This will be my 3rd year living here and I will be paying more than someone moving in today. New management is not helpful and I was lied to about how much my rent would increase when renewing my lease. Enjoyed my first 2 years here. Looking like this 3rd year will be my last!
This was a fantastic place to live prior to the management change in August. Currently the management is very unresponsive/unhelpful, the office has been closed during normal office hours with no notice, there is garbage and dog waste all over the property, and the payment portal is very confusing. It is also very expensive. The apartments are beautiful and have many great amenities. However, the management is terrible. Would not recommend.
I’d previously given five stars when the complex was under the old management. I’ve lived here for five years and up until last month it’s been great. The new company has some major issues with their billing system and response time to getting it fixed has been incredibly slow. They initially tried to tell me that I hadn’t paid rent the last month prior to the switch and charged a ton of late fees to the account. I have been on autopay for several years, I’ve never had a late payment and the funds had been taken from my account as usual on 08/01. Over a month since, I am still fighting for this to be corrected as more late fees are added even now. I’ve always paid early or on time, am a quiet and responsible tenant who never causes any issues. I didn’t even complain when they increased our rent $300 from the last lease. The time and headache I’ve had to put into this (which again, is still not fixed) has been a horrible first impression of this new owner/management. If you’re considering moving here, don’t look at any reviews prior to August 2022, that management is unfortunately no longer in place.
When I moved out I cleaned from top to bottom. They ended up charging me $280 for a "fingerprint" on the door, and a tiny microscopic clump of dust on a corner of a door, ect. I told them I didn't feel these charges were fair. They sent me pics and I told then you could wipe it down with a rag! They said that was not normal cleaning and weren't helpful at all. If you move out hire your own cleaning company I guess!! I worked in apartments and rented numerous apartments before and I have never experienced this amount of excessive perfection. I even did my own move out inspections for tenants. The apartments were loud, walls were thin, and management was not friendly to me. I was a good tenant, paid rent on time, and kept my apartment clean. Not worth the price . I had much better customer service at other rentals in town
Gateway Apartments are nice apartments. However, they certainly are not worth the price. There are several newer and more updated apartments in the city for lower monthly rates offering the exact same or better to much better amenities and a way better quality of living. There is no security features, and in my opinion a slab of poorly installed Granite for a kitchen counter top does not make an apartment "luxury." In my opinion these apartments were not even closely built to the degree of quality they have claimed in their advertising. The outdoor "heated" pool is very small and is not large enough for a complex with over 200 units, the weight and recreation facilitie is very small and not the greatest quality. The property is cluttered with garbage debris and animal excrement everywhere. And parking is the worst I have ever dealt with in any property I have ever leased before, often having to park several buildings away from my own, to say the least it was not conveniant if moving stuff in or out or carrying in grocerys and such. I did not have very favorable experiences when dealing with the onsite property management. She (Kathy or something was her name) She was very hard to reach and most times not helpful and the property owners do not seem to have any concerns other than their monetary intake. I was never late on my rent but I had heard from neighbors that the late fees were very high, being 5-10 days late would cost you 85$ -135$. I did not renew my lease with these apartments and have been very happy at another property for a few months now and I do not and would not reccomend these apartments at all. Very dissapointed in the overall experience with this property and with the management. Believe me when I say, there are better options in Rapid City and I would move out of town before ever returning back to these apartments. Choose Wisely.
In my 35 years, I have lived in 31 places, 22 different cities and 8 States. In Rapid City alone, this is our 3 residence. Gateway apartments have been amazing and absolutely the best. They are are great with animals and are very accommodating! What folks do not realize, is that when relocating, it is an extremely stressfull experience that most do not understands. Gateway apartments understands this and helps to take the stress away. I cannot recommend this more and as long as Katy is running the complex, you will not be happier!
We have lived here for awhile and have had no issues. Our neighbors are great. The staff has been beyond helpful and always pleasant to deal with. The washer and dryers are great, very quiet behind closed doors. Good dish washer. Pet friendly buildings- we don't hear anyone's animals barking. The cable and internet are included with your rent. Over all can't complain!
I have only lived here for a few months and it's horrible. The management is extremely rude, it is the holidays and I asked the manager about the grace period and if I could pay the rent two days later. She then told me that I need to get things together and should have worked stuff out better. It's a $75 late fee a day after rents due and $10 each day. I've never heard of a place that doesn't have a grace period. My sink fell in. I called and they said they would have someone over the next day. I would home the whole day and no one came, but they called my boyfriend and said that they came and fixed it. No one came, no one rang the door bell or knocked. And they said they fixed it and won't come back. Also the sink had no caulk on it which is why it fell in. The walls and floors are horribly thin. I can hear every foot step up stairs and people talking down stairs. The hot tub is lube warm and teenagers were in there drinking
I have lived here for about a year and I CAN'T wait to get out of this apartment complex. The management is horrible and just hope nothing breaks because they will not fix it for months and blame it on you for breaking it. I signed a 6 month lease and now they are saying I signed for a 7 month lease (pretty sure they changed the lease). This complex is empty for a reason please do NOT move here you will regret it.
There are several problems with this apartment community complex; a) they advertise certain amenities that are not available, b) they advertise certain rates which are incorrect, and lastly c) the staff is difficult to deal with. This is their current advertisement: Gateway Apartments is offering an unbelievable deal to anyone who moves in to one of our select luxury 1,2, or 3 bedroom apartments! Our units come with granite counter tops, faux wood flooring, washer and dryer, and all major kitchen appliances. Some utilities included; internet, cable, water/sewer. The property offers a playground, dog park, outdoor heated pool, indoor spa, and 24/7 fitness center. Call us today at XXX-XXX-XXX for info to set up an appointment for a private showing, or contact us via email to start living the life of luxury today! Our Select Units are going fast! They list their 1 bedrooms as $850.00/month, 2 bedrooms at $925.00, and 3 bedrooms at $1200.00. Back to my complaints; A) First, there is no dog park. Secondly, there indoor spa and "24/7" fitness center has been closed down twice in my 6 month lease for several days at a time, due to "issues being addressed by maintenance". Their heated outdoor pool is nice-ish, when it's open, which for this summer was July-mid-September. When I asked in May why the pool was not open yet since the weather was perfect for an outdoor pool, I was told they were awaiting chemicals. 2 months later, the pool FINALLY opened. B) Their advertised rates are just to get people in the door. I have rented a 1 bedroom (which was advertised at $850.00 and I was supposed to get a $500 off my first months rent if I moved in in March) Prior to moving, they'd secured me a unit that was on 2nd floor and had a out-facing patio via email/phone and having rushed to receive the discount. Upon my arrival to sign my lease, I was told I would not get the $500 off because I needed a co-signer (NEVER stated anywhere in advertisements), to which I signed and paid the full price because at this point I was trapped and they new this. The internet, cable, and water/sewer that is included..is not included in the "rent price" those are added later. So my monthly payment to them is actually $965.00. Also, when I was shown my secured unit, it was a first floor, interior facing unit. C) Staff is hard to reach, doesn't follow through with promised requests (ex: move in inspection I did not have a drain plug, moving out in a week and still don't have one.)
Where is the owner...katey the manager? Worst ever. Made verbal comments to convince us to move in knowing it was in lease that oral contracts aren't guaranteed. Lease was enforced but what about the rent part where it was stated our rent was cheaper ...how do you fix that? Oh just doctor the lease to say what it should have said the first time but isn't this a document that held as a contract so which one is it? Do I pay what it says or what it should have said. Military clause states nothing! If you are military p,ease stay away. They target us . Size of apartments not worth it especially when there are ones that are cheaper and offer cable and Internet for less. Too much went wrong to state here. I would never even think about coming here again as civilian or military but especially military stay away! I have multiple ex renters from this place and we are pushing to blacklist them due to how they operate. Money hungry and sneaky beware! Courts had to get involved and orders were given ! It's nuts. If you have rented here and experienced issues, please bring them to your commanders and legal system attention so we can work to get them to blacklist place or get the owner to take pride in the service and rentals he is providing not to just look at us like a dollar sign.
Bad Management, did promising dog parks and that they said that they have good quality material and I have stuff falling apart and my sink even fell in
7 months into my lease and I'm looking for a new place to live. The doors and windows are poorly seale . When you have the blinds closed you watch them move from the wind being through the seals. The living room is way too small, I have two small couches and a small tv stand and it's full, can't even use the recliners with out them hitting something. They provide Internet which is nice, but you don't have access to the modem so when it locks up you have to email someone and wait...and wait... and wait... just to have power cycled in your modem. The bathrooms are nice. They are big and have plenty of storage. The storage off the balcony is nice too. Kitchens are large, but some of that space should have been used for the living room. When I moved in I spent a week getting all the hair out of the drains, washer, and dryer. These places look nice, but you can find better. They are advertised as luxury apartments, my standards are not super high but this is not luxury. The fridge doesn't even have an ice maker.
The actual apartment is nice, BUT the management of the complex is atrocious. The 'inspections' are frequent and even though the lease states that there is always 72 hour notice, we are lucky to get 48. The latest reason for an inspection was for a 'construction warranty' inspection on the building. The last one was for an 'appliance warranty' check. There are supposed to be two bi-annual inspections, but this latest one will make it the forth in a year. We are model tenants and don't break the rules while paying rent on time. This will be the LAST lease we renew with this property. High rent does not always pay for good service. The hubris of the management proves they have forgotten who the customer is; the renter.
Gateway Apartments are new and exciting! The location is great and is close to downtown Rapid City. There is a poo, fitness center, and spa. A common room is available in the clubhouse to rent out for parties and such. It is the perfect apartment if you live alone or with a dog! Any problems that i've had have been taken care of by maintenance.
This complex is still under construction, therefore there is noise related to forklifts driving around and workers. When complete, this should not be a problem. The amenities are not complete (pool, hot tub, grounds). While the neighborhood is nice, the walls inside the apt. are very thin. If you live downstairs you can hear every step, Esp. toddlers. A Positive is the inside laundry, however you can hear the water rush through the pipes in the wall. You would need to weigh the positive and negatives with other complexes. They do allow animals which is nice.
When moving in beware of bug infestation, been in unit for 4 weeks and still killing roaches. I spray every other day...still find roaches in unit.
The people are so nice, and I can't wait for the indoor sauna to open, it's going to be amazing. The floors are so easy to clean with all the wood flooring. I just love it here.
