I wanted to take a moment to express my sincere appreciation for the exceptional work being done by the new management team at Gateway on Fourth. Since their arrival, the positive changes have been evident, and I am truly impressed. The staff members are not only friendly but also efficient in their work. I have found James, the new property manager, to be extremely helpful and approachable. It is evident that he genuinely cares about the residents and makes an effort to ensure everyone's needs are met. Tony and Keryn have also been amazing, and their contributions have not gone unnoticed. I particularly appreciate the regular updates and communication from James, keeping the community informed about any changes. It is reassuring to see the improvements in the grounds, which are now looking better than ever. Due to the wonderful experience I have had so far, I am excited to share that I will be renewing my lease for the third year. This has, without a challenge, been the utmost pleasurable experience I have ever had when dealing with any apartment move-in. Kenia had been nothing short of professional, considerate, helpful, kind, and communicative - all qualities that I have never been exposed to in this area. The complex itself is fantastic with tons of parking, numerous spots for relaxing whether by pool or fire, superb amenities, onsite laundry, tidiness, visual kindnesses, security, and so on. The only negative I have to say is that I didn't know about this place sooner! Truly a much needed breath of fresh air.

I’ve been renting for a decade and I’ve never considered breaking a lease until now. 1. I’m using triple the amount of energy for the smallest and hottest apartment I’ve EVER leased. Apparently there is nothing actually wrong with the AC. 2. I kill a cockroach nearly every week. 3. They literally painted the bath tub as part of the reno and it’s peeling. I could go one but you get the point. Just stay away!
While the new management has made some good improvements to the property, they haven't improved the practices of the office. I was on autopay when I lived here. I was overcharged by more than $500 for my last month's rent, which was taken from my account before I was notified as to the charge. Apparently, their computer system automatically sets the rent at the full month's rent, then reduces it back down to the actual amount. It apparently did not reduce it until after autopay withdrew the money. Despite calls and emails, I got no response from Gateway until I went in and asked them in person during the COVID-19 pandemic. This is typical of many of my communications--they are poor at responding to emails and phone calls. While they did put a credit on my account, they still did not return the money at that time, but held on to it until after I moved out. At that time, they deducted money from my account for ordinary wear and tear to the apartment that should be the landlord's responsibility: *$85 in unspecified cleaning fees. Whenever I asked what this fee was for, they just told me other things they "didn't charge me for," which included damage to the apartment caused by their own staff. They eventually told me they just charge the $85 fee because they can't determine if the tenant or the previous management team was at fault for the damage. *$80 to replace blinds. These blinds had only ordinary wear and tear on them and we did nothing unusual to them. The first set of blinds just got stuck at the top when you pulled them up--which happens when blinds like that are old. The second set of blinds were just missing three slats. Again, these slats fall off easily in the ordinary course of operating them. But you can buy a set of replacement slats, with far more than three in the pack, for $20. This is an unfair business practice. It basically makes the tenant involuntarily loan money to the landlord, and then lets the landlord have extra money on hand to deduct charges and fees from with no oversight. I would not trust Gateway with your money.
I lived here from 4/2019-2/2021 and I’d definitely do it again. We mostly kept to ourselves and the thick concrete walls kept our place practically sound proof from our neighbors. The staff were always responsive. The online portal is user friendly for payments and work orders. We even had after hours emergencies like broken AC and leaking water heater that were handled within the hour. Sure there were issues but where aren’t there. The only ones to note are some messes around dumpsters, and some wild neighbors but this didn’t stop us from living a good lifestyle here. Pools are nice. Lakeside walk and some chairs to hang out in there. Dog park. Friendly office folks. Appreciated the place, and it was very affordable.

This complex is amazing,the new management and maintenance staff in this complex go above and beyond for there residents, always there to help with anything I highly recommend this complex to anyone.
Terrible place to live. Your rent might be considered late and you’ll have to pay the 100$ late fee since checks put in the drop box the date rent is due aren't collected until they feel the need to. They must do this so they can force you to give them more money for their already overpriced apartments that are well outdated. Some of the A/C units outside make an outrageously loud noise that can be heard from far away, it’s very irritating to have to listen to while you’re trying to enjoy a show on tv when it’s being drowned out. The bathroom floors look like they’re peeling up slightly, they did a terrible job installing the new toilets, they didn’t even paint behind the toilet! In the bedroom you can notice a large step up on one side of the room, it’s very uneven. It seems like the sliding glass door lets in air, so the temperature is constantly changing in the apartment. I can’t believe this place is raising rent over 1000$ for a 1/1. The security gates are constantly broken, literally always. They just recently informed residents that they were to be fixed and they apologized, but here we are again with a broken front gate. Do they even care for the safety of their residents & their vehicles? The staff are rude as can be, of course they’re nice to reel you in but they are far from helpful. There are so many better options out there. Choose anywhere else. This is not the kind of place you’d want to live. If I could give 0 stars - I would in a heartbeat!
Don’t waste your time. The people at the office are horrible and the gates are always broken. Yet you still pay extra to be in a “gated community” smh what a joke.
The location is almost unbeatable. Right next to Howard Frankland and many other major roads. Downtown St. Pete is just a 15 minute drive and is close to many other shops and restaurants. The location is the best part and is central to anything in St. Pete/ Tampa. The apartments are fairly old and could use a few updates, especially with appliances and including some common household features when you usually rent (ex. I had to buy my own microwave), but I never had any issues. Not all units had washers and dryers but there is on-site locations you can use. I also liked the layout a lot with the bedroom and bathroom being in the back away from the door. However, they're pretty affordable and utilities good as well. It's a quiet neighborhood and the gated community makes it more safe. I enjoyed taking walks and you'll see many others doing the same (very dog-friendly neighborhood with a dog park). The gym is fairly small but decent considering the size and is accessible 24 hours. The 2 pools are also really nice equipped with a lot of lounging and grills. Overall, I enjoyed my time here and would recommend to especially people looking for their first apartment.
With so many units still not rented there is parking issues imagine if they rent additional units. Upkeep is not good. Check the mail box area. TRash service is trashy. Expensive for the amenities and I heard lot of complaints that they increase the prices for lease renewal which is not justified.
What was supposed to a security deposit was changed to a non-refundable risk fee and the signature was either forged or taken from other documents and placed on documents I have never seen. Fraud. Beware!!

The apartments are affordable, and you can not beat the location, as it is close to Tampa, St Pete and Clearwater. The leasing office staff is exceptional, they have always gone above and beyond for me. I highly recommend these apartments, all of my neighbors have been quiet and friendly. 4 stars instead of 5 because I wish the parking spaces were assigned.
Dog friendly neighborhood and the owners of their extended friendly becomes life long friends. The staff is pleasant and the location of local places to eat and shop are within great distance, the Howard Franklin bridge is just seconds away for your shopping pleasure.
This is my first time renting an aparment, so just learning about renting as im going throught. They do cheap work on the apartment but other than that the staff is great, friendly, good neighbors, no problem from noise. I would say if is your 1st time renting this palce is good.
The area has many places you can walk to grab a bite to eat and the school bus picks up right in front so it's not bad. Neighbors are nice but you have to love pets if you move here because most people have them. It has two pools which are nice to lounge by and bbq pits are available to grill. Also a playground and internet café is available for play.

This place is terrible. Maintenance is not equipped to actually fix anything that's wrong-and trust me... A LOT is wrong. The model is not like the real apartments at all, and everything inside looks cheap and outdated by 3 decades. Plumbing is awful, and toilets aren't even installed straight. The only thing nice is the floors and the location. No lights or ceiling fans in the bedrooms, which is just bizarre, and blinds break very easy. Again, do NOT move here. You will regret your choice. Plenty of other locations around here, and I'd rather live in any... And not to mention how unfriendly most people here are.
The 4th Street North area alone is very quiet, serene, and tranquil compared to New York. The apartments are quiet due to the concrete floor/ceiling between each unit. There are only 2 story r 3 story buildings. here. I have not been to Gateway on 4th yet. I can believe that these buildings are newer buildings. Many of these apartment homes have washer/dryer in the unit with built in microwave and a dishwasher. Some have the water/valet trash included in the rent ; some do not. The majority of them have tennis courts, volleyball courts, swimming pools and fitness center on site. Some have outside laundry centers on site. Id you so nor know how to drive, you better learn quick. The buses are handy but if you are not near a bus stop at this location remember you are on a stretch of highway and there is only grass and not a sidewalk.
