Do not apply here. Waste of time and money. My experience with this apartment complex has been nothing short of a nightmare. Red Flags from the Start: I initially overlooked the warning signs due to my urgent need to find a new place as my lease was ending. Despite being assured by my locator that no appointment was necessary for a tour, I was abruptly told upon arrival that an appointment was required. Never have I been denied an apartment tour. This inconsistency was a glaring indication of the disorganization and lack of communication within the management team. Inept and Unresponsive: The application process was a disaster. The website failed multiple times, and despite leaving several voicemails, I received no response. It took several attempts to get someone on the phone, and when I finally did, I was promised a call back that never came. Miraculously, my application finally went through the following day, but the frustration didn’t end there. Ridiculous Verification Requirements: After submitting my documents, I was initially told that only my tax forms were needed. Given that I earn mostly in cash, my tax returns don’t fully reflect my income, but I was assured this wouldn't be an issue. However, when we followed up regarding my partner’s information, we were given the green light, only to be told later that his employment verification was unacceptable because it was sent from a Yahoo email account. The demand for an HR email from a small business that doesn’t even have an HR department was beyond absurd. I have never had this much trouble with income verification. Bottom line if you and/or your partner make cash do not apply here. Uninformed and Unhelpful Staff: Dealing with this management team has been the worst experience I've ever had with an apartment complex. The application process dragged on for more than week without any clear communication or resolution. When seeking assistance, I was met with a barrage of “I need to check with my manager” responses, revealing a complete lack of competence and autonomy among the staff. It's clear they are neither trained nor equipped to handle basic inquiries. Bottom Line: Save yourself the time, money, and headache. This management team is unprofessional, unresponsive, and incompetent. The numerous negative reviews are spot on, and the positive ones seem suspiciously fabricated.

Applied weeks ago, called with no answer. Management repeatedly tried cancelling my application without reason. During the process, they requested my SSN in person and made a copy, which felt unnecessary and left me uncomfortable. Look elsewhere for a more transparent and professional apartment experience.

It looks nice but it isn't! Over Priced places and hazards. They care more about remodeling their office than taking care of other important things. I have lived here for almost a year, and when I went to move in, my supposedly remodeled apartment was repaired due to the entire unit being flooded! Not only that, on the move-in day, they had cleaning crews trying to clean out black mold from the refrigerator, the door knob fell off the next day when I was trying to move stuff into the apartment; and the washer they provided filled all the way up and wouldn't drain! The whole apartment needed to be cleaned from top to bottom when I moved in. They have admitted to having no maintenance at all! They don't pay people enough to stay around. Almost all my windows have 2 to 3 inch gaps in them where heat gets out and bugs get in. Old maintenance people who left said multiple buildings have that issue and that the owners will not pay to install new windows! The dishwasher has never worked; it had old, moldy food in it and filled up with water the first time it was turned on, and it took them almost two months to come look at it! They replaced it with the equivalent of a Wish.com one, and the water also doesn't drain.
This property will not allow you to sleep at night without thinking your car will be broken into eventually. Doors and gates around the complex don't even work, please do not live here if you want to feel safe when you sleep. Apartment break ins have happened as well.
Management is awful!! No one ever answers the phone at the leasing office and it requires multiple emails/messages to get in touch with anyone. AC went out and nobody would answer for DAYS to give an update about progress. We went without for a week, but there are units at the complex that haven't had AC for months. Gates for building 24 were stuck open for over a year and were still not working at move out 9/14/23. Building 24 & 25 haven't had mailboxes since November 2022. The complex is aging and not being maintained. There are better complexes for the price.
I have had the absolute worst experience with management at this complex. I have not had A/C in my apartment for nearly a month now. It's been 107 outside and 95 degrees in my apartment. I work from home and this place has basically been unliveable. I've put in maintenance request after maintenance request and they will say they're complete when they aren't or they will "fix" the A/C, it'll get down to 76 for a day and then go out again. I've sent probably a dozen emails to management - not a single one was replied to. I've gone into the office to speak to them and they say please send an email to us. Are you kidding me??? This is all on top of my fridge not having been working for 4 months and was never replaced, ruining all my food. My car being broken into, and management not doing anything about it even though it was on camera. Toilet leaking for weeks and not being fixed, causing permanent damage to the flooring and wall. The building is so old that the air leaks and my energy bill is through the roof trying to heat or cool, if it does. The amenities being out of service the entire time I've lived here. And yet, I'm still paying an absolutely absurd amount of money for rent. I can go on and on with problems I've had in the months I've lived here but that won't matter because not a single issue will be addressed anyway. All I can do is warn anyone else looking to move here of my experience
My car's been broken into twice in less than two months, the gates all over the complex have been broken since April, many residents have been without AC for months, we haven't had access to the fitness center since December, pretty much everything they advertise is a lie.
We are about a month into our lease and we STILL have make ready items not completed that should have been done before moving in, we have had no air conditioning at all, and management refuses to answer any questions we have, no matter how nice we were for weeks. Incredible how a large company like cushman can have such a poorly run property management staff. You CANNOT Contact anyone with corporate, I have tried numerous approaches and they just ignore you. Please save your time, money, and stress for somewhere else. This place is awful.
I was fooled; the apartments look beautiful and a great value, especially the ones with attached private garages. But management is SO BAD; and think you won’t ever have a problem to go to them about? Think again! I’ve had so many leaks and maintenance issues. I’ve dealt with them for months and they took forever to respond. Amenities like the gym have been closed for 5+ months now. Do not move here. Seriously, it looks nice but it’s terribly maintained.
I have been asking the apartment management to look into the smell of weed seeping into my apartment since I moved in. They told me to move units. It is the worst smell and no one seems to care. There is a no-smoking addendum that doesn't seem to matter and they don't enforce it. The apartment would be a 4 or a 5 except for this disgusting smell coming into apartment at all hours of the day. I'm fed up.
I have lost my package several times in the mailing room and the standard answer they have is "We are not responsible for the packages. When your clicker stops working the answer they have is "Sorry we can't do anything about it". They don't even try to help out the tenants.

Worst management team I’ve ever had. Ask anyone who lives here and they will say the same. Fake lease violations with no explanations(they also send it to you right at the end of day) so you can’t ask them about it, always calling maintenance every week, and not a tenant friendly apartment complex in general. Better places to live in uptown, lower Greenville, or Downtown. Please take the time to look around. I’ve only had to deal with Cushman and Wakefield for 4 months and luckily I’m about to leave but wouldn’t wish this nightmare on anyone.

Just moved in...the new management company has not been responsive and can't answer any questions. They never answer the phone. I'm still awaiting a response to items from my move in list that need to be repaired.They don't keep consistent hours and close/open whenever they want. I walked over today and there were several packages stacked outside the office (unsecured) as well as all over the package room. So disappointed and not the best way to start a yearlong lease

There are some leasing agents who are more helpful than others but you have to stay on top of contacting them yourself or you issue can be delayed in its resolutions. Beautiful landscape of the property. Does great maintenance with the pool but very poor when it comes to the fitness facilities.
Phenomenal staff members, beautiful floor plans, awesome amenities all in a prime location in downtown Dallas! Love love love the entire team here. You will not be disappointed by the Cortland staff - they are quick and happy to help you with any request or questions you have!

Everything you could ever want for in a community is at the Cortland Bryan Place. Staff are incredibly kind, helpful, and professional. Ground are clean and well kept. Amenities are awesome like an automated parcel service, pool, barbecue, club room, 24 hour gym, water bottle refilling station, free coffee and tea, and the list goes on! The location is prime - just off of US 75 and Ross Avenue, which makes walking, driving, and taking the transit a breeze! I am so happy to be in downtown Dallas at this amazing community.

The age and state of the buildings do not merit the prices that are being charged. Due your due diligence on any unit you are moving into. Living here has given us the motivation to save for a house.

Cortland Byran Place goes above and beyond with everything they do. I have had maintenance calls put in at 10PM the night before and the situation is fixed by 10AM the next day. It is incredible. I also had maintenance take care of my apartment when I left during the winter storm--they turned on my faucets to drip and turned on my heat. They are always so responsive. Management is also so kind and sweet. I love living here and would recommend to anyone.
Maintenance Repairs take days! Car is broken into on a regular parked right in front of your apartment. Gates always broken so anyone can come in and out, sometimes the gates are even propped open. Bogus charges for damages to property when you leave. Save yourself the headache, look elsewhere.
The office personnel and staff are very friendly and i feel welcome living in this community I think anyone who chose to live here made a great decision
This complex is in such a great spot. Walking distance to downtown and Deep Ellum, or you can keep it more casual and walk to Exall park. I feel very safe here and appreciate the use of gate codes and fobs. Summer time at Cortland Bryan Place is the best. There is a great pool and grilling area.
I've been scarred by poor apartment management every single time I live in a different apartment complex. Cortland Bryan Place is the first apartment I've lived in where that wasn't the case. Ruva took us on the tour and explained everything very clearly. She didn't lie or make anything seem better than it actually is like precious places I've been to. She even knew us all by name when we would visit the office afterwards. I'm currently loving and living here and will most likely release in the same complex if not I'll stay with the same company if all their complexes as managed like this!
The apartments are ok, but management team sucks. They only look to fine you wherever they can. Would not recommend.

The best thing about this place is the super friendly staff. Since day one they have gone above and beyond to meet our needs. My fiancé and I needed to transfer apartments during our lease and they made it happen super fast. In large communities like this, it’s easy to feel like you are getting lost in the shuffle. But here, they know our first names every time we walk into the office. Pet friendly, convenient, clean, professional, and some of the office staff are cute and single!
Nothing's perfect. There are needs. Cortland its good's at listening and responding appropriately.
I have resident here at Cortland Bryan Place for 8 years and basically have enjoyed a positive life changing experiences. Superior maintenance team staff which actually repaired two maintenance request orders within 90 minutes after online submitted. Currently we have a smart, approachable, fun and adapting multicultural experienced manager. My three sons and mother loves hanging out the newly renovated pool which actually has pawn trees lol.
The pool is awesome, rent spaces are reasonably priced and a great location. Katey helped us out fantastically! Cant wait to grill out this summer!
Windows are thin and old. Every time it rains, water gets inside the unit on one side of the building. Maintenance team claims its the weather temperature difference causing condensation to accumulate around the window and thus creating a pool of water dripping all around the frames. The solution that was given was that the maintenance team can come in and wipe the water off from the windows but wed have to file a work order every time. I believe we can wipe down the water ourselves just fine but that shows that the old windows will not be replaced anytime soon. Temperatures will most likely be different inside and out, especially during the winter and summer, so as a resident, I just have to expect a significant amount of water condensation accumulated by the windows all the time, especially when it rains and when its colder outside. This also contributes to higher electricity bill - our bill in October was $226 for a 2 bedroom with less than 1,200 sqft. Only one occupant resides in the unit most of the month.
This place is ok. Noisy along liberty street. I wake up to sunshine just over the a privacy tree line. And the people are nice. Most work orders are done promptly. I'd move here again. For three money it's actually alright.
Living at Cortland has been one of the best resident experiences I have ever had. The onsite teams truly care about their residents and go above & beyond to provide quality service & communication!
This place is nothing special. Get your car towed, broken into and management only do as they told they do not think to go the extra step.
Noisy, rude, neighbors. Management claims they are addressing & documenting the concerns, however, after 5 months of living here... same occurrences. Apparently some residents have special privileges and can display a totally disregard of the lease agreement with no consequences. The the best location for individuals who work for a living and like to come home and have the opportunity relax in a quiet residence. However, management says they are addressing the issues. My neighbors suck!
The first day I toured Cortland, I felt like I was at home. It had the best layout of all other apartments I toured, and it was updated. Most importantly, the staff were very professional, helpful, and responsive. I felt like I was taken care of there and had everything I needed and more.
Cortland Bryan Place is a good community to live in, but it's very disappointing that they don't offer recycling facilities in this day and age!
The staff at Cortland Bryan Place are very nice people.
Living here has exceeded my expectation!
