Property Ratings at Gateways at Randolph
The price is absolutely INSANE for what you get. The laundry rooms are constantly flooded because of the broken washing machines. The dryers are always a gamble, most of the time loads cost twice as much just to get them semi dry. The dog situation here is AWFUL. So many people don’t register their dogs here, so when you call about an off-leash dog (like I have multiple times) or you call about a dog who starts barking at 5 am EVERY MORNING, they say “no dog is registered there” and then never look into it. So don’t bother with the pet rent if you are moving here, because they never check in on it anyway. There’s always dog poop on the grounds as well. The only reason this is getting two stars is because the maintenance people are really responsive. That’s it. This place is absolutely not worth the money and should be saved as a last resort.
The management company truly takes care of the complex. Repairs are taken care of promptly by maintenance and everyone in the leasing office is extremely helpful and responsive. Overall, I highly recommend Gateways at Randolph.
Property Manager at Gateways at Randolph, Responded To This Review
Thank you for your 5 Stars and compliments about the Gateways at Randolph. We take pride in making our residents happy. We wish you many more happy years. Best regards from the entire staff and Value Companies
I just moved here from California. I was able to take care of everything ahead of time through the phone and the website. Every time I called, Ernestine or other staff members always picked up the phone to address all my questions. I was a little nervous before moving in to see how the apartment is but I was pleasantly surprised. They changed the carpet to brand new, painted the wall all in white. Yes, there was some scratches and marks. But, overall it felt new and a nice comfortable place. I have no complaints to the staffs. Everyone has been friendly, helpful and quick to respond. I am so glad I moved here. Ignore the old reviews in here. People who had great experience don’t usually take the time to leave positive reviews.
Office staff very friendly and courteous. Maintenance staff are the best. Every time I submit a request for maintenance, 90% of the times is done the same day. I've been living in this community for 4 years and my only disappointment is the rent keep going up every year and the units are very small (552 square feet), one bedroom unit, and very old. Kitchens are very outdated with linoleum flooring, and white kitchen appliances. Even the units that are renovated they still installing all white kitchens appliances. But to get one of those renovated unit, the price tag is very high. I wish somehow they manage to create more space inside the units and make it more comfortable. Laundry rooms most of the time, thanks to the residents, are dirty. The landscaping are immaculate.
Living at Gateways was one of the best decisions we could have made. Before deciding, Gateways gave us a few different keys to different layouts and styles. We ended up choosing a one bedroom with carpet and updated kitchen/bath. The move in process was easy, they even gave us our keys a day early to start getting things into the apartment. Throughout our time, the community was quiet and the grounds were beautifully maintained. They regularly power-washed the buildings, and fixed the paint on the front doors. Snow removal was so fast, I even saw plows parked in the lots before the snow began. Maintenance inside was quick and efficient, and we always felt we were a priority. The amenities are beautiful, and we made use of the gym, grill and pool. Move out was equally easy. We were fully refunded our deposit after leaving the apartment as close to the way we found it as possible. The only reason we had to move was for work proximity! We will miss it here!
Old apartments with lush green exteriors. Don't get fooled with the surroundings, you will not realize until you get settlement bill. FORGET YOUR DEPOSIT (DOT). Was charged my entire deposit amount, asked for evidence and laughed aloud on all the photos! Only advise, look out somewhere else.
Great people great service and finest apartments. Betsy and Ernestine are great too! Every single service personnel is great here. They come very quickly for service!! ??

Thank you for the review! We’re so glad you feel this way. Please let us know if you need anything! - Gateways at Randolph Apartments Team
They are very good as long as you are living in the apartment. As soon as you leave, irrespective of whatever great condition you have kept your apartment, they will charge all your security deposit in the name of really crazy fixes like changing entire living room carpet or broken bathroom floor etc. Actually they are doing major renovation to all old units and if you are vacating one of those they seems to take all the money from you to renovate. If you dispute they will ask show the picture when you moved in. I spent 6 full years in the apartment and they charged for everything including wear tear in carpet which you can imaging will happen over 6 years. if you are ok to forget about your security deposit and may be even pay more when leaving then only think about staying here....
You know what it is....take a drive through the complex around 6pm (especially the recreation center) The apartments are adequate and clean. Some of the "remodeled" ones have better appliances and kitchens but if you rent a basic apartment, you get exactly that. Grounds are kept and snow removed promptly. (By management). Parking used to be good, however, there seem to be an increasing number of tenants with "handicapped" parking. The solution has been to spray paint numbers in the designated spots. (Which is impossible to see when you are in your car. These spots should be CLEARLY marked. I have had tenants screaming (literally) at me for parking in what was a regular space one week and has now been designated handicapped. No sign, no notice, just paint a number in the spot and that's it. Rental office is nice and helpful but there is not much they can do about the smelly cooking and loud, rude tenants.
Great area close to all Highways and Stores ..Quiet and great kept courtyards. Nice pool and Rec Facilities.
Gateways is safe, well-spaced out and amazing garden community around this area ideally suited for folks who work in and around Morris county. I have lived a year in Gateways, and here's my two cents on few aspects that stand out: 1) Fittings, Fixtures and General upkeep - The unit was delivered to me in top notch condition. They really take good care to make sure everything - carpets, blinds, lighting, switches, tubs, faucets, appliances etc are in perfect order. Everything has been working perfectly and I have faced no major issue with anything till date. 2) Maintenance Calls - Very prompt. They have an after-hours emergency call-in number as well as website tickets. All the maintenance staff are very adept and do a good job. 3) Snow Removal & Landscaping - They are very proactive in spraying salt and snow removal. Landscaping is outsourced to a very professional agency and everything - from removing snow/fall leaves to trimming the grass and hedges is done very regularly. 4) Office Staff - They are very diligent and are always available within office timings. 5) Parking - Unassigned, but available aplenty. To top it, Gateways is a beautiful and aesthetically appealing community - morning runs and evening walks have never felt more pleasurable. There's a nice park/natural area nearby (hedden park) with a tiny pond that is great to walk to. Location is great - there are two walmarts within short drives, one Costco, movies, mall.. you name it. Heat and Gas is included and I believe the rent is fair. One may find more economical options nearby or within the Parsippany area, but I've been to those places and i can confidently say that Gateways is better than most/all of them. If the location suits you, look no place else.
The apartment complex is very safe with great parking and lighting. It is a quite complex overall. No loud tenants and property is well maintained. Maintenance staff have been respectful, professional, and prompt responding to problems. The air conditioning units work great and cool the apartment within 5 minutes. I have never had any power outages or internet connection issues despite the bad weather that we have had in Morris County. The location is awesome since it's close to Rockaway mall, lots of shopping plazas, train station, supermarket and lots of great restaurants. The only complaint is that they charge for use of the pool and gym. It would also be more advantageous if they had more than one recycling center for residents to use. Leasing office hours are convenient and online rental payment works smoothly.
I have one bedroom apartment with a large bedroom, large living room and a medium size dining room. The grounds are well kept and clean. Of there is maintenance problem the management has an excellent record on the repair of all problems. The only problem is that carpets are replace every six years. The carpet wares easily and gets dirty easily To get the carpet clean is at your own expense. There is an excellent swimming pool and gym with excellent equipment. There is a yearly fee for the use of both.
Well maintained and quiet community, responsive maintenance staff, could not have asked for anything better!! Very pleased & highly reccomended
