Property Ratings at Gateway North Apartments
Our family lived at the Gateway North Apartment for a year. I did not have a very good experience living here. We lived on the first floor. The things that contributed to my review are poor A/C, smelly plumbing and inadequate parking. We moved into our apartment in June and had several issues with the A/C freezing up. Also the air output is very poor. You could barely feel any airflow from the ceilings. The ventilation system they have in the apartments is not effective in keeping their residents cool in the hot summer months. The drains started to smell like dead rotting flesh a few days after move in. I thought it was was h2S gas and had the fire department check. They said there is no h2s, which is livable, but didn’t explain why there was a terrible rotten smell. The complex gave me drain cleaner but that was the end of help from them. There was no investigation into what the smell could be coming from. Honestly it could have been a multitude of things including the anode rod in the water tank. Which is a simple fix. Also the guest parking situation is truly horrid. There are not enough guest parking spots like others have noted. While they do tell you about booting in the lease and tell you about fines… The amount of guest parking spaces available per apartment is unfair for residents and their guests. We rarely had visitors due to this
Lived here over 9 months in 2021. Most other reviewers have already commented on parking. I rented a 2 bedroom apartment and paid extra for a garage, but was not allowed any other space. Guests had to park in guest parking on the other side of the complex. They did not like walking all the way across the complex at night. I don’t blame them. This place will find any reason they can to fine you, whether justified or not. I was constantly fighting fines they imposed. From not having my dog vaccinations up to date (even though I submitted updated paperwork weeks before his vaccinations expired) to being fined for late rent (I auto paid before the due date every month - the front office is too disorganized to know when payments are made). Do not expect to get your security deposit back, no matter how clean you leave the place. I was charged nearly $1,400 after I left because they said my dog urinated on the carpets. Absolutely not true. My dog never urinated on the carpets. I do not recommend this place.

In your time living on site, we did fine incorrectly one time. The fine was swiftly removed once we realized our error and located the email with pet vaccinations. We are very sorry this occurred. Sometimes the work load of keeping track of 350 pet’s vaccinations can be difficult, and if we ever make a mistake, we swiftly correct it. With some banks, auto pay mails a check, and we cannot control if we receive it on time. Also, the check does need to be filled in for the correct month or or a check can be returned. A $100.00 fine for patio violations can be applicable, but only if reminder notices are repeatedly ignored. Yes. Guests do need to be in guest parking between the hours of 8pm-8am. Otherwise it is open parking on the lot. Pet urine can generate higher move out charges. That's why we always pull carpets, regardless if their is an animal on the lease or not, and backlight for any damage. If there is none, carpets are re-tacked free of charge. Please reach out if you have any additional questions. 720.340.5600.
It's not excellent. If you rent here, hope you don't have friends or family that want to visit you. Because if they do, and the small handful of guest parking spots that are available are full, too bad. Their vehicles will be booted, cost them $140 to get the boot off.

When any potential tenant decides to fill out an application at Gateway we are very transparent about the parking restrictions in place. One or two cars allotted are decided according to specific unit types. The lot is open parking from 8am to 8pm. Guest parking is rarely full, but when it is between the hours of 8pm-8am, we recommend guests park elsewhere. Signs are posted. Reach out if you have additional questions
The parking situation is non-ideal, but we were able to secure 2 parking passes by being able to afford the 2 bedroom apartments. We live on the very end with minimal parking avaliable, but I don't mind walking 5 minutes. There is a pantry and linen closet, deep closets, and really great storage spaces! We had to install our own shower curtain rod which was weird but easy to manage. The counter tops are cheap and were peeling upon moving in, but otherwise its a solid place. Great lighting! Deep tubs. We got lucky and snagged a corner apartment with a spectacular view! There are so many places to walk and enjoy nature near. I was worried about being in such a busy area off the highway, but it is so calm around the complex. If we weren't moving across the country for work, we would gladly stay here!

Thank you for your review! Please let us know if there is anything we can do to provide 5 star service.
Do not move here! First off the ladies in the front office have done a terrible job running this complex. We’ve had multiple issues while living here that they either refused to address or took them weeks to look into. Our AC unit went down multiple times in back to back summers and it took them weeks to contact somebody to come look at it. Every other issue we’ve had the managers at the complex have been impossible to get in touch with. Most of the time they would never get back to you. Also had an issue where maintenance came into our apartment without letting us know. Another issue is the parking. We received a $100 dollar ticket because there wasn’t enough parking available at the complex so we had to park elsewhere. When we contacted management they said there was nothing we could do except park 1/2 mile away at Home Depot. When we decided to leave we spent two full days cleaning the place and left it better than when we had moved in. We took a video of the entire place before we left to save ourselves in case they charged us. We also asked if we could attend the walk through and the refused to let us. We just got billed 2 months later and were charged 1,250 after they took the entire deposit. If anyone would like to see the video of how spotless the place looked let us know. Highly recommend looking elsewhere for living.

Taking accountability for factual events that occur is an important part to any complex. When the complex first opened, there were some transitions in maintenance staff that allowed a work order to fall through the cracks. That is on us. There were also some transitionary phases with parking limitations that have since been rectified. We sincerely apologize for this inconvenience. To address the other allegations in this review: Maintenance can enter units for regularly scheduled maintenance but tenants are always informed. Checking emails or notices is a tenants responsibility. Tenants have full rights to do walk throughs at move out, and with pet owners especially we encourage this. But appointments need to be made 48 hours in advance due to other scheduled inspections. Consistently when a tenant goes over a 600.00 security deposit this is due to pet urine in the carpets. This must always be addressed to be fair to the next tenant moving in. We are always ethical when replacing carpets, we depreciate for the life of the carpet and take great care to be reasonable in pricing. All units are thoroughly inspected and upwards of 100 photos are taken. Please reach out with any further questions or concerns.
If your looking to live here, you get 1 parking spot per unit, no matter the size of the unit. So if your wanting a 3 bedroom unit, with up to 3-4 people living there, you get 1 parking spot, and you can't park ANYWHERE ELSE on the property without risk of getting towed. Its poorly designed and you'd think that the management company would work on getting a larger parking lot put in.

Parking has been an ongoing process at Gateway North. Larger 2 bedrooms and 3 bedrooms receive two parking spots. We did acquire another 50 spots on the west side of the complex and are always looking into additional dependent upon zoning etc. Please reach out for any further clarification.
This looks like a nice apartment community to live. My boyfriend and I are looking to move into a one bedroom, but they only give one parking space for unit. The management needs to reevaluate their parking situation. How do they rent to to couples? Even their two bedroom units are one parking space only. I called the leasing office to ask if we were able to rent another space or garage and they were rude about answering & won’t let renters even do that. Don’t bother to rent from these apartments if you have more then one car.
Property Manager at Gateway North Apartments, Responded To This Review
Parking has always been tight at Gateway. We've had to be extra diligent to insure residents are guaranteed spaces, and its something we will continue to monitor closely. Upon move in, the vehicle restrictions per unit types are made very clear both during the applications process, the lease process and via extra paperwork that requires signatures by any lease holder. Garages are factored into the amount of vehicles allowed. Therefore a garage does count as one of a units allotted spots. We agree this can sometimes be a unique situation, and always advise any incoming tenant to make the best decision for their own individual lifestyle. My office staff has this conversation every day, and are well versed in how difficult discussions can only be made easier by use of transparency. Please reach out with any further questions.
Poorly designed. Absolutely no parking after 5pm. People are now having to park in the middle ofthe road. Do not move here!
Property Manager at Gateway North Apartments, Responded To This Review
When Gateway was first built the staff was unaware of just how tight parking was to become. We take full responsibility for the period of time when parking was so difficult. Limitations were put in place, and luckily now, we regularly have parking on site for our tenants. I apologize for the inconvenience this caused you, please reach out if you have further concerns.
