment ensure you're not moving to a building where the hot water and heater are electric. I believe most of the buildings are electric. You'll suffer during the winter month where the heat and hot water goes off of the stupid ongoing boiler issue. It's my 2 cents. Feeling better after I moved out from this horrible place. Don't get excited about the schools and that's fine if you have your kid go to some normal school rather staying at this place. This place sucks! Thanks

This is a nice place to live. It's very big 604 units so sometimes they can be slow with maintenance but they always get to it. They seem to always switch management every few years though for some reason, they just sold it again. Nice clubhouse, keyed access tennis court and gym (they even provide rackets and balls)
I have lived in my apartment for 4 years now. The management has changed since but has always been for the better. I have a special needs child and they have accommodated our needs even though the unit was not built for wheelchair accessibility. For that reason i am very thankful. As with all other apartments there are some maintenance issues here and there but at least they are taken care off in a timely fashion. The school ratings in the area are also good so i intend to be here for a while. Good apartments overall.
the 2 bedroom is very spacious. neighborhood is safe and the kitchen is updated unlike alot of apartments around the area.

Well if you decide to move here, I can say it is a great location to all your amenities! Walking distance to plenty of restaurants, groceries stores, and shopping. Now to the apartment itself. I do think it is cozy and it had plenty of space needed for a single person but it is a little dated. I also had issues with maintenance. They do come in a timely fashion considering how many call I am sure they get, but they don't fix anything. I have asked repeatedly for them to fix my bathroom cabinet because it was badly rusted. Upon moving in I did the walk-thru with the Orchard Pond folks. I made it very clear that I wanted that fixed. They even gave me a sheet to write down and submit any problems I found even after the walk-thru. I did and still nothing. I emailed them about my bathtub because it was peeling before I even got to take a weeks worth of showers, and they said they would fix it. About a day or two later, I receive an unclear note from maintenance stating that they looked at it but then I never heard back from them again about whether or not they could fix it. Now my tub gets clogged quickly and has become a slipping hazard. So with that being said the apartment is okay, thin walls but still okay. My issue was mainly with maintenance.
TL;DR: This is a great, affordable complex if you work in the city, don't have a car and can handle maintenance and management not being the best. This complex is wonderfully located--I can walk across the street to Giant for groceries, and the 61, 56, 71 and 78 RideOn buses go right past here. So getting to Shady Grove is a breeze during rush hours! The actual apartments are a good size and layout, have a balcony (or porch if you're on the ground level) and are very affordable for this area, especially for being pet friendly. However, the complex is an older one, and the infrastructure has not been updated (ie heating and cooling) so there have been quite a few issues with that. The heat went out for almost a week during the coldest part of this past winter, and the AC was not turned on till the last legal moment, then broke and was down for a few more days. This would be understandable as it is an older complex, but the management isn't too great with communicating information to the tenants so you know what is going on. Also, the maintenance team isn't great at coming in for the smaller issues. However, it seems they have been working to improve that! I do intend to renew my lease, as the good outweighs the bad for me.
My fiance and I have been residents at Jefferson Orchard Pond for almost two years. Management and maintenance were changing over when we first arrived, and that caused some tension and failure for things to get done, but everything has been taken care of since. With every complex, there are pros and cons, which are all dependent on people and their needs. We are staying here until we have the money to purchase our first home, or until it becomes unsafe to live here... pros: - space - storage - quite neighbors (in our unit) - ample safe places for children to play - pool, gym, & tennis courts - facebook friendly - pet friendly & low pet fee (across the street it's $75) - attempts to include complex residents in games and activities - location cons: - neglected lawn maintenance (we live away from the leasing office) - people refusing to pick up after pets - rules/regulations not being enforced - overall TLC that comes with an older complex - continual price bumps without justification
Apartment Unit (3/5 stars): I live in a 2 bedroom 1 bath unit. It's completely adequate, but doesn't have much in the way of features that make it any more than that. Master bedroom is very spacious with walk-in closet. The kitchen has very limited counter space, so an extra table in the dining room or a set of separate pantry shelves go a long way. Little details like crooked towel bars in the bathroom and cheap quality interior doors prompted the "fair" rating. Amenities (4/5 stars): Rental comes with access to a pool and fitness center. Pool allows for guests with use of a wristband. It's a pretty standard pool with picnic tables and grills available. Overall clean and nice to visit. The fitness center is newly renovated with some new machines and a nice paint job. Contains some standard weight equipment, elliptical trainers, bikes, and treadmills. It can probably fit 8 people on machines at once. Sometimes machines break and it takes a while to fix, but that's understandable. I visit it often, and find it to be a nice environment. Locked after hours with access via key card. I like the extra safety. Parking (0/5 stars): Residents are given 2 permanent stickers for their vehicles and 2 hanging tags for guests. If you want to have more than 2 guests at a time, residents have to get additional passes from the office. All visitors must be in a marked visitor's spot, which is reasonable. What we have found to be the problem is the aggressive towing policy. Visitors staying after midnight need a hanging pass, and if you are a moment late getting that pass to your car you will likely be towed. The tow trucks circle the parking lots before midnight. I feel like towing policies should be in place to support residents, not prey off their guests. Management (3/5 stars): The staff themselves are very nice and genuinely strive to be helpful. However, in the past year A/C, heating, and water have broken several times. Repairs have taken anywhere between a day and 5 days to be completed. One of the most notable breaks was winter 2014-15 when heat and hot water was out of service for 4-5 days in sub-30 degree weather.
I love how close the apartment is to the highway and places like the grocery store, restaurants, and Lakeforest Mall. However, lately the management has been performing poorly when it comes to repairing A/C and heater issues (both of which have broken twice in the past year alone.) Parking is a nightmare for visitors. Residents get 2 permanent guest passes, but must visit the leasing office for larger numbers of guests. They tow cars AGGRESSIVELY if a vehicle is in the lot a moment past midnight without a pass. Management staff are friendly, but the policies are a pain. The apartment itself is a decent starter home, but details like crooked towel racks and hastily plastered holes in the wall prompt an "fair" rating.
