As I've always said, I love living in Gateway and the experience keeps getting better. I moved in with my children in 1993 and even after the 9/11 attacks, we returned within weeks. Empty nest? Doesn't happen at Gateway - my two children came home after college and my son brought his fiancee (who has now been his wife for 20 years.) We all lived together as the happiest of families. Thank you, Gateway for 31 years in a welcoming community.
Good Stuff! Love living here. River views are priceless. Apartments are nice size and place is well maintained. Been here for over 10 years. Cant be the neighborhood!
I've been a Gateway resident for many years. It's a wonderful community with great amenities and staff. I also enjoy being close to the Hudson River and it's a good neighborhood for dog owners. Management can be difficult and rude sometimes,
Lovely place to live. Family oriented with a lot of trees. Right on the Hudson river with gorgeous sunsets. Right next to the occulus. Lots of events going on.
Excellent location with beautiful views, lush, verdant parks and fantastic staff! It's a great way out of the way but so easy to access the city with the Oculus transportation hub, and great shopping.
I really feel safe and peaceful. Sweet home. That deeply resonates with me. I feel like whole apartment is well organized:) I also like the convenient still friendly services.

I love living here. The neighborhood is amazing, calm, connected to the rest of the city via transportation, and has great restaurant options.
I really enjoy the Gateway apartments as a whole (I lived at 375 in 2018 and as of 2024 live at 385). Unfortunately, my current unit is poorly maintained, plumbing issues have been ongoing, and neighbors are constantly performing construction, even into late hours of the night. It hasn’t been the best living experience, which is too bad because I love the location and all of the amenities/staff are great.
10% increase in rent after 1 year knocked it down from a five star rating. There was no conversation just an email with a link to accept the new terms. We were promised no more than a 5% increase when we signed.
The neighborhood is fantastic, the building needs improvements. Elevators take long, sometimes 10 minutes or more, there is noise from party boats in particular during late night in the weekend. Staff is friendly
We love the location, view & size of the living/dining area! We enjoy the community events and the concierge crew are all very friendly as well. We feel comfortable, safe and always happy to be home.
Wonderful place to ive in the summer - nothing more relaxing than to sit by the river at twilight. The setting sun, lights on the river and quiet.
The view is great, and all the staff are very friendly. Moreover, the various high-quality events in the community enrich the quality of life.
There is so much construction everywhere including all Elevators repairs ! on the 35th floor is too loud and dirty carpets because if it for a year now and no knows until when . Is a beautiful are but continues to change and not for the better with homeless shelters being open in the area and they’re migrating slowly into the neighborhood.
The views from Gateway are unparalleled. Private access to the west side highway and parks are a huge perk for me. Having our own pool and garden is icing on the cake. It feels like I’m living in a neighborhood rather than the city but with the entire city still right outside my doorstep.
I love the community it is very nice!!! Love seeing all the dogs around. Everyone is very friendly and kind. Only thing is that the elevators are really slow

Perfect location and services. Close to Brookfield and the Occulus. Right on the Hudson River. View of the Staue of Liverty or North Cove Marina! Family oriented neighborhood. No street noise. What more can you ask for!!!
I love living in Gateway! Such a unique place to live in. I love our doormen, who are always so welcoming and in a good mood and taking care of everything so smoothly. I love the fact that our backyard is the Hudson River and we have a gate to get there and we see the Statue of Liberty

Beautiful place, excellent amenities, great gym and swimming pool, and everything you need is right there, food markets, restaurants, waterfront esplanade for exercise and walking the dog, in addition to the catered rooftop party with open bar and dj for the residents !
I really enjoy living in Gateway. Battery park is an unbeatable location. The elevators being under construction causes major delays. Doorman and building staff are very kind and helpful.
Decent location and amenities. Staff are very responsive and helpful. The quality of the building itself (as well as the apartment units) is ok. There’s not a ton of upkeep, and noise travels easily.
I liked the area and the space but there are issues that need to be improved like the long waiting time for the elevators. Some times 15 minutes wait, people get also trapped frequently inside. The renewal process is a nightmare with Gateway management being super difficult and start always with 30% increase. My apartment is not renovated and got mildew and noisy ac units. The resiliency project for water levels is starting soon in the area and wondering about the noise, dust and green and pedestrian area close for years. The pool is expensive and not included, same for water and electricity charged well above the average of standard apartments and no option to choose provider which I am wondering why as there is a right to choose in NY State. Gas leaks have happened several times, just noticed because of the smell but this was not informed to tenants. The neighbors are great but wonder if still reasonable to pay high rental to live in a this nice neighborhood with all these issues.

Don’t be fooled by the pretty pictures online and incentives when first moving in. The Gateway buildings have serious problems with their plumbing, elevators, and vermin, which you likely won’t notice when first visiting. And after locking you into semi-reasonable deals when you first sign a lease, management will send unheard-of rent increases your way shortly thereafter when they know that moving again is the last thing you want. Nevertheless, I have neighbors moving out left and right after people were asked for as much as 35-50% more than the previous year! Management is incredibly rigid and unpleasant as well. Do yourself a favor and find a better place to begin with.
We love living at Gateway! Great people, wonderful dogs, awesome kids, and close to everything! The local shops and restaurants make it easy!
Lived in 395 building for a year. Great location, cooperative leasing office but terrible management company once you try to renew the contract and/or move out. Units were pricey for the real quality (you really understand once you live in...) but after the pandemic they have been a bit more convenient. Great terraces and pool, 2 out 3 doormen were really cooperative but 1 was a lazy nightmare. I did try to proactively propose a lease renewal/negotiate to stay one more year but - despite my patience and my efforts - I had no chance to be treated and incentivized closed to how new tenants are. TL;DR They are good to bring you in but - once you sign - no cooperation on renewing the contracts, even worse when you move out. For renewing, they keep my rent as high as pre pandemic basically, and they just offered 2 months free Vs 3 months free offered to new tenants on way lower rents. Basically it's an OK place to stay one year if do a good deal but don't count on them for a place cooperative to stay longer. The worst situation happened when have been charged $180 for normal wear and tear signs on the floor in front of the entrance, that were there since before we moved in and we never complained / mentioned them in the move-in inspection since the quality of the units it's so low and so old that we considered those things as normal wear and tear for a 30+ years old wood floor. If you really decide do move ahead, good luck!

I would fairly advise living in the gateway apartment. Excellent location with poor to average management. You hope not to have any issues should expect a fair to average response from management if any issues. Over-all experience after living here for approximately 8 months is average to neutral after considering all factors.
We recently moved from east midtown and love the area. We, of course like the brightness, spaciousness and quietness of our apartment. The Gateway offers many amenities.
Gateway is a nice community to live. The location is perfect, the river is a few steps from the exit. The staff is amazing, friendly and helpful. The internal spaces are huge!
Alex and Nico with the leasing team are A , they are efficient, thoughtful, and thorough. The friendliness and competence of the doormen quicken the sense of home after move-in. All in all, hard to beat the combination of location, if a home near the River is what you prefer, and the spacious layout of the apartment unit.
Weve been living her for four years and we cant imagine living anywhere else. Theres a great sense of community, the views are magnificent, the apartments spacious and our neighborhood is the best in Manhattan!
Gateway is terrific with new tenants, but absolutely horrible with tenants that have been here.

I moved in 2 months ago and I wish I had not - very glad this is just a lease takeover. There is no sense of community here. Residents and management do not have levels of respect for other people nor the property.
Gateway is a wonderful community that feels like a small town in a hectic place like NYC. Fantastic neighborhood, great views and good size apts. Management is very good at addressing problems when they arise.

I feel blessed to live in such a well-managed complex. The grounds are lovely, water views amazing, and friendly and responsive lobby staff. Gateway is very close to all the amenities offered by Brookfield Plaza and transportation--perfect for an elderly live-alone resident like me--or for anyone else!

Gateway residents really pulled together during the Covid 19 surge in March and April and continue to do so now. Working with Gateway management, safety precautions were implemented and enforced in all public areas. Residents came together to support the incredible staff who keep us safe and secure. We rallied in support of healthcare and other essential workers in a show of unity and resolve to beat Covid 19. Thanks to everyone at Gateway for their kindness and generosity to each other at a very trying time.
Management office is not helpful at all. Some of the front desk people are awesome, others are terrible and can never find packages that sit in the delivery room for days. Laundry facilities consistently break.
Gateway has done a fantastic job with adjusting to the evolving pandemic. Every effort has been made to keep the residents and staff safe. Leasing, management, and doorman staff are all very friendly and professional. They seem to really value resident feedback.
Gateway is a fantastic place to live which is why we have been living here for 35 and 38 years respectively. There is nothing like the river views. We can see the Statue of Liberty and Ellis Island (which we consider to be the two most powerful symbols of United States values), and the Verrazano Bridge from our bedroom window, and 1 World Trade Center from another room. The landscape maintenance of the area is phenomenal, since it is performed by the Battery Park City Authority rather than New York City. The maintenance staff is prompt and superb and has worked here for a long time. People are helpful and friendly. Noise level is extremely low since we are far removed from the traffic. We actually hear birds in the morning. Management is responsive, and we feel cared for.
You pay a huge amount of money and it is like living on a construction site where hammering and drilling start basically every day well before 8am. When you ask for assistance from the management, they don’t really care. Only the pandemic kept us here, we cannot wait to leave.
